Fantastic experience: Ryan was professional, knowledgeable, and easy to work with. Their ideas for the remodel were excellent and they have their fingers on the pulse of the neighborhood, understanding the demographics who would most likely be buying our house. During the remodel, they provided quick access to excellent resources (builders, landscaping, design, etc) The upgrades done on the house netted us a significantly higher sale price than what we could have expected with an “as is” sale. As far as the sale itself, It was complicated as we were splitting the proceeds into two separate trusts, one of which was a Charitable Remainder Trust to help offset the tax burden. Ryan connected us with great financial and legal people who specialize in this type of work and helped us navigate the entire process successfully. Fantastic experience: I met Ryan at a listing that my girlfriend Michelle told me about I recently inherited my grandparents property after my mother passed away last year. I met with Ryan and I talked about what I was looking for and he gave me a lot of information and then we met over at the property and we went over what he thought we should do and I agreed, and the process started with some simple renovations of Updating the kitchen and the bathrooms and doing some landscaping in the backyard and my handyman jumped in and did the painting of the inside, completely changing the color to a brighter color. Ryan kept me appraised to everything that was going on throughout the whole process. Everything was ready to go we staged it took photos. Open house was complete and offers started coming in. It was more than I expected, and he was so wonderful through the whole process I’ve never sold the property before, so he walked me through everything even the closing And we just sold the property as of 7/18/2025 for 300,000 over the listing I would definitely use Ryan again his knowledge of Santa Clara and his knowledge of selling real estate was perfect for what I was looking for

Negative experience: We recently purchased a home that had been partially renovated by Ryan, and unfortunately, the experience was disappointing from start to finish. Both our agent and we had a very difficult time dealing with Ryan, who was uncooperative throughout the process. To make matters worse, the seller was equally rude and dismissive. The so-called “renovation” work done by Ryan was superficial at best. The floors were poorly installed with visible gaps, tiles were laid unevenly, and the newly renovated bathroom already had an active leak. The free-standing vanity was awkwardly crammed into a corner and sealed on one side with white cement—a clear indication of cutting corners and ignoring quality craftsmanship. If you’re considering a property renovated by Ryan, be very cautious. The flashy updates may look good at first glance, but beneath the surface, the work is subpar and may lead to costly repairs. Buyer beware when it comes to these cheap, cosmetic flips.

Fantastic experience: If you are in search of a real estate agent in the Bay Area, look no further. Tim & Ryan are the best agents in town. We were first time home buyers and were pretty clueless in the process. Tim & Ryan held our hands and made this journey a stroll in the park. Right from shortlisting homes in the market on a daily basis, visiting open houses after sunset, placing multiple offers, to signing the deed, they were with us every step of the way. In the Bay Area where the market is cut throat, Tim & Ryan helped us navigate the market seamlessly through the different emotional stages and stress of buying a home. There were times when we wanted to submit bids far exceeding asking price when we got quite excited about some properties, however Tim & Ryan advised and helped placate those emotional bursts. And in hindsight, we made the right call. Working with Tim & Ryan was a very smooth and educational experience for us. Their knowledge of the different neighborhoods in and around South Bay, their pros/cons, helped us save a lot of time in sifting through the many houses we were initially interested in. PS: Even when you want to compromise on certain aesthetic aspects or remodeling ideas, they would not let you :-) It is not easy to get a Tim & Ryan stamp of approval for a house; it needs to be earned. They have laudable spatial reasoning skills. They are able to quickly whip up practical and contemporary remodeling idea, and also cater to minimalist designs: you might sometimes wonder if you have hired an interior designer also.

Fantastic experience: It was such a delight working with Ryan and Tim (we worked mostly with Ryan). TLDR, you should definitely go with Tim&Ryan if: 1. You need a lot of assistance in the process or 2. You want to remodel the house (before you sell or after you buy) or 3. You like to work with someone who can give you peace of mind or 4. You want good return on investment. but TBH, I don't think you can go wrong with them. Full story: This is our first ever home purchase so we were very cautious. After interviewing about 6 agents, we decided to go with Tim&Ryan because they are more responsive and have deeper local knowledge in the area where we want to purchase our first home. More importantly, we were willing to spend the time and effort to remodel and they have lots of resources and experience in remodeling. During the shopping process, Ryan provided guidance every step of the way. He gave us contacts, sent us potentially interesting properties, toured the properties with us and gave us tons of good remodeling ideas. Sometimes we would send properties to them and they would give us their take. When it came to making offers, Ryan would send us the disclosures and comp sales and usually gave us an estimate of how much he thought the property would sell for under the current market condition (which was pretty accurate). We were in a tough market because the inventory was low and it was hard to find an ideal property for the price we were willing to pay. We gave 4 offers but they were all rejected. It was easy to overbid but Ryan never encouraged us to do so. Instead, he gave us assurance that we would be able to find one that we like with the right price and he was right. This property was not on our list originally because it was beautifully remodeled a few years ago and didn't need much work. We would have missed it if Tim&Ryan didn't bring it up. We gave an offer and the next thing you know, we were in contract. The closing didn't go smoothly because our lender messed up, which delayed the process. But Ryan, once again, calmed us down and acted quickly to negotiate with the seller to extend the timeline. Finally, we got the keys!

We should know as we have purchased 5 houses and sold two. Short background is we were selling my mothers 100 year old house in San Francisco. Sadly she left us after a stroke with a whole 3 bedroom 2 bath home with a full basement full of "stuff." We were overwhelmed to say the least. I held onto the home for 14 years, knowing I had to clean it out and sell it. We never rented it, but let friends use it when they wanted to visit the City. I was desperate. Then I met Ryan and he made things seem not so bad. His gentle calming nature and professionalism put me at ease immediately. We toured the packed house together and he acted like "no problem here, nice house". I also had to have a vehicle towed from the residence and deal with a persistent transient person that thought the house was his. Ryan held my hand through the whole ordeal. He either took care of things or had the resources for me to call and take care of any problem. We got the house cleaned out in 3 days with professional help (kind of like hoarders). We then turned the house over to Ryan to sell. That is when the real magic happened. Ryan had the house beautifully staged, gorgeous pictures taken for a brochure, spread the word to his colleagues and MLS. We then decided on a weekend for open house. Ryan got 4 good offers on the first showing. As he says he took the highest and best to us. We wanted to wait and see if any more offers came in and one did, higher than the first. We said yes to that one. So in one weekend the house was essentially sold. There was a minor hiccup during escrow where the buyers could not get insurance. This is a serious problem in California. Ryan called several insurance companies on behalf of the buyer. He worked extremely hard. I felt he worked harder than the buyers agent. Finally we agreed to lower the price slightly and the buyers were able to get insurance. Because of Ryan's magic we got the highest price in the neighborhood during a time when interest rates were at 7-8 percent and insurance almost impossible to get. Fantastic experience: I'm one of those people that rarely write reviews, especially for real estate brokers! However, I'm writing this one because Ryan Nickell and his team truly changed my mind about them. At least this one. I have bought 10 houses over the years, and sold 5. I have never had a good experience with an agent, and never wanted to use one again after a transaction. From dishonest to just lazy I have had them all. I was dreading working with another one, but I did a lot of research and decided to list my house in Cupertino with Ryan Nickell at Real Estate Experts. He did everything he promised and more! He had great recommendations on what needed to be done to the property before listing to get maximum value for my investment. One example was his recommendation that doing a bathroom upgrade would provide a great return on investment. Then he found all the skilled trades people to get the work done in a short amount of time, and even managed all of the work. I'm pretty detail oriented and it took me a bit to realize I could relax as Ryan had it all taken care of. He also did a great job negotiating with the buyers. The result of all of this was he got me a top dollar offer on my property. The closest neighboring home sales at the time were a quarter million less than what Ryan negotiated for mine. This was quite an accomplishment given the market is cooling off with the interest rate hike last spring. I have never had an agent work as hard as he did. They usually do the bare minimum to get their commission. So if you want someone to sell your property and get the most value for it, I highly recommend Ryan. Ryan managed to get me the very FIRST home I looked at and fell in love with. I found the home by myself and toured it but needed a realtor to move fast and make things happen. My family and I aren't entirely new to the real estate game, so we've dealt with a couple real estate agents in the past, but since working with Ryan, I don't see how we could ever work with anyone else again because the bar is now set at an incredible level. Throughout the whole process though, Ryan put my family and I at ease. In addition to the crazy market conditions, I had planned to use my VA loan for the home purchase. In such a hot market, most realtors try to steer veterans away from using this amazing benefit that they've earned. Ryan and his team are super knowledgeable about the ins and outs of the VA loan process and thanks to his network, we were able to do a 21 DAY CLOSE WITH A VA LOAN on a property that had some section 1 damage. We even got to move up the close date from the initial expectation. Even after closing, Ryan opened up his network to us for one of the best general electricians in the area who rewired the whole house and made modifications and completed it all before our original close date! I have friends who've made offers on almost a dozen houses before finally getting accepted. My wife and I were prepared for the long haul going into this adventure, but thanks to Ryan with his market expertise and negotiation skills, the second house we made an offer on got accepted, and we weren't even the top offer. My family and I can't thank Ryan, our real estate coach (as I like to think of him), enough for helping us to find our forever-home and we want to spread the word through this review so others can benefit as well. Fantastic experience: My husband and I were overwhelmed as we began the homebuying process for our first home in CA. We had met with another realtor team, and although the experience was fine, we just still felt uneasy. All of that changed when we connected with Ryan and Tim.
