Fantastic experience: We recently worked with Paul to purchase a new construction condo in Sterling, VA. While we are familiar with other parts of northern VA, we are not familiar with Sterling. Paul provided insights into the area focusing on the attributes that we conveyed were important to us. Fantastic experience: Finally taking the time to post...SOLD! My VA house sold ❤. Selling the house wasn't an easy decision. Finding the right realtor was also imperative. A lot of us have friends as realtors and sometimes you'll get the friend that will do ah.may.zing work for you at a great price, and sometimes they'll start at 2.5% and then after a week drop to 2%. My advice with friends is to not cloud your judgement or feel you'll lose a friend if they don't get the listing. I had no idea what I would get for my property but figured above $800K and if you can do fast math 8*2 is 16...so 16K to take pics and count bathrooms wasn't gonna happen. I know realtors will balk reading that, so take it lightly..I work in tech and could be replaced with a reboot button. Realtors so more than that, but you should too. They can send comps...but you can also do that with tools like zillow & eppraisal. They can send you trends...again, you can do that with zillow & redfin (actives & recent solds). Some can offer open houses, staging and a plethora of things I'm not mentioning...and some will just count bathrooms and take pics ;) Let's fast forward to Paul Thistle. Different realtors reached out to me and my first glance was the fee based ones (No! - These offerings lacked services & felt like more of a DIY/FSBO listing). I've FSBO'd before and it's like being your own attorney in court. I don't advice it. Next, I moved to less commissions and above. I had a few low comm realtors, read the reviews and felt Paul was a good match, and had my friend as a backup. Paul offered a 1% listing, with drone, professional photography and virtual staging in various rooms. He was also able to help me by having a company haul stuff out and do a quick clean of the place before taking pics. He put himself through a series of checks to make sure the property showed exceptionally well. My property sold for the highest of its models in the community (and she was a bank repo...my no longer baby). Now that's not to say it will happen for you, that is very much a YMMV situation. But it takes a team. Read that again, it takes a team. Paul is cool, calm and collective...where I can be, so I'm told, anxious & controlling. So we definitely had a spark. Bottom line, give your friends a crack, but don't be afraid to shop around...and yes you'll hear the adage you get what you pay for but also realize a sucker is born every min. So that cancels those two out. Read the reviews on Google & Yelp...it def helped me living 2K miles away.

Fantastic experience: One word: wow! What can I say about Paul that hasn't already been said? He is super professional, patient, and amicable. In a fast pace real estate market that is Northern Virginia, Paul was super understanding and patient - when other real estate agents pressure you to buy so they can get their commission and move on, Paul never made me choose and never made me feel like my relatively "small" budget was a waste of his time. Fantastic experience: 1st of all, I didn't have a very good opinion about the real estate agents since I had the worst experience with our realtor that we worked with back in 2010. She refused to offer the price we wanted pay for our townhouse, she pushed us to pay 3k above asking (it was buyer's market back then and it was our 1st home so no knowledge or experience on our part) and I felt like she wasn't working for us but solely for her comission. 11 years later when we were ready to sell I came across Paul. Since he doesn't charge an arm and leg so we were very skeptical about his service and I thought we won't be able to get his full attention but we were wrong. He not only took professional photos and responded to every email or text in timely manner but also advised us every step of the way to make sure the sell go through smoothly. We are so grateful we listened to him and got the best deal for our townhouse. We bought our 2nd home through him as well, people who are out there in the real estate market know how stressful and crazy it is these days. The houses are going under contract within hours. Luckily, we found a house we fell in love within 20 days and he recommended the price which was very reasonable. We are grateful to find him, if you choose him I guarantee you will be in good hands. He is ethical, honorable and enjoys his work. The only thing I wish he should do it to expand his team who follow his work ethics because this world need a bunch of more Pauls in it so it can be a better place.

Fantastic experience: We wanted to sell our home which is located in a good neighborhood and great location in NOVA but didn’t want to spend 5% towards realtor’s commissions and we started researching more about discounted realtor and flat fee realtors. While we came across many interesting options like Redfin, Houwzer and some other realtors that were recommended to us, we decided to work with Paul based on the initial interactions we had talking with him. Paul is concise, super responsive, highly professional and will make your lives just easy. Fantastic experience: I'm an experienced realtor (in another state), and investor. Since I'm not licensed in VA I've had experiences with many realtors. Paul is knowledgable, and has a no pressure approach. He always does what he says he will do, and represents his clients appropriately. He makes time for showings, home inspections, and working with the mortgage brokers. He is also experienced enough to have a network of similar professionals (he personally knew everyone at the title company I picked out on my own in Fairfax). Many of these qualities seem basic but I worked with at least 6 other realtors before Paul and found most are fairly unprofessional or at minimum don't take single tranactions from buyers or sellers seriously. Paul treats each client as though they are the only one he is dealing with. That said, since he is a discount realtor and you will be getting money back please do your reasearch and due diligence prior to asking him to show you properties. I found Paul online after poor recommendaions from friends and business associates in the area. I've only used Paul once for a home purchase but will continue to use him for all my transactions in Virginia.

Negative experience: Does not know the Arlington VA market. Overpriced my property and it sat for 6 months in a prime, inside-beltway, location. Was not aggressive marketing the property (I pushed for additional open houses but was denied). Every price adjustment was made at my insistence (no real market knowledge or analysis on his part). When we did get one written offer he could not close the deal for whatever reason and the buyer just "vanished" after the proposal was countersigned. How does that happen?? I got another broker and the property sold in 30 days (by then I was in "must sell" mode and had to let it go $10k below market)

Fantastic experience: My wife and I had sold 3 previous homes ourselves, without an agent, and were attempting a 4th when some family circumstances made it difficult or impossible to continue as FSBO, and still remain sane. On the recommendation of a friend, we called and interviewed Paul Thistle of Take 2 Real Estate. His value proposition was excellent, but I wondered if it would really work as well as he presented it. It did work like he said, and Paul far exceeded our expectations, starting with photos of our home to put online. We had already had them done professionally, and we weren't sure how Paul, not a professional photographer, would improve on what we had. We were stunned when all photos turned out better than the professional set of pictures. Through the home showing and waiting process, Paul stayed in touch and always responded promptly. At least 3 dozen other agents called us to try and list with them while we were still FSBO, and most were 6% total commission. Paul bested what I think most of those agents would have done, and did so for a total of 3 1/2% commission--1% to Take 2, and 2.5% to the buyer's agent. We were under contract in less than 3 weeks, at a time when the market was stalled. We were not just pleased with Paul and what he brought to the table, we were delighted.

Fantastic experience: Great FULL SERVICE realtor for 1% commission. I have no idea why anyone, at least in VA, would pay more than 1% to a realtor especially if selling a home. In VA, realtors typically are not present when prospective buyers come see a home with their own realtor. Perhaps they should, but that's not common in VA. To that end, it makes no sense to pay more than 1%. Regarding Paul, I liked him from the start, and there wasn't a single email or text that he didn't answer within a very short period of time. When I first interviewed him, he came over and gave me his assessment of the home, and what price he thought I could get. I had done some remodeling, and was convinced I could ask for a bit more, but with all humility, his assessment was spot on at the end of the day. I had to lower my price a few times, and it finally sold at no less that the value he originally estimated. He never put any pressure on me, and was always honest about everything. I really liked him, and felt very comfortable with him as my realtor. Very professional, friendly, and willing to help. I'd definitely use him again.
