She is remains on top of managing my rental property for me, and she’s very pleasant to work with. She promptly arranged for a technician to come out the very same day, and the problem was resolved quickly. We greatly appreciated her efficiency and communication, especially with 90-degree weather approaching. Her quick action made a stressful situation much easier, and we're very grateful for the excellent service.

Negative experience: Gloria is great! After cycling through so many terrible property managers within a single year, finally having her has been great. The 2 stars is for the lack of urgency from this company. We decided to submit notice of terminating our lease exactly 2 weeks ago 5/5/26 with a move out date quickly approaching. Gloria continuously attempted contacting the leasing department and quickly responded to my texts, but still crickets from the team who is supposed to be taking next steps. They took the fees for the termination and we still have not heard from the leasing department to list the home. Keep in mind, I will be stuck paying for this rental until they are able to rent it out again. The lack of communication and urgency from this company is concerning. When I called the office to talk to someone in upper management, they said we have to work with Gloria. Gloria can only do so much and she has sent several messages and no response. Beware of this property management company as a tenant because they will drag their feet.

Fantastic experience: We had a plumbing issue & reported it using the Bay Property Mgmt online Portal. Nieves Ramos is our Bay Property contact & as always he was very quick to respond & schedule the repair service. T&D Handyman Services did a great job. Tom was very professional, courteous and got the job done quickly. After the repair he walked us through what he did & confirmed everything was fixed. Afterwards we received a follow up email from Nieves verifying that everything was ok. Overall, a great experience by both Nieves & Tom.

Fantastic experience: I moved in from out of state and I initially didn't have a good impression of the company because of the assigned rental agent who showed me the rental property initially; however, during the past 1.5 years the Bay Property Management has really turned things around and has been easy to work with, and I attribute 100% to Marjorie Morales, the property manager assigned for my rental. She has been cordial, communicative, and always helpful any time I had to reach out to her. The Bay Property Management's renter's portal system is also easy to use and navigate and I like that I can set up the automated rents (with small transaction fee) and request services and track them, etc. I do not have too much property management/rental experience to compare it to since I have mostly owned properties, but I would highly recommend this management group for rental needs based on my experience in Virginia thus far. Update: Moving out of the rental property after 2.5 years has also been very easy to do with this property management thanks to Marjorie! She is organized, detailed, and excellent at tracking tasks at hand. She shared the move out check list and kept really communications with us until we were all completed with the list and moved out. We are happy to note we are also getting 100% deposit back. The HOA our property was on was also a pain in the neck with so many absurd rules and always wrongly accusing us for different infractions, and Marjorie helped us communicating well with them.

Positive experience: It is still early in our partnership so I don’t believe I can give a fair assessment. They are ok and seem to have better practice than other groups. I do question one incident of a door knob falling off at my property doing a showing, it never fell off in the 3 yrs I lived there. Now I have to pay for replacement of course there’s an up charge for this. I hope this will not be a regular practice of questionable damages & repairs.

All of their maintenance are very knowledgeable and helped my Finance and I out tremendously, when our daughter flooded our toilet. They answer the phone arrived quickly, and fixed the problem with minimal disturbance to us.

I am no longer worried about something bad happening at the house or not having renters . Bay is a huge stress relief .
