Fantastic experience: I have worked with Excellence Property Management for several years now and would have to say I am very happy with them. I found them very responsive, ethical, and I pleasant to work with. I had a tenant that was brought in by the previous property manager and the tenant had problems coming up with the rent. It could have been a sticky situation but we all came up with a solution that worked for all parties involved without having to use lawyers. Also, when we did a significant upgrade to the property, they brought in people that complete the project quickly and were able to get very good pricing based on timing. It was completed without any problems and we were able to get good tenants in quickly.

Fantastic experience: We have live at the rental address for little more than 2 years and during that 2 years, we had great experiences with the team Whenever we needed a service, all we need to do is fill out a ticket in the App and status of that ticket will be updated to let you know the process. It is quick and easy to use and requests always done on time. Even when we are no longer their tenants, we have moved out but accidents sent stuffs there. Fantastic experience: Our property had 3 water leakage issues (1 city tree related) more than 6 months, but after switching over to Excellences management, Cindy took care of our headache within 2 weeks. Amazing team, Cindy and Mike are professional, knowledgeable, efficient, respectful, great in problem solving skills, reasonable, listen to owners, I can go on and on. They know what they are doing. They are God sent! Their online portal is convenient & effective tool for owners & tenants as well. Cindy helps us to find tenants so quickly without vacancy. Especially Cindy is awesome, she recently helped us to remove fence stump, set up a new fence, termite, etc. It has been only 3 months, and we are thrilled to working with them many more years to come. Fantastic experience: We had lived in a 3 story town house in San Jose managed by Excellence Property Management for 2 years and 3 months and moved out on May 14th, 2025. The property was about 6 years old when we moved in. Our first impression was rather disappointing. Stairway carpet was dirty at edges, two windows were broken stuck, and one water faucet was broken. However, EPM's response was quick and everything was settled down fast. There were also breakdowns of refrigerator and washer/dryer, and they were also replaced quickly. Cindy, Property Manager, had been very kind and responsive. Overall, we enjoyed living in the house and recommend EPM for your choice of future home.

Negative experience: I had a scheduled viewing for one of the units - self-toured - and it was canceled last minute. I had a similar experience to other reviews I've seen here: called Cindy to ask about it and she was rude over the phone and told me that the unit was essentially rented already despite the listing still being up on the website and the website still allowing me to schedule a viewing. Not a professional (or even cordial) operation.

Fantastic experience: We rented a townhouse managed by EPM for a year, and our stay was great. From the time we went to see the property to signing the contract went very smoothly and done mostly online requiring very little of my time to get things done. Maintenance requests were all tracked online, and the response was always prompt. Any repair was done professionally. They seem to have a great team together. If anyone is looking for a rental, I would recommend contacting them for availability.

Fantastic experience: My family previously lived in a home in the Berryessa district of San Jose for about 18 years. About two years ago we sold the home, and my daughter wanted to remain in the same high school district. Locating a nearby rental was a must. After a short search on the internet, we were able to find a newer townhome within 200 yards from where we lived. What a blessing! Cindy and Mike of Excellence Property Management, provided a seamless relationship between landlord and tenants, and specifically, via the Appfolio online tool. Right from the beginning, their application process was straight forward. Their great relationship with the owner of the townhome was evident by the means of which the approval process was completed quickly. Upon move-in, the place was in like-new condition, with the floors and all rooms spotless. During our stay, the rental payments and service requests were flawless, and their responses were always prompt. Cindy even provided outreach via her own personal cell phone for any questions. Closure with the property was also very smooth, and Cindy was able to provide a quick quotation of all the cleaning charges required to return the townhome back into terrific shape! Negative experience: With a name like Excellence Property Management, you would think they would hold to higher standards. I have been holding back on posting a review because I wanted to give the property management company a fair chance to provide a resolution. Since April, we've had to deal will rude upstairs neighbors waking us up at ridiculous hours every morning, second-hand smoke because they refuse to smoke away from the building(even though it's written in their lease), and having to get a restraining order because they were mad about us complaining and attempted to assault us. I've tried to explain that we are losing sleep, my children are woken up every morning, we are in fear for our safety, and our health is at risk. I received a call from the property management supervisor once saying that it's probably just normal walking. We've been living here for 10 years. Not every tenant upstairs has woken us up every morning at 5am. They blame it on thin walls and an old building. There's not enough being done to enforce the no smoking policy. The only person who actually cared about the tenants and got things done or resolved was let go. Now, I have to wait days just for a response. The last communication simply said, "we are working on a resolution." I waited a few days before I followed up. Still no response. I've had to call the non-emergency line to report the noise complaints. I've sent over the indicent numbers for the time the neighbor attempted to assault us and for the noise complaints. They really need to do background checks before allowing people to rent here. Allowing fellons to rent here, especially near a school is not okay. I've been advised by the police that if management isn't doing enough to offer a resolution that I may need to get an attorney involved and make sure to keep a record of all the communications and incident numbers as evidence. I really don't want to get to that point, but I'm running out of options.

Fantastic experience: Very helpful and responsive management.

Negative experience: My group and I toured an Excellence Property on 6/11 and immediately applied. We are a group of students, but we had co-signers that we provided that had more than enough income to meet the minimum requirements. We had no contact with a real person (even during the tour) and there were no policies listed implying co-signing would make you ineligible. After each of us separately paid the application fee we were immediately rejected and given a phone number to call Cindy. When I asked Cindy what we can do to get the application approved, I was met with extreme hostility and accused of "backing her into a corner." This was just an unfortunate experience as we really liked the house, and we were more than willing to pay their asking price even before they lowered it.

Negative experience: I found a rental property on an online app that is managed by this company. I attempted to schedule a viewing, one of the options was if I had an applicable housing voucher. I selected that option and after selecting my credit rating my viewing was canceled. Like many of these property management companies, they accept housing vouchers only if you have perfect credit. This doesn’t meet the needs of a community of people who for a variety of reasons may have some credit issues but also have a Federal agency guarantee for housing payments. These companies meet Fair Housing Requirements by “ accepting “ housing vouchers but not really. Sad but true!!

Fantastic experience: We have been renting with Excellence Property Management for almost a year now. It’s been a great experience and we love our property manager, Cindy! She is always accessible and anytime we have needed maintenance or had a question, it’s been dealt with in a timely manner. I would go so far as to say this has been the best property management company my husband and I have ever done business with. Update! 4 years later, and we have moved to a new property still managed by EPM. Everything I said in my original review still stands!

Fantastic experience: Our family has been renting from them for over 2 years . I'm 40 and have been renting for more then 20 years and this is by far the best experience / relationship I have ever had with my land lord/property management. When things go wrong or break down , or need attention they are on top of it. Some times it's the same day or within a day or two. The subs/contractors/handymen are professional and Thorough. I almost never review company's good or bad ,but I feel that in today's times to many people cut corners , make promises they never intended to keep and lack a attitude of concern for your business , your family's health & safety just to make a $$$. Well they are not one of those company's and I feel like they Deserve recognition For their commitment to doing the right thing Not just for their renters But for the people whose homes they rent out. This company is great and as long as I live here in the bay area and have to rent ,my family and I will stay with them . Negative experience: I asked Excellence Property Management to rent my property in a very hot rental market during the top season. Over the span of 90 days, all I got was non-grammatical property description, flat-footed pictures, complete unfamiliarity with the area and incompetence in finding a qualifier renter. I do not recommend them to anyone.

Fantastic experience: We have worked remotely with EPM for years. Initially they handled the management of our rental property in San Jose. During those many years we never had to worry. As expected we had the occasional tenant relocation issues. EPM not only vetted perspective tenants but arranged for direct deposit of the monthly proceeds. During the periods the house was occupied EPM fielded all the tenants concerns for repairs and maintenance to the extent of providing whatever construction trades were necessary to correct the issue. We never suffered a missed rent payment or had to contend with tenants issues. EPM provided us with monthly statements and the required yearly tax documents. When we decided to sell our property Mike handled everything from presales discussion regarding the sale process. EPM handled facilitated the necessary cleaning, repairs, staging, listings, contract issues, purchasing agent interfacing and made arrangements with the title company, again all handled remotely. The house sold and all the financial and legal paperwork was completed within a month. We can't thank EPM enough for their service.

Fantastic experience: Our water heater in the garage was leaking water pretty heavily on a Sunday and died. We had quite the emergency on our hands. When I notified Cindy with Excellence Property Management, she responded very quickly after and was able even get a hold of one of Excellence’s very trustworthy repair techs. Late Sunday Afternoon this repair tech came out with a new water heater, took out the old one, installed the new one and left around 9:30 at night. This tech was so devoted to his work that even at the last second on Sunday that didn’t sway him. He had an amazing work ethic and even better attitude. Thank you Excellence Property Management for coming to our aid on a Sunday of all days, where almost nobody is available!

Fantastic experience: Excellence Property Management has been managing my rental property for many years now. Mike and Cindy are great to both me and the tenant. They always respond promptly to any of my questions and have always addressed all issues satisfactorily. They have taken excellent care of the property with yearly inspections and sending pictures. They fix maintenance issues in timely manner and also in cost effective way. They are honest and transparent. They also are quite considerate if tenant has any one time payment issue. Again they keep me well informed on any and all such things. Would highly recommend them.
