As first-time buyers in the Bay Area, their advice and guidance were extremely valuable throughout our months of house-hunting, offering, and closing on a home. From the beginning, Olga was very open and generous with her time. Even her website was helpful! Her website FAQ in particular was a big help. From the start, we limited our house-hunting to part of the Bay Area that we know extremely well, which had limited inventory. Olga tipped us off early to homes coming to the market, and we could quickly filter out possible homes before the market would filter them for us. For the homes that we were curious about, either with private tours with Olga or at open houses, Olga was of great help: in each visit she pointed out details that we had not considered, both about the homes and the neighborhoods. If we decided to make an offer, Olga and her team quickly jumped on working through disclosures, preparing a prompt, tight summary of the disclosures, highlighting any surprises. Her team also shared the disclosures with us in a organized, regularly-updated digital packet, so we could always pull the latest document as needed. For the first few homes, Olga happily jumped on video calls to walk us through all of details. If we were considering making an offer, she also didn’t hesitate to tell us if the home was a good or a bad deal, factoring in details like location, resale potential, remodel potential, state of the market, and how much we liked it. Most of her predicted selling prices were very close. When we reached the often stressful offer-making stage, Olga was extremely active in communicating with us and was patient with us throughout the process. Every offer letter was annotated by Olga and her team, highlighting important details, caveats, and explanations. For the first few offers, just like with the disclosures, she walked us through each and every line item in our offer letters, thoroughly explaining what each item meant, in plain English. We ended up switching from our lender-assigned contact to Olga’s contact, and this turned out to be absolutely critical. We worked with this person for months, ironing out details of our mortgage options to strengthen our offers. With Olga’s team and this contact, we could put attractive offers on the table, very quickly. They were instrumental in the offer-making phase. Olga was absolutely on top of the situation. She was in constant communication with us and all external parties. She’d offered us sound, rational advice in a high-pressure situation. As first-time buyers, this was of great help. After our offer was accepted, Olga and her team worked diligently to help us close on time. Her team set up a very convenient calendar with clear deal plain, clear English. Olga and her team also made sure that we never had to worry about anyone else dropping the ball. They maintained constant communication with our lender contact, the seller’s agent, the escrow company, and the homeowner’s insurance company to drive action to get things done. Also, before and after closing, Olga and her team have kept in contact to help us to get properly settled in our home, reminding us of critical first-time payments and pointing to resources covering a range of things: from suggested movers, local furniture stores, resources for home decorating, DIY options, avoiding common homeowner spam and scams, donation suggestions, tax tips, even where to look for free moving boxes.
