Negative experience: I would give 0 or negative stars if I could. This company cost me approximately $10,000 in the space of one month after signing up with them (and paying all their upfront fees). My tenant gave notice that she was moving out and instead of promptly attending to changing the locks, as I specifically asked them to do (even though I shouldn't have to micromanage them) they put it in their queue and didn't get around to it until a couple weeks later, whereupon, low and behold, my water heater, furnace, washing machine, stove and refrigerator were all gone. They only told me of the water heater and furnace, didn't even mention the other appliances. They wouldn't claim responsibility and promptly shut me out from any and all communication. They try and present themselves as professional and polite, but it's all a surface act. The leadership, Alexis (Lexi) and Scott Shepherd, go to great lengths to obscure who they are. Just try finding anything about them on their website. That is shady to begin with. It also came to my attention that, completely unbeknownst to me, RPM Main had advertised my property for rent (that they knew I was planning to sell) on apartments.com. I have a screenshot that was shared with me. They never had my permission to advertise it, and certainly not at $695/month (it had previously been rented for $1100/month in 2024 and $1060/month in 2023) with no security deposit required - AND promising SELF GUIDED TOURS!!! I can’t begin to describe the regret I have from signing with them and my anger at their refusal to make things right. In the span of just one short month, I am out $1,000 fees they charged me plus over $10,000 in appliances and home equipment. My advice - stay far, far away from these people.

Negative experience: Update: I am responding after the response from RPM. I am certainly your client. I own a condo in Detroit. I think you should fix your accounting issues instead browsing Google reviews. A bad Google review is usually a reflection of an unsatisfied customer. Please don't tell me to remove the review when you have failed to meet a fundamental requirement of property management company - disburse the rent on time for the owners. I can only speak for the RPM office in the Detroit area. I’m not sure how owners are still working with RPM when they haven’t disbursed rent on time for months. I live out of town and own a property in Detroit. Based on Google reviews, I decided to use this organization as my property management company. However, they’ve had accounting issues from the very first month. Initially, the property manager I was assigned was terrible—he seemed clueless about everything. I had to walk him through my monthly statements line by line to explain the issues. For the last six months or so, I haven’t received my rent payment on time, even though my tenants have been paying on time. When I complain, RPM responds with the same message: they’re sorry for the inconvenience and accounting is looking into it. I’m sure I’m not the only one experiencing this in the Detroit region, but I’m desperate. I live out of town and need someone to manage my property. Sigh!

Negative experience: Had a terrible experience with this company to manage my duplex in Detroit. Section 8 voucher amount had lowered significantly and they didn’t notify me nor could tell me why it changed. Almost no communication through a tough tenant eviction, there was no site visits or condition inspections, this left me high and dry footing about a 30k repairs bill after we finally got the tenants out. Ultimately these didn’t seem to care about my property or helping, just wanted to collect an easy management fee.

Fantastic experience: Elisabeth from the leasing office has been the best to work with from day one! She reached back out immediately after I inquired about the apartment and had me scheduled that week to tour. Since then she has been so helpful in the move in process and any questions that I have had. Could not have asked for a better experience

Negative experience: The management is a nightmare. Communication takes forever after you sign a lease. Maintenence is super spotty and needed a lot. Not good overall for the price.

Negative experience: Mannnnn! I booked a showing online and never got any follow up. I called the morning of to confirm, I was put on hold for five minutes then the woman came back on the phone to ask what address I was talking about. Then, she put me on hold again for at least five minutes then transferred me to the agent for the house (but she thought she accidentally hung up because she called me twice, apologizing for getting disconnected). The agent agreed to show the house at 1130. He got there at 1145 and DID NOT HAVE THE KEYS TO LET US IN THE HOUSE. Then, my partner in crime had another viewing for a loft with them in Eastern Market on the same day and they cancelled one minute before the appointment time, saying there was a pending application. What a waste of a day! So unprofessional smh.

Negative experience: I literally will try to fix something myself instead of going thru them……

Negative experience: EDIT: we're without heat for the second time this winter. The first time it took SEVEN DAYS to fix (and they wonder why the water lines broke haha). This time we are going into DAY THREE without heat. Every time we call, Richard tells us how busy he is but that doesn't fix our heat. They discounted our rent by a lousy $45/day without heat. DO NOT RENT FROM THEM. They are NOT a member of BbB. I saw a Real Property ManagementMain Cybertruck driving down Vernor. Meanwhile we have had work orders in since the day we moved, more than 6 weeks ago, to address water leaks and damage, holes in the ceilings and walls, and downspouts. A contractor came by unannounced on a weekend, took a few notes, then we never heard from him again. Calls to the maintenance line mean 30 minutes on hold. I would strongly advise anyone with an option NOT to sign a lease with this company.

Negative experience: They absolutely the worst. Since my property owner like to switch companies every year seem like it anyways. I been trying to get repairs done but everytime I call this company about the repair they tell me to submit all repairs in the maintenance portal which I already done. I been requesting repairs since they took over They had an inspector to come out to reinspected the property. Back in October 2024 I resubmitted repairs and it's February and only one repair was done. I'll be reporting this company to BBB. They taking money but not maintaining safe residence.

Fantastic experience: I'm currently in my second year of leasing an apartment thru RPM and I can highly recommend renting in any of the properties that they manage. Their services have been professional and their rates are fair. Maintenance requests are handled promptly and they take the time to explain any questions you might have about the ramifications of their rental contracts, online portal, pricing, etc. As far as the housing process goes, this is the smoothest and most professional service I've had as a renter.

Negative experience: If I could give zero stars I would but it’s the only way to write a review. This company is the absolute worst!!!!! Please avoid anything tied to them. They rip you off badly, poor communication and can never seem to do things in a timely fashion. All they care about is taking your money and never fixing anything. They give false and misleading information about property. RUN!!!!!

Negative experience: I am unsure about this company I saw a house and like it so I submitted an application and have been unable to get an answer through text email or phone to find out how long the application process takes or the answers to other questions I have about h property and leasing process. I keep.getting emails and text messages inviting me to view the house I've already seen so I'm hoping they aren't scam artists
