Fantastic experience: I wanted to give a huge shout out to a great couple realtor team who I have both sold and bought a house with in 2 different markets - Jim & Donna Klinge. Recently we moved from San Clement/Orange County and bought our forever home in Oceanside. Jim and Donna Klinge, of Klinge Realty Group, are the most excellent realtor team and here’s why; 1, they are ethical, 2. they treat you like family, and 3. they work hard but also smart! After about 5 offers on other houses in the recent June competitive market - often other agents used us as leverage to get the price up for their 2 sided deal plotting to represent both buyer and seller. Jim helped us strategize ways to come in with the winning offer. If was fiercely competitive and the market seems to be constantly changing but they have their pulse on the market and have over 20 years of experience which you cannot replace with a cocky less experienced team. They go above and beyond to help you visualize and plan your sell and stay with the ups and downs of the buy. Donna is a mastermind of administering all the million nuances such as inspections, closing, vendors, etc. Any possible questions we had she was super efficient, knowledgable and quickly responded after doing her research. We relied on them heavily emotionally and logistically, and they delivered. “They are complete ballers!”, as my husband says. My mother used them to sell her house during Covid and my brother has followed Jim’s articles/podcast etc for years. Can’t wait for them to swing by to see our renovations and pop open that bottle of champagne they gifted us on our closing day! We contacted them on a Sunday and they were talking to us about our family and our needs on our living room couch the following day. They carefully listened to us and worked with us to identify the best and quickest path to listing within 2 weeks to take advantage of the low inventory conditions in our South Carlsbad neighborhood. They knew our tract specifically and had many previous sales there over the years - they came prepared with a thorough analysis of comparative sales and recommended a pricing strategy that they felt confident would yield offers the first weekend on the market. The Great Over the next two weeks Donna coordinated a range of vendors who she knew from experience could get the preparation to list work we needed done on time and with high quality. Our light tune-up involved excellent experiences with their stagers, landscapers, contractors, electricians, and plumbers. Throughout this period Donna's daily communication was clear, concise, and responsive. Any time we had questions Donna picked up the phone or texted immediately - but almost always, she answered our questions before we even knew we had them. The Outstanding We had a tricky situation with a shared fence that could have delayed our escrow. Donna used superb mediation skills to negotiate the terms of replacement and was personally on site with the fence contractor to make sure everything went smoothly. The fence looks great and escrow closed on time. The Truly Exceptional Our house came on the market on a Wednesday and between then and Monday morning Jim was personally at all three open houses. He was in constant communication explaining potential buyer reaction and strength. As he predicted offers began to come in on Saturday and each one was incrementally higher than the last. At the end we had 5 offers, 4 of which were over list, and the final accepted offer was $100,000 over list. In addition to being over list it included rent back terms that met our needs. Fantastic experience: Donna and Jim and their team are amazing! I can’t recommend them highly enough! Jim helped us get our offer accepted against multiple other bids. The seller wanted a shortened escrow and Donna worked her magic to get everything done in time, including having several vendors prepare repair estimates at very short notice. Donna was then able to negotiate a credit from the seller using those estimates. After close of escrow, Donna continued to work for us by making sure we had all the vendors/contractors needed to fix up the house before move in. Her vendor list is packed with dependable, high-quality contractors.

Fantastic experience: Jim and Donna and their team can rock, samba and tango like no other! Klinge Realty Group just managed an "exotic" SF home purchase for me (not a traditional transaction as it required co-borrowers). Jim guided us through submittal of a competitive offer (with all expected paperwork such as proof of funds and mortgage-qualified letter) and managed to secure purchase at BELOW asking price while closing in 28 days. Even after closing, Jim and Donna continued to provide services well beyond what would be expected (such as ensuring we had all contacts necessary to promptly secure utilities in what was "new" territory to me --ex: I now pay EDCO for trash and I am now under the jurisdiction of the Sweetwater Water District). Donna also helped me successfully navigate through a dispute with a vendor/contractor that did some work in the house after I took possession. I can happily further elaborate but just the fact that Jim warned me about the house (told me early on that it was time for him to be the "MLS police" -yes, house needs work), demonstrates fiduciary duty at its best. On his own, Jim sat in front of one house and took an hour of video of the traffic and small aircraft flying over the home, to show us what we were in for! After closing on our eventual purchase, Donna fully managed the inspection and facilitated estimates for various contractors for repairs/upgrades. Can’t recommend these two enough. In this hyper competitive market, Jim was still able to sell our house AND secure a contingent offer for our new home.
