She handled everything — repairs, contractors, all the little details — so we barely had to lift a finger. From the moment I moved to Texas over a year ago, I knew that Monu was doing exactly what she was called to do. As a single mother relocating to a new state, there were so many unknowns and uncertainties. Yet she stepped into my life as far more than a realtor. She became an advocate, a trusted advisor, and a constant source of support for me and my daughter. Time and time again, she went above and beyond what was required of her, making sure we were not just housed, but cared for. For over a year now, I have watched her pour her heart into her clients with a level of compassion, integrity, and dedication that simply cannot be faked. This isn’t just a job for her. This is her purpose! Negative experience: Worst experience ever. Moved in Feb 25th 2026 and moved out April 1st due to mold and the broker for the Sales Agent doesnt care at all. Multiple maintenance issues had been brought up before we even applied and were told they would be fixed. Move in day we found a used condom in the primary bedroom, the home wasnt professionally cleaned per our lease, there was glass and nails in the carpet and the landlord didnt care. The humidity got up to almost 80% after it rained and all outside doors were leaking water. All he did was have the leak fixed and rented a dehumidifier. I asked if we could have the dehumidifier permanently and he said we could buy one. We had asked for smoke detecters in the house Multiple times after move in, and worst of all we thought the house had mold. I did an at home test and sure enough, the converted garage and primary bedroom had it the worse. We asked for professional help and the landlord said we could break our lease or pay for it ourselves. Once we moved i called to make a complaint and this office basically told me too bad so sad. We spend money to move, hook up utilities etc AGAIN within less than 2 months of moving in. The sales agent will not give us the rest of our money back. I DO NOT recommend renting or buying any properties from this broker since all their sales agents are contractors so they cant help with any complaints or issues you have with them.

David is an expert coach pointing out areas of concern and referring local techs to verify the condition of Electrical, HVAC, plumbing, and roofing etc. systems. Fantastic experience: We worked with Sangeetha Mahajan as our realtor and we had the most phenomenal experience! We had been renting for couple of years and looking for our dream home with tons of conditions on location, school district, number of rooms, layout etc in a certain budget. It almost seemed delusional to have such a non negotiable list in the current market, but Sangeetha was exceptionally patient and positive. She didn’t even once ask us to change our conditions, as she understood our situation perfectly. It was a breeze to work with a realtor who goes out of her way to make your dream home happen in the most seamless way possible! Even the journey of finding our perfect house was delightful only because of Sangeetha’s contagious optimism and can do attitude. Always on top of everything and more, I whole heartedly recommend her as the BEST realtor, we weren’t easy clients to her but she always made us feel valued and heard. Hire her and you can thank me later!

Negative experience: If you value your time, honesty, and being treated with basic professionalism, do not work with this agency. We had a deeply frustrating, unprofessional, and emotionally draining experience with Beam Realty while trying to purchase one of their listings. Over the course of a month, our licensed agent attempted to contact the listing agent, Justin Varghese multiple times. It took six outreach attempts before we finally received a response, and even then, communication remained slow, inconsistent, and required daily follow-ups just to get basic answers. We discovered through a third-party platform that the home had an FHA loan, which can sometimes be assumable. We were completely understanding if the sellers didn’t want to pursue that, we asked for clarity multiple times. But instead of receiving a direct answer, we were told by Justin on separate occasions (to both us and our agent) that the sellers were open to the assumption and that he just needed to speak with their lender to confirm details. Each time we gave him space and time to respond, and each time we followed up respectfully. Eventually, when we reminded him he had already said he was speaking to the lender, he denied ever saying that. The story changed repeatedly, and it became clear he was either buying time or being dishonest. Despite our repeated offers to help clarify the process, we were met with silence. Things escalated when we submitted a formal offer. Rather than reject it or respond honestly, we were told they “just needed more time”, and we waited two more weeks, thinking we were under serious consideration. We were very excited, hopeful, and fully committed, dismissing any other homes we saw during this time. Only to be met with more excuses and, ultimately, silence. We even withdrew our offer multiple times because we were being kept in the dark. Our own agent was treated with dismissiveness and disrespect. To this day, we have never received a single direct explanation or follow up from Justin. Sadly, Beam Realty itself was no better. After feeling misled, we called the office for help and were repeatedly told someone would follow up, but no one ever did. On one call, after calmly advocating for ourselves, I was told I “wasn’t allowed to call” and was hung up on. That level of customer treatment was shocking and unprofessional. The only time we received real clarity was when my husband physically went to the office and escalated the matter to someone in upper management. That’s when we finally heard that the sellers weren’t open to an assumption, something that could’ve been told to us weeks earlier, saving everyone time, stress, and emotional investment. Still, no communication or acknowledgment ever came from Justin. This wasn’t just a communication breakdown, it was a failure of basic honesty, professionalism, and ethics. If you’re looking for transparency, courtesy, or straightforward treatment in one of the biggest purchases of your life, look elsewhere.

Negative experience: Jose Thankachan, very rude person. I am looking to lease some business space and he was extremely rude over the phone. Needs to be removed ASAP.

Negative experience: Terrible management company, I don’t have enough time to list all the red flags but living without AC for 3 months with children kind of sums it up.. wants to have tenants but doesn’t want to actually maintain the home and wants to use your deposit to do so.

Fantastic experience: We had an exceptional experience working with SANGEETHA MAHAJAN from Austin, Texas. She was dedicated and committed to our international house search from day one. On every occasion she went above and beyond to respond to our queries, arrange for visits, carry out live walkthroughs, taking measurements, involving experts for very specific questions around building work, legal matters, etc. And she was patient throughout. No question was daunting for her as she obtained clarity and gave us peace of mind at every stage. Sangeeta has been a thorough professional. And in the end she got us a great home under very tight timelines. She removed stress from the process and took it upon herself to ensure that we got exactly what we wanted in our budget. And it didn’t end at closing. She has helped us post sale as well by sorting out lose ends, repairs etc. We would recommend her 100% . Negative experience: We found a listing for lease that we wanted to view and reached out to Roy Koshy to see it. Beautiful property and right next to a middle school. He told us no one had submitted a paid application at the time we viewed it, so we asked him for the application and payment instructions (around 4pm). He said he would send it when he got home. I messaged him shortly before 9pm asking again. The next morning, he sent a text saying they received a paid application the evening prior; after our request. Had he not, what felt like intentionally, withheld the application, we could’ve applied. Poor communication and business dealing.

Negative experience: Now that I come to see the page I’m glad we didn’t sign any paper with these bunch of lier. Jose told us that the house has been in the market for multiple days when that was a lie. Then he said we were approved but they needed the payment and rent the same day. He harassed us about that when I was out of town and couldn’t make the payment. BEWARE because no other company ask for deposit and payment at the same time and harassed you about it. Afterwards he wouldn’t respond to us to know what the situation was and if we needed to do something else. We tried texts, emails and calls until 2 days later he said there are “multiple applicants” when there’s only one more lol… well at least let us know. We have a few more weeks but if this was something that we needed to move in asap he would’ve left us on the street. Very unprofessional and please do yourself a favor and READ THE OTHER REVIEWS AS WELL

Even though these guys came recommended by mutual friends, I was not expecting this level of commitment! They are knowledgeable and extremely driven to solve tenant-landlord problems. Negative experience: There is a new lady named Nita in the Insurance department who is extremely rude and not willing to listen to customer's concerns. Frustrating. She recently replaced another staff in that company. My policy is now in cancellation state because of the new insurance not attached to my mortgage by Beam Insurance guys. This lady doesn't know empathy and business ethics. My insurance cannot be reinstated if the payment is not issued soon. Please stay away from Beam Insurance Agency.

Negative experience: I closed my house through realtor Johnny Sebastian. A big liar, Unprofessional. He promised me cash back and I closed my house through him. After closing my house he didn't give cash back and from there onwards he never takes my calls. Beware of this guy.

Fantastic experience: Update: Tivakar Vethamany and I worked on another transaction together this month. This time he happened to be the listing agent. We spoke each Tuesday until May 3rd when we closed on time. I've recommended him for commercial and residential real estate in the DFW area.

We had such a pleasant journey from listing the home till the date it got sold only because it was in care of such a sound , professional , diligent realtor -VAISHALI JAIN . It was so important for us to have someone help us through the process as it was our first home and we hardly knew what steps to follow. She was incredibly patient with each and every step, explained every important document in detail , gave her professional advice and yet listened to what we wanted and helped us get there what we were looking for our home.I would highly recommend to have her as your relator who would make this process so simple , memorable and most important is doing justice to a major part of your life - in truly right way , by your side. The disrespect we received while trying to sell the house of my husband and his ex.... The ring videos of disrespect from the reality company was and I quote "disgusting". My advice have some disgrace. Do your job and do not disrespect a home while viewing. It's your job to find out what the buyer wants ... Fine to use our home as an example. Do your job. I can't believe a relator would say something as disgraceful as you did. If they want new show new. It's 1980s lived in. Couldn't afford me if you wanted to. Garenteed you're career won't last.

Negative experience: R A C I S T!! they do discriminate based off age and race, we applied for a home and we’re told we were approved and that the lease would be sent over to us the next day. We met him at the home to sign the lease and he had no lease in the hand he only asked did we want to see the home again FOR THE 10th time, 2 days before move in he changed his mind and leased to someone else and wouldn’t respond when I asked him to help us find another home for me and my kids. STOP DISCRIMATING BY AGE AND RACE WE HAVE GOOD CREDIT and MONEY just like anybody else stop collecting applications fees and not processing applications

My wife and I were able to get into our first house in Jan 2020 by the grace of God and with the help of Mr. Jayan Varughese. We were very blessed to have Jayan on our side who helped us through to navigate wonderfully and finally close on our house this year. He is very knowledgeable, caring, trustworthy and a fine professional realtor. He kept his word and did everything with great integrity. We would recommend Jayan to all who would prefer to have a honest, smart and a patient realtor on your side when pursing a dream house.

Negative experience: This company and its real estate agents are shady. I think they are racist or bias as to who they would like to rent to. I applied for a property via Joseph Cherian, paid my app fee and he never processed my application. Very very poor communication! He told me that the property had been leased already, but according to his office the property is still for lease and the for lease sign is still in the yard. This is a very unprofessional establishment!!

Negative experience: Sent over rental application to rent home with Jiji Thomas. After receiving my application to rent home he no longer would communicate. Would not respond to phone calls, texts or emails. Unsure as to why he refused to communicate. Submitted application and then attempted to find out who to pay for the background information and he disappeared. Be cautious in doing business with the agency and especially Jiji Thomas. *Update - Received an email from Mani Jacobs. He apologized for Mr. Thomas's actions and attempted to make amends. However, Mr. Jacobs then asked for the review to be removed as Mr. Thomas is simply a contract employee. Our reviews will stay as put as well as this update showing his unprofessionalism in asking for a review to be removed.

Fantastic experience: We had a great experience with the Beam Real Estate company. Our realtor Jiji Thomas was extremely helpful, friendly, and knowledgeable with all our questions. He did a wonderful job in helping us sell our old house and buying our new house. We highly recommend Beam Real Estate and our realtor Jiji Thomas to our family and friends.

Negative experience: We submitted a rental application for a property handled by this company. Our realtor spoke to Jiji Thomas once and he said he was not in India and would get back with our realtor. Not a word for days after multiple attempts to check on our application. After a complaint was placed on Google, he sent an email to my email, not my boyfriend who filed the complaint, saying he was in India and and had forwarded the application to the landlord. According to our realtor, on MLS he was listed as the owner/landlord. So what is going on? This is too shady. But benefit of the doubt I emailed him right back to say we were still in the market to rent and he has yet to respond. Horrible communication from this company, questionable interactions, possible lies. Too many red flags to move forward with this. Back to the drawing board.

I own many retail strips in DFW area and used many agents but most of them are not honest. Jose Thankachan is extrely honest and really know the science of commercial and he always do his homework before even show a property. Jose Thankachan deserve five stars. Highly recommendale. Negative experience: Interacted with Mr. Rajesh Bhatia to buy a property. Don't know how he got his Real Estate License. What a jerk? He doesn't know how to talk properly, but tells me that buying real estate in Dallas is not like buying vegetables in India. Shame on you Mr. Bhatia. First learn about customer service before doing business. He behaves as if he owns all the real estate market in DFW. Find another REALTOR who is real, not a fake one like Mr. Rajesh Bhatia.

Fantastic experience: We received great service from Jose Thankachan. He is expert in commercial real estate business. As a first time buyer, I was not familiar with the terminology or the best process people to involve. Right away Jose was incredibly friendly and took time to sit down with my partner and I to determine what would be a good fit for us. He even recommended a lending agent in the area, which we ended up using and greatly appreciated.

Negative experience: I dealt with Jose Thankachan. The first day we met he ried to poach me from my realtor. I rented for 1 year a property that the landlord said he managed.Jose said he did not. The whole year I lived there, they gave me issues and did not want to fix anything. Jose said I complain too much, simply because I told them what the house needed to have fixed. They did not renew my lease. Now, all they did was replace the AC unit, and power wash the fence, and are now renting it it out for $75 more a month than what I was paying. No shame. Shady business person.

Fantastic experience: I had great experience in Beam Real Estate. I was dealing with Jose Thankachan who is Mainly commercial agent. We end up buying two investment houses and a small commercial property. I could see, he is dealing with multimillion dollar properties however he was extremely professional with me and my wife. He really educated us the correct real life real estate calculations, cash flow, total return etc.. . He leased both houses for us and set up everything to collect rent directly. Beam real estate is highly recommendable for any real estate transactions especially Jose Thankachan .

Negative experience: Please be very careful when using their services for renting a house. I used one of their agents to rent a house in Plano. While the renting process went smoothly, they failed to fulfill half of the requisites as mentioned on the lease. The house was rented to us with a dirty garage and backyard and even though the appliances were supposedly new, neither the cooking stove nor the oven worked well. They did not even rekey the house as promised. Subsequently, they said that the landlord will take over as the property manager. And he turned out to be in the same category. With all the maintenence issues, I was forced to vacate the house within 7 months. As per the lease contract, they were supposed to refund my security deposit within 30 days but despite repeated reminders, they are still keeping my money. Further, the landlord says that the agent will respond and the agent throws the ball back to the landlord.

Fantastic experience: I received great service from both Beam Real Estate agent Basil Bandek and the Beam Mortgage team. They were very thorough on all my questions as a first time home buyer. When I first called Mani Jacob he made sure everything goes smoothly, got me an agent and got the pre-approval and after three weeks I am now a homeowner. I wish all things in life was this smooth . thank you

Negative experience: They deceive you with fake ads that sound like great deals just to wheel u in and start giving you listings of businesses that are either expensive and not worth it they should be reported

Negative experience: Same experience others are noting in their reviews. Attempted to rent a house which was listed by this company. Agent was rude and utterly useless. Attempted extort two months rent as deposit. Seriously ?!?

Negative experience: The representative I dealt with, I will call him B, is a terrible real estate agent. He lies, misses appointments (without calling) and even threatened to call the police on my wife and I when we demanded he leave us alone. He is manipulative and dishonest and I have no positive things to say about him. I believed his charisma was great at first, but now that I have dealt with him for about a year, I know that the charisma lures you in. Once that lease is signed, he continues to lie lie lie. He made my wife and I clean up after the construction crew that built out our space. It took 10 months for our plain, white box space to be built. We were initially told it would take a month. We lost everything we owned because of him and his lies. Now, all we have is this store that we can't even use because it wasn't constructed properly, and despite the terrible job that the contractors did, B vouched for them for 10 long months. Do not use Beam Real Estate unless you can get an agent who is not B. Out of the 25 appointments he has scheduled, the only ones he has ever been on time for were the 2 that took place in his office. He has skipped 2 outright without calling us. His usual story is "I'm stuck in traffic," or "My other meeting ran over." He either has limited knowledge of the real estate industry or is an outright liar. I can not say Beam Real Estate is a bad company, as I have only dealt with one individual, but I can say that that individual should not be representing this company if they value their clients.
