Negative experience: It would be great if the administration sent out a general email regarding those noisy neighbors living upstairs—to make those who drop things on the floor and walk around like dinosaurs more aware. It’s not just that it’s annoying; the real problem is that they act as if they don’t even realize there are people living right beneath them.

Negative experience: I lived here in 2024, when we had that huge storm, all the water flooded in through the bottom living room walls! I averaged a $280 electricity bill in the winter months because I had to turn on the oven since the heating system wouldn’t heat my apartment beyond 68 degrees Fahrenheit. All the cold air was coming in through the windows and the bottom of the walls, needs caulking. There are animals living in the walls if these apartments that will wake you up at night, also it was infested with fleas, you would wake up with bites all over. Also the assistant manager Michelle was extremely rude and condescending when I was simply trying to ask her a question about my rent over the phone. There is a lot more I can say but my fingers would go numb from typing so much, apartments look nice on the outside but the inside needs a ton of work, very overpriced for what you get.

Negative experience: I have lived here for a little over a year. The apartments are decent. The coverings they use for the cabinets are all peeling off the coating for the counters is difficult to clean and hard to see if it's dirty or not so just clean it. The insulation is terrible. The windows are cheap. The appliances are very low end. If you like cooking eggs, make sure you have a very good corner of your pan because none of your pans will sit flat on the stove. Oh, would you like to walk around your apartment without waking everyone up? Forget about it! The floor's creak and whine so bad. It'll wake your baby in the night. Wanna find a place to park near your apartment? Forget about it no assigned parking except for visitors, which no one uses. Not to mention people who will park in two or three spaces because that's apparently what you can do. So now that we've covered what it's like to live in the apartment. let's talk about what your wonderful neighbors will be like. Since we moved in in December of last year, we have called the police seven times. multiple times for noise complaints, one time we had to call the emergency line because we were threatened by a resident who would not allow us to leave the complex. After that incident, we moved across the complex to try to be somewhat safer. Well, now we don't sleep at night because our neighbors are constantly having parties and yelling and screaming and waking us up at 3:40 in the morning. What is the management's response to the emails and videos that I've sent? So far nothing. Now that I've addressed all the issues, let me tell you the good things. Maintenence is responsive. You're close to the park and the walking path. If you're working in Carrollton, you're super close to your work. There's a Albertsons less than a minute and a half away. Need a prescription? There's a Walgreens and a CVS within walking distance. Positives have been covered. I would, however, like to get five stars to the Carrollton Police Department, who is fairly prompt in responding to our noise complaints and attempting to help us keep our baby asleep.

Positive experience: *** May 2024 - 4 stars *** We are moving here these days. Management, Jahrika was helpful, comprehensive and awesome at addressing our issues... what issues? -The apartment was not clean at all, it had dirty appliances and places as well as damaged furniture. Jahrika called to maintenance, and they fixed everything but, the apartment should have been clean and everything fixed since the beginning. -I placed some bug traps prior to move-in. So far, a lot of mosquitoes, some ants and so, but nothing to be worried about. -The toilet was old and looked like a pot instead of a toilet. Splash! everywhere. I reported that to Jahrika, but I think she did not understand my concerns, and the gross thing about it, or she did not care. Imagine your butt being splashed every time you use the toilet! As a man, I can handle that, but not the same for girls. I bought a new toilet because I didn't think management was about to do something. Better to invest on it instead of in health care. Thanks to maintenance team! they installed everything in the right way. *** UPDATE - End of May 2024 - 2 stars *** Heavy rains in Dallas-Fort Worth area. Our apartment got flooded. Water came in through the upper side of the front windows. The kitchen, living room and 1 bedroom are flooded. The floor is tilted to one side so water crossed the apartment. Maintenance has been responsive. By noon they already replaced the damaged carpets and installed fans to dry the floor. Nevertheless, I do not know what can be done with the windows. *** UPDATE - January 2025 - 3 stars *** -The flooding occurred in many places around Dallas-Fort Worth area BUT, while maintenance guys addressed issues in a timely manner (they were running all around the place due the same issue in many apartments), They have not investigated: FROM WHERE THE heck WATER CAME IN? My concern is, if there are heavy rains this year, it will happen again. I have an idea of where it came from and told maintenance about it. They always have a lot of work and have not done anything yet. I am not sure either if I am allowed to try fixing it or not. -We saw cockroaches a couple of times in the last 7 months, coming from a hole below of the bathroom's countertop (supposedly fixed when we moved-in). My wife bought insecticide and applied it. No more gross insects. -After putting clothes in closet's drawers, those fell down. We reported this and maintenance "fixed" it by using new screws, but after a month, it happened again. Old wood. I did my own quick fix and those work better now. I should not be doing it but I do not want to call maintenance anymore. "Theirs" vs "my" quick fixes hehe. It is not their fault. I would expect investments on upgrading at least Apts that pay rent on time and even days before the due date. -At least my Apt is uneven; all doors except the bathroom's one, are misaligned. The issue with the front door is, if you turn on the AC, the air escapes through it or enters. Is winter now and a lot of cold air comes inside through the door. Maintenance came twice and "fixed" the best they could. At some time, it was "fixed" by putting some sort of, cloth? not useful at all. At the end, I bought duct insulation material and installed it around the door. My living room feels warm now! -The plumbing makes a lot of noise when you open the faucet to take a shower. We replaced the showerhead and it reduced noise by half. You need to manage yourself to fix minor things the best you can because maintenance guys do what they can but they have a lot of work and I suppose that owners prefer earnings instead of tenants needs. Quiet place and community, except for the train, but I do not mind. Close to highway, a trail, grocery stores, gas stations, library, the things I wanted and the main reason I chose this place. As a Mexican, I am used to fixing things around the house. Not for this place, but my family. Maintenance guys are heroes by fixing things with limited resources. Management is responsive too. Michelle is great!

Negative experience: Es un lugar muy tranquilo, bonito y el personal es agradable, llevo casi 2 años viviendo aqui, y desde el primer dia que me mude empece a ver cucarachas y cuando fui hasta la oficina para decirlo, mandaron un personal a fumigar, cuya fumigacion no hizo nada, volvi nuevamente a la oficina y me environ una carta que vendria el control de plagas que tenia que tener todo listo pra ese dia, resulta que en dicha carta decia que era obligatoria la fumigacion, que de no hacerla pagaria de mi bolsillo porque habia otros apartamentos que tambien habia y esos inquilinos estaban afectados, no entiendo, es como si me echaran la culpa de que hay cucarachas por mi culpa , sera que si no me quejo nadie está afectado?, en fin la fumigacion no hizo absolutamente nada, y me dije para q quejarme nuevamente para que vuelvan a enviar un control de plagas que no resulte y al final me digan que es mi culpa, segun ellos los inquilinos anteriores a mi no se quejaron nunca, no entiendo realmente porque, al final he tenido que gastar dinero a cada rato para comprar productos que acaben con estos insectos, y barato el alquiler no es, me gusta aqui porque es tranquilo pero ese es un gran problema que no se resuelve

Negative experience: I write this reveiw as a present tenant who pays rent on time. A week early to be exact.. we have been living here almost 2 years and last night just because my husband truck thats been parking here for 2 years did not have a sticker on it. They had it towed .. Its so funny that a complex that cant even keep boilers going and every other week you get a new mail with lies about something wrong with the boiler and a company is onsite only to find out thats not true. I understand rules but you would think the tenants meant a little more to them when they pay. I had a issue about parking before and was told I had to call the tow company not once did they try to figure out what was going on. When the boiler kept going down my husband was told they live here and they deal with it to. Lol yeah but they dont pay full rent ! The complex is old foundation is horrible they only have 2 maintenance men .. cabinets have to be tightend every other week the only thing they have going is they try to keep the grounds up. The mantience men try. The office staff is rude and unprofessional. And clearly they discriminate and have picks on what tenants they help. Stay away. I cannot wait to move i have over 10 emails with the boiler down no hot water. This is just wrong on every level .. In the response. So yo quick respond about signed parking papers. What about the signed documents about keep tenants with hot water and water even ! Lol. You had the same parking form when i came to the office twice about someone parking and yall did nothing. I Thank God for a roof but i cant wait to leave and FYI anybody looking at these make sure you see the inside 1st. Thanks for the reply but it means as much as the emails lying about a contractor being onsite to fix the boiler after your Maintenance man said one came and saw how bad of shape it was in and left .. As much as we pay in rent the patch jobs should have been done. Show me the receipt for the new boiler thats the only thing worth looking at

Negative experience: I’ve lived at Villas of Josey ranch for only 1 year, These are the number of issues I’ve experienced here at this complex for such a short period of time . when I first moved in , We had HORRIBLE flea problem . Before we made any presumptions , we inspected our carpet. My 4 year old daughter at the time would wake up with numerous bites . When we approached the Manager with these issues . She was NOT helpful in any way and provided no solutions. Made it seem like we were a bother , became defensive and ensured that the last resident didn’t have any pets she claimed . (Mind you we live right next to the dog park as well) Me and partner went as far as taking a flea and placing it in a plastic bag and leaving it on the counter for pest control to see since we demanded pest control to come to spray our apartment. When pest control came , their response was (they were not active at the time ). I guess if you have a flea issue we need to notify our “flea” friends to be “Active “ next time for any problem solving to take place with This complex . I will upload a photos for proof . We took matters into our own hands and went to Home Depot and spent over $100 to lay down flea killer on our own carpet ! This fixed our issues but the manager did nothing whatsoever to help us or compensate us for our out of pocket expenses ! The buildings are so old you can hear water running if neighbors use the water for showers or the restroom it’s so annoying. There’s slopes in the floor all over the apartment. Our toilet caused our restroom to flood out once ! . Our Oven that was in our unit when we first moved in was from the 70’s and I’m not kidding . We still tried to improvise and cook on it until finally they told us our thermostat was bad . next day we come home and they replaced the over finally but with an older model GEbanged up stove where the burners were so bent you can never cook correctly in a pan . We ended up buying an air fryer just to be able to cook . They have a HUGE boiler issue. They are aware of it and simply place a band - Aid on the issue instead of completely replacing the boiler . We were left without hot water numerous times through the year ! To be exact I have exactly 16 emails all for Water shut offs.Think all other current residents can prove this as well . It was almost every single month ! Which displaces your residents to a hotel or family members houses just to shower ! I hope to anyone coming here you take that into consideration.

Positive experience: This is now our second year here. At first everything was great, couldn't really complain. But these last couple of months it's always something. From water being turned off for hours, no hot water multiple times we are over it and will not be renewing. For the price we pay, the leasing office doesn't seem to care much.

Negative experience: Maintenance is nice/responsive and the apartment is surrounded by lovely scenery and a walking trail. It is close to restaurants and a grocery store. However, it needs a lot of updating. When it rains, the floors flood, spiders/wasps/roly poly bugs easily crawl in through the doors or foundation. Sometimes the hot water doesn’t work and for some reason when it’s cold outside, it’s cold in my place. If it is hot outside, the place won’t cool. It doesn’t matter how much I adjust the thermostat. Overall, not a terrible place to stay. It is quiet and I’ve always felt welcomed and safe but the units need some true repairs and not patchwork. Update: The apartment complex has a rodent problem. I went to the mechanic for a check engine light and was told that rodents had chewed the wires. The mechanic showed me the rat droppings and wire damage.

Fantastic experience: I have lived in a Townhome here over two years. I’m never moving. I tried to sign a five-year or multi-year lease. They are going to have to kick me out. Office staff is amazing. I’m a difficult person with some disabilities and they are still nice and pleasant. The location is right on a disc golf course so multiple daily walks are very convenient. Maintenance usually comes immediately or the next morning after submitting a ticket. I’ve had heater issues a few times, but they fixed it every time and we had icepocalypses. They keep the pool clean, maintain the grounds, and I rarely see dog droppings when I’m out. Lastly and definitely no less important, but CA in maintenance & Jose are amazing. Will retire here if they let me.

Negative experience: Thankfully just approved and MOVED! Renter beware, or someone moving out of state, Texas and these apartments have no responsibility to fix maintenance in a timely manner, keep the air conditioner working literally ever (20 degrees above the outside air temperature, so 100 degree nights are okay) or what I guess I used to consider basic landlord responsibility. Thankful to be moving where I can depend on the power and lights hopefully somewhat capable maintenance.

Positive experience: Very spacious, friendly staff, adiquate facilities, and decent location. The ac/heat worked well most of the year, and the townhome design was very comfortable for having guests. The upstairs rooms, though, need more noise insulation on the floor; it acts like a drum where even the tiniest noise (like a shoe dropping) makes a loud boom on the lower bedroom. The only reason I moved was the price. It's a nice location, but not $1600 nice. I would move back in if the rent was reduced.

Fantastic experience: I’m a current resident, have lived here for just about 5 years. It’s quiet, safe, well maintained and conveniently located within the Dallas Metroplex. The office staff has always been very diligent, friendly and accommodating and I’ve never had issues with being able to approach them. The maintenance staff have been equally helpful, friendly and responsive. We currently occupy one of the smaller units, it has been perfect for a family of 3.

Fantastic experience: I have lived here for quite some time and have nothing but positive things to say. The maintenance staff is very friendly and is always available to fix and take care of situations that may arise. The office staff is also very helpful and will assist in any way possible. The complex has a wide variety of different floor plans and gives us any option that might suit what we need. I enjoy living here and will continue to live at this complex. Negative experience: This place is tow-happy. Towed my car when I parked in, what I thought was visitor parking, while visiting my brother’s place for two hours for dinner. And even though it wasn’t visitor parking, there were at least 10 open spots around me, so it was completely unnecessary and cost me $300. As you can tell, the company doesn’t care since they don’t reply to any of the reviews on here. Reply: Thanks for pointing out that you have visitor parking policies. Obviously. The issue is how ridiculous it is. No resident needs needed to be met, where I was parked, with ample parking spaces around me for 2 hours. “Great” customer service.

Fantastic experience: Me and my wife had lived here for 4.5 years, but recently moved out. With that said, would I recommend this complex? Most definitely. It was always clean, neighbors were friendly, and never had any crime problems. The big point that I want to make about this place: Management. To see how a company shines (or fails to) is to find out how they react in the face of a problem. Unfortunately, my unit seemed to be cursed (Many maintenance problems. I want to note though that I know MANY individuals that live in different units, and they never had issues), and therefore I always seemed to have a maintenance request in. This is where management shined. I was always informed on what was occurring, and if the repair could not be done immediately, how long I could expect before it was done. Management went above and beyond when we were having issues, and made sure to take corrective action as soon as possible. Ms. Jahrika (property manager) always greets you with a smile, and a “Can Do” attitude, showing true compassion and understanding with the renters of the community whenever there was a problem or concern. Mr. Terry (Leasing Agent) was always happy and quick to assist, making sure the proper information got forwarded in the event that Ms. Jahrika was not around. Mr. Pepe (Not sure if that’s spelled correctly) was the primary Maintenance man, and was always a pleasure to deal with, and ensured that he always went above and beyond in the repair (Even calling for a replacement where other communities would have simply tried a repair). You could run into any of these individuals while walking the property, and they would always be happy to engage you in conversation. Unfortunately, we did have a water pipe collapse in our floor between 1st and 2nd (We lived in a Town-home), and this basically flooded us out. Once again, Management shined through, and immediately began work on making sure we were taken care of (Helping to find a hotel if we needed one, and other such services). Even though we had problems with our unit, we were more than happy and willing to move into another Town-home on the property (This should tell you how much management has impressed us), but unfortunately, another unit was not available. Due to this, we requested the lease to be mutually absolved. Obviously Ms. Jahrika could not provide that approval herself, but went to work quickly obtaining the proper permissions to corporate, and arguing our case to why this should be granted. It was easily granted without any headache on our part. I mentioned before leaving that if me and my wife were ever looking to move again, we would definitely be open to coming back to the Villas, and the main reason for that is Management, and how they resolve problems. This should say a lot about this community. Also, I noted that a lot of negative reviews on this place have to deal with towing, and I just wanted to add my two cents: Towing at this community is common sense towing. There are MANY visitor spots, and although not terribly close to my apartment, we always seemed to find a spot for guests when they arrived. No one was ever wrongfully towed. On times where I had a rental (or bought a new car) and could not get to the office to obtain a new sticker, a simple call to the towing company informing them of what was occurring, was all that was needed to keep my car from being towed without a sticker. I will admit that the PREVIOUS towing company (under old property management as well) seemed to be a bit “tow hungry”, but that did not prove to be the case with the recent company (Who has serviced this community for about 2 years or so now).

Negative experience: This place sucks. All of the one-star reviews are pretty much spot on. Atrocious management, they do not care about their tenants whatsoever. The parking system is a fiasco. The train rumbling through at all hours is annoying. The area is nice, though, which is the only positive thing I can say about it.

Negative experience: I can't recommend this place. *I feel like it's all about business and they've done everything necessary to protect their butts and nickle and dime us legally, but they do not care about creating a "home" and creating positive relationships with their tenants.* We lived here for two years and had SO many bad experiences. Maintenance takes forever (like two weeks) and we had to make requests frequently (and they never filled their 24 hour guarantee). The maintenance guys are extremely nice, though. The office is slow to respond and often very condescending. They're also horrible about notifications (like when our electricity or water got shut off). I had safety concerns which were never adequately taken care of. The location is totally amazing and is the only reason we stayed for so long. The pool is super nice.

Fantastic experience: Theae are nice apartments. I have some friends who live here. The parking rules are very strict from what they told me.

Fantastic experience: I am very pleased with my experience staying there. I just moved out from the complex due to my job. My 2bed apartment was just in the perfect location closed to the pool and the amenities. Maintenance is on top, the work orders were completed the same day. The office staff is very friendly and the location is just perfect. I highly recomend this apartments.

Negative experience: These apartments are absolute junk.Jarika johnson the lady that works at the front office is a horribly disrespectful nonworker. If you want to get a maintenance request done good luck, you'll probably end up having to do it your self. Appliances are outdated and do not work. Constant car thefts and a towing company goes around every night looking for cars that are in visitors parking and they will tow, 3 of my visitors got towed costing each of them over $300 each and I only lived here for a year, needless to say there is not enough visitors parking by a long shot. I would have gave these apartments negative stars if it was possible.

Negative experience: I moved into an "upgraded" apartment and it is a pit! I was told that I cannot plant any flowers outside the front door, so I get to look at weeds and mud. When I moved in my pets were immediately infested with fleas. The plumbing behind my washer leaked into my neighbors apartment. AND parking is impossible - my car was illegally towed and then I had to drive all the way to Denton to pick it up. Call me crazy, but if you take my car without cause you should bring it back to me! PS...there is a train that rattles the place at all hours of the day and night. You DO NOT want to live here! Run as fast as you can in the other direction!

Negative experience: My sister lives here and has not had a pleasant experience ever since the management chance. Nothing gets repaired and no communication from the front office. Parking is a nightmare!

Negative experience: I used to live here between 2010 and 2012. Before the management change things were generally good, for the most part. Things have changed since then for the worst. In short, don't move here if you want visitors over. My family still lives here and it's terrible finding any visitor parking (which is something that's new). It's nearly impossible to find a visitor parking space at night when there is 20+ free spaces unused reserved for residents. When residents have to pay for each parking space anyone not wanting to pay for having an extra car uses the limited visitor parking spaces. Great place to live for a recluse.

Negative experience: I am a current resident here, and I would like to share my experiences with others so that they do not make the same mistakes that I have. I have lived here since 2013, and when I first moved here I loved absolutely everything about the complex. I still love the complex itself, the location is great, I love the layout, I love the floorplans, I love the inanimate objects that one thinks of when one thinks of an apartment complex. However, there was a change in staff recently, and it has cyuased problems for most residents. Parking is a nightmare now, you are only allowed one car per leaseholder, so if you have two cars, like I do, you can only park one of them onsite. I have a work truck and a personal car. I cannot use my personal car for work, and I cant use my work truck for personal matters. I HAVE TO HAVE TWO VEHICLES. I am not the only tenant on the complex with a work truck/personal car, there are several of us here. there is extremely limited visitor parking, if I leave to go somewhere in my personal car I have to play musical cars so no one takes my parking spot. WHAT A HASSLE. it takes over two weeks to get maintenence requests resolved, if at all. I had an issue with my toilet, which took over a month to get resolved, and 4 trips to get resolved. Actually, it never did get resoloved. I finally gave up and fixed it myself. They recently changed the policy, they are no longer providing light bulbs or HVAC filters. I have filed a total of 7 maintenence requests about my HVAC thermostat(AC kicks on and off every 30 seconds) and they still have not fixed it. I have filed 3 maintenence reqwuests about my fridge(it sounds like its about to die) and they have not replaced it, it still sounds like it is about to die. I highly regret renewing my lease for 2015, and am actively seeking a way to get out of it. I just wish this complex would have another change of staff so I could stay here, I like this complex. DO NOT MOVE HERE! I wouldnt wish this management upon my worst enemy!
