Fantastic experience: CRPM was absolutely amazing with helping my partner and I move three hours to be closer to his mom and also so I could start a new position. They were so great throughout the entire process. Ian let me harass him every day until our application was approved and he was always so kind and super helpful.
Negative experience: I feel like I got application fee hustled. After I paid the application fee for the house I wanted, two days later it wasn’t available and the properties the offered we majority in the slums! Then it was like pulling teeth to get in touch with someone. Look somewhere else unless you’re just desperate.

Positive experience: I am new to working with CRPM but find this company to be respectful, supportive, and reputable. From first contact my representative was transparent about requirements, expectations, and stayed in contact with me. During my move in process another representative went above and beyond by contacting another company to assist me with resolving an issue. So grateful to her for that. The two times I have submitted maintenance request, have been promptly addressed with resolution and explanation. I have had nothing but a welcoming positive experience with CRPM.
Negative experience: Crpm bought the house I was renting from the previous owner 9months after I moved In.the old company knew all the complaints I had about the house from the home not being painted to the old drafty cracking windows to the basement flooding every time it rain roof leakin I call the health department on the old landlord before Crpm took over which I’m sure is the reason why she sold the house to them !! MOVING FORWARD my 12 month lease expires soon and Crpm tried to get me to stay asking what could they do to change my mind I let them know what the can do and the first thing was to paint the home they came and painted the basement walls and stairs and never came back .Moving forward it’s move out day so I’m taking all my pictures etc return the keys These fools send me a bill for 500$ talking bout I did 1500 dollars in damages when NOTHING IS DAMAGED IN THE HOME IVE NEVER HAD A REMAINDER BAL FROM ANY HOUSE I STAYED IN AND IM NOT GOING TO START NOW SO IM TAKING THEM TO COURT HOW CAN YOU POSSIBLY TELL ME HOW THE HOUSE WAS BEFORE I MOVED IN WHEN YOU ALL WASNT EVEN The OWNERS UNTIL 9 months after let’s be serious they tried to charge me 65$ for batteries for a smoke detector ? 25 $ for a dirty furnace filter that I still have a a receipt for that will just now be consider time to change bcuz it’s every 90 days I have my ducks In. A row yes the walls were dirty but that’s it the wanted 500$ for that yeah right when I sent the man a text about the previous owner used flat paint or primer for the whole house one simple touch left a stain I have all messages recorded see you all in court !

Negative experience: Don’t communicate and are extremely unprofessional. We paid the application fee after seeing a house. No one showed up to the house, we were sitting there waiting until my boyfriend called and talked to two people and they told him the combo to a lock box. The house was gorgeous. We paid for the application and never heard back from them. Me and my bf called. I talked to a receptionst who could not answer any of my question. Then I look at the reviews. Absolutely terrible, they can keep the 45 dollars. We dodged a bullet.

Fantastic experience: Thanks SO VERY MUCH, Katie! After several days and nights of sporadically flickering lights in our condo, we ended up with a full blackout in several rooms, along with our heat and kitchen, leaving us cold and without being able to cook anything that would be thrown out due to a warming refrigerator. After sending photos of the outside box for our unit as well as a few others, whom were also experiencing the same or similar electric issues, Katie forwarded our info and the photos to one of the contracted electricians they have available. The electrician who came by later in the evening was just great! He was very friendly and professional; and while he’d made sure our condo wasn’t at risk of arking, or a fire hazard, he made sure we were safe and have heat and electricity. It hadn’t even flickered since he was here! Thanks again for listening to me about the issue, sending a true pro (all on Christmas Day) to make sure we were safe until the full repairs are made to the equipment outside. Have a wonderful rest of the day an Happy New Year!

Negative experience: See last paragraph for response to CRPM. It's clear they have been creating fake reviews to boost their rating. I rented a property in Kent, OH from CRPM (managed by Katie Middendorf) from June 2024 to June 2025 for $1,500/month. I paid every month on time, left the property clean and in the same condition it was when I moved in, and upheld every part of my lease agreement. After moving out, I waited weeks for my $1,500 security deposit. When I contacted CRPM, Katie told me they were waiting for the final water bill from the city before processing the refund. I reminded her that the lease (and Ohio law) requires the deposit to be returned within 30 days or an itemized list of deductions to be sent. She responded with complete disregard and told me to “go ahead” when I mentioned filing a lawsuit. Under Ohio R.C. 5321.16, landlords must return a security deposit within 30 days or provide a detailed list of deductions. If they fail to do so, tenants are entitled to double the amount of the deposit. Katie and CRPM clearly didn’t care about following the law. I filed a small claims case, and the moment their attorney walked into court, he said: “Congratulations Mr. Propes, you’re a winner today.” They cut me a check for $3,000 minus a $43 water bill. Yes, they withheld my entire deposit over $43, and ended up paying double because of it. You can look it up yourself—Portage County Case #2025CVI01823R. On top of all that, maintenance requests during my lease were nearly impossible to get resolved. Avoid CRPM and Katie Middendorf if you value your money, your time, or basic legal rights. There are better, more professional property managers out there. Edit: 10/8/25 To respond to your statement: You are completely incorrect. I presented undeniable proof that CRPM violated both the law and the lease agreement—so much so that your own attorney didn’t even attempt to contest it in court. Your response only confirms a clear lack of understanding of even the most basic landlord-tenant laws.

Fantastic experience: I called CRPM fully expecting to get the run around like I had received from other local property management companies. I was looking to move within a couple weeks.I spoke with Ian and he greeted me with great professionalism, empathy and a welcoming tone. He listened, understood what I needed for my family a got right on it with scheduled tours. I worked also with Tovia. She was really nice and went above and beyond to allow multiple tours on the same days due to my hectic schedule. She was great at helping decide which houses would be a great fit. We picked a great house. Got approved right away and moved in on time. Ian explained the process and answered all of my questions. Real cool dude. Everything in the home is functional, and as described in the listing. They even left a nice welcome basket in the home. My kids and I are really happy. Thank you Ian, Tovia and the CRPM team. You really came through for a single mom of 3 in a moment of defeat. I would 1000% recommend and have already referred a coworker! Well done.

He’s been super helpful and made it really easy for us to get the place we wanted. I’d definitely recommend any student to reach out to him if you’re looking for somewhere to live
Negative experience: Genuinely the worst experience I’ve had with a property management company. Will play with security deposit, unprofessional until it’s time to collect money or slap on extra fees. Terrible communication unless they are coming to collect. Getting maintenance was an issue every time. Completed work orders when the job never got done. Wouldn’t recommend. Also gave me a broke fridge. I had to buy my own and they didn’t want to reimburse. Steps broken, never fixed. Terrible customer service from Brenda, very passive aggressive. They wait til the last day to do everything on their end, and if they forget, it gets swept under the rug
Fantastic experience: I dealt with Ian throughout the process of getting a lease for a house. He was extremely helpful and made sure to continuously keep up communication between my roommates and I. He was willing to call and answer messages during weekends so we could make sure to get everything figured out. Ian is very easy to work with and makes sure both parties are happy and come to an agreement.
Negative experience: This place is horrible!!!!!! I rented for over 8 years with my ex-wife.. I feel a hard times and ended up in the hospital I communicated with them while I was there the last time I spoke with them they told me to get well soon my next communication was them telling me all my things have been set on the curb with no warning they filled my file with late fees with no way of paying the paying the bill over the phone pay with credit card online doesn't work truthfully this it feels like a scam and I would suggest you do not rent from them ever I should have listened to prior reviews!!!! Don't not rent or buy from them!!! They need to be put out of business!!
Negative experience: Waist of time waisted my time the women are nice but I don’t think they legit handles properties well had me run around for a property they already had chosen applicant for , don’t get back with you , you have to constantly reach out to them just to get bad news
Negative experience: I applied for an apartment almost two weeks ago. The person who showed me the apartment was very sweet. I was sent the application, filled it out, payed the nearly $150 application fee, fixed some bugs in the application and was still told days and days later to just keep waiting for an answer. I read in some previous reviews that “the owner” is traveling. Why can’t that be communicated? I applied for this apartment with more than enough to have a response to either look elsewhere or even look at a different property of theirs. Now I’m paying another months rent at my current place with no answer of where my $150 is. The listing was removed and now relisted. How many times have you done this to people. I’ve need visiting the apartment above where I applied for over two years and that property has been vacant. They told me it was only empty for 3 months. They also gave my friend a GAS stove for an ELECTRIC kitchen. She haven’t had a stove in at LEAST 2 years. Don’t let these 5 star reviews weed out the HORRENDOUS ones. I should’ve done my research. The property is gorgeous, but I cannot trust them with my money, credit, and social security that they ALREADY HAVE. be careful yall. They are not a certified company.
Negative experience: This place is a total SCAM! My husband and I viewed a home that we were interested in, while viewing we inquired about the home being pet friendly in which we were told it was… so we went on to apply. We paid almost 100 dollars to apply, 96 to be exact! After applying almost a week went past with no word from CRPM (its instructed that approval or denial will be within 48-72 hours) so I reached out via email and was then told the home I inquired about is not pet friendly. That’s when I explained I was told it was, and said it was okay because I have an ESA for both of my dogs. I sent over the ESA. She asked my preferred move in date, and I never heard a thing from there forward! I’ve reached out numerous times and have gotten no reaponse. They’re horrible. They’re collecting application fees while the home that I applied for is still sitting on Zillow for rent weeks later. They didn’t even have the decency to deny us, probably because there is no valid reasoning! I don’t want the house anymore and I’m so thankful that this happened because I’d rather this than rent from slum lords. It’s wrong when honest people pay high application fees and the property doesn’t even care to respond to you anymore. I’ve also read this place is not BBB accredited. It’s just a joke. I would never recommend anyone to apply or rent from them: it’s very unfortunate that landlords and companies do this to honest people who are looking for a home.
Fantastic experience: Applied for a property rental through AMHA. The owners declined the offer they receive so I haven’t rented from them YET ! I will be applying again soon only because of the great customer services from Tovia ! She’s kept me updated & responded quickly . She was much more than just a person showing a home . If everyone is like her, I can’t wait to lease from CRPM in the future .

Negative experience: I applied for a studio apartment and I asked before I applied the time frame for getting back to you. The lady said a day or two. I waited a few days, they asked more info, I gave it to them. I heard nothing and kept asking but gave them time in between to answer. When they finally responded she said the owner was on vacation. Then the owner never came back from vacation. Then I applied for another property that she said was allowed AND EVEN SUGGESTED ,still nothing. They have horrible communication skills maybe it was a good thing I did not rent from them.
Negative experience: They are very rude and not helpful whatsoever. I had called them to ask if they knew when someone was coming to fix our roof (that was supposed to be done months and months ago), and she said “nope I sure don’t!” and then said nothing else. We have been trying to fix our roof and our falling ceilings for months and everytime we call they offer us nothing. I then had my mom call and they said they had told us everything and helped us. They hadn’t said a word to us.
Negative experience: Our third floor ceiling has been caving in the last year. We called CRPM today and Gretchen answered to help us. Our house had an appointment scheduled for the next day (that ended up getting pushed back a day) to get our roof fixed. As of today the ceiling is completely caving in actively and leaking water when it rains. Our roof repair got pushed back a day due to weather conditions and Gretchen refused to communicate what so ever when it came to discussing how to get a temporary fix done. I usually having an easy time when communicating, but Gretchen has made it impossible for us to reach maintence about a true emergency.
Negative experience: Horrible company, the first 2 apartments shown to me were nice, but the interior of the building was filthy, the 3rd apartment shown to me was like walking on a roller coaster ride. The flooring underneath the carpet was gone and I can tell that the building had been on fire and flooded before. These people need to close up shop and stop trying to rob people.

Negative experience: The overall experience with this company has been horrible. They take forever to complete service requests. They never answer the phone and when they do they are always rude. The management at this establishment told me my service requests wasn't a emergency and that I was to deal with it my self. I would not recommend going through this company and I will not be renting with them agian.

Negative experience: DONT RENT FROM THESE PEOPLE. Horrible company. We were left with no fridge for 3 weeks and only received one when I called yelling about it. Lost $200 in groceries and have not been refunded for any of it. Mice poop all through the house, mold in the kitchen and bathroom. I've called several times about these issues and have had no response back. The shower was black from mold we had to clean it ourselves. Doors are held together by tape and painted over. There's been an abandoned car in the driveway for 3 months and nothings been done after many phone calls. All I get is a snarky attitude back. Floors are so slanted the furniture slides to one side. Recycling bin was full of trash when we moved in and nobody will take it. The house has a permanent bad smell no matter how much we clean. 1/16/2024 update, our pipes have been frozen for 2 days they finally sent somebody out and he told us we need to leave the basement door open. This room is full of mice and rat feces and located in our kitchen. This is unsanitary and inhumane. Of course CRPM will yet again ignore my complaints on this matter.

Fantastic experience: After dealing with other "Property Management" firms in the past, Mrs. Middendorf and her staff, we are clients for as long as they will have us. Occupancy numbers at our highest rates ever. Rents on time - EVERYTIME! Look no further if you are looking for a professional firm.
Positive experience: They was willing to work with us considering we had an eviction any maintenance concerns they are always on it the only down fall is we moved in here without a fridge or stove other then that great company over all
Negative experience: I would not rent from crpm again if the entire world was on fire and crpm owned the only fireproof shelter on earth. They take weeks if not months to do basic maintenance requests. Every time we’ve had someone come out (which was quite a few times bc we had some plumbing issues) they were hours late, or wouldn’t even show. Our ceiling STILL needs sanded/painted from when it was leaking in SEPTEMBER! (They didn’t even fix the leak until December btw.) Our utilities are covered by our rent up to a certain amount. We had an underlying plumbing issue that was quadrupling our water bill. They conveniently “forgot” to give us our water bill for 5 months while that bill was increasing, and tried to say we owed that money. A problem that could’ve been caught in the beginning. Unfortunately they were either not doing their jobs, or trying to scam us out of $800. We ended up not paying it only after threatening legal action. Then, months afterwards we get a notice that our water bill has never been paid to the city. Like ever. And that’s their job, so idk what they were doing with all our utility money. Keeping it for themselves I guess. I would like to specifically shout out Alicia and Alyssa for being the most unbearable people I’ve ever spoken to. It’s actually kind of impressive how they’re always in a bad mood every single time they answer the phone. This is by far the worst rental company ever. You’re better off sleeping in a cardboard box.

Negative experience: I moved into my apartment several months ago, during which time it was owned by another property management company. The previous tenant actually died in my unit, and I was the one who cleaned up everything afterwards (I mean EVERYTHING -- it was filthy), on top of painting the apartment myself. Since CRPM acquired the property, I've had to contact them over and over for simple maintenance requests. I was assaulted in my building in November, and afterward I asked that my burned-out hall light be replaced for my own safety and peace of mind, just so I could use my door's peephole. It took them until the end of February to take care of this request, and I had to contact them about it on four separate occasions. This week I was blindsided by a random notice that my rent will be increased by 70%. No explanations, nothing... I have less than a month to find somewhere else to live. I haven't even been in my home for six months, and now CRPM will be profiting off of the hard work I've done to make this place livable. This company takes advantage of vulnerable people and I would not recommend doing business with them. UPDATE: I tried for months to get my security deposit back from CRPM. The two receptionists gave me a different excuse every time I contacted the office. Alyssa was always respectful, at least, but I’ve never been spoken to the way Gretchen spoke to me. She yelled over me and smacked her lips in response to what I was saying for the entire conversation, and then hung up. Just awful, classless behavior.
Negative experience: CPRM took over my apartment, they can put their signs up all over your house but they can't fix it. LOL how pathetic, on top of that they charge you arm and leg to mow your grass, which was free when i first moved in here before the new management. what an awful company
Negative experience: I was already in my apartment when CRPM took over my building. I felt extremely nervous that I would have new management, and now I know, rightly so! Over the remaining few months of living in my apartment, they continued to add fees and increase rent for myself and those in my building. Communication with the office was difficult and maintenance requests were often ignored. The basement in my building flooded every time it rained, causing mildew, and they never addressed it. Our washing machines and dryers did not work, which they falsely advertised as working. I had an issue with a disgruntled neighbor where I felt unsafe, and once I finally reached one of the owners, he rudely disregarded my feelings and only made me feel like I was bothering him. Upon moving out, I was deducted money from my security deposit for ridiculous items that were already in poor condition from previous management. During my few months of living there, all I did was improve my apartment! On my virtual account, random documents were uploaded and I had access to other individual’s lease agreements. This made me worry who then had my information! I highly recommend you consider renting from elsewhere. My experience was extremely poor and I am glad to finally be free from CRPM.
Negative experience: WOULD NOT RECOMMEND‼️ DO NOT RENT ANYTHING THROUGH THEM‼️‼️‼️ They only like to communicate when it comes to money and not ANYTHING ELSE! Everything that was broken when I moved in never got fixed and I’ve been here 3 years. The property looked like it was never professionally cleaned after the last tenant. They failed to tell me that I was responsible for cutting 2 yards til 1 year after I already lived there. Totally not worth the headache or money. Property is old looking and needs to be remodeled asap!
Negative experience: Want to nickel and dime you Paid previous owner $500 deposit for my dog. Crpm(new owners) found a way to keep all my money $250 registration fee & 50 a month for the dog Raised the rent of course! Also added $25 for water bill To your rent
