Negative experience: I moved into an apartment in April. It was not cleaned before move in unlike just was told. I also needed several important maintenance items handled and have not been able to contact or receive updates from the property managers even after contacting multiple times. Communication needs to be better on that end.

Fantastic experience: This review is not about property management — it is about Jack, our on-site manager, and Angela. When my kid accidentally locked the bathroom door late at night, Jack was actually out for the evening but still drove back to help us. He and Angela resolved the problem by 11:20 PM. We were so grateful. But the story doesn't end there. Two days later, Angela visited our home and brought gifts for our kids — coloring books, reading books, and small toys. Our kids were so happy. Jack and Angela went far beyond what anyone could expect. Their kindness and warmth made our family feel truly welcomed in our new home. We will not forget this.

Negative experience: It’s a very difficult management company to get a hold of. I had some questions I needed answered before providing them with all my bank information & all I got was an automated email telling me to fill out the application. That’s is NOT good customer service. If you treat your potential tenants like that, I can only imagine how it would be to actually be a tenant. No thanks.

Negative experience: The property manager Laura Hoot is unprofessional. I was explaining to her a problem, and she said “ if you talk over me, I will hang up on you!” This is totally terrible customer service! Do not recommend! More interestingly, my email sent to her which is about the actual issue was never answered. Yet she quickly respond my email about her attitude, even in the night time. Shouldn’t you focus more on handle the actual issue ? As expected this lady never said sorry about her attitude and she never let me finish my talk.

Fantastic experience: We completed a fire sprinkler service for Beven & Brock Property Management (Invoice #2005 and #2029, dated July 23, 2025) at 111 S Oak Knoll Ave, Pasadena, CA. The work included sprinkler head replacements, gauge replacement, and related services, performed fully in compliance with NFPA 25 fire safety standards. Despite the service being completed and documented, this company has not fulfilled its payment obligations. Their manager promised us three different times that payment would be made. In the end, only a partial payment was received, and the remaining balance has been left unpaid for more than two months. Because of this, we are now forced to hire a lawyer and prepare legal action. If this is how the company handles financial obligations, one must question how seriously they handle the safety of the residents in the buildings they manage. A property management firm that shows disregard for agreements and accountability may very well demonstrate the same disregard for the condition of its buildings. For the sake of tenants’ safety and trust, we strongly advise caution when dealing with Beven & Brock. This type of behavior is unacceptable and damaging to small local businesses like ours. We strongly advise other contractors and vendors to be cautious when entering into agreements with this company, as they do not honor their payment obligations. — FireProTech Dear Beven & Brock Team, We would like to acknowledge that after a long delay, someone from your company finally reached out to us and the outstanding balance has now been addressed. Negative experience: I am extremely disappointed with the way Beven & Brock Property Management has handled my situation. As an active duty service member who has proudly served and deployed multiple times to protect the freedoms we all enjoy, I expected to be treated with fairness, respect, and professionalism. Instead, I feel like I am living in a small, authoritarian community where my voice, concerns, and circumstances are completely disregarded. This company appears to focus solely on complaints made against me, without investigating the circumstances or questioning the validity of these claims. This one-sided approach feels like harassment, and the lack of accountability and balanced consideration has created a deeply hostile and unfair environment. As a service member, I am protected under numerous federal and state laws, including the Servicemembers Civil Relief Act (SCRA), the Fair Housing Act (FHA), and various tenant protection laws. If this treatment continues, I am fully prepared to exercise all of my legal rights and protections. I will not hesitate to utilize the legal resources available to me, including the Judge Advocate General’s (JAG) Corps, the Department of the Army, and other resources within the Department of Defense, to address this unacceptable behavior. Additionally, I am keeping thorough email documentation of all interactions to ensure I have the necessary evidence to defend myself and take further legal action if required. As someone who has sacrificed so much for the freedoms of this country, it is disheartening to feel so unsupported and targeted in my own home. I strongly caution anyone considering renting a property managed by Beven & Brock Property Management, as their practices reflect a lack of fairness, understanding, and professionalism.

Negative experience: It’s a nightmare to try to reach anyone at this property management company. The employees are always on vacation (to a point where I’m just amazed by their work life balance) and don’t respond to emails and calls. Good luck getting anyone to respond if you need any sort of documentation, or need any assistance from them handling your HOA needs.

Negative experience: This management company is an absolute joke. I have had multiple issues over the last few years with this company over charging fees, double charging fees, not responding to management issues. If clients have a plumbing leak or another emergency issue over the weekend or holiday you will not be able to get a hold of anyone. The emergency line does not work. Be very careful before selecting this company to manage your buildings. Your building and units will lose value because of Beven and Brock's incompetence. Just take a look at all of their other reviews.

Negative experience: If I could give this slapshot organization a minus 0 stars I would. Dealing with them is an absoulte nightmare! Their service is absymal, the property managers are unresponsive, their vendors are outrageously expensive and their accounting is even worse. I have had them for 3 years. When they took over my property it was fully rented and in good condition. Now it looks like a tenament slum after spending over 70% of my annual income on their remomended "repairs". Any owner that can possibly manage their own building is better off doing so rather than letting them on your property!

Negative experience: The experience has been nothing short of a nightmare. Homeowners like myself have been slapped with “SPECIAL ASSESSMENTS” totaling five figures. We just finished paying off one special assessment, and now they are demanding another, even higher, assessment less than a year later. The money they’ve spent doesn’t justify the enormous special assessment fees they’ve collected. We are deeply worried and concerns about their incompetence in managing finance and budgets. The constant threat of additional fees and fines has turned our once-great community into a stressful place to live. We live in fear of the unknown, always anxious about the next unexpected financial burden. Additionally, the legal firm associated with Beven and Brock will add unexpected charges. The company’s communication is atrocious. (The previous property manager left the job, wonder what the reason might be. ) This new associate they’ve brought on board is horrible at communicating, only adding to the frustration.

Special Assessments and other fees are based on decisions made by the Board of Directors of your HOA, not the management company. Special Assessment fees often cover unforseen, but necessary, maintenance, in which case the Board may have no choice but to impose the fees. However, before they are imposed, fees are usually discussed & voted on at a Board meeting, which can usually be attended by all homeowners, before they are imposed. (I added "usually" just because I don't know your exact situation). If you have not been getting notifications about these things, please let me know and I will make sure you receive future notifications.

We are not associated with any legal firm, but it is possible the one your Board used was referred to them by us. We work with a few different attorneys depending on the issue and their availability, and I definitely want to know if any homeowner has had a problem with one of them. If you'd contact me and give me more information, I will address the issue promptly.

Regarding your property manager: I hope communication has improved since your address was updated, and since your review. If not, I'd love the opportunity to speak with you and the manager regarding these and any other issues that may have come up.

Negative experience: We have had previous property management and have not had to pay exorbitant fees. Since we had Beven and Brock as our property management, we, the homeowners have been slapped with “SPECIAL ASSESSMENTS” in 5 figures. We have just finished paying a special assessment and now they are trying to get us to pay for another one and it hasn’t even been a year since the last one… this again in 5 figures but much higher. This has been a nightmare. A great community we live in is now a stressful place to live in due to having a FEAR OF THE UNKNOWN. We are threatened that we might have to pay fines (so they heard) or might have to pay upfront in full for the special assessment if we don’t agree to agreeing to the installment payments. The company is shady as they send out emails to individual owners instead of group email so that it is transparent to all. We have always had group emails for minutes of the meeting and financial reports. They run theirs differently. The money they had spent doesn’t even justify the special assessment fees they collected and now they’re up to taking more. Beven and Brock…people are having a hard time and instead of helping us out you are pushing us down even more. Have mercy and how can you go to sleep at night knowing that you make lives of people miserable?

Negative experience: Beven and Brock’s follow through for repairs is poor. Despite high management fees, they fail to deploy quality roofers to successfully fix roof leaks in units they manage. I would highly suggest any homeowners association to seek other alternatives, as they have not managed properties in the best interest of homeowners.

Negative experience: Absolutely abysmal customer service. I had trouble entering the tenant site due to them spelling my name wrong. I've only had to go to the office a few times but each time they give you an attitude as though you are interrupting them or something. Finally when leaving as a tenant they told me my check was ready and when I showed up they asked me to come the next day and were super confused why I was there. Terrible place, glad to be gone.

You indicated you are waiting for repairs to be made, and that there is a bidding war going on which is delaying your repairs. This situation would have nothing to do with the management company, either ours or any other one.

As a management company, we implement & carry out the decisions made by the Board of Directors (which is comprised of elected homeowners). We cannot force the Board to make a decision as to which company is hired to do the repairs, or when the repairs are made.

We absolutely can, however, speak to your Board and encourage them to handle this situation ASAP! We can also provide you with information on how to reach the Board directly, as well as a schedule of open meetings you can attend.

Would you please let me know which Homeowners' Association you are with? We looked through our database of rental tenants and condo homeowners, and found a Michael Williams, but he said this review was not from him (he is a rental tenant and says he has no maintenance needs at the moment, and is happy with our management of his building).

Fantastic experience: I gave in and submitted an application as they instructed and they haven’t even attempted to contact me. I’ve called emailed and they send the same copy and pasted message that I need to apply. Regardless of how many times I tell them I have ALREADY applied, they still same that message. Don’t waste your time. I hope they don’t attempt to steal my identity or something. Edit: I feel it is only right to edit my new experience with this company. They reached out to me and assured me my application was being reviewed as well as the reason on why it took as long as it did. It felt as though they really wanted to resolve the issues I faced to ensure it didn’t happen to someone else. My worry and stresses have been relived and I feel more comfortable with working with them moving forward.

Fantastic experience: I have been a tenant with B&B for 7 1/2 years, and I have to say, I've never had a problem with this management company. Prices are constantly increases all over this country and for that I say, God help people who are trying to make a decent living and trying to pay rent on time. I'm sure most would agree. However, whenever I've had any issues with my apartment, it was handled right away and the onsite manager at my complex is beyond AMAZING! Mr. Fin Beven tries hard to accommodate me, I'm not the easiest person to please, I'll admit that. Nothing is perfect but they've tried to make my residency a pleasant stay and for that I say, thank you to the staff and especially the onsite manager. Yvette.

Negative experience: In order to even view the units, you need to submit an application including your social security number, extensive personal information, various forms of government ID and financial documents. Why does a property manager need my social security number in order for me to even VIEW the unit?

Beven & Brock Property Management

Hi Helena - It's true we ask applicants to fill out our application before viewing any units. We don't collect the application fee or run your credit unless you view and select a unit you'd like to lease. You do not have to put your social security number on the application - you can give that to us later if you decide to lease.
The reason we have people apply first is that we do not go with you to see the unit - if you're qualified we send you codes to lockboxes that are on the front door of the units with the key inside. Per our contract with the owners, we can only give access to people after we verify their identity and check their financial documents to see if they qualify.
This is beneficial to the applicant because you don't have to come and go from our office to pick up keys, and you can view when our office is closed, such as evenings, weekends, and holidays. Additionally this keeps a lot of traffic off your brand-new or freshly cleaned floors.

Fantastic experience: I was off-put by some of the low ratings online, but after a year of tenancy I had a fantastic experience living under B&B’s management. Their financial requirements are reasonable for local students to qualify. I’ve recommended my friends look at their listings, and I am pleased to have received my full deposit on move-out.

Negative experience: In order to schedule a SHOWING, you have to first put in an APPLICATION? The most backwards, usurious policy I've ever heard -- especially in this market. I wouldn't do business with this landlord based on that simple fact alone. Surely a bad omen and preview of how the rest of your experience will be.

Negative experience: Called the pasadena office to get some information on rentals. The woman they have answering the phone and responding to questions was very unpleasant and unwilling to explain the application process when I had questions regarding leaving my credit card with the office—hung up on me before I’d finished asking my questions! Fantastic experience: We were fortunate that Mr. Beven, Sascha, and Rosa were on top of things with us. Our lease in Temple City went through smoothly thanks to their help. Negative experience: I've only had one experience with this company so far but it was the most unprofessional experience I've had in a long long long time thanks to a property manager named Laura. The unit I live in has some plumbing repairs that need to be done which would require shutting off part of the water in the building and wanting to be a good and courteous neighbor, I thought it would be best to contact the HOA to make sure I do it at an approved pre-arranged time to accommodate other people's lifestyles and schedules. If not that, at very least, give them a heads up. Seems pretty simple, right? Not a hard ask at all, right? I was given Laura's contact information as the point of contact for the HOA. When she called me, I explained that the individual shutoff valve for my unit wasn't working and I needed to shut off part of the building to make a repair. She first corrected me that there wasn't an individual shutoff based on her information - ok, that's fine. Moving on, I still needed to shut down the water to make a repair. I'm not sure what was going on with her but she appeared to be purposely obtuse during the conversation and got belligerent with me at several points. For example, she kept saying she didn't know what I was asking for and I kept saying "Well, I am trying to reach out to the HOA to plan a good time that works for them so I'm not just a random renter inconveniencing everyone else." She told me that she'd not allowed to give me any information about them and it's my responsibility to go notify 30+ neighbors on my own.... Kind of hard to do without any contact information but I digress. I tried to change tactics and say "Ok, without you divulging information about them, could you perchance give my contact information to the HOA president so they could reach out to me?" Her response was that of a petulant child: "I don't have to do that to do that. That's your responsibility." Ok.... Kind of hard to do when I don't have the contact information for the HOA or any way to get ahold of them except knocking on 30+ doors. I would think that the HOA probably wouldn't want me doing that and would prefer her to provide a more customer service-centric solution that wouldn't disrupt the entire property, right? Well... Laura is your property manager, I don't think "customer service" is her main driver as a professional. At least not in my experience. Another unhelpful solution she offered was posting notes on every single door of every single unit to "notify" them... I tried my best to deal with her VERY unprofessional attitude and demeanor. She kept saying that she didn't know what I wanted and I kept saying it so at one point I said "Look, lady, I'm just trying to..." and before I could finished, she yelled "LADY??? DON'T CALL ME LADY!!!!" I didn't say it in a rude way or yell at her but she took it as such and I felt her response was very very rude. At one point, she was trying to keep me on the phone by telling me that she still didn't understand what I was asking and I had to be the adult and cut off the call because I got the sense she was just trying to get me to react which I wasn't going to do for her. I simply said "Ma'am, I've already told you want I want you to do. You said no so I think it's best to cut off this call because I think we're reached an impasse." She was still going off when I ended the call. Beven and Brock - through Laura - has definitely earned a 1 star review which I'll also make sure to copy and paste this review to other review sites. If I were running an HOA, I would want the management company we use as an HOA to provide customer service and solution-centric. If someone is calling with a problem that might disrupt our customer's (HOA owners) day and there's a way to make it not-so-disruptive by extending professional courtesy, one would think that they would be focused on providing the best experience for their clients. That's obviously not a value at Beven & Brock given that Laura's attitude and demeanor are accepted there.

Fantastic experience: My experience since renting from Beven and Brock has been great. Any issues with my unit that came up they took care of it in a timely manner. I always get a quick response from my building manager and everyone I've met there so far is really nice and helpful.

Negative experience: Had a three month relationship with these folks, and very little of it was good. We had contracted with them to manage our townhome rental. We signed the paperwork and gave a deposit, but told them it wasn't ready for occupants. The sales department said they would hold off processing anything till we were ready for them to actually begin management. Somewhere in the mix, that wasn't communicated to Accounting. Two months in a row they charged us for management services they weren't providing. Two months in a row we had to call, and visit the office, to clarify and get a refund. They might be good once they start managing, but I'll never know.

Negative experience: Beven Brock property management doesn't provide true emergency service. Any time when i am calling for flood problems, took them few hours to responding. My unit flooded as the same number of the times as the numbers of how many times rains in los angeles California! March 2015 after second time flood of my unit, i called Beven Brock management and ask them do something as prevention for the flood. The lady on the phone laughing at me and ssids:" what you talk about? There is no flood in L.A California! We are in drought!" Anout 2 werks later, rain water got into my unit from the bottom of exterior wall, damaged my brand new remodeling. That day we called their emergency line few times, but they respond the matter until next day. Today, September 15, 2015. It was raining overnight, we called emergency line at 7:46am. Will see, how long it take them to show up over the property.

Negative experience: Beven and Brock has sloppy bookkeeping. They don't credit your payments and threaten to send your account off to collection without first asking you if the payment had been made or not. This is from a condominium owner who has always paid on time. Beven and Brock are dirt avoid them at all cost.
