Walters Management Murrieta

Negative experience: Horrible property management company I own a condo and there’s a problem with birds and they won’t take care of it. They don’t clean up anything there’s piles of bird crap in back of the garages and bird feathers all over the buildings. The birds are nesting everywhere. They won’t put spikes up. They won’t put nets up they just let this accumulate every year and I’m going to be calling the health department and they’re gonna fine the HOA heavily and their management company actually should pay for this or they should be sued by the HOA for neglect.

Fantastic experience: I appreciate how this HOA keeps our neighborhood looking great at a reasonable low cost. My wife and I had to get approval for an architectural review and Raygan Janes was a great help by communicating quickly and clearly, everything that was needed to get approved.

Negative experience: I have an auto pay on my monthly dues, because of the increase on monthly dues certain amount was not collected, as soon as I found out about it I called them up to make sure the proper amount was collected unfortunately they forgot about the remaining balance on the account now they are charging me late fees plus attempt to lien fees

Fantastic experience: I have been a resident of this Association from 1991 and have experienced several management companies during this time Some were good and some were not so good. The best company and I mean the best one is this current one. This is because the local manager Terese Markowitz does an excellent job of ensuring all her required duties are performed in a pleasant and efficient manner. We are blessed to have her as our manager.

Fantastic experience: Terese is a model employee for Walters Property Management. I have known Terese over ten years and know her to be a caring, thoughtful, and compassionate person. She listens intently and always tries to help each member with their problems, large or small. She manages so many entities such as vendors, builders, landscape personnel, etc. and always does so with a smile on her face and great attitude. We are lucky to have Terese as our property manager. She is a gem!

Fantastic experience: I would like to indicate that TERESE MARKOWITZ the VINTAGE HILLS COMMUNITY DIECTOR had been an excellent manager for our HOA this past year. Terese provides the homeowners with up to date status of important issues concerning our HOA, she manages the office, is always helpful when we need information or report issues with our pool, tennis courts, or grounds. Terese is at the monthly general meetings and is very responsive to phones call to the club house office. It is a joy knowing I can call her to find out the status of chances in our facilities and meetings.

Fantastic experience: I have resided in Vintage Hills since 2006. During this time, there have been several local HOA managers working for the various Management companies. The quality of service and assistance provided by the local managers has varied from rude and inefficient to the outstanding personal service and assistance provided by our current local manager, Terese Markowitz of Walters Management. Terese is quite knowledgeable in HOA rules and regulations as well as city codes and services provided by the city.

Fantastic experience: I have had no issues with Walters Management in the 4 years living in Morgan Hill. Our representative, Sandra Arguelles, has always been fair and helpful, with any issues I have addressed over this time. Considering my own personal experiences have been positive, I would highly recommend.

I've worked very closely with "Karen Birch" who has provided me very detailed information on rule and regulations as well how to be proactive as oppose to reactive. She has made the process of getting to know and understand the proper "rules of thumb" based on my community. I am very grateful and appreciative of her professionalism, experience, as well as understanding to individuals who are new to HOA's. Everyone needs a Karen on their team.

Fantastic experience: Walters Management staff & HOA staff demonstrated a true balance of compassion & professionalism during a family emergency. I received notice that my garage door needed re-painted but I was out of town for an indefinite period of time. I was provided multiple extensions without any pressure, which was one less stress during a difficult time. THANK YOU to all involved!

Positive experience: Website needs a bit of updating.

Negative experience: Avoid even considering Walters Management for your HOA. John offers a great sales pitch to get in. One of their employees ran for our Board, won, is no longer working for Walters, but is now president of our HOA. Walters suggested putting the president in charge (i.e. "Note from the President" has replaced Note from the Board is in the newsletter.) Under Walters' control and advice, the Board decided only the president could speak with legal counsel. For individual Board members to make informed decisions, they need direct information not filtered through management and/or the president. After decades of volunteering with our HOA, I walk away with my integrity and ethics intact. It is extremely difficult to get volunteers in an HOA. You certainly don't want a property management company that drives dedicated volunteers away. Run -- don't walk -- away from considering Walters for your HOA. UPDATE: Walters discontinued the community newsletter that homeowners received for 30 years! They now require homeowners to navigate their horrible app to be informed about "our" HOA. Some weird stuff went on for them to take over our HOA that belongs to them and not homeowners. It's an authoritarian regime.

Negative experience: Worst management ever. They don't care about the community. Landscaping is horrible. Lazy office personal. Can't even do a thorough walk through without notifying the landscaping. Horrible Chula Vista office

The landscape always look amazing. I use the gym & the pool and it’s always well kept . I’ve seen some members of the management team walking around ensuring that all is kept nice

MaryAnn Treziok was helpful in assisting me with what I needed to do to be heard at an HOA meeting last year during lockdown. We must remember that they are the middle people between us and the HOA board. Although, there have been times that I may have caught them on an off day and it was heard through their tone. Overall, I am satisfied with them.

I am so appreciative of their hard work and the beautiful neighborhood they help us maintain. We get to come home every day to a semi gated, peaceful, beautiful and secure community every day. Positive experience: Our HOA is run by Walter’s Management and has improved compared to a few years ago. They are professional and respond to issues quicker than before. Our pool was recently resurfaced, boilers replaced, and balcony railings redone within 2 years with the help of management.

Some rules are absurd as any HOA community would have but I feel that they do listen to the communities concerns when they arise.

Positive experience: Been living on my complex for more than a year and walters management have been in care of our association and assessment, they are very prompt to answer any questions that I have as a homeowner. They are very prompt to let you know that you are in violation before adding a penalty or assessment which I appreciate very much!! Overall a good company for an HOA.

We should have say and rights to the properties we purchased. They are responsive when you reach out to them. However they are not very proactive. Several items around the community are broken and run down.

Fantastic experience: I’ve lived in Vista Del Sur community here in San Diego over the last 5 years. The HOA has always been easily available and responsive. Deena, in particular, has always been available to help and answer all questions via email, text or phone. It’s been a pleasure to live here and the HOA so easy to work and communicate with.

Positive experience: We have owned a home under the HOA of Walters Management for 2 years. They have been very helpful with when we moved in with gate codes, remotes. They have been very quick to respond to emails and phone calls.

Positive experience: Overall I would say that the customer service can improve and the responsiveness. If you have ever felt that you do not want to call somewhere because of how they communicate with you then this is it. Recently our pavement was being redone and although we had notice the parking rules were not clear. I called the office and security because I was driving around for over an hour due to their being absolutely no parking. I never received a phone call back. it is also very difficult to get a paid parking pass.

Positive experience: I just moved to a community that Walters management, manages and I was worried on how all this would work since this was my 1st time living somewhere that they have HOA, the website was very easy to navigate and they answered my emails promptly.

Positive experience: Professional. Responsive. Team. Quick replies to inquiries. Strict and a tad annoying on architectural process approvals but HOA is meant to do their job. Overall happy with their decisions and planning.

Positive experience: Overall, I think Walters Management does a good job. The Mission Verde community is always kept clean, the hallways are vacuumed often, the plants, grass and flowers outside are professionally maintained. I think the only negative is some of the recent car and storage break-ins and the fact that a better security company may need to be hired.

Positive experience: Our overall experience has just been ok the first week was really rough and no one was helpful and gave us so much attitude when we moved in to try and understand how we could get access to the amenities we were paying for.. we ended up not getting access till like 3 weeks after we moved in because of it.

Fantastic experience: I've dealt with Walter's Management staff for several years. My experience is that they have always done a great job and have been responsive to issues, willing to listen and make good decisions based on common sense.

Negative experience: This company is abysmal, they wrote the book on how to ignore emails and phone messages. When you do get a response it will be vague in response to your question. The community pays dues for a pool we haven't been able to use for some time now. When voting on board members that live in the community,that doesn't matter because they just appoint whomever they wish . Then why do we have a vote then? Just plain horrible management in my opinion. Need to add predatory towing to the list. Our flooring contractor was parked on the street in front of our condo and got cited and threatened with immediate towing. So you can't move in or out with a moving truck in front of your place. Nor can you have a contractor park in front of your place on the street while they work or they will be towed . Absolutely insane. I was contacted by the company with a private phone call. Hopefully changes will be made for the better, right now I am very skeptical. I will adjust my review accordingly should I see changes.

Negative experience: Never get through to talk to a real human and they never return an email. I'm so surprised places like eagle glenn would even use this company

Negative experience: We pay our HOA dues monthly and see nothing back from it other than complaints that we replaced dead plants without permission. HOA is useless.

Fantastic experience: My current job requires me to travel more than average. An issue was reported to me that needed to be addressed immediately so I reached out to Raygan and asked if she could intervene on my behalf. She immediately got involved, understood my position, and worked very diligently through the process until it was resolved. I could have not asked for better more professional service than she was able to provide. She keep me informed of the situation and ultimate resolution which was resolved very quickly. Raygan is a true asset to the Waters Management team and I am confident in her ability to handle any issue that arises. Kudos and great job !!!!

Negative experience: Very biased company.

Negative experience: This is by far the WORST property management company ever. I have owned a home under the HOA management of this company for over 5 years. Not only is the staff, in my opinion, criminally inept, their website and technology is literally from 1995. It is horrible. It is impossible to ever get help from this company and when you do, they act as if their failure to be professional is somehow the other person's fault. Stay away from this company!!

Negative experience: very expensive, no amenities at all

Negative experience: Worst property management company. The are horrible with responding to home owners. I have been trying to call since November and the person I'm supposed to deal with on the manner never called back or responded to email. Now a new person is there and they called back once, I unfortunately missed the phone call and haven't been able to get them to call me back since and I have called DOZENS of times.

Negative experience: Very poorly run and organized company. Have recieved multiple fines and hearing notices for the same issue which was corrected over 9 months ago, yet the fines keep doubling and compounding on each other. All they seem to care about is taking homeowners money and putting it in thier own pocket and doing absalutely nothing for our community and surrounding area. Association dues are supposed to be used to improve the neighborhood and ammenities yet after 4 years of living here nothing has changed or benefited the community to make it safer or more enjoyable to the people who actualy pay to live here. Somthing must be changed within the structure and management of this company asap.
