Negative experience: Jenica helped us sell our home, and we appreciate that she paid for staging and accommodated showings, open houses, and buyer requests. However, the experience was far more stressful than expected. Our goal from the first meeting was to sell for about $700,000. The home was later appraised at $708,000, but we sold for $689,000 and paid about $5,000 more for termite work and a water heater. Our net proceeds were therefore much lower than planned, making it difficult to purchase another property. We also had concerns about communication and transparency. A termite report was shared with the buyer’s agent without our prior consent, and we were told this was required by a disclosure we signed, which we later understood was not the case. There was also confusion about another buyer’s offer, when it would expire, and whether the buyer had withdrawn. During this critical period, we felt left in the dark until we requested an in-person meeting. We experienced additional stress over the WDO termite report, even though the relevant board told us it was acceptable and commonly accepted by lenders. My wife also had to drive to Orange County to speak directly with the termite company. Jenica initially recommended listing at $675,000, hoping multiple offers would allow negotiation closer to $700,000. We received two offers, but the negotiations did not produce the result we expected. I later suggested increasing the listing price, which helped, despite initially being told price increases were uncommon. We hired an agent for strong representation, clear communication, and skilled negotiation—especially regarding termite repairs, wood replacement, the water heater, and our net proceeds. While the house sold, we do not feel the service and outcome were aligned with the 2.5% commission we paid. We expected a smoother and more supportive experience during the most important moments.

Fantastic experience: Jenica was absolutely fantastic helping me from another state sell a probate home that required much prepping in a timeline of a month. She shared many pictures of the process cleaning, repairing, etc., making me feel like I was there and helping me to make decisions. She was extremely patient and encouraging as we had 2 sales fall through during escrow. She went out and purchased stove, thermostat or any little thing required to promote sale in timely manner. Fantastic experience: Earlier this year, my husband and I met Jenica. After talking with her for a while, we decided to ask her to help us sell our home and find a new home to buy. She clearly explained the home buying process including all the fees we would be expected to pay on both sides and all the steps it would take.
