PMI Green Rock

Negative experience: Like many other reviews, the condo association I live in experienced terrible service from PMI. We inherited their service from another company they bought out. Since they took over, it was one blunder after another. Our property went unserviced this summer for over 2 months. I asked if they were able to, and wanted to, continue serving our contract. They insisted things would improve. They did not. We were promised a call from the president of the company to sort things out and plan going forward. Must be a busy guy, been waiting over 2 weeks for that call. Our association has finally moved on after 2 months of no lawn care and other basic property needs. Literally every promise they made was not upheld. Also, seeing how much employee turnover I saw in a short amount of time, I'm guessing they don't treat their work staff the best either. Take it for what it's worth, but I would avoid hiring PMI at all costs to care for your property.

Fantastic experience: MIguel Conde - Couldn’t Ask for a Better Property Manager! ⭐️⭐️⭐️⭐️⭐️ We honestly feel so lucky to have him as our property manager. From the moment we needed help, he has been there for us — incredibly responsive, dependable, and always willing to go the extra mile. Whenever something comes up, he doesn’t just point us in the right direction — he helps make sure it gets handled. He helped us find a plumber, found an electrician for us, helped us with our water heater situation, and even took the time to personally check our deck to make sure everything was safe and in good shape. But what means the most to us is how much he genuinely cares. You can feel that he takes our home and our concerns personally. He is always quick to respond, reassuring when we need it, and somehow manages to make stressful situations feel manageable. He is truly one of those rare people who doesn’t just do his job — he takes pride in what he does and cares about the people he works with. We never feel like we are bothering him or that our concerns aren’t important. We are so grateful to have him looking after our property. He has given us tremendous peace of mind, and that is priceless. He is truly exceptional, and we couldn’t recommend him more highly. Five stars doesn’t even seem like enough!

Fantastic experience: I can’t say enough great things about this company and the whole staff. From start to finish they were great with keeping me updated and ensuring all paperwork was completed on time. Jennifer was amazing! She was so patient and helpful throughout my whole process. I am grateful to have worked with PMI and I would recommend them to all.

Negative experience: Update: One month after writing this review, absolutely nothing improved and we have promptly chosen to move on from this terrible company. They bought out my previous PM company and ever since then it’s been a nightmare. They never return phone calls and it takes a barrage of emails to get attention. When they do get back to you, you end up circling the problem for weeks and resend information you already provided them. Their Haverhill manager, Amanda, is the worst of them all. She throws blame at the owner for all things possible and never once have I had a good customer service experience with her. When she gets involved, it was always two steps back and weeks of circling the issue. They deserve a ZERO honestly. Would not recommend them at all.

Fantastic experience: We had a great experience working with Jennifer. She was friendly, approachable, and communicated clearly throughout the entire process. Jennifer went above and beyond to ensure that our apartment was ready for move in. She coordinated all necessary work efficiently, while keeping us informed every step of the way. Her attention to detail and dedication to ensure that everything was in move in ready did not go unnoticed!

Fantastic experience: John was excellent! He changed the faucet skillfully and gave helpful advice. He was very friendly. Our family has used PMI Green Rock's services several times—if I remember correctly, this was the third time—and John has been here every time. I'm very impressed, so this time I decided to write a review 100/10⭐️⭐️⭐️⭐️⭐️⭐️

Positive experience: The addition of Mehgan to the PMI response team has been the best move ever! As a property owner client I value partners that understand urgency, how to take action be solution minded! Not only did she respond to my tenant promptly she provided me cost saving alternatives and continues to follow up to making sure my property doesn't suffer additional damages. THANK YOU MEHGAN!!!!

Negative experience: One of the most unresponsive management companies I have ever worked with. Issues go unresolved, financial reports are not provided, document organization on their portal is confusing, staff give you the run around pointing you back to the portal for documents that don't exist. Management company does not actively manage costs, hire and manage adequate vendors or resolve issues. We are a very easy going board and could not be more frustrated and disappointed with total lack of professionalism, responsiveness or transparency of this management company .. RUN ! If I could give them 0 stars I would. I have literally never provided a public post on any service ever.. but this is beyond the pale--- they should be ashamed to take a management fee.

Negative experience: As a former Trustee referred to in Kim Wilson's review, I am in complete agreement with her representation of our experience. Avoid PMI at all costs.

Negative experience: The worst! We inherited them when they purchased Advatage Property management. Very late paying bills, non responsive, invent issues/work so they can make more money. Ghosted our Trustees consistently. They barely do anything and when they do its because we had to email and call several times. Very poor communication. Always an excuse. And, for all of this bad customer service... they have the nerve to increase our association fee 25%! We had endured a 25% increase the year before with adpm. We are looking elsewhere. Do your association a favor, don't waste your time or money with them!

Fantastic experience: Mark was amazing. There was an issue with the homewisedoc website, and when I reached out to him he was able to not only look into the issue further, but also expedited the paperwork for me. I highly recommend using them. They will not let you down

Negative experience: PMI acquired our prior management company. So far the communication has been non existent to very little. For example we received no warning on incoming banking forms or fire inspection. Then both times were asked to move quickly and make up for their lack of communication. Fire inspection company also says they are very hard to communicate with. A PMI employee reportedly opened my unit door to see if I was home. No one has responded to my call or email about the incident, not even to ackowledge receipt of the complaint. LOTS of employee turnover is a factor and a red flag. Would love for them to change my mind but am looking for other options.

Fantastic experience: Meghan is the best Maintenance Coordinator. She is efficient, takes care of the problem the best that she can as as soon as possible and gets back to you as soon as she can. I have lived at Briarwood Estates for years and this is the best that I have seen the property kept up especially the trash where we had issues with. She stays on of things as best as she can. She is a pleasure to deal with when I have had maintenance problems especially when I had no heat in winter. She took care of it immediately which I appreciated. She is an asset to pmi green rock. Her job is not easy but handles it well especially dealing with all maintenance problems and staffing which is short at times. Thank you.

Fantastic experience: Everybody at PMI is amazing from the office staff to the maintenance team. Any issues we have (which was only one since we’ve moved in) was handled and fixed within 24 hours. Their application process for renting was easy and communication is always consistent and open. We love having the team at PMI as landlord/property managers.

Fantastic experience: The gentleman who contacted me about landscaping was very polite, knowledgeable and very helpful. Unfortunately, we already had accepted a bid from another company. Will definitely consider them next year if Mr. Lazar is still there!

Fantastic experience: PMI works together as a professional and caring team. Our property manager, Devon O'Hara is always on task even when she is visiting a another site. Devon is always available to offer advice, vett a vendor, negotiate a contract and mediate a contentious situation when necessary. Our property is better managed with PMI at our helm.

Fantastic experience: Diane does a great job. She is always on top of things. If she doesn’t know the answer she will find out. She has been an asset to our park.

Fantastic experience: Diane Paradie is an efficient and effective property manager at our Condo Association. Very responsive to requests and is always accommodating to our needs. So easy to work with, what a pleasure.

Every time I go to one of the properties them maintain, the clients have nothing but good things to say about them. The most common thing I hear is, thank God they took over. Fantastic experience: I've been subcontracted for variety of projects for PMI Greenrock, both residential and community. Their communication, scheduling and details about the project have been very helpful in assessing the true scope of the project and the work needed. They promptly pay progress invoices. For a small business owner this is important as they don’t waste our time and their people are always available if we have questions or discover additional issues when we are on site. Professional and easy to work with. Always answer the phone. Also, Devon is a rock star!

Fantastic experience: We live in an older house and had 2 separate issues with the heat and electricity within the same week, which is to be expected at times in an older house. PMI worked extremely quickly to resolve both of these issues and make sure we were back up and running. One issue took place at 8PM and was resolved by 10PM, another was solved on a Saturday within hours as well. We were very pleased with how quickly and effectively these issues were dealt with. It made the experience as positive as possible given the circumstance.

Fantastic experience: PMI Greenrock has people that are great at listening to you and communicating with you. This gives them an advantage over larger property management firms where one would feel ignored. Their partnerships with other local, small businesses is something I think all NH residents can appreciate. Also, while this is rarely a factor in business dealings: their office smells really good!

Fantastic experience: Bailed us out when we needed it the most! I had an emergency plumbing issue over the weekend. I called and an actual person picked up the phone. Lester and team showed up right away to stop the water, and they had a permanent fix in place the very next day. Everything was stress-free and easy—highly recommend!

Negative experience: Very, very slow to respond to questions and maintenance requests, stall and delay requested maintenance and repairs, very poor communications.

Fantastic experience: PMI Greenrock has provided quick service when we at the Riviera Condominiums really need it. Just last Saturday we had an elevator issue and Stanley elevator was sent within the hour. Not only that, Lester (the owner) came to ensure our problem was solved. They are very personal in their approach, Amanda- our account person- is also very available, friendly and helpful.

Fantastic experience: Dave Gordon one of a kind very professional down to earth makes life a lot easier. Communication is very good. His work is nice and tidy. Fantastic experience: PMI Greenrock recently had work done on behalf of a couple properties they manage for a client. Lester, Amanda and Dave were very easy to work with to help with heating oil and propane at Eastern Propane & Oil. They spent a lot of time making certain they were helping their client make the right decisions regarding fuel choices and equipment. I enjoyed the process, as they were on top of the project from start to finish! I wish all property managers were as easy to work with -

We have had a few different issues over the months and Dave has been so kind and attentive and has made sure everything was taken care of. The two times Dave has come to fix issues in our condo he has alway been on time and very polite , by far we have had a better experience with them then with the last property management company that managed our condo

Fantastic experience: The office is great! This review is for Dave from maintenance… he’s awesome. Came out the next morning to fix our AC just before a little heat wave. He found some gnarly issue going on with the wiring that could have seriously hurt our family had anyone touched it, thankfully no one did. But Dave re-wired it and had it up and running in less than an hour. Excellent, and saved our summer!

Fantastic experience: Dave their maintenance person is always spot on and on time, he's very friendly and willing to explain anything he's doing. If possible I highly recommend asking for him, personally 10 out of five stars for him.

Fantastic experience: Just talk with Lester and stop looking for other companies that promise everything and don't put in the work. Compared to my previous experience with another property manager we loved working with PMI Greenrock. They took over the project, identified what needed to be done to get the house ready for rent and organized all the different tradespeople to make our house look great. Throughout the process they were always very professional and the communication was excellent. Because we live out of state it was very comforting to know that they were managing all the different pieces including finding and screening new tenants. We now have a great tenant, all the repairs have been done and our house looks great. They have been great at communicating even if it is after hours or weekends.
