Negative experience: I don’t have words to explain. They don’t know anything about renting property. Don’t waste your time.

Negative experience: If there were an option to give zero stars, I would. This company is extremely unprofessional. They waste your time with the rental process and rely entirely on an outdated AI system that often provides inaccurate results. Despite my landlord providing and confirming a clear rental history, their system rejected it, and they refused to accept it manually. It’s very frustrating to deal with a service that blindly trusts flawed technology instead of real documentation. Don't waste your time with them.

Negative experience: My wife and I just withdrew our application to rent a property being managed by Aapex Management. While the staff (esp. Raquel) was extremely responsive and quick to review our application and provide answers to our questions, and while we loved the property, and our application was approved, it was ultimately the leasing agreement (and management resistance to making concessions) that caused us to withdraw our application. The main thing that gave us pause was that, at least for this property, Aapex was exempt from rent increase controls. This means there is no limit to how much or how frequently they can raise the rent. Along with that, the lease lays out that for the renter to terminate the lease early, the renter will have to pay the equivalent of 4 months rent, plus another $300+ for various fees (re-keying, paperwork processing, etc.). Ultimately, this means that if Aapex decided to raise the rent beyond what the renter feels is reasonable, the only recourse for the renter is to pay 4+ months of rent, or continue renting at the increased rate for the rest of the lease. All of our interactions with Raquel and the manager (Deanna) were professional, straightforward, and prompt, but unfortunately they were not willing to make any concessions to make us feel comfortable renting from them. We noticed there weren't many recent reviews on this management company, so we wanted to share our experience and what we liked and didn't like from a renter's perspective.

Negative experience: UNPROFESSIONAL NO RESPONSE CONSTANTLY GETTING TEXT MESSAGES , I KEEP ASKING IS SECTION 8 AVAILABLE. BUT THEY WANT ME TO GO SEE A PROPERTY WITHOUT ANSWERING THE QUESTION.UNPROFESSIONAL ID RATE THEM ZERO .

Negative experience: They are scammers, do not go to any listings they have on rental sites.

Negative experience: Applied for a tour of this place via a Zillow advertisement. Stated prior to the tour I would have a cosigner, and they booked me a tour anyway. Cost me a full days travel time to look at the place only for them to reject the application afterwards because they neglected to read the forms I submitted them prior. All interactions with them have been highly unprofessional and would not recommend working with Aapex unless you're desperate. Edit: Continued to harass me via text when I tried to explain and denied the listing even existed on Zillow.

Negative experience: Worst experience with this company. They are unprofessional, specially towards the Hispanic community. Tried to rent with them and paid for the application fee but after following up constantly they finally gave me a rude response through the phone saying that I didn't qualify while at the same time asking me to improve my English skills.

Negative experience: Before reading this, check the good reviews, the majority of them are only coming from the landlords. If you are looking for a place to rent, stay away from this Property Management team. I reported some issues with the property I was renting since the very first month I got there, after I moved out from it, I was charged from my security for those things I complained about. I sent the disputes and they always responded something like "we are reviewing this, it should be ready soon". 3 months after, they were asking me what I was disputing for again. Don't do business here, there are other property management teams that care for both the tenant and the landlord, not this one. The bills and things you had to pay for were always on time... the security deposit return on the other hand, you better pray to Jesus or to whoever you wanna pray to, to even get a meaningful response from them.

Negative experience: Poor property management establishment who rips off tenants for writing a check & charges $30 fee plus pay your rent! Someone is getting rich & its TOTALLY absurd

Negative experience: I Started my application process was fine payed $45 each application witch we had 3, then got a call next day after they processed the money sayin we were declined because rental history was family so they could not except their word, got the number of one other rental house we lived in for 3 years every thing was fine we got approved but then they say you have to pay double the deposit and rent so we had to pay $10,000 For first months rent due to lack of rental history. I think this company is just Crooked and wanting to take people for money, I will never attempt to rent from this company again the worst experience ever

Negative experience: Esta compania tiene las mas altas calificaciones de quien da a rentar su propiedad pero yo quien quise rentar una de sus propiedades fui victima de una estafa "legal". Ten cuidado, no firmes ningun contrato sin haber estado en la propiedad con un representante de esta compania. Yo vi una propiedad llame a un telefono, di mi tarjeta de credito, me dieron una clave y entre a la propiedad. Me parecio ok y llame a sus oficinas, llene cantidad de requisitos, tuve que adelantar un mes de deposito y de renta para que me dieran las llaves, fui por las llaves, pedi la llave de el garage y me dijeron que el garage no se rentaba, que debi ver bien el anuncio, jamas toque las llaves me cobraron por las llaves cerca de $500 dlls, perdi mucho dinero incluso me cobraron 10 dias de renta, consulte legalmente y me explico el abogado que todo era legal... legal pero inmoral. Ten cuidado, se manejan legalmente pero no tienen etica. No te perdonan, son despiadados. Yo les pague hasta el ultimo centavo aprendi mucho.

Negative experience: Recent experience not satisfactory. Staff sent a text over a phone that is not secure and had private client information on it. Then she argued with me that I didn't opt out of using text messages as a form of communication. This is a small, local company and I would think a personal phone call or even an e-mail would have been in order to continue having a good working relationship with me.

Fantastic experience: Like many people, I became a landlord through inheriting my parents home. After renting and managing it on my own for a couple of years, I found Aapex and am so glad that I did. The Aapex team is absolutely terrific, and a great value for all the work they do. I wouldn't hesitate to recommend Aapex for your rental property management needs.

As an investor I have dealt with many property management companies and Aapex is by far the best. I wish I can use them on my other investment properties that are out of state. Fantastic experience: I email Lori Johnson , maintenance coordinator today regarding a repair that was done on my property by Aapex maintenance staff due to billing problem. To my surprise within an hour Lori emailed me back and resolved the problem to my satisfaction.

Fantastic experience: When I had to move away for work, I had no idea how I would manage renting and keeping up my home in Hayward. Most of the property management companies I talked to gave lots of assurances, but not many specifics. Aapex was the exception. Their website gave me all the details I needed to feel like I knew what I was getting myself into. They have been amazing over the past 3 years, finding renters, managing minor repairs (nothing big so far, keeping my fingers crossed!), and keeping me informed about what is going on with monthly statements and annual inspection reports that make it clear my families' home is in good hands.

Fantastic experience: I have used AAPEXPM to manage my properties for approximately 30 years. They have done an excellent job for me. I especially like the fact they make regular inspections of my properties both interior and exterior. These inspections uncover problems before they become big, expensive issues. AAPEXPM is experienced in the East Bay rental markets and makes sure that rents are fairly set to market rates. I have confidence in their stewardship of my properties and can make an unqualified recommendation of their services.

Fantastic experience: We have have had an extremely positive experience with Aapex Property Management. They helped us through some property updates, rental estimates, and a fence replacement following storm damage. We own the rental property in the Bay Area but live in southern CA. I don’t know what we would have done without Aapex managing our property for us, especially last year when I became very ill. I could relax and recover, not worrying about our rental property. The personnel are friendly, professional and hard working.

Fantastic experience: This review is based on their prompt responses to maintenance requests. We have had very quick replies to emails and requests for repairs on the home we are renting. The in-house maintenance guy is very friendly and cares a lot about your home. He has come back several times to fix other things in the house I had forgotten to ask about getting repaired. He notices details like the fact that we didn't have a fire extinguisher in our home. Or the door isn't closing well. Or the faucet is too loose. We have really appreciated his work on the home.

Fantastic experience: We have had all kinds of land lords in the Bay area and we really appreciate what Aapex brings. Of course all we know from the neighbors is that the owners are nice people but we will never need to deal with them bc Aapex takes care of everything. Being very very professional and sincere in there interest to keep us (always paying on time helps!) saves us from bothering busy people with other distractions like in the normal circumstance. When the stove kicked, or the sink clogged, or anything else, they solved the problem w/ a courteous contractor quickly. I believe their size gives every one involved a fair deal. So in short, they respond quickly and respectfully to any concern meanwhile amateur landlords might try to convince you its not their problem or not call back at all. So if you are in the east bay, I'd take a good look at their listings.

Fantastic experience: We have been renting a home for almost 2 years that Aapex Property is managing and both my husband and I have been very pleased with the management and its employees. Every maintenance request has been acknowledged and dealt with in a timely manner and they are extremely friendly when talking on the phone. I also love that they are very up to date with technology being able to submit a form through the web and they even accept emails with pictures and videos to show them a problem. I would highly recommend them to anyone who is looking for a property management company or if they manage a property you are interested in you will be well taken care of as a tenant.

Positive experience: Aapex Property Management has been really great for us. From when we first came to view an apartment we were interested to the present, 7 months after we settled in, Aapex has been impressive. They have been professional, courteous and respond quickly to tenant needs and the apartment we live in is priced fair enough. (The housing market is ridiculous in the SF Bay Area and so finding somewhere that is affordable and safe can be trying!) I can say we are really pleased that we live here and are glad that we have a solid management company that responds so well. I recommend!

Fantastic experience: Aapex Property Management takes care of their tenants. Any issues or problems are addressed in a timely fashion. Aapex also checks up on their tenants from time to time, adding a level of care and concern that most property management companies do not include in their routine customer service.

Fantastic experience: I have been a client of Aapex for more than 10 years and I have found them to be extremely efficient and always maintain a positive attitude. They have totally responsive to any maintenance call I have made. One of the staff actually brought heaters to my house when the furnace was not functioning and it was too late in the day to get any repairs done that day. But they had someone there bright and early the next day and a complete new furnace was installed. I am currently in my 3rd property that covers a time period of almost 12 years. I recommend them to any and all of my friends and family that are in need of a new rental.

Fantastic experience: Just recently I found out about Aapex when looking for a new place to live. I talked to the office staff who were Amazingly friendly and helpful. We found a place quickly through them and the process was quick and painless. The web site was easy to use. Over all I think it was the best experience I have had renting a new place. I would use them again and I Have already started referring people to them!!!
