Fantastic experience: want to take a moment to recognize Michael Perry with Heritage REI for going truly above and beyond on an FHA transaction where he was representing the buyer and I was helping with the buyer’s financing During the appraisal, the property came back subject to the removal of an old, severely deteriorated dry-rot structure that was essentially a condemned detached garage/shed. Because this was an FHA loan, the condition had to be properly addressed before the appraisal could be cleared and the loan could move forward. What made this situation particularly challenging was that the structure still belonged to the seller. Michael couldn’t simply authorize its removal himself. He had to navigate the situation with the seller, communicate what needed to happen, explain the importance of addressing the structure, and coordinate getting it removed while being mindful of the seller’s property and potential liability. Michael handled the entire situation with professionalism, urgency, and excellent communication. He worked with the seller to make sure they understood what was being done and why, while also helping ensure that the transaction could move forward and ultimately close, relieving the seller of the ongoing liability associated with that deteriorated structure. He didn’t wait around for someone else to solve the problem. He took ownership, communicated, coordinated, and got it done. The structure was removed in a timely and professional manner, the appraisal condition was cleared, and we were able to keep the transaction on track and get the loan closed. As a lender, it’s common for situations to arise now and then and can easily create hard stops where FHA financing cannot be used. In this situation, that wasn’t the case, Michael stepped up, found a solution, communicated with everyone involved, and followed through until the issue was completely resolved. Fantastic experience: I recently closed on my first home in Solano County with Mike's support and I could not be more pleased. I was originally connected with Mike via Veterans United while I was serving overseas, which presented its own set of challenges, but Mike was very supportive in the process. I had never been to the Bay Area before, so if I came across something I liked when I was searching homes in the Apps, Mike would send me his honest opinions about if the house would pass a VA inspection and the vibe of the neighborhood. Fantastic experience: Last year (2025), the housing market was so bad that I could not sell my home. This year (2026), I hooked up with Mike Perry. Fantastic experience: I worked with Mike and his team to sell my house in the Bay Area. This was my first house, so my first time selling a house! Mike was very patient with me in explaining everything. When he first came out, he brought a printed listings of similar homes, so I knew my home valuation at that time. He came out to my house several times to look at things to let me know if I should move furniture around, paint, do extra cleaning, get rid of junk, etc. to have it show the best to prospective buyers. Mike is a no-nonsense person. He tells you like it is which I love. He is very responsive very text and email. This was not the best time to sell a house, so he was realistic with me about what I should list it for, expectations, etc. I initially did not listen to him, and listed it much higher. Fantastic experience: Wanted to share our experience with Heritage REI… 7/7 we put an earnest deposit down on a house out of state. We reached out to Mike and April Perry of Heritage REI and told him we were in a contingency and had to have our house in escrow by 9/7. We got home and we met with Mike on 7/12. 7/13 he had a trailer in our driveway for any trash we needed to dump. 7/14 he had a moving truck in our driveway so we could move some furniture out that we were giving to a friend. 7/20 pics taken 7/25 open house - soonest date we could do it. 7/26 nice offer received and accepted. 8/18 escrow closed - contingency on our new home removed. There was so much other stuff going on during this process but Mike, April and their team didn’t skip a beat! I really appreciate that they’re a LE family because the thought of strangers in our home made me uncomfortable and they assured me they’d have multiple agents here to ensure nothing crazy was going on. I also appreciate that he’s going to lend us the moving truck so we can move out. If I can be completely honest, I know a lot of realtors, all great people but I operate from a place of gratitude. Don’t mean to bust him out but when we were doing the Turkey trot at church not only would Mike donate to the cause but he’d come out with his space heaters and let the runners and volunteers crowd around his booth to keep warm. Fantastic experience: We reached out to Mike as the listing agent on a home we were interested in. We were not planning to move or sell our house. When we decided to move forward on the home, we instantly clicked with Mike. He is incredibly knowledgeable about the selling and buying process. We asked if he could represent us as a seller as well. Knowing nothing about the process, Mike held our hand through everything. I am a very impatient person and he updated us so frequently throughout the process I never had to follow up. We were told you never want to have the same person represent you as the buying and selling agent because you don’t know if they have your best interest in mind. While working with Mike on both transactions, we have the upmost confidence he was acting with the highest level of integrity on both sides. As the buying agent, he ensured everything was appropriately disclosed and coordinated all inspections in a very short period of time. He made an incredible recommendation to our mortgage broker that worked fast to ensure everything was lined up in time for closing. As our selling agent, he came over to our house and made some minor recommendations for changes before we put it in the market. Those recommendations made all the difference. He also hired an amazing photographer that made our house show beautifully in the listing. Mike then coordinated a showing every 15 minutes from 9am – 6pm over the weekend which resulted in 29 offers, many substantially over our asking price. We finalized the sale of our house with an all cash offer, no contingencies, and an 8-day close of escrow. We started this process not knowing what to expect, putting in a contingent offer and still closed on our new home within 30 days. Let me repeat that: we had no plans to sell our current home, and he sold it and closed it so quickly with no work required on our part and we got the keys to the new house within 30 days of our original offer. I cannot recommend Mike and his team enough. He is a top real estate broker who will educate you throughout the process and set reasonable expectations. He made a transaction that is normally considered one of the most stressful things you can do feel like a walk in the park. He is very tuned into the market throughout the bay area and beyond. If you are looking to buy or sell, Mike is the man for the job.
