Fantastic experience: One of my friends/neighbors referred Scott Park to us. This is our first rental property in Brentwood, CA, and we had lots of questions. I love how he took videos to answer them all! Anytime you text or email, he responds right away. I like how he takes his job very seriously and effectively.

Negative experience: Stay FAR AWAY from the this property management company. The manager, Ed Lewis is a NIGHTMARE to work with! Rude, unprofessional and incompetent. Vendors working on the home apologized to ME to have to work with such a person.

Fantastic experience: I been with Parks Property Management, as a Renter, a little shy of two years. Up to now, Scott and his staff have been awesome! Any issues, which weren’t many that we had with the house, they were on top of it. With our first rental, we received short notice that the landlords were going to sell the house and we were obviously going to have to move. They offered us some of the houses they had listed In attempt to help us out and to keep us as tenants. I highly would recommend parks property to home owners interested in renting out their homes.

Negative experience: I would give zero stars for this company. It was a horrible experience. We worked with Ed who we informed we had a cat before paying $150.00 for application fees and he told us it was fine. We got approved and then he denied us based on us having a pet, essentially wasting our time and money with only 2 weeks left to find another place to move. I do not recommend this company. We definitely felt he was being dishonest with us and potentially the home owner until after we paid a very high application fee.
Lloyd, I spent the last few weeks reviewing your concern and listening to the calls, reading the emails and text messages. I'm sorry you felt you were mislead. I also spoke with Ed who's the PM for the property and here's the facts. I can supply you with all the records if you'd like to validate yourself.
4/7 polite call said she had a cat I said we probably could make an exception for that.
- Ed said she needed to put app in as others looked but were delaying for various reasons.
-4/8 she completed the application
-4/11 Ed communicated to her the additional steps needed to be completed
- 4/12 I talked to the owner. He said he'd prefer if there was another tenant he would like to rent to the ones without a pet. Ed let her know, via email.
-4/14 she had a busy weekend and asked via email for the update again and I had to report that no cat was allowed.
Unfortunately, you never asked about if you could have some of the application fees. Refund is because of the situation. Instead, you just went ahead and posted a better review of the situation. I wish the outcome for both parties would've been different. I wish you the best of luck to the both of you if you have any further questions, please give me a call personally at 925-500-8031.

Thanks, Roger for a wonderful view. We really try to strive to be patient as it is a big decision to switch to another property management company or switch from doing it personally. It's a very big transition with a lot of stress and we wanna make sure all of owners are fully comfortable before proceeding.

Negative experience: Untrustworthy!
I'm sorry you feel that way Diji. We did everything you ask and when communicating with your home warranty they on numerous occasions said they wouldn't cover roof leak unless it was from a internal plumbing issue and NOT from the weather. I have the call recordings and asked you if you wanted to hear them for yourself but you declined. They also mentioned that if they sent a vendor to diagnosis you'd be responsible for the service call if it wasn't going to be covered by your home warranty. So based on our experiences we told them to cancel and we worked for weeks trying to get roofers to call us back. Roofers that did said they were 4-6 weeks out and we added your property to the list for them to inspect. We finally had one give us quicker response and moved all of our properties to them to review. Based on when this occurred along with 12 other properties the area had extreme rain like it's never seen since I've been alive 40+ years.
Every other owner that we talked with understood it was a very challenging time for roofers and felt we provided ample updates to them. Several even reached out on their own thanking us for sending general emails with status of the climates and where they stood.
At the end of the day I'm glad we parted ways as I believe you're better suited to manage yourself or with a PM that doesn't manage more than a handful. The amount of attention you needed was exhausting. In 2 months we had 26 calls, 35 emails & over 100 text messages

We are a little sad to leave our townhouse as we have had nothing but positive experiences there. “Bittersweet” might be the word. Negative experience: Be aware, as the staff wasn't helpful with the rodent issue when we rented the property in Peninsula. Marie the assistant tends to go with cheap services that's not helpful in solving the rat issues in the house and wouldn't let us report to the landlord. Glad the landlord was very nice themselves ordered a deep pest control to get rid of all the rats in the house and attics. Ed and Scott the owners are very pushy when it comes to renewing the lease they are only nice during lease signing (we rented for 3+ years), but tends to deduct your deposit for numerous reasons (they do not want to return your deposit no matter how well you cleaned and hired professional cleaning company for a move out deep clean). Ed was at least nice at first to help us with maintenance request due to the handyman wasn’t available during Covid pandemic. But they will find many excuses to deduct your deposit based on little things or even run away with it (Scott completely ghosted us during move out period). We gave proper notice in regards to the move out but they still charged an additional half month of rent. We only got half of our money back in the end, so be careful, take pictures and evidence to pursue matter to court, and have a lawyer ready if you don’t get your deposit back.

They are more technically advanced than other property managers and allow the customers the convenience of being able to view properties on their own accord and time. They also use technology to streamline the process to get you a home ASAP.
Hi Demetrick, glad you enjoyed the whole process. I developed it this way so it’s the least burden and shows are flexible. We all know time is so valuable and is better spend with family rather than meeting managers for viewings and paperwork.

What matters most is that Parks Property Management does not just say they will provide great service in detail to gain your business and then completely change once you have signed with them. Negative experience: WOW!!! Probably one of the most unprofessional places ever. Send a 60 day eviction notice saying you are selling a house only to up the rent and not even entertain the renter with the price increase. Would never recommend this property management company to anyone.
It was a lease termination only NOT and eviction.
The owner had full intentions to sell the house as we provided lease termination to 3 residents as the investor needed the funds for another commercial investment. After selling the other 2 homes he was able to close the commercial investment without selling the 3rd asset. This is very unfortunate for your family but these things do happen.
In the 8 years we’ve managed his residential portfolios he’s never sold any of his long term investment. However if there’s another project that needs more capital and will provide better ROI on that money any investors will do the same thing. His intention was always good. Over the several years you lived the rent barely went up as you see it’s now nearly $500 month more.
You were a great resident and we pushed to have other properties be given the lease termination. Unfortunately it’s not our decision.

With their experience in the industry, you can rest assured they cover all the details from setting up a lease to filling out the necessary reports to your city. They respond quickly to tenant requests and keep them happy. They perform semi-annual rental unit inspections and send you a copy of the report to protect your building from falling into disrepair. Honestly speaking, Parks Properties is the only management company I have ever dealt with, so I have nobody to compare, but I have always had peace of mind in knowing the tenants will be satisfied with their rental arrangement and keep paying their rent.
