Fantastic experience: Rich is top notch. After we didn't have the best experience with a previous realtor, we met with Rich and it was clear that he is an expert of the Nyack area and has an eye to fairly assess a house's worth, whether buying or selling. Better still, he knows how to highlight those features to get the right price for your property during showings and has boundless marketing ideas. He is full of energy and effort. Rich's communication style is very responsive. He will answer your every question and make sure you also know what he thinking so you are always aligned, but will ensure you are in the driver's seat with all decisions. Fantastic experience: We've known Rich since before he became a high performing realtor and our friendship continued to evolve over the past 10+ years. As long time Nyack homeowners we never thought we'd move from our beautiful home. But when the time felt right to sell and start looking for our next house we knew just who to call. We knew we could trust him because of his extensive knowledge of Nyack and the housing market in Rockland County. He coached us on preparing our home for sale down to each thoughtful detail during staging. Fantastic experience: Richard was fantastic!!! Before we got our home listed, he reviewed our home and talked about next steps, things we should do to prepare etc. After patiently waiting for us to be ready to list it, he was helpful, knowledgeable and informative. He helped us navigate the showing of the home with ease and as little as inconvenience as possible. All this while being critical to getting us the best selling price for our home. Keep in mind behind the scenes he was also helping my wife and I find our own spaces to live as we were separating. He helped me find a place in the same school district as my kids which was critical to me during this time of transition. Once we had our offers (yes, muiltple offers!!), he helped us assess which would be the best one to move forward with. He kept us informed throughout the selling and buying process. He helped resolve the inevitable bumps in the road. He assured me every step of the way that each bit of turbulence was something we would get through. Fantastic experience: We met Rich at an open house and immediately wanted to work with him as our buyer's agent because he was professional, personable, & easygoing. Buying our first home was super straightforward thanks to Rich. After a quick search (we knew what we wanted!), he helped us make a winning offer on a wonderful house in Nyack, without going over our budget. It was really helpful and reassuring to work with someone who knows the area so well and has trustworthy connections. The whole team he connected us with--lender, attorney, inspector, etc.--were all lovely to work with as well. Fantastic experience: Several years ago I rented a 3 bedroom house in Closter, NJ so that my kids could reap the benefits of a great school system. Within a few months, it was clear that the basement continuously flooded and that the owner has covered mold with paint. My child is asthmatic and eventually got pneumonia in that house. The landlord there was more like a slumlord. The agent I used to rent it (and paid her a full commission) clearly wasn't looking out for my best interest. Unplanned and with a modest budget for a home purchase, I set my sights on Nyack, NY again for the school district. I met Rich at an open house. He recommend that I see a different home that I fell in love with instantly. I was a first time home buyer. I couldn't have asked for a better partner to guide me through the very confusing process. Years later, both of my kids graduated moving successfully into colleges at which point I decided to list my house for rent (the house that Rich helped me buy). With absolutely no hesitation, I worked with Rich again. He was able to rent my house very quickly to qualified renters as well as meet some of my niche requests such as furniture storage. Rich keeps it real while also understanding the challenges of dealing with an often unpredictable journey of home ownership and rentals. When I am ready to sell, buy or rent another home, Rich will absolutely be the person I go to!

Negative experience: Richard failed miserably in his role as a real estate agent. He failed to maintain integrity and to communicate in an honest and forthright manner. Instead of accepting responsibility for messing up in his most recent one star review, Richard attempts to deflect blame by claiming he was misled as to who was renting the apartment in Nyack he was representing at an open house. I know, because I WAS THERE! He was not deceived in any way, shape, or form. If he was confused (as he still is today), he could have simply picked up the phone to request clarification. Instead, he did the worst thing he could possibly do. He called the prospective tenant and congratulated him on getting the apartment. He then, without further communication, pulled the rug out from under the tenant (who is disabled), and gave it to someone else. That shows a complete lack of integrity. Even to this day, Richard still thinks the real estate agent representing the disabled brother was representing the other brother. All of this could have been avoided had Richard done the right thing and picked up the phone to understand what he clearly was unable to, and to not be paranoid that someone was trying to get over on him. For shame, Richard, for shame.
Negative experience: I have a brother who is disabled and needs my help. I viewed and found an apartment for him, and provided Richard with documentation of my brother's excellent credit rating, a landlord reference letter, guaranteed rental payment by a Catholic social services agency, and my own financial contracts to verify my role as a secondary guarantor. He called my brother and told him his application was accepted and the apartment was his. The next day, he reneged on the acceptance, claiming he thought I was my brother. He did all this without contacting me to clear up any misunderstanding he may have had. The standout difference between me and my brother is that he is disabled, and I am not. A complaint will be lodged with the NYS Division of Human Rights. It is against the law to discriminate based upon disability.
Hi Kevin. While I can appreciate your frustration, because the landlord accepted another application, I feel it only fair for you to understand a few points. Firstly, when you came to both of the open house events that I hosted, you not only maintained that the apartment was for you, you also never mentioned anything about your brother either time that you were there. He in fact never came up. So when you presented the application that day, it was assumed that the apartment was for you. Secondly, I am not the one that decides on which applications are accepted, in fact I have no say at all, it is completely up to the discretion of the landlord to decide who they would like to accept. Your application was very confusing in the sense that it was really unclear as to WHO would actually be renting it, which gave the landlord pause. In the meantime, while myself and the agent that was actually representing you were trying to figure out the details of the miscommunication, the landlord was also reviewing many other applicants, as he has right to. I am sorry that it wasn’t your application that was accepted, (or your brother’s) but that doesn’t really warrant for you to make retaliatory accusations about the integrity of the way I do business. I have been in business for many years, and having been someone that has been discriminated against in my life many times, I would certainly never do it to anyone else. I wish you and your brother the best of luck, and hopefully the next time I have a rental you can have your agent show it to you, and there will then be better lines of communication. I wish you both the best of luck.

Fantastic experience: I was in the process of selling our family home of 64 years and was referred to Richard by a childhood friend who was a realtor in another state. It was definitely my good fortune as he explained each step and was available and open to questions. The sale was complicated by a tree falling on the roof during a violent storm while we were under contract. Richard was there to support me during the repair phase. We closed yesterday! Fantastic experience: My partner and I found Rich online and reached out for help finding the right home in Rockland County. Rich specializes in this area and jumped into action quickly. From the beginning, Rich was extremely honest. We were first time home buyers and he was patient with us and also very direct about the process and what to expect. He was clear-eyed about the market as well and helped us put in a strategic offer that was competitive and not excessive. Rich had a useful network of contacts for us including attorneys, inspectors, contractors, chimney specialists, tax assessors, and more. We had a great experience with all of the people he connected us with. Two other things to call out: he is super responsive via text or call. Fantastic experience: I wanted to take the time to thank, Rich Herska at Christie's for doing a spectacular job selling my home in North Rockland that went well above asking price. Originally, I reached out to him as I started new job and didn't have time to look for renters to lease my apartment on the bottom of my Hi Ranch. He loved what he saw but he asked if I considered selling without being pushy and not having the best of luck the first time around, we were a little hesitant but took the leap of faith with Rich. I have to say it was the BEST DECISION! Rich not only has a proven track record but he listens to your wants and needs, coaches you throughout the process, follows up, intuitive in an environment on whom is the decisionmaker but being inclusive at the same time, extremely professional and supportive, and accessible with NY hustle pace. You have direct access to him not some assistant that most real estate agents throw on you. He treats you like family and not a number. A native of Rockland, he knows and is apart of the community well and is a household name at almost every restaurant in Rockland. I highly recommend him for all your real estate needs. Negative experience: BUYERS BEWARE! Dishonest and sleazy. Lied about areas of termite damage discovered in the inspection. Then we were rushed into rearranging our weekend plans to sign contracts first thing on a Saturday morning and after we signed and cut a check for the down payment, they went and used the situation to leverage a higher offer and back out of the deal before signing themselves. 875$ down the drain on inspections and weeks of wasted time. ****Response**** You’re welcome for the feedback! I’m glad you’re well revered by your peers, but I will be telling everyone I can about your sleazy ways, including your boss, who I happen to know personally. My agent, attorney and inspector all advised sufficiently. When a termite tube is found in the home, and sill plates are found to have been replaced, THAT IS EVIDENCE OF TERMITE ACTIVITY AND DAMAGE. Which was lied about. “The original owners treated for termites due to them being on the property on piles of lumber stored outside during construction and my clients continued treatment as a precaution to be safe, there have never been any damages” Then furnish termite treatment reports that say activity found! Then have a 2 year gap with no documentation, then when documentation resumes, there are 50% more bait stations being used?! All treatment bait stations removed from the property 2 months before listing?! I guess those are only red flags to a logical person. They performed an inspection to appease us, but to no avail? Why did we sign the contract then? Please define unreasonable delays on my end?Requesting cabinets be pulled away from the walls in the garage (that were 90% covered with cabinets and clutter) which is the room where the termite tube was found? That’s unreasonable? The unreasonable delays were due to YOUR clients working from home and delaying everything(inspection, follow up, sending of all treatment records) staying there during the initial walk through, not leaving the house like every other real estate agent arranges for the sellers to do. We could have done everything sooner. Sleazy is knowing a contract was already signed and a check was cut by the prospective buyers and then not giving them a chance to match or beat the new offer. Which is what you guys did. But you guys realized you were dealing with diligent people who know what to look for and what work is required to fix things, so you went with the new uninformed buyers who came along. As for the money spent on inspections, the only “side inspection” was the pool inspection for 100$, radon and wood destroying insects are typical add ons to normal home inspection. As far as I know 100 is not close to half of 875. I was never naive enough to think we were the only ones looking, even when we were being told things like “my client was crying tears of joy after accepting their offer cuz of how much she liked your clients and wanted them to be the ones buying the home”. The fact is, there were several other offers that fell through prior to ours for good reason, the ONLY reason we were willing to move forward is because I could have done all the work required on that home myself. Another fact is you guys used our pending deal to leverage a better deal, and the only reason you were able to do that is because of the delays and the crazy market condition due to the influx of buyers into rockland following the pandemic. Our agent is terrific and acted how she was requested to by us, in response to many inspection red flags. Asbestos tiles in the home, multiple electrical and other items not up to code, termite damage evidence, termite activity evidence, wood rot, delays in furnishing documentation, being lied to by the sellers on multiple things etc. The education I got from our process was when people seem to be sleazy and dishonest they probably are. I’m glad that current market condition and our pending deal allowed you to get full asking for your clients. I hope you guys are shown all the same dishonesty and sleaziness that was shown to us in your future transactions.
Hi Paul, Thank you for your feedback. As a representative of the seller I can assure you that you have directed your review to the wrong person. As an agent in business for quite a long time, I take my job, my responsibility, and my clients respectively very seriously, and always do everything I can to advise them, and guide them to the most successful outcome. That is what makes me an agent that is very well revered by colleagues and clients alike.
Your Buyers agent is the one guiding you through the transaction, and the one that should be advising you (along with your attorney, and Inspector) on any and all questions you have, not the sellers agent. The sellers agent represents the seller, and just as the case with your transaction, does not have any conversations, advisement, or contact with the buyer, that is what the buyers agent is there for, and is paid to represent you.
Your home inspection report was thorough, and after 3 weeks of negotiating on it I can surely say that "rushed" it was not. As well, the seller performed another termite inspection at their cost to appease you to no avail, as there were still unreasonable delays, and more requests from your end, even when the report that was provided by a local reputable termite inspector showed very clearly that there was NO evidence of termites.
As well, Your agent was informed many times in the "weeks wasted" that the property was still being shown, and was notified several times that there were other offers on the table. The seller has every and all right to pursue the best offer that is willing to move as quickly to the closing table as possible. The seller is the one that makes the ultimate choice of whom to accept, not the agents. Had your agent that YOU chose, advised you of that, and many of the other areas of the purchase process that you were clearly uninformed on, you may have very well been the buyer of that great home that is now Well under contract. It was only once there was word that the SELLERS may accept another offer, that there was any sign of a rush from you, and to be exact, your agent was told clearly to wait until she heard from our end, before having you sign the contract, as we were almost certain that they would be going with the other much higher offer that came in as a result of showings due to your sides apparent delay on the contract signing.
After weeks of being patient the seller ultimately chose what would work best for them. I, the agent am the messenger of those details, and have no say in anything that the sellers choose. As for the money you spent on the inspection, close to half of that was side inspections that you yourself and only you chose to do aside from the standard formal inspection.
The real estate market is just that, a market... you can never assume that you are the only one looking to buy a house, and if you do, then you risk the consequence of not having it fare well in your direction. I can completely understand your frustration, however, hopefully it was also a learning opportunity for you on the process of the home purchase. You were represented by your buyers agent that you chose. Had they represented you and guided you correctly, i feel you would have made some different choices. All the best of luck to you and your family in finding a new home.
