Fantastic experience: This review is for Pedro Mayser, my real estate agent for the sale of my condo. Pedro has a keen understanding of the real estate market and is genuinely interested in providing unparalleled service to his clients. He conducts thorough research of the client’s neighborhood and spends a great deal of time ensuring his client understands all of the many nuances of the ever-changing housing environment. He will work closely with you to align on the strategy needed to either sell or purchase your home. He will provide a well thought-out plan that is based in solid research. I personally witnessed Pedro spend countless hours getting all of the details right in his approach to selling my condo. Pedro has a very positive attitude and brings it to the job everyday. When selling my condo, it was a tough, highly competitive market in the downtown Los Angeles area. Plummeting listing prices and excessive condo inventory did not deter Pedro from believing he could sell my unit. Fantastic experience: We could not have asked for a better realtor than Kathy Wren. She was incredibly helpful, responsible, and knowledgeable. She pointed out things to look for that we wouldn't have thought of, and she answered all of our many questions. Fantastic experience: Me and my partner purchased our first home just one year ago. We used Kathy Wren as our real estate agent and had simply the best experience. She showed us all of the properties we wanted to see, sometimes dropping everything to meet us the same day at a house. When we finally found the house we wanted, she worked extensively with our mortgage company and the selling agent to ensure we got the house. Fantastic experience: As a homebuyer I would highly recommend to work with Olga Keyes. During the seller’s market we were so lucky to buy our new home below the market price because of Olga’s professional skills. We had a different experience with a previous agent, who was interested only in his own commission, but not in a client’s goal. But when we started to work with Olga, she called us back after one hour and suggested writing an offer $23K (!!!) below than our previous agent proposed. And our offer was accepted!!! You can imagine how much money she saved for us! Olga always follows the clients’ interests. She has very strong negotiation skills! We really appreciate her help, she made our family super happy with our new home! We could not have got it without her!

Negative experience: Really shady and unprofessional business they are running. Zero communication to seller when buyer ended up not having any of the money to even purchase the home. They played games all the way up to the last 48 hours to close then canceled without cause. Let myself think everything was moving forward and I had to spend money on inspections and boxing up 30% of the house. President of this company was quick to respond when I emailed asking who do I report a complaint to but then never decides to answer back or give even a simple apology on how this deal was handled. Just stay away from this company, lots of better professional realtors out there. Updated: Again ran into another one of their agents at a property in Orange. Told them I would like to make an offer, was told I would get some sort of email communication from them and nothing. Reached out on the day bid was due, I get a nice lie stating that I wasn't going to be in the running as there were offers over mine. No where did I state my limit, nor did they ask me for a formal best offer, they just moved on to grab more money from anyone else. Again super shady with their business practices. I suggest everyone to stay away from this firm or have a really aggressive realtor that will watch out for their unethical business practices.

Fantastic experience: I have been working with Olga for over seven years. She was our buying and selling agent and it always been a great experience. She helped to find a house of dream for us and, when time came to move on, Olga sold it at the price we even couldn't dream of. True professional, who will fight for your interests as for her own. Fantastic experience: This spring Seven Gables agent Olga Keyes helped shepherd my brothers and I through an emotionally fraught sale of our mother's home after she died. We all lived far away and did not agree on details. For this kind of sale, you need more than just market expertise which Olga has in spades--you need a psychologist-counselor and friend. Enter Olga the real estate dynamo with a huge heart, deep listening skills, razor-sharp knowledge of the market, and the negotiating skills of a diplomat. Within one week she'd gotten us a set of stellar bids and the highest one was from a dream buyer--someone who fell in love with our childhood home and who is now raising his own family there. So Olga helped two families, ours and theirs, and a future generation with just this one sale. There is something magical about this particular agent and her skills. We were so lucky to be represented by her!

The leadership team stays AHEAD of the game so that all associates are prepared, educated and skilled to best serve all client needs, no matter what the market throws at them. Negative experience: What a joke. My family is emotionally damaged after our experience with Seven Gables. We applied and were approved to rent a home in the Lake Forest area. We rented a moving truck, purchased renters insurance and finalized all of our move details. We were suppose to move in this Sunday. On Friday, a rep from Seven Gables called us and said the owner decided to go with someone signing a longer lease? What? We were already told the home was ours and we were approved? We purchased renters insurance as asked and rented a moving truck. I can believe they can do this? Does not seem right. You cannot treat people like this. If you are considering using Seven Gables, keep looking as they will disappoint you as they did my family.

Fantastic experience: Phil did an awesome job for us. Our house had multiple offers in just a week. He handled everything fast and efficiently. I would highly recommend Phil Schaefer.

Negative experience: We worked with an agent named Bonnie Ahrens. We informed her we were interested in purchasing the property and she said that she could represent us and act as a dual agent. Big mistake for us. We informed her we had a tight deadline as our lease was ending and we needed to finish offers and counter offers by a certain deadline. After she sent in our offer, we followed up several times regarding any counter and she neither picked up the phone nor sent an email. The deadline passed and we had to extend our lease because we did not hear anything. Several days after we extended our lease, she sent us the counter offer, which we would have been open to negotiate with if we had not signed another years lease. Overall it was a terrible experience.

Negative experience: A realtor by the name of Laura Edmondson of Seven Gables realty set up a roof inspection at 2:00pm today, during THE POURING RAIN and did not show up. Two hours later, responds back to my text with an obvious lie about why she didnt show up or answer my messages. This realtor should know the inconvenience of having someone not show up at a set appointment, yet can care less as long as it doesnt inconvenience her, even worse, she didnt care enough to come up with a believeable lie at least. I wouldnt trust this person to buy a home from. She didnt care enough to even meet the contractors shes seeking repairs from. Weak communication skills, a liar, and no show. I can do a better job, guaranteed!

Negative experience: They listed my elderly neighbor’s home way below market! Similar homes sold for $640,000! My new neighbor’s smaller home sold for more. NUTS!

Fantastic experience: As a seller, you imagine listing your house, accepting an offer the next day and turning a huge profit. The buyer walks through the front door and discovers how perfect the property is. And the asking price is unbelievable. When handed the keys at closing, all the furniture settles into place, clothes are folded in the drawer and dinner is on the table. Reality is why you need Julia. Nothing goes that easy. A successful sale requires market knowledge, positioning and timing. The property may require cleaning, repair, upgrades and possible staging to show at its best advantage. The financial picture may be clear or it could be a tangled mess of title searches, loans, liens and other encumbrances. Julia is an established veteran. She knows her market and the professionals in her field. Any property she lists will have wide exposure. For homeowners who need guidance and assistance, Julia has a private list of inspectors, cleaners, tradesmen, landscapers, exterminators etc. that will show up promptly and deliver professional results at reasonable cost. Her work ethic is to focus on the big picture by moving forward on the details. Each check mark eventually completes the checklist. Most importantly, she knows how to manage the expectations of the seller while providing for the needs of the buyer. No small trick. And Julia delivers. Sold at asking price third day of listing. I later sold a property with Miriam and we got the highest selling price ever sold in the neighborhood, using Miriam's selling strategies, which also brought up the comps in that market. She was later able to help us find our forever home; although it was priced out of our budget, Miriam was again able to work with us and the selling agent to make the purchase happen. From the moment we met AJ at a random open house, to finally signing the paperwork for our new home, AJ was a consummate professional. He was the only agent we met during the search process that kept in touch with us, even when we decided to stop looking for a bit. AJ always kept us in the loop during the home buying process and even found us a better rate for our mortgage loan. AJ is extremely easy to work with but will work hard to get you what you want when in negotiations. He will listen to your concerns and will always find the best solution available. Most importantly, he communicates with you on a regular basis and makes one of the most stressful purchases in your life very easy.

Negative experience: Really horrible experience. We are in a pinch to find a home (current lease up in 7 days) and are not getting any calls or texts returned about our application (and application fees). Zillow now lists the townhome as off the market. Unprofessional and disappointing.

Negative experience: I have rental through property management companies several times in the past, but 7 Gables is BY FAR the worst of them all. The communication with our "representative" Jane Lewis is non-existent. We have so many issues including a broken AC for several months but they do not respond or give me the run around. When they immediately raised our rent after taking over, they sure did communicate well then. Money hungry and can give 2 s**ts about their renters. I have lived in the same property for 5 years and have NEVER missed a rental payment. I hope management reads these reviews and makes necessary changes to make this company better.

Negative experience: Worst place to rent through or work with. Horrible agent Jane Lewis!!! does not communicate or help. Never picks up phone and we are supposed to renting a place through her..the place and her service can go to hell!! don't use if you have a choice..
