Fantastic experience: Marcos Vargas represented me as the real estate agent for my late mother’s probate estate, helping me sell her home in Beaumont, CA. He has my highest regard and it is my pleasure to recommend him and his services to anyone. Do to a set of unfortunate circumstances, my late mother died unbeknownst to anyone in her home. Her home was not in a proper trust, nor did she have a last will and testament. Marcos is one of the “Probate Brothers” in Orange County, having specialized expertise in selling real estate within the unique confines of the rules and procedures of the state court system that deals with probate, trust, and conservatorship. This system may not be broken, but it is definitely not efficient. Just as I would not recommend navigating probate without a good attorney, I would also not recommend selling property within probate with an agent that did not have this specialized experience. For example, Marcos always called and told me when a particular probate ruling was issued by the court before my attorney even knew. It became a joke I had between me and my attorney – telling him I had a “guy on the inside.” Another time, Marcos was going by the Riverside County courthouse on other business and took the time to pick me up an official stamped copy of my “Letters of Administration” for the estate, to save me the 3 hour round trip drive from Orange County. The home was listed during the end of 2025, with high interest rates and the economic uncertainty from the United States’ constantly changing tariff diplomacy. There were at least 15 other new homes comparable in the same large developed community in Beaumont. There was nothing exceptional about the property. I’m sure potential buyers were referring to it as the “one where the lady died.” – an obvious liability, as we had to disclose hazmat cleanup. The exceptional difference, obviously, was Marcos. He did his rain dance and it rained. He brought in a buyer, he negotiated a good price in a challenging market and we left those 15 other homes in the dust. I’m sure the escrow team he brought in was top tier, however, I never actually got to know any of them, as Marcos continued to shepherd the deal through this final faze as well. At one point during escrow, he had to gently “flex” on the buyer with a Notice to Perform to keep everything moving along, but I’m sure he was kind to them too. Relentlessly cheerful & upbeat, professional and detail oriented.

Fantastic experience: I could not be happier with my decision to hire Ed Vargas of Probate Brothers. From start to finish, he has been exceptional in all aspects of selling our property. My father passed away in January 2021 due to Covid and cancer. Immediately after the probate was filed in court, I began to be contacted by a variety of real estate brokers about selling my dad’s condo in Orange. Ed Vargas of Probate Brothers was one of the people who contacted me. Primarily because he was willing to help answer a variety of questions I had, even before we had hired him, and because of his obvious command of the probate process as well as the local Orange County housing market, I decided to hire him. Right from the start, Ed did everything to make the process as easy, pleasant, and profitable as was possible. Although we had our own contractors look at the property to decide what work needed to be done prior to listing the condo, we ultimately went with the contractor Ed suggested as well as doing just the repairs and improvements that Ed suggested. The work was done quickly, exceptionally, and resulted in far more money in return based on a vastly improved selling price. In addition, I live about 90 minutes away from my dad’s condo, so although I can drive down to handle things as necessary there, LA traffic being what it is, avoiding that drive was a huge bonus. Once the repairs got underway, Ed supervised the project and allowed me to avoid repeatedly driving down to the condo to keep tabs on the process. Once the repairs were done, Ed made some very insightful suggestions about the listing price. His suggestions were absolutely correct and the condo sold in no time with many offers well above the listing price. I could go on about the details about how Ed handled this entire process, but suffice it to say that he was honest, sincere, hard-working, and frankly was a virtual psychic in terms of how well his predictions of what would happen during the process. I don’t have any other properties to sell, but if I did, I would go back to Ed and Probate Brothers without hesitation. They are just fantastic in every respect.

Fantastic experience: Ed Vargas experience in Real Estate truly shined with the sale of our North Tustin home. Within 2 days we had 7 offers all above asking price. This is a market that was exploding in 2021. He had advise where to price our home from other professionals, we had comps from the neighborhood. Fantastic experience: My mother passed away in April of 2020, and her house had to be sold through probate.
