Fantastic experience: When I decided to return to Cleveland Heights, friends said that Howard Hanna was THE realty to use. I had three recommended names, but I chose Thomas Hodgkiss-Lilly as my realtor. Months of getting house listings online from Tom gave me background in appreciating what was available, what was exaggeratedly described, and what was actually realistic for my budget and my wants. Phone calls and texts, Tom's willingness to meet my friend to tour some houses (when I couldn't fly here), made me realize that not only is Tom an experienced realtor, but he has an intelligent intuition about when to make suggestions and when to ask the right questions. I had found what I thought was the "right" house. Inspection showed me the multiple flaws, the potentially very expensive flaws in that house. I found a second "right" house with so much of what I wanted---Tom had come through wonderfully. However, the owners then threw a very strange decision into the mix-- not the house for me. I live in my house in Cleveland Heights now and it is uniquely different, has a great backyard and garden, has a front porch, a fireplace that works, some great quirky pluses---and Tom advised me through making the winning offer on this house. He reiterated the very positive advantages of this house. Fantastic experience: Tom was the delightful center point of our first home search and eventual purchase. He helped us through with grace; from learning our actual price point (not our imagined), finding which part of Cleveland we wanted to live in (we're new), choosing a loan agent, choosing an inspector, obviously looking at MANY houses, taking videos of houses when we couldn't visit (bought from out of state), dealing with repairs, dealing with a decision to cancel then re-continue... Fantastic experience: Tom, an attorney as well as a real estate agent, has an excellent knowledge of the laws governing real estate sales in Ohio and is attentive to the little items that can make a big difference in a sale. The first day that our house was listed, Tom had about a dozen viewings. Out of those came a half dozen of bids above the asking price, with the bid that we accepted being $10,000 over our asking price. He knows the market extremely well and what sells a house.

Fantastic experience: Thomas responded immediately when I suggested he come look at our home and make some suggestions before we put it on the market. He looked it over and had a stager look at it. They made some reasonable comments based on our financial situation and gave us space to make changes at our pace. Thomas would call to offer help and encouragement. He also gave me names of handymen. Once we were ready, he had a steady stream of people looking at the house and we sold it in a reasonable amount of time. Again, he was ready with a list of movers and handymen to fix the violations. We were not buying another house, so we didn’t work as buyers with him.
