Fantastic experience: I had a very pleasant experience at TPI especially services provided by Sam and his team that was top-notch. I was so impressed with the customer service I received at this company. Sam is well experienced with the market, problem solving and his leadership was outstanding, and the team was very friendly and helpful, They all were taking good care of my units and they went above and beyond to make sure I was satisfied.

Negative experience: Garbage service. They fix nothing. I’m so happy my landlord switched property management companies. I pray this new company actually manages the property and handle business.

Fantastic experience: TPI Real Estate has managed my Cleveland-area properties for nearly 4 years. Sam Allam and his team have presented themselves well as business professionals and work hard to provide me with solid, trustworthy tenants. Each issue that comes up for any of the 7 units is addressed promptly and courteously. TPI has never slacked on replacing tenants and they even consult on property improvements that have improved property values and rents. I recommend TPI for an investor's peace of mind.

Fantastic experience: Me and my family have been tenants for eight months and I cannot say enough good things about these people. My family and I were homeless and living in a motel before I discovered a listing on their website. Martine Wright worked very diligently to help us transition into our new home. Sam Allam was also very kind and helpful to my family during the difficult process. Martine told my family ahead of time that the home needed a bit of extra maintenance and she has kept her word about having the home fixed up. Maintenance line is easily accessible and they do their best to fulfill work orders in a timely fashion. Anyone looking for a professional and compassionate real estate company should definitely give TPI a call!

Negative experience: This management company is the Worst bunch of cons that I have ever came across in my life. From when I moved in the unit there was trash on the property and on the balcony. The light entering my unit where out for months and it took months of requesting and arguing to finally get it fixed They take their time on making any repairs and who ever heard that you have to put in a work order to get your lawn cut. my ceiling is leaking and has been since June and it is August not to mention you literally have to harass them about making repairs that is sam is rude and money hungry he doesn’t care about you or your family I STRONGLY SUGGEST RUN PASS ANY PROPERTIES MANAGED FROM THEM YOU WILL REGRET IT I DID

Fantastic experience: Great property management company with a personal touch! I worked with the TPI Team for seven years as they managed 12 units in Ohio City on my behalf. The owner has formidable interpersonal skills. This helped tremendously as it built a relationship with tenants I could not have as an out-of-state investor. It also saved the day on several occasions with delicate situations. As a property owner, I could always rely on the TPI Team to ensure the well-being of our tenants. The TPI Team was also very receptive to feedback and requests thus allowing me to focus on other priorities while they managed the units on a daily basis. They provided great guidance to improve the units and buildings while being very cost-conscious. (I wanted to give 4.5 stars but since it is not available, I am rounding up.)

Fantastic experience: 10 years ago Sam Allam brought me a tenant for my rent house in Cleveland. I was impressed with the way he presented himself and the professionalism of our transaction. When I found out that he was also a property manager I asked if he would like to manage my property and that was one of the best business decisions I’ve made. He has made being an absentee landlord almost stress free. And since we are on only our second renter since 2011, he has been making it a win- win for our tenants too. He has my highest unqualified recommendation. Five thumbs up.

He took a property needing some TLC after a couple of pipes issues and being rented for several years. Negative experience: I really wish I could rate lower then 1 star. This company is absolutely horrible. They literally will only contact you when money is due. You contact them for anything else you cannot get a straight answer from anyone in the office. They swap receptionist so much that no one even knows what repairs need to be done to the house. And when they do finally get someone out to the place to get a estimate done. You will never see them again for the work to be done. I have actually recommended people to stay away from this company and their rental properties. The house we rented for 5 years from them was in desperate need of a roof. It was so bad that the water was leaking through the chimney area and causing the wall to crumble around the chimney. The basement flooded multiple times and when I would call in to have someone come take a look at it I would never get a call back to get the water drained. At one point in time I had over 8 in of water in my basement and I had to call the county to come out and fix the issue because transnational would not send anyone out to help. It took them over 7 months to remove a fence that was falling over on the property and was a danger to myself, my family and my neighbor. I would highly recommend for people to stay away from this company and look elsewhere. -dont believe these 5 star reviews. They all say the same thing from different people. They can't even keep employees but all these people seem to know sam and how "nice" he is.

Fantastic experience: I have known Sam for 13 years and he is the most hardworking guy I know. He always works in the best interest of property owners and has always had good relationships with city officials. Don't buy an investment property in Cleveland without talking to Sam first!

Negative experience: I moved into one of their properties in March. In my lease it clearly states that I am not responsible to pay the water. On 7/1/2022 I received a shut off notice tag on my door- problem supposedly fixed. On 8/19/2022 my water was shut of for a few hours. 2 days ago on 9/13/2022 I received my water was shut off again. On the door tag it states that reason for shut off is non payment. As of 10:32 am on 9/15/2022 my children and myself are still without water. Unable to wash dishes, cook, bathe or even use the bathroom. I've been hung up on by employees and offered nothing more than reimbursement for "a few gallons of water" it takes more than 2 gallons for 1 toilet flush (in case you didn't know).We also have a mouse infestation, no door on one bedroom and plenty more. Don't rent from these people.

Fantastic experience: TPI is a unique company to work with. They treat their investors and tenants with respect and courtesy. I've known Sam Allam on a professional level for four years. Sam is the owner of TPI and is a very distinguished businessman. He gives his undivided attention to his investors and tenants. Overall, TPI is a great company thanks to Sam and his dedicated staff. GOOD JOB!

Negative experience: I have been living in one of their properties in west side of Cleveland Ohio for over a year! We submitted work orders for our furnace but over a month later we are still without heat! To make matters worse we check the status of our work order and find that Sam the property manager has closed them saying that it’s fixed! Our furnace is in pieces does that sound fixed?

Fantastic experience: I have been a client (as an Owner) for over 5 years. I have always found Sam (Owner) very responsive as well as his office staff. We have encountered challenges over time and Sam has always been quick to jump in and get them fixed quickly. I had used 2 different companies to start with and within 1 year moved my properties to TPI.

Fantastic experience: Sam and his team are some of the best property managers in the Cleveland area.(coming from several terrible experiences with others!) Sam ALWAYS gives us honest advice, treats all of our tenants with respect, and is able to take care of business when things come to that! He also has connections to some great contractors that are incredibly fair. All things considered, Sam and Transnational are on a VERY short list of excellent property managers!

Negative experience: We hired this company in June and had to terminate in October. They seldom respond to emails. They cannot find emails sent to them and had to resend several times. Previous property management company sent them documents multiple times and they couldn't find . One of our tenants sent me maintenance requests she sent to them and TPI have no ledger or record of these requests and responses. When asked they just sent me an email stating they responded and sent someone! - No mention about what was done or what the cost is. Unfortunately I cannot recommend them

Fantastic experience: As out of state property owner, I am very pleased by the quality of their support and their professionalism. They came highly recommended and I now recommend them to my friends. They had our property ready and rented out quickly and continue to handle any issues in a timely manner. Sam even came by months before to offer tips on what was needed to get the property ready. Negative experience: After Dawn Left Nothing Has Been The Same. Have Put In Several Work Orders Sam Act Like He Can’t Return Calls But They Can Send Emails. Just Throw The Whole Company Away

Negative experience: I made a terrible mistake recommending this company. The company rarely, if at all, checked on the tenant...because of their inefficiency my house was ruined costing me thousands of dollars just to prepare it for sale. My suggestion is use a property management company that is Better Business Bureau recommended.

Fantastic experience: I have trusted TPI to manage my property for over 3 years now. Sam Allum (TPI owner) has always been very responsive to my queries as well as to the issues of the tenants to the best of my knowledge. To provide a balanced review, I should say my only qualm is that he is something of a "spin master" (which is not to my personal taste as I have always been a tell-it-like-it-is person), but I do see where that would be a valuable assest for a business-owner/salesperson.

Fantastic experience: I lived in one of TPI's Ohio City apartments for 3.5 years and during that time, the landlord installed new windows, fenced in the backyard (which my dog loved), and was timely in replacing the refrigerator and washer/dryer when it broke. The location was fantastic and the rent very affordable for all of the amenities offered. I will miss my apartment very much but hope another lucky individual moves in to enjoy it as much as I did.

Negative experience: Basically slumlords. I've never seen anything like it in my life. I'm currently renting a property from them and it's literally RAINING in one of the bedrooms. It's been raining for 4 months

Negative experience: I was attacked by one of their maintenance man, they illegally lock me out of the unit they are basically refusing to let me in, unless its convenient for them..

Negative experience: Thee absolute worse company. The owner Sam as he goes by is never in the office. The so called secretary that always answers the phone is the worst, she attempts to argue with me yet she forgets that I’m the tenant. We have been living in the house for almost four years. Work was done to the house yet not completed. The workers left trash behind, and have done an absolute horrible job. The “inspector” that came out after work was done was more concerned with telling glory stories instead of actually inspecting. We’re battling them right now in court because they are horrible, and should absolutely not be in business.

Negative experience: If I could give no stars I would. I rented a property that was managed by TPI for about 6 months before moving out. About 6 months after I moved out I got a random updated tenant ledger from them through my real estate agent saying that I owed them for the work they had done to the home (carpet, hardwood repair etc). All this was work that was NOT done to the property before I moved in. However, they decided that once I moved out they wanted to sell the property and tried to make me pay for all the work they wanted to do in order to get it ready for the market. TPI is FRAUDULENT AND UNPROFESSIONAL to say the least. I would NOT recommend anyone rent a home under their care or let them manage a property that you own. Not to mention that all the false charges hit my credit report as well (which I'm still fighting). I assure you that you can find much better than TPI.

Negative experience: Whatever you do don’t move in any unit on Arcade Ave Cleveland, OH. House is INFESTED WITH ROACHES, RACCOONS, and MOLD! Staffing including the owner was VERY unprofessional about the situation. So thankful I can be comfortable now in my new home. You guys will be hearing from me again really soon.

Fantastic experience: I have worked with Sam now for quite a few years, and I am very grateful to have him on my team. I moved out of the Cleveland area for a job, and he has always worked above and beyond with my home. I would not trust just anyone with my home, after all. Yes, there have been issues. But we have always been able to work through it - without them the issues would have been significantly worse. I have had to have a lot of work done on my house. I have had some bad luck with tenants. But without Sam and his team, I don't know how I would have been able to manage my house from long distance. I will always be grateful to them for all of the hard work they have done on my behalf. He treats my home as if it was his own.

Fantastic experience: As an overseas owner, I have nothing but good things to say about TPI and in particular Sam Allam and this is not a comment I make lightly!! The management of your property is the key to success or ruination!! I have unfortunately learnt this lesson the hard (& costly) way, having suffered more than my fair share of nightmare scenarios at the hands of other management Co's!! So I can honestly say that working with Sam & his diligent/helpful team has been an ever increasing pleasure over the past 6+years. During which time he has worked tirelessly & with unwavering commitment to make my properties a viable investment. The nature of the business means that of course problems can & do arise, but whenever they have I always been impressed by Sams' professional handling of them, he views issues with clarity from both the tenants & owners perspective and treats them with equal respect, which can mean going the extra mile to find an acceptable solution to both sides, which he has always happily done. The AppFolio Portal they use makes viewing your statements/bills and maintenance requests etc, in your own time very convenient & has been a welcome addition to their already Stella service. I know Sam is passionate about his business & works relentlessly hard to make it work and in doing so makes his clients properties work for them too!! I only wish all management Co's where as committed, responsible & reliable!! Thank you Sam & Co at TPI, I look forward to our ongoing future working together.

Fantastic experience: Lived in a townhouse in Ohio City for a year and had a great experience! Sam Allam was always willing to help us and answer our questions or concerns! We also had contact with the maintenance/contractor, Lucy, and she was also very helpful and flexible with our needs! The company was very professional in handling requests and notified us via email of any upcoming changes we should be aware of. During the move-out process, they were very courteous and quick to respond to us. My roommate and I needed to move to different locations due to work or else we would have stayed at this apartment. Very thankful for companies like this that making renting and living easy!

Fantastic experience: I am a property owner working with TPI and Sam Allam, and in the year since we began working with them, I have found Sam and his staff to be diligent and professional. From the beginning, Sam has been clear with me that he believes it is his job to treat both owners and tenants as clients. His company has clear terms and policies, and in my experience, they follow them carefully. As an owner, I receive clear, detailed monthly statements that reflect payments and repairs. TPI documents requests for maintenance and promptly responds to those requests. As an owner, I believe that is extremely important, because taking care of tenants is both the right thing to do and the best business decision. Sam demonstrates real pride in his work, and I have been very happy working with him.

Positive experience: Rated 4 stars because of how much fun I had destroying them in court. They neglected property maintenance for a whole year. So I hired a property inspector, a mold inspector, and an appraiser for other reasons. I contacted the county Small Claims Court of where my house was located and opened up an escrow account. If you have neglected maintenance requests that are obvious code violations, I suggest you do this immediately. The court accepted my claim and I paid rent to the court rather than the property manager. It took them another whole year to address the issues, but by then it was too late, I filed a motion to get the entire year's worth of rent refunded back to me, and I won. I got a year's worth of rent free because they didn't fix some very minor issues that became big ones. Now the problems were annoying, but if they give me free rent, I'll be happy to move back in! I'd give them a 5 star review if they didn't file a countersuit against me and actually force me into a settlement. But even still, Sam Alam, the owner of the company can barely run a business, undermines his employees, relies on deadbeats for contracting services, and neglects his tenants. His best quality is his ability to take it up the ass, the most annoying thing about him is that he just doesn't shut up. TLDR? Neglected maintenance? Contact the county small claims court and open up an escrow account. Show proof of neglected repairs, and watch your landlord panic. if he takes too long, file a motion to get it refunded back and move somewhere else. DOCUMENT EVERYTHING

Negative experience: You would have better luck moving your belongings into some random abandoned property. This was by far my worst rental experience yet. 9/10 it doesn't get any worse than TPI. I don't even know where to begin.... #1 I moved well over a month ago because the property I was renting FORECLOSED! Tara the property manager called me a week after I moved threatening Eviction on a property they no longer had possession of. They expected me to pay over $900 of the previous tenants water bill. The halfwits they called maintenance took weeks to address issues and couldn't fix anything without a manual. I moved 3/26/2017, on 5/5/2017 there is an employee calling looking for money claiming to have no record of me moving out. (never mind the loss of the property) I lived there for over a year before they updated information in their system listing me as the tenant. In my opinion they are either scam artists or have 0 experience managing properties! RUN! DO NOT RENT FROM THEM!

Positive experience: Office staff is very friendly. Convenient way to communicate and pay online. Maintenance crew is very knowing if a needed repair has to happen and works the problem until finished. Staff always calls prior to property visits or to alert if maintenance-contractor is coming to the units.

Negative experience: They behave like slumlords. Terrible company to work with.
