Fantastic experience: We highly recommend this property management and rental company! We own a manufactured home in North Port and used their services to rent out the unit long term. It took a couple months but Jessica got the job done! Not only did she find us a tenant, she secured them and us in a two year lease. More recently I recommended Jessica to a friend with a home in Rotunda West. She managed to get that one rented in about one month! Everyone I have dealt with at the office is professional and helpful, if you to want to rent out your property or are looking to rent one, they are great to work with!

Negative experience: Terrible experience from start to finish. The air conditioning broke and we were left without it for over a week (9 days!), which made it impossible to stay in the apartment. On top of that, a water leak was never fixed despite repeated issues. When the lease ended in July, they suddenly insisted on a 45-day notice period that was never clear in the beginning. After moving out, I left the apartment in excellent condition, yet they still deducted $100 from my deposit with no warning, no explanation, and no transparency. The whole process was unprofessional and frustrating. Once they had the rent, they showed no responsibility or respect toward tenants. I would strongly advise others to stay away.

I haven't rented in over 40 years so I was very apprehensive going into finding a condo for rent, but I found a gem with Home & Condo Rentals, Inc. The have both the owners AND the renters best interest at heart. Very transparent and compassionate.

Negative experience: They use a bait and switch approach. They have properties on their website that are not available even though it indicates they are available. When I pointed this out to them they didn’t say much but the property is still listed on their website. DON’T TRUST THESE PEOPLE.

Fantastic experience: Beau and Darrell have been really great to work with. We have worked with a few property rental companies in the past and this team definitely has a higher level of professionalism than most. Plus, they are a small family run business so you get the added benefit of a personal touch. I would highly recommend them to anyone looking for a property manger.

Fantastic experience: Great response when I called to let them know the fridge went out. They sent repair person out within a couple hours and it was repaired.

Fantastic experience: Having Home & Condo available to look after our condo when we're not there and make all arrangements for seasonal rentals has been a godsend. It's like having a close relative down the street to come in and water your plants while you're away. (We don't have any plants to water, but you get the idea.) They take care of the tenants too, providing a detailed questionnaire after each stay and giving us suggestions on how to improve (new bedspread, TV in bedroom, etc.) They take care of our home-away-from-home both for us and for our tenants.

Negative experience: preparation for incoming tenant is very poor. Property is not inspected prior to occupation to insure maintenance problems are addressed or that cleaning meets basic level. kitchen is very poorly equipped, and linens and towels are old and frayed. comforters are unwashed and smell used and musty. Maintenance response is good and folks are friendly but tenants are in a position to have maintenance crews in and out during stay. After many years of using the service, we are tired of the problems and have found a lovely place for a better price.

Negative experience: Lived in property for year and a half. They did not maintain property. Manager was very angry that the house had issues after not repairing the issue on the 5 th time. He told me to F off. We did not have hot water. We had to heat water on stove to bath my 3yr old .This went on for around a year. They believed this to be normal and acceptable. I would look at other property management or landlords before you settle. I would have rated at 0 stars, it was not an option.

Fantastic experience: There aren't enough words in the English vocabulary to describe how wonderful the folks at Home & Condo treated me and how grateful I am to them for all they have done. I just adore my little home and the dogs are very happy too!!! Thank you so much for your kindness and getting us into our new home.

Negative experience: NEVER RENT FROM THIS COMPANY. NEVER! THIS COMPANY COULD CARE LESS ABOUT YOU ONCE THEY HAVE YOUR MONEY. TO KEEP FUNDS FOR PROCESSING FEE AND CANCELATION FEE WHEN THE STATE IS TELLING YOU NOT TO COME BECAUSE THEY FEEL YOU SHOULD COME IS TERRIBLE. VICTOR IS AWFUL AND THE OWNER STEPHANIE JUST NEEDS THE MONEY. NO THOUGHT ON YOUR FAMILY, ONLY THEMSELVES, GIVING THEM 60 DAYS TO RENT THE UNIT.

Negative experience: I never leave reviews !!! Especially negative reviews, however this is necessary. My in laws used this company and they were terribly mistreated. The manner in which the owners speak to tenants is absolutely appalling. Even the elderly. My in laws are the most pleasant people you will ever meet! The house they rented was beautiful from the outside but inside needed repairs that were never taken care of. My husband and I ended up repairing things ourselves,and we were never reimbursed. They ignore phone calls and neglect their tenants and apparently their properties. All this company does is collect rent and then you are on your own. My husband's parents also had friends from up North who rented from Home and Condo rental and were nickeled and dimed for everything out of security deposit. They do not do repairs and then blame and charge tenants for things that are in bad repair . We are now back in the area this week looking again for upcoming season and will use another company.By the way,I'm fairly certain most of the positive reviews are from family friends/etc

Fantastic experience: They have managed our property since 2016. Our property has been handled professionally. All required repairs/maintenance has been quickly attended to at a reasonable rate. We highly recommend them to give an absentee landlord peace of mind and tenants the service that they deserve.

Negative experience: Don’t work with this company! Worked with Beau to get a rental for my son, recently out of the Army and college. Provided Beau the application fee on a property. Was waiting on HOA approval to move forward. Then received a email from Beau that the property was rented to another party, three weeks after we provided the application fee. Evidently, this party put down a deposit, which in Beau’s mind gave them priority. Working with Beau was a struggle from the beginning. Didn’t return voice mails or emails. His voice mail states that he will get back to you in 24 business hours. Took me awhile but that means 3 days, not something you would expect from a service company. Very disappointing to see someone treat an Army veteran in such a manner.

Fantastic experience: As owners who live out of state, we have been beyond pleased with the service we have received from Home & Condo Rentals, inc. We have used them to manage our townhouse in Venice for a number of years and have been thoroughly impressed. Beau Walker is extremely professional and always responds to our inquiries in a timely manner. It is such a relief that, despite being in a different state, we can feel secure that our property is being handled correctly and that whenever a problem arises, it is handled immediately. We cannot say enough good things about this company. Give them a try!

Negative experience: My husband and I considered using this management company for a seasonal winter rental.What a mistake. They are beyond rude and very nasty unprofessional folks. We also have friends that used them in the past and they said the same thing. Look around they are not the only game in town. We hear they are professionals until they get you to sign on the dotted line. Beware

Positive experience: Beau Walker is a fine agent. We counted on him for two years now to annually rent our condo. He should be in charge of the entire Home and Condo operation! If you own and want to lease, or want to rent, we recommend Beau!

Our experience renting and living in a condo handled by HAC was first rate from the first phone contact, thru leasing and move-in and including request for service. Professional, personable and prompt. About all you could ask for.

Negative experience: After personally renting from H&C for 6 years I can't believe how much they have changed.....for the worse. They have become so unprofessional and lack of follow-up is the norm, Won't be renting from them ever again and would not refer them. Sad because they used to be a very good company when my parents rented from them ,,,,,

Negative experience: As an educated and well spoken person who can handle situations and personally as a renter for 6 years from them . The owner of this company is very condescending when you call instead of being heard you are talked down to it was very hard to keep composure the way the owner treats you, but at the end of the day it's a choice you make to rent from them and a choice that I would not choose again nor recommend to anyone. Just grateful to have moved on....Don't bother giving specific reasons you won't use them again on your reviews they will not own it and will only respond in defense instead of reason. Move on :)

Negative experience: Never been mistreated by a company so badly. After receiving bills we were not even aware of asked and put in writing multiple times not to do any work without our knowledge still happens. Called vendor directly and there was absolutely no need to go out. We have been so reasonable over and over again, it would not take much for them to fix this issue if they even cared a very little for their customers and this we are told is the owner!!! Tough to have to post this but I really can't let someone else go through the emotional and financial mistreatment. The first bad review I have ever posted and I would be much happier if I could delete it if they made things even a bit right

Negative experience: They will play deposit games and charge you for unreasonable cleaning. Be sure to take extensive photos when you move in to dissuade this dishonest practice.

Negative experience: Have rented from these people several times. When my original agent was there, all was well. But she retired and then I had to deal with the owner regarding problems the past two years. He was awful to deal with, had a condescending attitude, didn't like dealing with older and wiser people any more than nice young people. We decided not to rent from Home and Condo ever again.

Fantastic experience: Great group of people!

Negative experience: Rented a house out, using Home and Condo. They were pretty awful. Did very little for their money and tried to do even less. Lady dealing with annual rentals has had not just a sense of humour by-pass but an entire personality one. One of the Company owners felt that visiting the house to meet someone needing access was impossible - apparently the $290 a month he was making was not enough to spend a half hour away from his office just once in 2 and a half years. One of the annual 'inspections' managed to miss the 2 foot high weeds and grass growing all over the lanai and pool area. When we needed a new roof, the roofer offered by H and C quoted nearly $5,000 more than we paid elsewhere. Whether Venice has got better agencies, I don't know, but I do know this lot are dire.

Positive experience: your railings on second and third floors should be fixed and u should have free wigi and better parking
