Negative experience: The agent was so rude he was being so mean with my kids I called to talk to him he didn’t let me finish my sentence and kept saying NO to me. Highly unprofessional attitude if you can’t be nice to your customers just close down your business

Fantastic experience: Great experience with Willie Everything is handled through the online portal, which makes paying rent, submitting maintenance requests, and communicating incredibly easy and efficient. The system is user-friendly and saves so much time compared to traditional methods. Anytime I’ve needed assistance, responses have been prompt and professional. It’s clear Willie values organization and convenience for their tenants. Highly recommend!

Negative experience: Willie Mussallam is as unethical , dishonest , negligent as it gets & is being taken to court for various California civil code violations in Tracy, Ca ! He did not properly eliminate a mold infestation issue at a residence nor did he tell the new tenants at that residence there was a mold issue nor did he tell the new tenants the unit was rat infested ! Willful negligence on his part .which violates California Civil Code 1941.1 ..there are more which will be presented at a later date ... The mold issue he claims was eliminated, not true the male was having symptoms of suffocating which resulted in him being rushed to the Sutter Hospital ER where he was treated for excess mold inhalation ! Now his entire family has symptoms of mold in their systems. a 2yr old a 7 yr old a 14yr old ...all. have Dr apps today because of Willie mussallam wilfull negligence in not seeing to it that the mold and rat infestation was properly eliminated ! He refuses to take responsibility, refuses to co operate / compromise which violates California Code of civil procedure section 998 ...thus the lawsuit will be filed in San Joaquin Superior Court and is for public viewing . Facts are facts , he will try to spin the facts so as not to be held accountable for his willful negligence !

Negative experience: Very unprofessional, tried to withhold over $400 worth of security deposit for “cleaning fee” when the property was left spotless with pictures to prove and when we tried to bring up this issue with him we were blocked.

Even though that may not be a long time it was readily evident that his professional expertise in this area and the overall process has vetted a good tenant.. Willie is responsive and answers all of my questions in an efficient manner. He located a new tenant for me much faster than I would have done alone. I highly recommend him!

Fantastic experience: Recently, during an extreme heat wave where temperatures soared to over 100 degrees, our AC suddenly broke down (new unit). The situation was unbearable, but Willie responded to our call immediately and truly went above and beyond. In less than an hour, he arranged for a technician to come out that same night. The technician arrived promptly, assessed the situation, and had our AC back up and running in no time. Willie’s quick response and efficient handling of the situation were impressive and greatly appreciated. This level of dedication and care speaks volumes about Willie’s commitment to his tenants. We are grateful to have such a responsive and proactive property manager. Highly recommend.

Negative experience: They’re really bad with you on trying to help you schedule a tour to view rental homes. They don’t call you back after you leave voice messages nor reply to emails. Maybe they are not on a hurry in renting out properties. If I can rate them 0 stars I would.

Fantastic experience: We had to make a quick move and find a place with very short notice. Willie helped us get into the home we liked quickly and handle paperwork later to help us meet our timeline. After moving in we found a few things that needed attention such as the dishwasher not working and some minor repairs to the appliances, which he handled quickly. We even had the counter-balance spring on the garage door opener break suddenly within our first week there, and he had a repairman there the very same day. The only issues we have had were that the appliances are all old and should probably be replaced, but they do work and I know that is more a decision for the owner to make. Also some cabinet doors are cracked from obvious misuse from previous tenants, but it is questionable if they warrant a repair. Lastly the sprinkler system does not function for the lawn, which is kind of a big deal because the lawn is very big and will take some effort to water. But we did not ask about that before we moved in, but we really should have. All in all, Willie has been responsive and handled the issues as they arose in a timely and efficient manner, so I would recommend his services.

Negative experience: DO NOT APPLY FOR ANY OF HIS RENTAL PROPERTIES!!! He will lie and say you’re first in line for the property and then ignore you after you pay to apply, you will get your money taken for nothing! Don’t apply !!!

Negative experience: There's no communication whatsoever. I called, I left emails, nothing back. Maybe he just wants his own people that he chooses in his homes. Once he see's your ID, he'll probably think twice if he doesn't "like" you.

Negative experience: Ridiculously unprofessional and a SCAM! A property we were going to rent was not clean and the backyard was overgrown, he said it was going to get taken care of before we moved in. On move-in day nothing had been done. The floors were incredibly dirty, carpets were not clean, and the backyard was still overgrown. After about a week he finally sent a gardener to cut the grass. When I asked if they were going to cut the overgrown front lawn he rudely said "no I only said I would pay for the backyard to be done this one time" The backyard grass was neglected and the weeds were sharp and a hazard to my children and dogs, the lease said we were responsible for maintaining the grass so we removed them. Willie demanded we pay for NEW SOD to be installed. This is when we decided to break our lease. He will scam you until your wallet is empty, is blatantly rude, hangs up on us on the phone anytime we ask for him to send us things in writing. When moving out he said if we don't pay for new sod for the entire backyard he will turn down anyone interested in the property so that we cannot leave and will be financially responsible until our lease is done. He also had the audacity to charge us hundreds of dollars after we left despite SIGNING our move-out list with NOTHING wrong with the property during the walk through. DON'T WASTE YOUR TIME OR MONEY!!

Fantastic experience: Willie gives me a free advise over the phone and he is friendly. He doesn't know me but when I asked help or advise He willingly speaks to me. We can not judges someone especially we don't know him.

Negative experience: Rude and pompeous I paid my rent early 9/24 and he emailed me oct 2 stating i owe him a 200 late charge and 80 because a plumber came and didnt find a leak so i have to pay it also threatened eviction Texted him and sent him bank receipt and receipt from portal and he responded an hour later with relax ill look into it My daughter called him and he didnt answer just texted her and said to text him back and naturally he did not respond I deal with property mgrs on my job and they are not at all like him they go out of their way for the tenants

Negative experience: Tried contacting Willie multiple times. I left him voicemails and calls. He never responded to any of them.

Negative experience: After driving 40 miles to view a house he had for rent, this man text me to say that the house has been rented without even processing my application. Two weeks later, the house is still listed. He was extremely rude and refused a handshake from my husband. I have no doubt in my mind that he is a racist mutha*****er, stay away from him if you are Black
