Any time I need something they have taken care of me immediately which is not seen often in PM companies anymore. They are always doing maintenance checks each 6 months which means they care about their units. Wish most places were like this!

Negative experience: ⭐ 1 Star — Misleading Listing Language & Lack of Disclosure I applied for a rental through this agency and was denied. I am sharing my experience so other renters know what to expect before they apply. The listing stated that "credit scores will be subject to credit remediation rent charges." That language strongly implies that applicants with lower credit scores will be accommodated through an adjusted charge — not denied outright. Nowhere in the listing was a minimum credit score disclosed. I applied in good faith based on what was written. After paying the application fee, running my credit, and submitting my personal information, I was denied — and only then did I learn the actual credit requirements. My gross income exceeds three times the monthly rent. I met the income standard as I understood it. What I was not told upfront: married couples are evaluated separately. My wife is disabled and has no income. Despite having no financial role in qualifying for the lease, her income and credit were evaluated independently — meaning she was held to the same income and credit standard as a primary applicant. That information was not disclosed in the listing. You only find this out after you have already paid your fee and handed over your personal and financial information. If you are applying with a spouse or partner who has limited income or credit for any reason — disability, retirement, or otherwise — ask very specific questions about how co-occupants are evaluated BEFORE you pay the application fee. The listing language does not tell the full story.

Fantastic experience: The maintenance company that works for my landlords they're the best it's AC doctor they came the same day to clean my air conditioning unit took pictures to show the landlord so that maintenance could be done in a timely manner which will lower my electric bill monthly they are the best if they're fast and their professional and they do an excellent job I'm glad my landlords sin people that have been here before instead of a lot of different people it makes me feel safe thank you guys for all your good work and for being so polite informative and helpful and patient thank you... As always they are always professional and polite I had a toilet put in within less than 15 minutes... Flash Forward to July 8th 2026 the guy that they send to help me out right now he's the greatest he's a young man about 30-35 with a beard he's strong and burly like a lumberjack and he's the greatest he's polite he's thorough and he does a good job I'd prefer him to come he's very professional and he makes me feel safe as a senior citizen when he comes to do the work very polite thank you

Fantastic experience: I got on the app and notified of the issue that we had I had a phone call within the hour within the next hour they had the plumber back out fixing the problem so it was a great response time the main issue was handled I'm just waiting for the follow-up

Negative experience: BEWARE! This company will steal your application/screening fees and not get back to you for a week and a half with a denial! Applied for a home on a Friday. Messaged them on Tuesday for a status update. Was told they would get back to me “ASAP” the following day. My wife called twice and I emailed three times. Never heard a word. Finally threatened to contact the AG and CA Real Estate Board. A week and a half later, they send me a denial letter (five days after I demanded a refund on the application fees and 10 days after we had applied. These people are crooks!! Believe the negative reviews because they are farming application fees!

Negative experience: 0/5 SARAH ECKARD LIED TO ME ABOUT A NEIGHBOR WHO SHE SAID DIDN'T LIVE AT THE APARTMENT COMPLEX, AFTER I FOUND OUT HE WAS CHARGED OF POSSESSION OF CP WITH THE INTENT TO DISTRIBUTE. I moved into one of their apartments located off shadow mountain in palm desert 01/2024 - 10/2025 and from the beginning it was problems. The apartment wasn't move in ready, the sink was clogged, apartment was dirt and it had cockroaches. The cockroaches were a consistent problem until the day we moved out. The AC unit was severely under powered for that unit and it would be 100 degrees when i would get home with the AC running all day. They had their gardeners come into the backyard of my unit and take logs i had and deemed it a fire hazard when they only took a couple and not all. and they did not try to contact me to try to fix the problem before they stole from me. They kept half my deposit for what i can only think of is to remodel the place since i spoke to the new tenant and what they charged me for wasn't fixed. Window latches are still broken, no new window screens, apartment was dirty when they moved in. DO NOT RECOMEND THEM AT ALL!

Positive experience: Relatively competent; simpler (less annoying) contract than other property management companies assessed. I hate that they changed their name from Xepco to something generic. Every time I deal with someone it's a different person. That said, their portal is relatively easy to navigate and make sense of, and they're friendly. Good enough for my needs.

Negative experience: The appointment had to be rescheduled, which I agreed to. However, upon arriving at the property, no gate code was ever provided, making it impossible to access the location. After calling the office twice, I was finally able to reach someone, at which point I was transferred to the gentleman who was supposed to meet us. During that conversation, I was told that I “never confirmed” the appointment—this is completely untrue. The only text message I received on Thursday, January 15, 2026, asked whether I wanted to reschedule, which had already been addressed. I was then told that a message had been sent to me stating he would be late. This is the second false statement, as no such message was ever received. At this point, the representative was over twenty minutes late, I had been unable to access the property, and I was being repeatedly given inaccurate information. When I expressed my frustration, I was told that I was “yelling.” Any reasonable person would understand that being delayed, locked out, and lied to would result in frustration. As someone who is also in business, I would absolutely want to know how my company is being represented in situations like this. This experience reflects poorly on your organization and is unacceptable for prospective tenants or buyers. I am confident this is not your standard level of service and hope this was an isolated incident. However, it is important that this behavior is addressed so others do not have a similar experience.

Fantastic experience: We are seasonal renters and get excellent service from Coachella Valley Property Management whenever an issue arises at the rental property. They look after the problem very quickly and with great customer service.

They took my work order right away and handled everything with professionalism and transparency. My garage door was not closing, and they arranged an excellent vendor who resolved the issue the very same day. Thanks to their quick response, my garage was secured and my valuable items were safe overnight. Same-day service done right, highly recommend!

Fantastic experience: Their response is always prompt, knowledgeable and professional.They are friendly and very helpful. Today 9/25 a different company came out. Devon from Paul Mitchell’s Air Care. He was very professional, and knew the unit. Said the unit was two generations old, and needed coolant, but that coolant isn’t available any longer. He said he would report to Milo at Xepco about this. He took some pictures. I’m impressed with the response of both air conditioning companies. Now just waiting/hoping the unit is replaced so that it will be cool in this condo.

Negative experience: Don't bother cleaning your unit after you move out, they won't return your deposit anyway. They'll send a "handyman" to make repairs, then deduct those same repairs from your deposit. They also charged me for a garage door opener which was returned.

Negative experience: Xepco Properties are very flaky and unprofessional. We inquired on a property over 2 weeks ago and after Being charged $57 for two applications we were not notified. We called and were told that credit was excellent and they would call us by noon with an answer. Didn’t hear back for two weeks. Got an email saying that owners chose someone else. Looked on Zillow. Still advertising “for rent” Think this is a case of discrimination. We put an applications for our 94-year-old and 86-year-old parents. They have excellent credit, but I think they are discriminated against because of their age. From day one of contacting this company they were very unprofessional and unorganized And hard to communicate with… Beware!!

Fantastic experience: We moved into our new rental property in Palm Springs, CA. Our water filter was past its replace date and the ice maker and water dispenser were also problematic. But Xepco came and they then sent the proper professionals to handle all of this. Xepco took care of it, and we are very happy with the results. Great job !!!

I had accidentally provided them with an incorrect California address, which led to my rental income being automatically deducted for state pre-tax. As soon as I discovered the issue, I reported it to them, and the office manager, David Mercado, corrected it right away. He handled the matter quickly and professionally, and the deducted amount was refunded to me the very next day. I truly appreciate how they take responsibility and respond quickly to issues raised by landlords. Their professionalism and commitment to resolving problems efficiently make them an outstanding property management company.

Negative experience: Overall poor communication, multiple repairs a month repeatedly where my other investment houses have 1/5 of the amount of repairs at this property. When requested to send pictures of the before and after of the so-called needed repairs, no proof is sent. Emails, calls asking for proof of these items and nobody cares to respond. Overall, the worst management company i have used in 15 years in real estate. They just switch managers but overall seems like a good revenue generator if they can pin expensive repairs on the owner that don't actually happen. I don't have a choice to pay as they just remove from my rent.

We receive a monthly report on revenue, expenditures, balances, etc. If there is a maintenance problem, we are notified immediately and if the solution necessary is over the predetermined amount, they are in touch with us asap. We do not have to worry about the property knowing that Xepco is on top of everything necessary to ensure a smooth operation. Thank you to Xepco and we appreciate the quality customer service. My concern on that property is a property tax seems to be overwhelmingly high compared to my properties in Orange County. Positive experience: This survey looked to be for Palm Desert folks, we are in Palm Springs. Anyway, we have had great renters, with little to no issues. We share the success with Xepco, as we keep the property in top condition. Thanks David for your help.

Negative experience: I’ve had the same tenant for over 10 years so there isn’t much they need to do. Last year they told me I needed to replace my garbage disposal which I had done the month before and told me I needed to clean the carpets which I didn’t. If I do need services, they seriously over charge.

Negative experience: As an owner, I found this management company to be on the renter's side on all fronts. They never championed for me as the owner. They failed to protect my interests when a tenant moved out. When it came to selling my property, they wanted to sell it for $50,000 less than I ultimately sold it for. Their service department was unreliable managing home warranty services. Move-in ready estimate of $6.000 using their team actually only cost $1,200 to make it beautiful to sell. All-in-all not an management company for owners!

Negative experience: If I can give 0 stars I would, very unprofessional company. 3 applicants for a rental that make more then 3x the rent like they ask. They tell us last minute that they do not accept 3 incomes only two after being in this application process for 4 days. Unacceptable, they also have really bad communication with their clients. This would have been our second time renting with them but never again!!
