Fantastic experience: We have lived in a property for 17 years with this company and I couldn't have asked for anyone better for a landlord!! These are some of the most wonderful people I know and sure are gonna miss them. We are moving and it's too sad to bring them a letter in writing so I'm sending them an email instead because I will burst into tears! Keith works with you as long as you communicate your needs with him and Pam and Paula are always so friendly on the phone! They are hardworking genuinely nice people and I will miss them!

Negative experience: DO NOT. I repeat, DO NOT LEASE WITH THEM. If I could give them negative stars, I would. I normally am a very understanding person but in this situation, these people are MANIPULATIVE. If you do lease with them, make sure to get EVERYTHING in writing because they love to miscommunicate and make the tenant responsible. And they refused to own up to their mistake even till the end, overcharging and taking a large amount out of my security deposit. They are not about serving people but making a buck in whatever sneaky, manipulative way they can. I would expect this from a large corporation but not a small business. You're better off with a company that makes you aware of their expectations and does not keep you in the dark so they can make more money.

Negative experience: Wanted to rent a place from them and explained that I work 12-16 hour days at a hospital (as a resident) and could only come by after I got off work. They told me to swing by, that the apartment would be open. It wasn't. No one answered phone calls. There wasn't even a contact phone number that was answered. Irreparable and terrible first impression

Negative experience: This is a slumlord dressed up in reputable property management company clothing. On the up side, they do have low application fees and lower rental rates, but this is because they manage properties that no one else will take and do little to no maintenance to the properties. We rented an apartment off North Main in a “quadraplex” (a house divided up into 4 units). Our unit was listed as a 3 bedroom, 2 bathroom, however, two of the “bedrooms” do not meet the requirements for a bedroom, because there are no windows. This was not a problem for us because the two bedrooms were for our 1 and 2 year old and the lack of windows kept their rooms dark and quieter. However, we did have a major issue with the cesspool of a basement underneath our apartment with constant pools of water in it (despite the sump pump they had installed), the black mold that was found in one of the other units and never addressed, the black mold we ended up finding in our unit (see pictures), and the terrible, unprofessional, and harassing maintenance manager, who also happens to own the company. In the year that we lived there, two of our neighbors (in the same building) had their ceilings fall in, there was major flooding and water damage, and a number of other issues. The problem, as we quickly learned, is that if you ever call with an issue, if and when he ever comes out to take a look at the problem, Keith (maintenance and owner) will try to find any and every change you have made to the place or anything else the tenant may be doing that is not to his liking, and your service request turns into him harassing and blaming you for every problem the building has ever had. He told us that “previous tenants never had an issue” so what was our problem, sent a letter about the food on the floor from my TODDLERS, who were currently in their high chairs EATING, and personally attacked and harassed me numerous times for not keeping our porch spotless while he was trying to rent out the unit Nextdoor. Meanwhile, though yard maintenance was included in our rent, the entire yard was covered with leaves year round, and the backyard area was completely unusable due to overgrowth and a broken gate (which we reported when we first moved in and was never fixed). If Keith runs out of things to blame the tenants for, he blames the property owner for being unwilling to put more money into the house. If that’s an issue, you refuse to continue managing that person’s property until they’re willing to pay to fix the problems, you don’t blame and harass the tenants, and force them to live in dangerous conditions! I asked before we ever rented if the place was suitable for two small children and was assured that it was, and this lie is the one that bothers me more than anything. To cheat and scam people is one thing, but to put my children’s health in danger is absolutely unforgivable. So I apologize for the lengthy review, but I take this one personally and find this company and actions reprehensible!

Fantastic experience: Teresa, Pam, and Keith are all great! They were my landlord for about two years until the property owner sold the house and changed management companies. How I wish these were still my landlord! Any problem was dealt with immediately and if I needed help they were always there with a solution. Hank, (the cutest dog ever), is always in the office to give you some love. I still go in every month to say hello to the girls and give Hank a bone. Great company, honest people. Pay the rent on time and cause no problems and this crew will be there to have your back.
