They kept it rented without any downtime; and they chose renters who took care of our home and actually upgraded the wall paint and flooring in the meantime. I've literally never reviewed anything on Google before, but I feel compelled to leave a note here for prospective renters to see: in a world filled with scammy and awful property management companies, Epic is truly one of the good ones. Honest, helpful, and generally great people to work with. Hunter is an awesome dude as well.

Fantastic experience: Epic Property Management has been incredible to rent from! Professional, reliable, and genuinely caring every step of the way. They go above and beyond to make sure everything is handled quickly and with real heart, which is rare to find. Being a tenant here has truly felt more like being part of a family than just renting a home.

Fantastic experience: We have stayed with Epic Property Management for four years, and we could not be happier with the experience. The place was clean and completely functional, rent increases were very reasonable, and maintenance was fantastic. A few examples: our furnace stopped working once, and the heating would not be able to put us above 65F, so uncomfortable but not a big deal. We had a brand new furnace in three days. The toilets were acting weird once, and as soon as I let Hunter know, he was here the next day and got it fixed immediately. Same thing happened for the shower head at another point. For minor fixes they were always able to help us by email. Once again, absolutely fantastic experience, and we are sad to leave.

Negative experience: Not helpful in our situation: not willing to consider a sub-12-month lease.

Fantastic experience: We have had Epic Property Management take care of our rental properties for more than a decade. They do an outstanding job! Their management makes our investment virtually worry-free. They have excellent reporting and accounting. They promptly deal with problems when they arise. They maintain good relations with the tenants. We could not recommend they more highly!

Negative experience: THE RESPONSE BELOW IS NOT ACCURATE. THIS LADY IS A THIEF... Do not deal with Toni Nilson or her company. I was overcharged, and I tried to cancel 2 DAYS after I booked (a month and a half before the booked date). Toni demanded she would keep $350 for cancelling. After disputing the charges with the bank she told me she was keeping all $960 even though I never stayed there. She is completely unreasonable and people should be warned not to do business with her company or any properties she manages. Typical slumlords.

Fantastic experience: Lovely home, perfect location, great staff! Toni & her team are super responsive and easy to work with. Payments, maintenance, & move-out were all a breeze. I lived in the Avenues, perfect for my first chapter in Utah. Truly lovely neighbors, local coffee shops, parks, restaurant & brewery, grocery store all within walking distance. Very sad to be moving away!

Negative experience: Total Garbage. We left the property in better condition than we found it! Slum lords the whole time! Called 3 times about a rodent problem and nothing was done! Paid rent no later than the 1st every month but some how missed out on early rent discounts! And when I called to get something fixed they accused me of smoking and smoking weed! Totally unprofessional. All the good reviews come from when they offered their tenants $150 discount on rent to write a good review . About 8 months ago! Funny how all the good reviews come at the same time? Don’t deal with them!!!!

Negative experience: Epic property management and Toni are the type of company that will try and hide a MOLD hazard. I’m not one to write negative reviews but we had a really bad experience. Our basement flooded within a week of move-in. According to one of their employees the flood could have been avoided had Epic taken proper steps to repair the previous problem. The flood again was not properly cleaned up and now the baseboards are falling apart. WE were charged for part of the flood clean up as well as many other “fees” throughout the lease. I feel bad for whatever homeowner has decided to let Epic handle their investments. Save yourself a hassle and rent elsewhere.

Fantastic experience: I’ve been renting from Epic Management for a little under a year now and my experience has been nothing short of great. Toni and Hunter answer my calls, texts, and emails quickly and help solve any issues I have almost immediately. They aren’t overbearing but offer help whenever I need it. Thanks Epic Management!

Negative experience: My partner and I booked a 3 night stay on accident. Contacted Toni right away about changing the reservation. She wouldn’t change it without our $375 security deposit 4 weeks before our stay. I would never do business with this heartless woman, it was a simple mistake that could’ve been resolved more professionally.

Negative experience: Toni is unprofessional and unreasonable. Nobody should deal with shady businesses, and this is a shady business.

Fantastic experience: I've had nothing but a good experience with Epic in the couple months that I've lived in our apartment. My roommate and I are first time renters and Toni and Hunter addressed all of our concerns and our questions and put our fears at rest. Before we moved into our apartment, they made sure that the carpets were cleaned and they painted all of the cabinets so it felt fresh when we moved in. They've been more than accommodating when we expressed concerns about little things in the apartment and made sure to make these situations right in a timely manner and let us know the progress of these fixes. Overall, I've had a great experience living here and I'm excited to live here for at least a couple more years!

Fantastic experience: The staff of Epic Property Management is incredibly friendly and helpful! I moved into my apartment this past summer and the staff helped me through the entire process. I was able to contact them quickly and they would respond within the day. Additionally, their willingness to let me survey the property without anyone else there really worked well with my schedule and let me make my decision without someone following me from room to room.

Fantastic experience: The people at Epic Property management really do their best to take care of us. They always respond to maintenance requests as well! Hunter and his wife came and personally planted a slew of flowers in our front yard last spring. You would never know that our place was a bachelor pad by how nice it looked! People always complimented us. They have also taken initiative and taken care of many exterior things on the house that were starting to age and look a little dumpy, like old awnings and re-doing the driveway. we're really happy with the place, and they do a great job communicating!

Fantastic experience: I have been a tenant with Epic Properties going on my 6th year.... I expect rental properties to have some issues arise. Whenever anything needed to be fixed or I have wanted an upgrade or remodeling of any sorts, Toni has always replied and accommodated my needs immediately!!! Many property management companies have rigid and sometimes unrealistic expectations of reasonable wear and tear, pet policies or outlandish deposits. I have found that Epic Properties is very reasonable and fair. They care about not only pleasing their owners but also their tenants. Fantastic experience: This is my second year renting from Epic Property Management. My roommates and I have absolutely loved our house, and have had very few issues while we've been there. If anything has gone wrong, they've always responded to us immediately and taken care of it in a timely manner.

Fantastic experience: I'm really confused by some of the reviews left here, because I have rented a terrific little duplex from Epic for 3 years ... I just renewed for a fourth. Toni and Hunter are easy to contact and quick to respond whenever we have an issue and the issues have been few. Just an occasional clogged drain or leaky faucet. The biggest thing was the air conditioning breaking down in the middle of a summer heat wave. It was over the 4th of July and no repair shops were open so Toni found us a portable air conditioner from another property. The reasons we've stayed here so long are that we love the neighborhood and we love the property management.

Fantastic experience: I have been renting from Epic for about three years. Toni and previously Jameson and now Hunter are all great, easy to work with, and very responsive. The online portal to pay your rent couldn't be easier, your lease is always there to review, and it has other helpful features. We've had a couple of issues that were frustrating for everyone (carbon monoxide leak, HVAC install, window install guy who was inept), and each time I ultimately felt that my needs were addressed and I was treated fairly. The rest of the these past three years have been smooth sailing. I hated the color of my bedroom and bathroom when I moved in, and Toni immediately agreed to have them repainted and let me choose the color. The painter made a mess and didn't trim the baseboards/ceilings well, and she immediately sent a different painter over to clean the mess and trim up the edges so that it looked nice. Once, the windows on the building were dusty and speckled with water from the sprinkler system, and when I asked if she would send a window cleaner to do the outsides of the windows, she immediately agreed. I was very surprised at these quick and affirmative responses to non-essential/cosmetic requests. Toni is always reasonable to deal with and cares about doing a good job. Jay the handyman is lovely and kind and does a great job as well. Overall a happy experience renting from them and would recommend to anyone!

Fantastic experience: We have been tenants with Epic for about 4 years now, for one we love the location of our house in the avenues, and we love our backyard. But we also love that our landlords respond to any and every maintenance request we have ever had very quickly, no matter how small it is. Just yesterday we had Jay their handyman here (he is wonderful by the way) to fix our sink because it had rusted out, he noticed a cabinet with a broken hinge, and fixed that too while he was here. We have no plans of moving but if we ever do, I would look to rent from them again, as this has been nothing but a Great experience. Also the ability to pay our rent online is awesome!!

Fantastic experience: I've done business with Epic for years and it has been great. Toni is very good at what she does and has years of experience. They have great communication and always take care of maintenance requests in a quick and cost effective way. This is an excellent service.

Negative experience: I've been renting for the past 10 years, and I've never had to pay a move-in or move-out fee. Moving into this house, I had to pay a $200 move in fee (on top of the deposit) and now a $200 move out fee. Both non-refundable. And that's a fee for each roommate on the lease! I was baffled by this. My roommate and I also had a terrible experience moving into our house. The places was a DISASTER. I don't think the house had been cleaned in years. It was disgusting. We had to contact Toni, and she had us contact a cleaning lady. She also told us to contact the girls that moved out to have them pay for it, because that was their responsibility. I found this very unprofessional. It is not our responsibility to do this. The landlord (Toni) should have inspected the house before the previous tenants left, and taken the money out of their deposit to cover the cost of cleaning and damages. We were also supposed to have new carpet placed before we moved in, but it was delayed, putting us a week later than expected. Even though we had already paid for the month's rent. She credited us back a small amount, but not covering the week we weren't able to live there. I asked her if we could be refunded for the time we couldn't move in, and her response was that "you could have moved in anyway." It would have been impossible for me to move all my big furniture in and then right back out when the carpet guy came. I do want to note, however, that my experience with Jameson has been a good one. He is professional, quick to respond, and helpful. I wish we could have had a better experience moving in, but that ruined it for me. I did not feel like we were taken care of. I am relieved to be moving into a place where the landlord is more involved and cares about my experience.

Fantastic experience: I was a tenant with Epic Property for 2.5 years and I had only great interactions with all their employees. I have been burned in the past by property management companies so I was hesitant to rent from one again but Epic does not operate like a large property management company. They have the contacts to get any issues that come up solved quickly and efficiently but you are treated on a more personal basis, I never felt like I was just a number whenever I had questions for them or needed repairs. Rental payment is easy and convenient with their online portal. They are also very easy to work with and reasonable when it comes to things such as move-in and move-out. I would definitely recommend them and utilize them again.

Fantastic experience: We rented from Epic for about a year and everything was great! They were really quick and flexible when we first moved in and had a time crunch. The year we lived there it was REALLY easy to pay rent, our maintenance man, Jay, was super nice, always quick to respond and come over to help. The move out was just as smooth and had great communication with us on status of deposit. We would recommend them to anyone!

Fantastic experience: I was a tenant with epic property management for 2.5 years and have recommended them to many of my friends and family. The apartment was great and every request I had (even the smallest and most petty) was always met with a quick order to fix it. I called once in the middle of the night and another time on thanksgiving and was relieved to hear they cared about the issues and were never irritated. Toni and her staff are excellent, very friendly and easy to get a hold of. In one instance I asked for a window to be fixed and after they assessed it they decided to put in all new beautiful Windows for the entire apartment. I have never felt more at home than I did in that building. I didn't expect a deposit back as most places find a way to keep it, but they were actually the ones to contact me for a mailing address and my return was more than fair. There are so many shady property groups out there but epic property certainly is not among them.

Fantastic experience: I rented a place in South Salt Lake from Toni & Epic Property Management for close to 3 years. In my time there I never had any issues with them. they were great to work with. Toni and her team were responsive and more than fair when it came to my our lease agreements. They were flexible when it came time to extend my lease and never made me feel like I was backed into a corner. Our apartment flooded very badly once on NYE because the neighbors above us pipes had frozen over & broke. Toni and her team got things taken care of as quickly as possible and made sure we were reimbursed for the inconvenience. I would definitely recommend renting from them.

Fantastic experience: My wife and I rented from Toni and Epic Property Management for the past year. We relocated due to due work. They were good to deal with the entire time. I like to work for professional, fair, and friendly people. Toni had all those qualities for the last year. I didn't feel she was unfair. When we were looking for an apartment a lot of places wouldn't hold a place for a few days considering we were coming from out of town. Toni however held it for us for a few days until we could get down to look at it. During the time we lived there we had a couple of problems (like any apartment), and Toni sent someone over within a day each time to fix the problem. The handyman she has is very nice and does a good job. One of the problems was our stove. It started leaking gas one day. Toni bought a brand new stove and had it installed the next day. When we moved out she charged us to have the carpets cleaned. I thought that was fair considering our kids put some stains in the carpet. My wife and I have been in several apartments going through eight years of college, and Toni was one of the best we've had to work with. I would recommend anyone to rent from them. Hopefully this helps your decision to rent from them.

Fantastic experience: Our family rented a single family home from Toni at Epic Property Management in 2014. We had a great experience with her and the management company. Toni ensured that everything that was promised about the home before we moved in was addressed. The yard was cleaned up, and various items were fixed. Toni also assisted when we needed the owner of the property to contact the city regarding utilities. We ended up terminating the lease early because we relocated to the east coast, and even this was very straightforward and pleasant. We have rented from many different management companies and this one was certainly the best experience.

Positive experience: Very easy to work with and they stayed out of our hair. We lived in the same unit for two years with no problems at all. If we had any problems, the handy-man normally would come over within one or two days.

Negative experience: These are some of the most evil people I have ever met. During the time I lived in the unit, I took good care of the place and paid my rent on time every month, even making improvements and paying out of pocket. When I was getting ready to move out they were being very nice, (even though they are normally very rude and unavailable) and made it sound like I would have no trouble getting my deposit back. The place was immaculate when I got done cleaning, but when I called to meet them to look at they refused and without even looking at it said that the paint on the wall was chipped so they'd be keeping my entire thousand dollar security deposit to paint the house. I've live there for 5 years, needless to say the paint will be chipped some, especially since it was a cheap paint job in the first place. Needless to say I will be taking them to court. An exhausting effort, to get my deposit. I would really suggest staying away from this horrible company. I am also reporting them to the bureau of better business for the problems they have caused me. These people really need to be put out of business.

Negative experience: Epic Property has some nice and reasonably priced properties available, I was happy to be able to find one of them available when I was looking for a place to move in as I returned to finish my masters degree at the U of U. The location of my apartment was conveniently located and I was very satisfied until I found out that the upstairs neighbors were not the small family of three that I had been told they were, but a household of nine or more people who worked all hours of the day and night, and also refused to allow me use of the backyard which I was told would be shared. I also found the honesty of Epic Property employees to be lacking when I ended my lease and moved out. I was told that damage to the house that was done previous to my moving in and documented would preclude me from return of any of my deposit. My suggestion to anyone doing business with Epic is, get everything in writing, even the smallest details, keep copies of everything, and have everything signed as well as your pre-move in inspection. I also experienced a raise in rent. Although the increase was not excessive, do not expect your rent to remain stable, despite being a good tenant and paying your rent early or on time every month.

Negative experience: Horrible! They just take money from you when you don't deserve it. They also raise the rent for no reason as well. Not easy to work with at all. BEWARE!

Negative experience: I would give them negative stars if I could. DO NOT RENT FROM THESE PEOPLE! We always pay rent on time and take care of the place, but they refuse to take care of any problems. We had a plumbing problem for months before they fixed it. Water got in the walls and now the house is moldy, there was raw sewage under the carpet yet they refused to replace the carpet. They are rude. They don't reply to phone calls or emails they have bordered on being abusive. The place is falling apart and they do nothing to fix it. There weren't screens in some of the windows when we moved in and they refuse to get some, ect... The list goes on and on. Slum lords is what they are.

Fantastic experience: The ladies who run EPIC property are wonderful people who are willing to help! The maintenance man is a really nice gentleman who came to my apartment within a few hours of my calling to about a rip in my screen door. He also fixed some other small issues that I had forgotten to ask about until then. I also loved my apartment downtown; it was very unique.
