Negative experience: PMI is by far the most unprofessional management company I have ever tried to work with. They are completely reliant on their automated systems and do not monitor their messages from prospective tenants, they barrage with endless emails that make no sense, demand you set up tour requests and cannot meet any of those requests - at least that is what their computer systems do - They leave properties on their available list, only to be "messaged" they are not available, send endless emails telling me to complete my application even though attempts to do so are refused and "messaged" that the account has been "disabled". This is crazy making at its best.

Negative experience: Try reaching anyone there, or even being able to leave a message. So much more to say but won't...just...don't. No communication. No notices. Crazy unwarranted fees. Online payment wasn't working. Lack of decent enormous debit notification. But they charge late fees and interest. Where do those fees go? Finances aren't exactly transparent on a detailed proper level you can see reality. Rather than understand when they can do better, Michael fines and assesses crazy compounded interest and I think pockets it from what it seems. If more than one person is complaining they should change how they do things. Their payment system also wasn't working. I and others called for weeks just about that. Michael again never called back. People are forced to take this abuse or he fines them with charges no reasonable person or company would. When owners ask to go before the board without him, he refuses. Same with asking for full financial transparency. Michael can't simply do the right thing - stop bullying and blackmailing and fining people. Don't harass when a customers posts a review as he's done to all. Be financially transparent for real, with details, fix the voicemail and call people back if more than one person is complaining. . If PMI did the right thing, I'd remove the review as I'm sure others would, too. He is being oddly stubborn. It makes no sense for me to complain if they communicated well and ran the business properly - like the larger HOA PM company, Advanced HOA is great. I don't complain unless there are serious issues and the owner has crossed lines. But ou can see I give good reviews to many companies. So it takes a lot for me to write a bad review and yet his response to my review has been horrific. And scary honestly. I would write more but I feel threatened in multiple ways and he's not being reasonable in any of the realms I and others have complained. He just loves his fees and harassing instead of saying "I may be doing things wrong what can I improve" - he's working for us. He forgot. Given the shady business and legal actions against them already I would assume any good reviews are false.

Negative experience: PMI Flatirons has the worst customer service I think I’ve ever experienced. No responses to phone calls, late incompetent responses to action items and horrible payment methods for owners trying to simply pay their balance. The only thing Michael Menard cares about is charging owners late fees and closing action items before resolution. This guy is the worst to work with by far. I do appreciate Oscar Osiris calling me back over 2 and a half weeks after I left multiple voicemails and posted numerous action items. He seems genuine, just a guy working for a terrible company. The slap in the face comes when he asks you to write a 5 star review for taking off a $20 charge that occurs because the company won’t respond. I can’t count how many other people have been bribed by him but it’s a joke reading the other reviews. Before choosing this company be warned, or you will regret it.

Negative experience: PMI completely no showed at a property viewing. 10 minutes after the showing was schedule to start we received an urgent automated text cancelling the appointment. Subsequently we received an apology email that suggested we wouldn't be a good fit for the property. Not a good experience.
Fantastic experience: As a vendor, we have worked with PMI Flatirons several times. They are very communicative and pleasant. Jose Allen Cantos II has been such a big help! I always look forward to working with this Management company.
Fantastic experience: he was very nice and understands that my tenant is trying very hard to cooperate and I don't think we will have any more problems. The mom is easy to work with and wants to be a good tenant. Her adult son is disabled and sometimes has a hard time understanding. He has apologized to me about the smoking and I am sure it won't happen again.

Negative experience: Avoid this company at all costs, especially if you are considering renting a place that they manage. They are hands down the worst property management company I've ever worked with. I'm writing this review now, just on the off chance I can save someone else the headache of having to deal with these people. So, what can you expect if you do decide to rent a property that is managed by this company? Fees, lots of fees - $350 security deposit holding fee due immediately - 1 full month of rent as the actual security deposit - $200 lease initiation fee You will not talk to anyone in person - Their company uses a registered agent which has a Boulder address, but there is no office in Boulder. You can drop off payments and keys at the registered agent address, but you will not speak to anyone that is actually a part of PMI. Any actual maintenance requests or problems go through their rental portal or via phone call. Speaking of maintenance... - Good luck if you need something fixed. I washed my laundry in the kitchen sink for a month, waiting for someone to fix my washing machine. Here's the timeline I experienced. Last week in August - I submit a maintenance request through their portal 1 Sept - Almost a week later I've heard nothing from them, so I message them again asking about the maintenance request 6 Sept - Five days later I get a reply saying a maintenance tech will be in contact 8 Sept - Two days pass... nothing. I message them again asking if theres any update 10-12 Sept - At some point a maintenance guy comes out, looks at the machine for 10 minutes and says, "yep, needs to be replaced" 22 Sept - Another week and a half pass. Zero contact or information. I message them again. My washing machine has been broken for a month. I'm tired of washing my clothes in the kitchen sink. When will this be resolved? 26 Sept - Another four days of waiting for a response... I get a response that basically says "we're working on it" 28-29 Sept - Washing machine finally replaced Now for the move-out... More Fees! - Carpet must be professionally cleaned and you must provide a receipt as proof - If they determine they want to do additional cleaning, they will charge you $55-75/hr for cleaning & repairs and $220 for re-inspection - For reference, I cleaned my place beforehand. I've gotten 100% of my security deposit back at every previous place I've lived, but these people still took almost $700 out of my security deposit for "cleaning" Speaking of security deposits... - According to Colorado state law CRS 38-12-103, they have at most 60 days to return your security deposit to you, along with an itemized list of deductions that they made. If they do not, then the tenant by law is entitled to get the entire security deposit amount back, without any deductions (unless any cleaning is requested upon moveout). If it can be proved that the security deposit was wrongfully withheld, the tenant can receive TRIPLE the amount that was wrongfully withheld. - 67 days after my lease is expired, PMI Flatirons Group has now broken Colorado state law. I call them asking about the security deposit. I spoke to a guy named Mo, who claimed that the check had been sent. He gave me a made-up sounding check number, but couldn't provide a date for when the check had been sent, an amount, a tracking number, nothing. He claimed he needed to talk to their "accounting department" to get that info. - The next day I call back back and talk to Mo again. He said he spoke to "accounting" and this imaginary check got mailed out conveniently 3 days before the 60 day cutoff that Colorado state law requires. Again, he had no proof that it was sent out, couldn't tell me how much had been withheld or how much the check was for. But he could void out this imaginary check that was supposedly sent, and write a new check. - It takes two more phone calls and a bunch of haggling over the next week to finally get my security deposit back. - The imaginary first check they claim they sent 3 days before the cutoff date still hasn't magically appeared.
Fantastic experience: PMI Flatirons Group has been very easy to deal with over the last two years. A good balance of hands off and also very responsive to issues that come up. I have had nothing but a positive experience working with them.
Negative experience: I submitted an application for the property listed at 1658 Bear Mountain Dr and PMI never responded to my application or phone calls. Their website clearly stated they would respond within two days after receiving an application and they never responded. I would be extremely upset if I was the property owner as their lack of action forced me to locate another option. From my perspective PMI is a scam as they gladly accepted 50.00 for my application, but never followed up. I DO NOT recommend PMI either as a potential renter or property manager and please do not waste your time or money!
Michael, sorry to hear about your experience. Of course, your application fees were refunded. Sometimes during busy times, as was the case when you applied, the property was no longer available. To help avoid confusion, the application you signed does advise in bold print to check with us PRIOR to submitting an application, to check with us FIRST regarding property availability.
Negative experience: Wildly inept property management. I'm a tenant in a commercial property that these clowns "manage" and I've never encountered a less professional company. I don't think they realized that managing a commercial property is different than residential (which they also seem to suck at, reading the other reviews). It's Jan 17 and I've had to shovel the sidewalk and stairs twice this year because we don't have snow removal. At a commercial property, which is truly mind-boggling. I had a pipe burst in the wall in my office last year because they didn't winterize the sprinkler system and it took 3 weeks to get fixed. The following spring, they just let the plants in front of the building die, rather than lifting a finger to do anything. I have a friend who owns a property that is managed by PMI and she has had nothing but complaints. Stay away. Stay far away.
Negative experience: PMI sucks. Every staff member we worked with was terrible, Mo, Michael, all of them. Avoid at all costs. We brought them to small claims court and won triple our security deposit because they didn't follow the law about security deposits and the judge said it was one of the most straightforward cases he'd seen. Michael tried to bully us and lie the entire way leading up to it to stop the court case, as is his go-to technique. That was after we moved in on day 1 to a filthy condo with nails and screws everywhere, a garage full of other people's stuff, multiple gas leaks that took forever to get fixed, bogus fees that they only removed when I read them their own lease that they signed AND the law itself. Guaranteed they'll respond to this and lie claiming I'm misrepresenting the situation, but in short don't believe a word they say.
Negative experience: Our HOA used PMI Flatirons for about one year. Unfortunately, both homeowners (including myself) and board were so disappointed and had so many complaints that we hired a different company the next year. PMI was unresponsive, difficult to work with, and didn't seem to care much. The worst part is (according to what I was told by a board member on 7/30/23) they have not yet passed the financial ledgers to our new management company. It appears this is out of pettiness. That's just not right. Not recommended.
Laura, unfortunately, it was essential terminate our relationship with your community due to actions by Robert Williams and other members of your board pursuant to a clause in our agreement with your community which states, "In the event it is alleged or charged that the Association or Board fails to comply with, or is in violation of, any: constitutional provision; statute; ordinance; law; regulation of any governmental body; or any order or ruling of any public authority or official, or the Association’s Governing Documents..." Due to a potential lawsuit, it would not be appropriate to discuss specifics in a public forum. I would also advise against posting false information on a review could lead to you being entangled in a legal battle.
As an owner in the community, I would encourage you to dig into the actions of your board involving not only poor judgement and negatively impacting your finances but also in spreading deliberately false information with an intent to not only harm our reputation but to also misdirect from failure in their duty of care to the community. It was sad to say goodbye since we served your community since 2016.
However, please be assured that the complete records of your community, both prior to our management and produced during our management have been provided to your board of directors as soon as they were available.
Negative experience: Don't do business with this place. Told them my situation multiple times and they kept telling me to apply assuring me I'd be accepted to only tell me they rented the place out and I don't qualify. They just took my money

While we do have some flexible options to qualify tenants, we cannot guarantee a tenant is qualified until we actually perform the screening covered by your application fee, nor can we guarantee availability of a property without an agreement and a deposit. In fairness to all prospects, applications are handled on a first-in, first-out basis. Negative experience: Be very careful. I never moved into the property because of red flags along the way, and wasn't planning to write a review, until weeks after we declined the lease, they sent an automated email threatening to send an invoice they had created for the deposit to collections, which is outrageous. It's one thing to be a hands-off property manager, but people should know that this company's sloppy record keeping can mess up your credit for years. Full review: - They scheduled us for an evening showing while the unit was occupied. The current tenants were trying to watch a movie when we barged in led by a contracted agent who had never seen the house before - I applied for the house and got an email approving the application, but then for one week they didn't answer any emails or return voicemails - Eventually my roommate got someone on the phone who sent us a login to their site with a $350 invoice already assigned to us. He said we could have answers to questions about the HOA and pet policy only after we paid this non-refundable deposit. - We declined the house, as it an older place, so things could go wrong, and all signs suggested it would take us a week to get ahold of anyone. - Weeks later I got an email threatening to send our invoice for that $350 deposit to collections if we didn't pay. They voided the invoice after I reached out, but had I not checked I would have had to deal with bill collectors and credit damage.

Negative experience: I have never experienced such a bad property management service. They were borderline criminal, I would have sued them if the owners of the property weren't so amazing and fired PMI and made everything whole. Our lease was originally with the owner and an independent manager that was a switched 1 month into the lease to PMI Flatirons. 1. They neglected to continue coordination of landscaping that was previously agreed to. Dragged their feet and only followed through when owners were involved. 2. When owners were involved, we were told to not contact the owners "under any circumstances". Future events made it obvious as to why. 3. They failed to coordinate water utilities being transferred to me. Told me it was my responsibility even though I did not have the account number to transfer the service. I told them I owed the owners for water bills and they also failed to get payment from me to owners. 4. There were many instances of charges to our account that were a result of them not updating their automatic system. Late fees, additional security deposit charges, rent charges, etc. 5. They didn't charge us for pet rent and when notified about it still did not charge us for pet rent on a monthly basis. Over the phone they failed to recognize the previous written agreement for how pet rent was to be used. We still paid pet rent and they went back and inserted it into the ledger in the last month. 6. When it came to move-out they scheduled dozens of in-person showings with very little notice to us, ~24hr. They ignored our concerns for covid with people walking through our home. We accommodated many showings but requested that the weekend we moved out not have showings. They continued to schedule dozens of showings throughout weekdays and weekends that we told them would not work only to cancel the appointments 30 minutes before. Several people still showed up to a showing with no showing agent present, we had to turn away many families. We felt harassed and ignored by PMI. 7. Under our lease agreement PMI had to take care of mowing and lawn care services. We had great service the first summer, weeding, lawn sprays/treatments, weekly lawn mowing. Suspecting they would try something I contacted the lawn care company before summer began and learned that PMI cancelled the contract. After some contentious messages and phone calls PMI set us up with a much lesser and cheaper service which I'm sure they pocketed the difference. The lawn was not being mowed weekly and they pulled weeds one time. Weeds in the front yard were very tall and in violation of HOA rules. In addition to this the yard started dying. I assume this was from a lack of adequate lawn care that we were paying for, but not receiving. 8. We attempted to coordinate basic move-out requirements and had no meaningful response from PMI. I was able to schedule all but the water bill to be stopped or transferred at the end of our lease. I had a great conversation with the city of Erie water utilities, I informed her of the situation and she was very helpful. I am still getting emails and notifications of water bills months after moving out. 9. We had some damaged carpet which we were willing to pay for, and did. PMI attempted to charge us $548 for "cleaning and maintenance". They had scheduled a touch-up paint inspection which I suspect was the primary source of this. During the inspection I spoke with the 3rd party and he said it was one of the cleanest places he has ever seen a tenant move out of. He specifically said that nothing was above normal wear and tear in his opinion. That was because I had spent weeks cleaning the place spotless so I could take PMI to court if they attempted to charge us for anything above normal wear and tear. PMI failed to coordinate any security deposit and said they notified both us and the owner that it was the owners responsibility right before the 60day legal maximum (they never notified anyone). Luckily the owners were amazing and I paid them a reasonable amount for things that PMI missed and helped owners not break the law.
Negative experience: Had a terrible experience dealing with so call "Professional" staffs. Did not listen well and did not explain clearly, took our conversation to an unnecessary litigious level. I felt bullied.
Negative experience: Don't waste your time. They only text or email, never talk to you in person. They will make you pay a pretty penny to apply AND more money to submit a secondary profile for pets. Not flexible. Bad communication. Waste of time. Disrespectful. I can't even imagine what a disaster it would be to actually be approved and deal with them throughout the lease. Edit: Reason we were rejected was because I added a June 1st move-in date with a side note that we were flexible. The house is available first week of May. We would have been more than happy to rent the house first week of May. If you would answer your phones, return my call after leaving a voicemail, respond to my email, or respond to my text - you would have known this, but again, it seems PMI Flatirons Group does not communicate with their customers. Plus - I find it interesting that you are perfectly capable of personally replying to my review within the hour, yet you can't respond to my attempts of contacting you to rent a house.

Our job is protect our client's properties and screen tenants. We do benchmark our fees against other agencies and these do cover the time and costs of applications. Both our application fees and screening criteria are clearly posted for all applicants, and acknowledged prior to starting an application with us to avoid wasting everyone's time. Please understand that not all prospective tenants have sufficient income, credit scores, or appropriate rental or criminal background to meet our high standards. Potentially since the information related to your screening could be embarrassing in a public setting, we would suggest contacting us privately to discuss your concerns. We do maintain records of all calls and work to ensure that calls are returned within 24 hours.
Negative experience: Our neighborhood made the big mistake of hiring this group. Michael literally mutes homeowners who are trying to express their opinions during our homeowners meetings. He has no regard or respect for those he is supposed to be working for.
Negative experience: We stayed at one of the properties from PMI flatirons that was listed threw AirBnB. Was a horrible experience. Failure to communicate by property group. Very dishonest when it comes to getting security deposits back. Failed to mention house is in a HOA with very strict regulations. Owner of PMI is very unprofessional business owner. Would not recommend anyone to stay at places threw this management group.

In a situation like yours where you deliberately misrepresented critical information on your application, violated the House Rules and terms of your Lease, took owner's property, caused damage and excess cleaning costs, and were told to leave early as a result, we will absolutely take needed steps to protect our client's assets. Thus, we do appreciate you passing that information along.
Not only do our thorough inspection processes include a complete accounting of the costs you incurred and photographs from the end of your stay, but we also capture issues through routine inspections during the stay to mitigate further damage to the owner's property.
We do welcome polite guests that obey the house rules and the terms of the lease that you signed.
Negative experience: BEWARE - they charge $500 for touch up paint because that is the "contracted" price from the painter. I'm curious how much of that is going into their pockets. Know your rights: Please read below Landlord and Tenant Rights according to Colorado Law: RETURN OF SECURITY DEPOSIT (C.R.S. §38-12-103) If the tenant has fulfilled all of terms of the lease, has paid the rent in full and on time every month, has left no financial obligation for the landlord to cover and has caused no damage beyond normal wear and tear, the tenant is entitled to the return of the entire security deposit.
Negative experience: Terrible - does not respond, no effort/motivation, contributes zero value and obstructs necessary HOA repairs with dishonest and unethical conduct. A bot could do a better job. Don't waste your money on these jokers. Michael may make a good pitch, but don't be fooled.

Our neighborhood mail boxes were vandalized a month ago and needed the locks replaced Just recently the repairs were made yet no one will respond to me to let me know how I can get the new key to my mailbox If a manager from the company reads this could you please respond!
Reilly, an email notice was sent to your entire community with an update last week. Have your checked your spam folder? We reached out to one of your Board members to see if they would be willing to make the keys available to save everyone a trip to our office in Boulder but have been waiting to a response. Since your Board is outside of our control, we would really appreciate it if you could retract your review and not retaliate against our business.
Fantastic experience: Michael has done a great job going between the HOA and the community to come to a common ground.
