As recognized members of the National Association of Residential Property Managers and the Institute of Real Estate Management, the firm specializes exclusively in the administration of single-family homes, condominiums, multiplexes, and apartment complexes. Their core mission is not merely to sell properties, but to provide exceptional management services that maximize property value and ensure tenant satisfaction, resulting in the region’s highest base of long-term clients.

Professionalism and Transparent Financials

Owners consistently praise the company for its rigorous financial transparency and professional accounting. The management team provides detailed monthly statements and maintains separate bank accounts for owner funds, ensuring clarity and trust. Clients highlight the agency’s ability to maintain properties in excellent condition while keeping vacancy rates low. Many long-term investors note that they have enjoyed over a decade of seamless management, valuing the proactive communication and the fact that maintenance issues are addressed quickly and cost-effectively.

Rigorous Screening and Quality Tenants

A significant strength of Ledingham Properties is their comprehensive tenant vetting process. The company employs strict background checks evaluating credit history, employment stability, and prior rental behavior. This rigorous approach has resulted in a reputation for placing responsible, high-quality tenants who treat the property with care. Many landlords report that this careful selection process minimizes turnover and protects their investment, allowing them to rent with confidence even when managing properties from a distance.

Responsive Service and Community Care

The agency is frequently lauded for its family-run, personalized approach. Both owners and tenants describe the staff as friendly, responsive, and genuinely caring. From quick maintenance responses to helpful guidance for first-time renters, the team strives to create a positive living experience. Negative experience: I tell you what, there are so many places to go in this valley, you should make this your last stop. Avoid it if at all possible. They will be very sweet at first, but better contact your lawyer on the way out. And definitely keep track of your maintenance requests. They won’t fix anything, but they will charge you for it when you leave. I have paper work where they charged me for paint touch up! Normal wear and tear that is illegal to charge for, yet they are brazen enough to put it in writing. They left wasted cooler pads in the swamp cooler and when I tried to use it filled the house with dust… then they took most of my deposit for cleaning stating there was excess dust in the house. If I took it to small claims, I would win. Unfortunately, I’m working on custody right now and don’t have the time or money for small potato slum lords. So for now all I can do is warn all of you about the pains you will endure if you choose to deal with this company. It’s no wonder they won’t register with the BBB. They’d get an F-.

Thank you for your feedback. We take concerns like this seriously.

We strongly disagree with several of the claims made here. We document all maintenance requests and move-out conditions thoroughly, and security deposit dispositions are handled in accordance with Utah law and the lease agreement.

That said, we are always open to reviewing documentation and having a constructive conversation. If you would like to discuss this further, please contact our office directly so we can look at the file together.

We genuinely wish you the best moving forward.

Positive experience: Lived at a property of theirs in the Aves for 2 years. Very happy to work with me to find an open apartment when moving to SLC, and very fair and easy to work w/ on rent (never raised prices) and when I moved out! Pretty hands off in their management sometimes, but I see that as a positive! They seemed to trust their tenants. Sometimes a bit slower to get to some maintenance things but super responsive about it. Would give 5 except I wish that they had taken care of the particular property I was staying it. The place clearly was falling apart and needed some major repairs but besides the laundry area not much of it directly impacted my day to day

Thank you for the thoughtful review and for spending two years with us in the Avenues -- we truly appreciate it.

We’re glad you felt the process was fair and that communication was responsive. That’s always our goal. As a third-party management company, we handle day-to-day maintenance and operations, while larger improvement decisions are ultimately made by the property owner -- but we always advocate for keeping properties in great condition.

Wishing you all the best in your next home!

Negative experience: RENTERS: PLEASE READ BEFORE SIGNING ANYTHING. If I can save even one person from going through what I did with this company, rewriting this review is absolutely worth it. I rented from this company twice — yes, twice — because I genuinely believed they were fair. For eight years, I treated their rental house like it was my own. I raised my kids there, invested my own money, and cared for the property better than most homeowners do with their own houses. And yet, the minute I moved out, they acted like I’d been living there hosting wild raccoon dance parties every night. ⸻ The Home I Moved Into When I first got the house, it was… generously speaking, “pre-lived.” • Trash left in the backyard • Cabinets and surfaces uncleaned • Cheap blinds already cracking • General wear and tear everywhere • And the flooring… The laminate had turned a yellowish shade, full of dents, dings, scratches, and chips. It looked like it had survived multiple lifetimes. Definitely not “new tenant ready.” I documented everything. Not a single thing was acknowledged. ⸻ The Home I Turned It Into Over eight years, I transformed that house into a home. Especially the yard — it went from patchy, crispy, and sad to green, vibrant, and beautiful. I didn’t do it for a deposit credit. I did it because I cared about the space my family lived in. Now when I drive by, everything I planted is dead. Every plant I painstakingly kept alive is brown, wilted, and gone. It proves exactly how differently I treated that home compared to the average renter. ⸻ Repairs & Improvements During my tenancy: • My husband works closely with litigation attorneys and handled almost all repairs himself • We barely cost the company anything • I even replaced the horrible, yellowed, beat-up laminate flooring with brand-new material, out of my own pocket • They told me I’d be reimbursed at move-out Instead, they used the credit for the flooring upgrade as a convenient way to “balance out” keeping my deposit. So I paid to make the house nicer — And still ended up being penalized for it. ⸻ Move-Out Cleaning: The “21-Hour Mystery” When it came time to move out, I cleaned that house like I was prepping it for a NASA white-glove inspection. I cleaned: • Baseboards • Tops of cabinets • Every vent (metal vents naturally chip/ding over time — they zoomed in like they were analyzing crime-scene evidence) • Behind and under the stove • Every appliance • All rooms, corners, and surfaces • The entire unfinished basement — vacuumed until spotless And somehow… they claimed the home needed: ✨ 21 hours of cleaning. ✨ No receipts. No photos of actual rooms. Just zoomed-in pictures of tiny imperfections — worn paint, chipped vent edges, normal wear — presented as “dirt.” I prepaid for professional carpet cleaning, and instead of refunding me, they folded that cost into the “cleaning charges” and “damage.” There was zero damage. Anyone walking through would have seen the home was spotless, with only normal wear after eight years. ⸻ ⚖️ The Legal Reality My husband works with litigation attorneys, and he told me clearly: “You have a case. But it will be a long, exhausting process over a deposit.” I chose not to pursue it — but the fact that there even was a case says everything. ⸻ Why I’m Posting This I’m not here to tear down a small business. I actually believe in supporting them — when they operate fairly. But this company is structured to protect the owner only. Even long-term tenants who care for the property, improve it, and cost them almost nothing are treated like a source of profit, not people. I was a dream tenant. And still, they treated me like a dollar sign. ⸻ FINAL WARNING If you rent from them: • Document EVERYTHING • Take photos and videos at move-in and move-out • Save communication • Deduct promised reimbursements from rent immediately — do NOT wait • Expect your deposit to “mysteriously” disappear I wish someone had warned me. So I’m warning you.

Overall Becky was a good tenant and did care for the home. We were very nice to them and even let them end their lease agreement a month early with no penalty, waiving the last month's rent payment.

They reported mildew on a bathroom wall one time and we sent someone to take care of it. We don't show any further complaints made to our office about the house having "mold".

We reimbursed them for any improvements they made that were pre-authorized and submitted to us. We did reimburse them for the flooring, so I am unsure why it is mentioned.

Becky admits in her review that she missed some cleaning. As such, we had to send cleaning people to the house to take care of it, and the cost of that cleaning was deducted from her deposit as per the lease agreement. We sent her a break down of all charges along with pictures showing that it was necessary.

We are a small family business and we always try to treat our tenants fairly. We are very clear about what is expected when a property is returned. Most of our tenants do take care of the move-out cleaning properly, and we are happy to give full refunds when appropriate.

As always, if anyone has any questions about this review they are always welcome to call and talk with me.

Fantastic experience: Highly Recommended! As the owner of two rental houses managed by Ledingham Properties since 2001, I can report that they are exemplary. The tenants are carefully chosen, the properties are kept in good repair, and the accounting office sends clear statements. My questions or suggestions are addressed promptly. The second generation of skilled managers continues to uphold the previous high standards and performance. My properties will be in their excellent hands for many more years.

Fantastic experience: We have used Ledingham Properties for the last 4 years. We live out of the area and whenever there has been issues, they have been quickly resolved. Our income received from the rental has always been prompt every month. We’ve had fabulous renters due in part to the property management doing thorough background checks.

Fantastic experience: I just wanted to take a minute to say how amazing Ledingham has been to work with over the last few years. Everyone on staff is amazing and responsive. Special shout out to Mike in the maintenance department for always getting us taken care of quick and efficiently! The house we're renting is at that perfect age where it is needing repairs just due to age and they have all gone smoothly thanks to him, his knowledge and his vendor connections. Quick side note- as of Sept 2024 we are still renting. I will update my review with move out info when the time comes. But not sure when that will be yet.

Negative experience: I am a neighbor to a property rented/managed by Matt. They have constant parties and wake up the rest of the neighbors. When contacted, he replies with "I don't want to deal with it" and hangs up. I would NOT trust this company as a property owner. DO NOT RENT THROUGH THIS COMPANY. Update after response from the company: lol. No, I never threatened you or anyone else. I simply asked you to do what you do professionally, which was manage a property that you get paid to manage. You didn't care, at all, that tenants were breaking the law and damaging one of your clients properties. To potential clients: You're considering using this guy because you probably don't want to take the critical 2AM phone calls from tenants, right? Guess what, he won't take them either. If your property is getting damaged at 2AM, he's not going to care until the next day after he has had his coffee and can send someone (if they're not busy). This dude doesn't care, at all, and lies here on google reviews.

It should be noted that this person is not a tenant or client of Ledingham Properties and has never done business with our company. He lives next door to one of our tenants. He called my cell phone at 2:30 AM to complain that the tenant was making too much noise. I was trying to help him with the issue when he began making threats towards me and the owner of the house. At that point I told him he needed to call the police to file a noise complaint and I disconnected the call. I did not say "I don't want to deal with it", and I did take action on the complaint. I called the noisy tenant that night and I served a notice to the tenant the next day. The main reason he is upset is that I hung up, but no reasonable person is going to stay on the phone in the middle of the night when a stranger is threatening them.

Negative experience: Horrible! Do not rent from this place. Never had a worse experience ever in renting a home. Overpriced and non responsive on maintenance and flooding in the home. Found out previous tenants from the neighbors immediately moved due to basement floods. It was never disclosed by lendingham properties. They will screw you over keep your deposit and smile in your face!! Just a huge warning about these crooks!

This tenant rented a house from us for almost 4 years, and chose to renew the lease each year. They have commented numerous times that we were great to work with, and that they loved living in the home.

The house did have flooding issues, and we have done everything we can to fix it while the tenant remained in the house. At this point we have asked them to move out so we can take on more major repairs that could not be made while the home was occupied, and they are now upset that they have to move. We are only doing what we need to in order to protect the house, the owner of the property, and ultimately our tenants.

The review is inaccurate. The previous tenant did not immediately move because of flooding, they stayed through their whole lease.

We haven't kept their deposit. We haven't actually even processed it yet, they just moved out. We credited part of their rent, credited a high amount of late fees and agreed to return the majority of their security deposit except for the past due rent they owe. We have gone above and beyond what is required by the lease, and have been more than fair with our treatment of this tenant.

Fantastic experience: I rented a studio apartment from these guys for about a year and a half and it was an awesome experience. Anytime I reached out with questions or concerns they would get back to me super quick. Also I had a few maintenance requests while I lived there and every time they would get someone to come fix the issue during the next business day or two. Overall they were great, I would highly recommend renting a place from these guys.

Something I really appreciate. I feel like a real person and that I’m talking to real human beings who care about the community and not just making a passive rental check! Thank you guys and I’m looking forward to renting from y’all in the future.

Fantastic experience: Highly recommend Ledingham Properties. We worked with them to rent out our property and since we had never done that before, they were very professional in walking us through everything and provided market reports to help determine our rental rate. Matt was very responsive throughout the entire process and was quick to respond to any questions or issues that arose. Their rate is well within market averages and they provide exceptional service to make sure the owners have peace of mind knowing their property is being managed properly.

Fantastic experience: We rented from Ledingham several years ago and they were professional with us. I did argue with them about cleaning the carpets because our contract just said they needed to be cleaned, not professionally cleaned. They wanted to see a receipt from a professional cleaner and I asserted that I’d be doing it myself. They gave in on that point. We only received a portion of our deposit back because they did a small repair where some paint chipped off the wall when we removed a wall shelf. The partial refund came with an explanation and adequate documentation of what the repair cost which I thought was fair. Keep in mind their customer is the land owner and their first priority is to them. If there is any question about if they should retain some/all of a deposit to clean/repair a property, they are going to err on the side of keeping the land owner happy. I would expect the same if they managed a property I owned.

Fantastic experience: Really solid communication, great maintenance of the landscaping, and a great place to live overall. I'm particularly impressed with how responsive Mike, the maintenance person, has always been.

Negative experience: For Renters: Unless you really love the house/property, I would not rent through this company. If you do, go ahead and not bother cleaning before you leave, and expect that your deposit is just part of the cost of staying at the property. We rented the same property as M. Gessel did a review for below - a great property actually. Her review below is spot on - so I won't go over those items again. We had the same issues as them. But it is an accurate review. What's even more interesting, is on the pictures the property manager sent us for moving out, was a sports schedule for a child...not our child, which apparently was left behind a drawer. When we saw the name, we knew it wasn't ours. So we contacted the previous tenant who we knew of from being in the area/kids at school together, and we confirmed it was the name of her child. The previous tenants paid an extraordinary amount after moving out for cleaning by the property manager...and the cleaners were able to get a picture of the paper, but apparently not actually able to clean. There was another very similar picture as well, with candy which looks like is from a vent maybe in the basement...where we were provided an almost identical picture as the previous tenants. Again, they could take the picture, but not clean. It wasn't a finished basement, so we were not down there even. Just a few small things...and we left the house better than when we got it, yet we were billed over 20 hours to clean. So...if you love the property, just keep this in mind and factor this into the cost. It is extremely excessive to claim that it takes 20 hours to clean an empty house - that has already been cleaned, in addition to the professional carpet cleaning that is required per the lease. Extreme and excessive. I edited this review to add a picture collage of the property of how we left it. We also had an issue as far as communication and accuracy of ads for the rental. The ad we saw listed that a washer and dryer was included. We were coming from out of state, and wasn't able to tour in person prior to renting. We did assume the ad was accurate and be what it said. Once we arrived, we found there was no washer and dryer. We had to buy our own, which was an unexpected expense. They said it was an issue with Zillow. Ok, fine, we moved on. But the concerning part still continues, as when it was listed again after we moved out, we noticed that it STILL shows it has a washer and dryer. Also, as we discussed this with the previous tenants, the same thing happened to them, as they were expecting a washer and dryer. The property manager did get them a washer and dryer, and then took it out about a week before we got the property. So they knew this was an issue. If feels very shady seeing it all in retrospect. For Property Owners: We would be even more concerned as a property owner for the water issues that were reported by the previous tenant, and then by us, but still not addressed as of now. This is too nice of a house to let this go.

Ledingham Properties
Ledingham Properties

Angela and Michael Wagner bought a house in the middle of their lease term, and we were nice enough to work with them and let them out of their lease 5 months early. As part of the written agreement that they signed to get out of the lease early they said they would leave the property "detailed clean and in good repair" and have the carpets professionally cleaned, so that we could move in new tenants quickly. They didn't bother cleaning the house and did not have the carpets cleaned as they agreed to, so we deducted those costs from their deposit (they still got 60+% of it refunded). Most of our tenants do bother cleaning when they leave so they do get their deposit back. That is how deposits work.

Marianne Gessel Published on Google

Positive experience: We rented using this property manager for about a year and half in Bountiful. Overall they were fine, however there were a few concerning things- especially if you are a property owner looking for someone to manage your property. Being a little out of their main area (salt lake city), repairs were not always promptly addressed. And sometimes, such as when siding fell off the home, it took months to repair. We called the emergency maintenance number for water leaking through a window during a rainstorm; once the water stopped and we cleaned it up nothing was done to remedy that. We didn't have water leak in the window again while we were living there-however there was still water damage to the window seal. We also had water leaking into the garage from the wall that we sent pictures and told them about but wasn't fixed. Communication was not always the best either, as we were told when we moved in snow removal was included in the property manger's responsibilities, but then told that was a mistype on the the move in sheet. When we were up to renew our contract we were told that we could do a month to month with a 30 day notice, however when we gave our notice over 30 days prior to move out we were told that it was actually 60 days. They do make sure the place is clean, as they charged us quite a bit to clean the home upon move out, despite it being cleaned upon move out. So that's positive if you are an owner, not as much if you are a renter.

Ledingham Properties

We always try our best to address maintenance issues in a timely manner. With the exterior issue, it was only decorative fascia and there wasn't any risk of further damage. It was winter so we told the tenants we would address it when the weather warmed up, and we did. The water damage by the window was very minor and wasn't even visible, it was hidden behind a shutter that couldn't be opened because it was blocked by a faucet. We waited to fix the damage because we wanted to make sure the water leak was stopped first. Not only did our maintenance do a good job, but we went out of our way to be nice to the tenants. We fixed a closet door that their son broke and didn't even bother charging them for it. In regards to communication-- The lease agreement clearly stated that the tenant was responsible for snow removal and that 60-days written notice was required to terminate the lease. I am sorry if there was any miscommunication outside of that agreement, but these were things the tenant agreed to do in writing. We didn't even hold them to the 60-day notice requirement. Once again we went out of our way to be nice, and we worked with them on it. We actually let them out of the lease 26 days early! Overall we had a pretty good working relationship with the tenant throughout the lease. I believe the only reason they are not happy with us now is because they didn't get their full deposit refund back, but it was their responsibility to return the house clean and in good condition and they are the ones that failed to do that.

Fantastic experience: Our family has 10 years of Renting history with Ledingham Properties and have lived in 3 different rentals In that time. They are absolutely fantastic!! We treat our homes as they are our own, we respect our home and want to live in a clean home and we take care of the yard, which will be specified if you have to take care of the yard where you rent. This is a family run business which I LOVE! We have dealt with RaNae, Matt, and Mike.... and of course the maintenance department a lot over 10 years and all are wonderful. With maintenance they are so quick to get back to you and never make you feel bad for calling. (But don’t be that renter that calls when a light bulb goes out or your breaker kicks.... use your common sense) With 10 years history we have been through a lot of life together with Ledingham. We have had financial struggles and family issues and if you are a good renter who respects their rules and procedures, pays on time, and communicates, they will also respect you and work with you. I thought it was funny that most of the reviews here are either 5 or 1 !!! I read some of the reviews and would like to say a few things.... first we had a cleaning company for 7 yrs and cleaned tons of rental move outs.... we charged $25 an hour and I eventually raised to $30. If you don’t clean your place with the very easy checklist Ledingham Provides you will Be charge the cleaning fee and damages as you should! These 1 star reviews sound exactly like the people who come in and trash a place and think they are entitled to their deposit back! That is crazy!! I will tell you in one of my houses and busy schedule at the time I chose to leave a couple things like the blinds and the stove because it was worth it for me to pay the cleaning company to do it but I could have chosen to clean them myself and save the money. Our last move 3 years ago was because after 15+ years of renting the owner of our house needed to sell it. Ledingham gave us plenty of notice and even asked if we wanted to buy it first, which we didn’t. We looked at so many rentals with so many companies and in the end decided that the house wasn’t even as important to us as the company. We called RaNae and said, “please find us something that fits our family of 5 in our budget in our area and call us when you do”. She got word about a house coming available before it even hit the website and took such great care if us and we have now been here for 3 years and are very happy. My advice is, if your looking for a place that you just want to trash and get your deposit back, go somewhere else, no one wants to deal with that! If you are a respectful renter, you will LOVE Ledingham and want to leave 5 stars I’m sure.

Negative experience: Absolute joke of a company. Save yourself some time, money, and frustration by not renting with them. Our swamp cooler was not working at the beginning of the summer when temps started to rise get unbearable. Their excuse of a handyman brought us a portable air condition unit which ended up doing more heating than cooling. Had to make multiple calls till they finally came around to repairing it. When it came time moving out they gave us a cleaning list which we completed a majority of said things but were charged for things left by prior tenants and screwed us out of our deposit. When I attempted to call their office to see if they could explain why we were charged i was rudely put on hold then they proceeded to hang up on me multiple times.

It is unfair to our company to leave a negative review under an obviously fake name, as it gives us no chance to look into the complaint or to make the situation better. We always try to be fair with deposit refunds and we document any deductions with before and after photos, written documentation, and receipts for any repairs or cleaning that had to be done. If you feel that your deposit refund was not correct please give me a call and I would be happy to review it. My number is 801-293-1830 ext 203 and my name is Matt Ledingham.

Fantastic experience: I rented a unit with Ledingham Properties for almost 3 years. They were amazing to work with, responded quickly to any repair requests that I had, and their office staff was very friendly and professional. Their website makes paying rent really easy. I ended up moving because the owner of the unit I was renting decided to sell the property, and Ledingham Properties handled the whole process very well - they gave me plenty of notice to find a new place and were very communicative through the process. In my experience they were more than fair with refunding security deposits and were accommodating in special circumstances. Would highly recommend!

Fantastic experience: I had to move out of the Salt Lake area for a 1-year internship and I wanted to rent out my small condo for the duration of my absence. Ledingham Properties came highly recommended by other owners who had and still use their services for managing rental properties. I was very impressed with the thoroughness and professionality of Matt Ledingham. He took care of all of the important aspects of getting set up with a new renter including conducting background checks, dealing with business license requirements, and inspecting the property. During the year, Matt kept in touch with me regularly. There were a few maintenance incidents that came up and Matt was able to resolve them quickly and efficiently – while also communicating the issues to me and requesting my input as needed. At the end of the year, Matt was again quick and efficient in completing all of the required tasks and inspections to prepare the condo for me to move back after the tenant had moved out. I greatly appreciated all of the work that Matt put in as well as his great professionalism and communication throughout the year. There may come a time that I will be renting a property out in the future, and I will not hesitate to call up Matt and Ledingham Properties!

Fantastic experience: Melanie Ledingham managed our units for over 7 years until we sold and moved from Northern Utah. During the entire time we worked with her, she and the rest of the company, went above and beyond to manage our properties as if they were their own. They were careful in screening and selecting perspective tenants. We appreciated her kindness and professionalism. Should you choose to use them, your property will most definitely be in the best hands possible.

Positive experience: 5.30.2018 Ledingham Properties has reviewed my letter, they have addressed my issues and concerns with curtesy, professionalism and to my satisfaction. I am happy with the resolution that was met with the assistance of RaNae Ledingham. She sent me pictures of the places I missed in cleaning, and they are indeed spots that I missed. I have been refunded part of the cleaning costs, the cost of the bulbs and the door knob. 5.17.2018 Renter Beware If you are going to rent a property managed by Ledingham Properties, make sure you document everything no matter how small or petty you think it is … for example, we were charged for a door knob that they claimed we changed … we didn’t change any door knobs. What to know when you move out: • Insist on a final walk-through with a Ledingham employee present, turn on lights during the walk-through, ensuring they work. We were charged for light bulbs; I guarantee that all the light bulbs were working when we moved out. • You will be given a cleaning checklist. We did everything on the list and more and were still charged $150 for cleaning fees. If Ledingham is going to hire a cleaning company to come in and clean, why not just stipulate in the contract that a portion or none of the security deposit will not be refunded – be honest about it from the beginning.

Fantastic experience: Ledingham properties turned out to be the perfect choice to manage our rental property the past 4 years. They found us good tenants and took care of things promptly as needed. Living out of the country, too far to keep an eye on our property, it was in good hands with Ledingham Properties. Thank you for being there for us.

Fantastic experience: My wife and I are owners of two apartment buildings (11 units) in Salt Lake City. Ledingham Properties LLC has managed these properties now since 2005 (12 years!). The properties are always kept in good condition. If a maintenance issue needs our attention, the folks at Ledingham quickly contact us; rarely is there an issue needing our attention. Any issues are quickly and efficiently dealt with. Tenant turnover is a minimum. Vacancies are usually filled within days (a month at most) of the prior tenant departing. Our business approach continues to be: Hire the best people . . . agree on objectives . . . and get out of the way. As owners, we have total confidence in Ledingham's management of our two properties. It's been a successful 12 years now; we are looking forward to another 12 years!

Fantastic experience: Ledingham properties took over the lease of a property that myself and several other housemates had been renting for two years. They took care of more issues and offered more clear communication in the brief period of managing our rental than the previous leasing agency had the entire time we had been there. They worked with the owner to extend our lease for a month because of some unavoidable issues that prevented us from moving earlier. They performed a very fair inspection of the house condition when we left even though we didn't sign a lease that they wrote in the beginning. RaNae was completely willing to work with me in letting me know what their expectations were for cleaning and repair and she was impeccably honest with me about my expectations for the work I put in to cleaning that so no one was left on the losing end of a difficult situation. The honesty and willingness to communicate that Ledingham Properties acted with is something I wish I experienced much more often.

Positive experience: First SLC Apartment after moving from Chicago. Not overly impressed but it's Utah so you kind of learn to just expect it from everything here. Wouldn't say they did anything bad, or overly great. Replaced 25+ year old appliances for me and were gracious enough to let me out of my lease early after I found new tenants. Conversely a huge tree basically died in my front yard and received no assistance. Also, a work order slipped through the cracks for several weeks, but when it was finally fixed the maintenance brought me a 4pack of beer. Would do 3 1/2 Stars.

Negative experience: Note to Ledingham: Ledingham Family, We tried to be helpful and leave a few days early so you could secure a new 1 year contract with a tenant after we left, and even talked with the potential tenant (now current tenant) in the garage for 20 minutes about the perks of the property prior to your agent showing her the property and you repay us by prorating our rent for the time but then take majority of our security deposit...hence why I am posting this type of review on multiple sites. We pay your bills, and you make it less possible for us to pay ours...Thank you Now to potential tenants: Where to start? Dennis (contracted 3rd party maintenance man) helped us more with our property than any of the Ledingham family ever did. If you are looking at the 2549-2543 units off 5400 in Taylorsville, plan on: not having guests over because Ledingham will send you a letter saying you are blocking access for emergency vehicles and snow plows, which dont come when it snows and the tenants have to shovel the snow; not getting back majority of your security deposit; having leaks that dont get fixed; going without heat for 2 full nights...etc. Your problems most likely will be different when you move in, but plan on it not being a fun experience.

I do understand that tenants want to get as much of their security deposit back as possible. We love our tenants and want to give full deposit refunds when we can, but tenant-caused cleaning/repair expenses must be deducted when they are needed to restore the condition of the property. It is not reasonable for a tenant to expect the property owner to pay for cleaning and damages that are tenant-caused.

In this case the carpets were not cleaned as agreed to in the lease, and there were additional cleaning and repairs needed. I am sorry if these expenses caught you off guard, but they can add up quickly because we have to hire professionals. We have pictures of the move-out condition showing that the work was needed, and invoices showing that the work was done.

The fact that you talked glowingly about the property to a potential tenant for 20 minutes is taken as a compliment. The fact that Dennis, the handyman we sent over and paid for, did a good job is also taken as a compliment.

The letter you refer to was sent to all tenants to ask people not to park in a fire lane, which is illegal. Of course tenants can have visitors, but they have to respect the law and other tenants.

A tenant's heat being out in the winter is considered an emergency and is always a major concern for us. I looked at our records and the first call I show about the furnace issue was received by our 24-7 emergency number on the morning of February 22. This was a Sunday, and I show that we sent a repair person that same day to fix it. We try to take care of all maintenance issues as quick as we possible, especially in emergency situations.

We will take your feedback into consideration and continue to improve our company in any way can. As always, if you or anyone else has a concern we would be happy to talk. You can call our office at 801-293-1830.

Negative experience: Worst company that I have ever rented from. We moved out and had the house professionally cleaned. It looked just as good as we got it. They charged us for the most ridiculous things like; cleaning the dining room hanging light, cleaned a fan in the bedroom, and a mirror. They also charged us for reattaching a screen on the basement window that the Roofers took off!! We also had a red stain in the carpet that we were aware of and paid to try to get it out professionally. Well they charged us another $50 to try to get it out. They also took more than 30 days to get out deposit back to us. They also asked us for proof of renters insurance a week before we moved out or they were going to charge us $15 for every month that they were there. Shouldn't they have been more organized and gotten it from us in the beginning? It is such a relief to not be renting under them. They are what give property management a bad name. We would never rent from them again!

Ledingham Properties

We make every effort to be fair with deposit refunds. This tenant did leave the house in nice condition overall and received most of their deposit back. There were a few issues, for instance the professional cleaners they used had completely missed cleaning a second kitchen in the basement and some other items (such as the light, fan, and mirrors that they mention). They were only charged for 2 hours of cleaning. The only large deduction from their deposit was the carpet that they admit to damaging. It was reasonable to try and clean the stain first, because we were trying to save them the cost of replacement if possible. The carpet ultimately did have to be replaced, but the tenant was not charge the entire cost of the new carpet. The renter's insurance letter was a form letter sent to all tenants and was not specific to them.

Fantastic experience: This is by far one of the best property management companies in the valley. They care about their tenants and are willing to help in any way that they can. Fast response to questions. If you are looking for a place to rent and need help look no further than this management company. Family ran and super friendly.

Negative experience: I completely agree with Brian Smuin's review. This company is very unethical and unreasonable with their assessments. I rented from them about a year ago, and it seems from Brian's post that things haven't changed. Not only will they take your security deposit, they will charge you with additional charges. If you're like every other tenant in the world, don't forget to wipe the dust off of the ceiling fans, above the windows, or on the molding. They will somehow charge you 12 hours for labor at $25 a hour. As a current landlord, I would never treat my tenants in such an unprofessional way. WARNING*** You may find yourself in small claims court. Don't waste your time renting or letting Ledingham Properties manage your real estate.

Ledingham Properties

We have no record of ever renting to "Eugene Huntsman". I would be happy to look at the specific situation and respond if you would like to provide the name of the person on the lease agreement. We make every effort to be fair with deposit refunds. We document condition very carefully and we will gladly review the refund amount if a tenant feels we have made a mistake. We always give our properties to new tenants in very clean condition and we expect the tenant to clean the property when they move-out as agreed. If a tenant does not bother to do any cleaning themselves, they don't realize how long it can actually take to properly clean ceiling fans, blinds, windows, and molding/baseboards. Two people cleaning for six hours (12 hours) is not unreasonable when cleaning an entire house. Anyone with questions about our policies on deposit refunds is welcomed to call and we will be happy to discuss.

Negative experience: Don't Wast Your $$$!! Incredibly dishonest company.. We left our property in PRISTINE condition. Literally every wall, baseboard, cupboard, etc; scrubbed. Spent an entire day making it immaculate only to find out, 30 days later by the way, that we weren't getting a penny of our $1350.00 deposit back. Needless to say I am hugely disappointed and extremely upset. We are taking legal action but I wanted to warn anyone who may be interested in renting from them.

Ledingham Properties

In the Rental Agreement it very clear that we expected the house back cleaned and in good repair. This home was left in very poor condition with a lot of damage to the walls and blinds, stained and soiled carpets, and many many hours of cleaning needed. This was all documented with hundreds of before and after photographs. The amount deducted from the tenant's deposit went to pay the actual cost of getting the place cleaned and restored.

We are always happy to refund a tenant's deposit in full when possible, because it saves us a lot of time and trouble needed to clean up a house left like this. If any one has any questions about our deposit refund policies they are always welcomed to contact us.

Fantastic experience: Ledingham Properties has been an excellent choice for our family for the past 2 years. Not only have we rented a condo from them, but are currently using their services as a rental property manager for our own home while living out of state. The few small problems that have occurred (as will with any rental) have been handled promptly with no headache. The Ledingham family is always very easy to contact and has done their absolute best to make sure all of our needs are addressed from both a renter and home owner side.

Fantastic experience: I would highly recommend Led Prop to friends and family. I found them to be easy to work with and always friendly while making my rent payments in the office. The property itself was well maintained and in a great location in downtown Salt Lake City. It was exactly what I was looking for and priced fairly. It even had on site laundry which is difficult to find downtown. The other tenants in the building were among the friendliest neighbors I have found as a renter.

Airomee Wind Published on Google

Negative experience: I rented a condominium/penthouse style apartment in South Salt Lake from Led Prop for a year. I normally would not have moved to South Salt Lake. However I moved to Millcreek garden apartments because I have known Ledingham's for 25 years. I moved in good faith thinking they would keep the building in good repair. The apartment itself was nice. Over 1000 square feet. It had everything. They stated no smoking in the lease. But the common areas were in poor condition. Led Prop rented to what looks like lots of illegals. Non of the tenants were considerate of each other, in any shape, form or fashion. I saw tenants conducting drug deals in the parking lot. There was a lot of drug problems. I had to be hospitalized twice with my Asthma because of drug fumes and cigarette smoke, and because of the tenant under me who was a chain smoker. Nearly almost died once. Led Prop was asked several times to repair the loose stairs, and to evict the tenants who got visits from the police on a regular basis. So much noise, even my earplugs wouldn't block it out at night. The management was advised that my good friend county mayor Peter Corroon would investigate, but to no avail. I actually had to take this review offline while I was living there, because my landlady was invading my privacy online and got offended by my review. She called my review "slander". Trying to cover her but. Trying to hide the truth from the public. Even though Federal law states that a product/service review is a customers opinion based freedom of speech, which cannot be held as slander liable. Thank God I'm smarter than they are. When landlords stoop to that level, that's pretty bad! All I can say, is it's to bad landlords never learn. It is reviews like these that will eventually put Led Prop out of business and have put many others like them out to pasture. Then maybe some of us can have the good American dream for a change. I'm tired of being suckered in by landlords who treat me like but something to wipe there dirty shoes on. Renters have a right to be protected from bad landlords whether Led Prop likes it or not. I would call myself a dishonest lair, if I recommended renting from this company. The truth? Save yourself a lot of heartache, do not rent from Led Prop!!!! Not going to let you hurt another renter just to make a buck. Sorry Led Prop but I got to let the truth out.

This person seemed to have mental health issues and seemed to be paranoid (I mean this in the literal sense and not as an insult, it was actually quite sad). He would call the police, the mayors office, and our office almost daily to complain about everything and anything. The police would go out but never found any crimes actually being committed. He even called the cops on me when I was parked in front of a property once waiting for an appointment. The complaints he made to our office were bizarre and they would never actually turn out to be true. We always treated him with kindness and professionalism, but in this case there was literally nothing we could do to make the tenant happy.

Positive experience: The reason why Ledingham Properties even received a good rating as far as I'm concerned is the fact that they seem to want to perpetuate the mystique of a "safe" neighborhood, which if anyone even checks out KSL knows is not true of Salt Lake City, unless you can afford to pay buckets of money in rent. I happen to be old enough to have a past and this management company doesn't seem to be sympathetic toward an individual who happens to work hard for a living and has learned from her past. I just wonder how many pedophiles, and practicing criminals they currently have residing in their precious homes/condos. I'm not afraid to voice my displeasure in the fact that although they will not reconsider their stance towards good people who have made mistakes in the past they continue to perpetuate a lie "Salt Lake City" is not a "safe" city, check out the news and judge for yourself. I still think that it is admirable that they want to protect themselves from me and others "good for them", I wonder what happens when their children need a rental?

We require criminal background checks on all applicants. This is done to protect the property, it's owners, and the neighbors and other tenants; also, it is required by law in certain cities. We are sympathetic towards people that have learned from mistakes in their past, but we have a responsibility to screen our tenants. We wish you the best.
