Negative experience: Don’t rent with them. Fairly nice people that work there but their communication is terrible. If you need a repair done or have a maintenance request, it takes them days to respond and even longer to fix the problem. They will screw you over for every dollar on your security deposit even if there were damages prior to moving in. It was a terrible experience for my roommates and I. They do the minimum to fix issues and put a bandaid over it rather than put in money and effort to improve the quality of living. Find a different property manager to rent through, it’s not worth your money.

Fantastic experience: When I was looking to rent these guys were super quick with the application process and where even caring enough to call to ask questions instead of just emailing them! I was quite satisfied in my short but good business with them, especially Bill. The guy was great to work with!

Negative experience: I mean when your property could look like this (image 2), but instead it looks like this (image 1), that’s all you need to know about this rental company.

Negative experience: I am extremely dissatisfied with the customer service I received. Having submitted two applications three weeks ago, I was not contacted by anyone. Upon calling, the representative informed me that the apartments were no longer available, yet the listing remained active on the website. Furthermore, the representative offered to show me alternative apartments. When I expressed interest in one of the apartments, we scheduled a viewing. However, upon arrival, we discovered that the tenant had not been notified, resulting in wasted time. The representative later offered to rectify the situation but called me the next day to inform me that she could no longer assist us. The overall experience was marred by poor communication and inadequate customer service. Additionally, I observed that the tenant was smoking marijuana on the premises, which suggests a lack of attention to detail in managing the property. Don’t waste your time here.

Negative experience: My wife and I saw a place on Zillow that Austin manages. It looked good from the pictures, and the rent was in our price range, so we took a tour with Bill. Bill seemed like a very nice man. He was professional over the phone, and very friendly in person. The property looked good, so we decided to apply. We were approved, and Bill called us on a Friday afternoon to let us know that the place was ours if we wanted it. He said he’d be drawing up the lease on Monday. We went in on Monday (today, as of this writing), and he handed us a lease. The rent was 10% higher than what was advertised on Zillow, which is also the price we had discussed over the phone. I pointed out to Bill that the rent was the incorrect amount. He gave me a complete nonsense explanation about the previous tenant having broken the lease, and how we would be taking over that broken lease (which we had NEVER discussed) but extending it an additional nine months (this isn’t a thing). I asked whether or not we were assuming the old lease or signing an entirely new one. He said it was a “combination” lease (this doesn’t exist). Confused, I asked him to clarify, and he talked himself in circles. He kept insisting that the property managers were legally locked in to the higher price because of the previous tenant’s broken lease (which is a lie). When I started to prod his ridiculous scammer “real estate bro” nonsense, he started acting aloof like he was doing a favor for us, because the higher rent came with a guarantee that rent wouldn’t be raised during the lease period. No crap, Sherlock. That’s what leases do. I told him if they weren’t offering the property at the advertised price, we were moving on. He gave me a snide remark about all the people they have lining up to rent it and we got off the phone. After several hours, the price on Zillow is still inaccurate. These people would have happily scammed myself, my wife, and my children out of our money. Judging by the other reviews, I’m sure things would only have gotten worse. We dodged a bullet. Hopefully you will too.

Negative experience: Want to talk about a joke of a company? I have proof of all of this. They accused me of stealing an air conditioner that never even existed in the house to begin with. They charged me for normal wear and tear of the floor. Per Wi. Stats 704.28 (3) they can't do that. They tried to take my REFUNDABLE pet security deposit. Which in Wisconsin is against the law. There were and they have no listing in the itemization of pet damage. They charged me $175 for 6 hours of cleaning after I, and again I have proof, had a professional cleaning company come into the home and clean the entire thing. After the voicemail I have from Emily threatening to take my security deposit if we didn't do. I have pictures of how disgusting the house, backyard and garage were when we moved in. I have screenshots with time stamps of the advertisement for my house was a lie. Example: the color of the paint on the walls, the old light in the front of the house (which we replaced on our own dime) and no annoying bush on the side of the house by the driveway. I have emails asking them to fix the blinds that were broken when we moved in. They accused me of it being pet damage. I have a dachshund, she can't reach that high even standing on her back two legs. I also have a charge from my security deposit for the blinds. They ALSO charged me to replace blinds that didn't have anything wrong with them in one of the bedrooms. I have copies of the invoices I did for the work on the house including replacement of new fixtures due to bad wiring, gaps underneath the doors letting light and air through, replacement of part of the back door due to issues with the door. $1223 worth of work that WE paid for. This is my favorite part - we moved out two months early and had to pay rent for the remainder of our lease, totally fine. We paid for the whole month of July 2025, but they made us turn in the keys July 3rd and said we had to. I have emails saying it was in case they rerented it and had to clean it. So I paid a whole month worth of rent just to have to be out by a certain date, paid for a cleaner myself and still had to turn the keys in 28 days before that month was over. Miraculously they rented the house out August 1st. Not to mention the weird rules they had for my dog. She had to be on a leash at all times, leash had to be 8 feet long, couldn't be a tie out and she couldn't be outside by herself. I rented from these people for over 3 years and this is how I was treated. I never skipped out on rent, I was a very good tenant. We didn't deserve to be treated like this. I was nothing but nice to them, I was caring, considerate and understanding. I did everything they asked, I went above and beyond. The only thing I asked for them to do during that entire time was for someone to fix the basement leak ( oh yes, ruined my TV stand and two area rugs because they had the outside drain wrong) and to fix the blinds. So if you DON'T want to deal with any of this then I recommend you DON'T deal with Austin Property Management. If I could give zero stars I would.

Fantastic experience: I’ve been renting with them for over a year now, and it’s truly been a great experience. I’ve only had a couple of maintenance requests, which were taken care of promptly. I recently was off of work for almost six weeks due to an injury, and they were INCREDIBLE about working with me through such a tough financial struggle. I wouldn’t have made it without them & I am so grateful for the compassion they offered me! I have no intention of moving out, and if I do, I’ll definitely be looking for another rental with them. Negative experience: I would give this company zero stars if I could. Just moved out and they charged us 1000.00 in absolute bullshit fees for more money. We moved into a place that wasn’t even SWEPT- FILTHY!! I will take you to court Austin Property you people are nasty!

Negative experience: Unfortunately rented from these folks for a year. Not one month went by without having issues with them. They seem to love trying to use the contract against you, until you point out they are in fact in the wrong. Eau Claire should be ashamed to have businesses like this operate in their city. Do not engage with these folks as a renter, or contractor. They loooooove to blame the people they hire, and as I’m sure you have read other reviews.. the contractors have had just as bad experiences with these people.

Negative experience: If I could give them zero stars, I absolutely would. This company is a complete joke. After doing work for them, they still owe a substantial amount for lawn services provided by my company, and their constant complaints are unacceptable. I took them to court, and the judge ordered them to pay every cent due because they didn't bother to show up—only I and my lawyer were there. To this day, they continue to refuse payment to their contracted workers. This company expects you to bend over backward and even break laws to save a few dollars, all while proving they only care about making money. I've had enough and have reported them to the Better Business Bureau.

Negative experience: I did a move out clean for a resident of one of these properties, she had pictures prior to moving in and the place was an awful mess. We cleaned that apartment spotless including the carpets. I have owned my cleaning company of 25 years and have never dealt with anyone this disrespectful. They charged the tenant a cleaning fee and for carpet cleaning which was completed! I tried contacting them to discuss the situation and they hung up on me.I would not trust this company!

Negative experience: Property was in terrible, and I mean terrible shape when we moved in. Throughout my stay almost every single appliance except the stove broke. The shower broke in which they hired 3, not 1, but 3 different plumbers to “fix” it. Every single time the plumber left, it went back to broken. One time when a plumber came, he left the sink on full blast until the sink overflowed and started to seep through the floors into our kitchen. Water got everywhere with lots of things (food items) being unsalvageable. They “compensated” us with gift cards that had barely anything on them. The girl I spoke on the phone with who I think is the owner, is a great person. So thank you to her for being awesome during that time. I’m giving this review because after all of what you just read happened, they have the audacity to fine us for not shoveling our snow, when we (college students) are away for Christmas. The fine for was 12/23/2024, 2 days before Christmas. They say it’s our responsibility to “hire” or “find” someone to shovel for us, but how are we supposed to do that, WHEN ITS CHRISTMAS. Completely out of line fine in my opinion and everyone else’s opinion that I’ve talked to about this, so you be the judge. But Austin is deserving of a one star review after that move. After everything we’ve been through, and then you fine us for something like that.

Fantastic experience: I got stuck in a sticky situation where I left my house key 2.5 hours away from the house. This was also on a Saturday when the office was closed. I called the landlord Emily and revived prompt and friendly service! She was a big help and I would recommend you rent with Austin for reasons like this.

Negative experience: I rented a house from them during the year of 2023-2024. When we arrived our first day many items were broken insides the house. The place was an Absalute dump has garbage everywhere stains on all walls and carpets. It looked like there have been homeless people squatting inside. I don’t ever recommend renting from Austin property they have no care for their tenants and want to scam you for your money

Negative experience: Horrible company. Had an experience where they did not say they denied me due to my ESA animals, but it's clear that is the case, because they went behind my back and offered the property to my other roommates and said I wouldn't be allowed on the premises. I will be taking it to HUD and they can deal with the consequences. I would not recommend renting with them due to their very shady/rude behaviors all around, especially Emily.

Negative experience: Company really has nice apartment choices just don’t expect to ever get anything fixed or taken care of. If the pipes burst they will tell you that it’s not an emergency but they will get someone there with in 3 to 5 days. Don’t expect to get any calls ever bc the only way to get an answer is through email. Emily doesn’t have time for anyone unless it’s about money. She will say things get taken care of but she sucks at anything she does. Moves in with issues and left with her so damn in a hurry to get the next person in. She never gives anyone a notice on anything. Also I have an ESA and she ask questions that ain’t legal to even ask about it she demanded I get a Cat even though I’m allergic to them and she told me get over it. I’ve had awful managers and she tops the cake with a cherry. I’ve lived in Wisconsin and she’s worst than Minnesota Lazy People. But the cost of live there was fair. Glad to be at my New Apartment in Hudson,WI on the water feels like a vacation ever day bc the landlord does her job and cares about the people and bends backwards.

Fantastic experience: I had a recent lockout/issue with the deadbolt at my apartment. It was late in the evening on a weekday. I figured it was a long shot to hear from anyone. I received a prompt response from Emily. She was very knowledgeable and helpful. We were able to trouble shoot the issue over the phone. The next morning a locksmith/repair man stopped by right away. He was quick and professional. I’m not someone that typically likes to call for issues, and I am very glad that I did. It was handled much quicker than I had expected and I am very happy with the service I received.

Fantastic experience: My wife and I rented from Austin Property for nearly 4 years and everyone there was always kind, prompt, very respectful and professional. Any time maintenance was needed, they solved any issues we had in a timely manner and always respectful to our schedules. Emily especially was always very kind, polite and had a great aense of humor. Great company to work with and rent from, I recommened them to anyone who ever asks me for landlord advice!

Negative experience: My family & I Just recently moved out after being there for a year. The owner definitely needs to work on their property if I knew I was gone expect that much problems with the property I would’ve thought twice. The maintenance guy don’t quite know what he doing. Example: one of the problems I was having was with the furnace been having problems with that since day one LITERALLY. After I call I write in about the furnace the maintenance guy gone tell the landlord there’s no oil in fuel tank (remind you I got it filled with oil, so I knew that wasn’t the case) so they sent out Kelly for the 2 time just to tell me that the furnace wasn’t safe to run. Crazy right!!! & Feel like Emily needs to work on how to talk to others and not get snappy at others THAT’S NOT PROFESSIONAL. Otherwise they good people just need to work on some things

Negative experience: DO NOT LET AUSTIN MANAGE YOUR PROPERTIES OR RENT FROM THEM Emily Johnson is the least competent or professional landlord/rental management that I’ve ever encountered. She sent sketchy repairmen and plumbers into my apartment and then when I had questions, suddenly couldn’t remember who she had hired or why they had been there. She was frequently unable to help solve any of our problems. Once, she sent someone over to power wash our front steps which blasted paint chips all over the front entrance and yard - then they just packed up and left. After a week and me calling to see why my front yard was still covered in paint chips, she sent over a young and inexperienced (and clearly terrified of her boss) college student with an indoor vacuum to come *vacuum my front lawn*. This is a perfect example of her critical thinking skills. Barely able to hold a conversation with another human without constantly interrupting and condescending, she really shined brightest when we moved out. After telling us they’re remodeling the apartment when we leave, *nine months* go by before we get our final deposit calculations and, shockingly enough, we’re paying for both sets of stairs to be refinished (she assured us when we first moved in that they would tear out the carpet on the stairs when we moved out and to not worry about getting it professionally cleaned) and the total costs equaled more than our original deposit. Not only did she keep our deposit but *sent me to collections* for the extra amount that she claims she is due, but was actually used to fund both the remodel and normal wear and tear of an apartment. Owners, I STRONGLY advise you to find higher quality property management than this for your property. Renters, RUN!

Negative experience: Whatever you do...DO NOT rent from these people!!!! Slum lords!!!! My sister and her six year old daughter ended up in hospital because of black mold in their apartment and not once did they apologize for any of it or care that their unit was not suitable to live in! They were rude, unprofessional, absolutely disgusting that they do not care about the families that they are renting to. They made it a nightmare for here to get out of her lease and she only lived there for 2 months and ended up in hospital. They are horrible people and it is so sad that a business continues to be in business when they treat human beings in this manner. Whatever you do do not rent from them!!! Homeless shelter would be more suitable!

Fantastic experience: The BEST place I have ever rented from. Let's start from the beginning. I recently moved here from Anchorage, Alaska with my 2 kiddos. I immediately started looking around for places to move on my own once I got a job.... Every place I was looking at kept denying me for, I don't know the reason. Anyway, I came across Austin Property Management and they responded very quickly, unlike the other places. I want to say, I think I heard back a day or 2 after submitting my application. Cindy (I Love Her) gathered all my information to do background checks and what not. A few days after that I received a call saying I was approved which I was super happy. My initial intention was to move into an apartment or maybe a duplex. We found one that I thought would be a good fit. However, didn't realize that someone had already applied for that one and was approved. Bummer, that's okay. Cindy was then like... "But..... We do have this house and was wondering if you'd like to check that out instead." The house turned out to be the PERFECT fit for my small family. Rent is NOT a ridiculous amount at all. I am thankful everyday that I came across their Ad. Unlike other places I've lived, Austin Property Management is not all up in your business 24/7. We only communicate when one of us has questions. They are very prompt with Maintenance Request. Cindy again is an awesome and professional lady. I feel really comfortable going to her with any questions. The Maintenance guy is awesome! I never leave google reviews, but these guys deserve it. I WOULD TOTALLY RECOMMEND.

Negative experience: We got bought halfway through our lease with Foxboro and once we renewed we left half a year through our new lease with Austin Properties. I had checked reviews about them during the saw process and figured "Eh they can't be that bad" and it was true until we went into the moving out process. We were told to carpet clean the unit professionally but the water heater was leaking and caused a mold infestation so we tried and tried to contact them as we had booked the cleaners to come. Once we found the mold it was a solid week before the cleaners came and they never returned any calls. When they did they would schedule a meet to check the apartment and they lied, they never showed up. So we were forced to clean a carpet that they ripped up and the place wasn't in good shape when we moved in. They took our whole deposit including pet deposit and said that wasn't enough money to cover everything. They CHARGED US EVEN MORE, first they are unreliable, unprofessional, and thieves trying to make their mark in the real estate business. We had cleaned the apartment more than the last tenants before us yet they said we didn't do well enough and took our money. They were able to burn us like this because they claimed to have never received any info about our apartment complex from the previous owners. TLDR: If you're in need of a place they're fine not great but not horrible, but don't expect your deposit back if you move out otherwise you'll get burned for everything.

Negative experience: Rented from Austin for over 7 years. We were clean tenants. Always paid rent on time etc. Place flooded twice. I started getting really sick and didn't know what was wrong. Was told by my doctor that I had mold poisoning! Since when it flooded twice and the place wasn't remedied. I told Emily in writing twice that it needed to be fixed. Never fixed it. So finally found a different place and gave her a 3 month notice. She screamed at me and was very unprofessional. I'd never recommend them to rent from.

Negative experience: Very few people want to rent, but when it's a necessity, we tried very hard to be good occupants. We kept everything neat and tidy, kept our dog under control, and we paid all our utilities on time. I truly don't feel that we were treated with respect or appreciated. I know there can be bad renters out there, but that was not us. When a landlord holds back money, because of whisker hairs in the drawer, that's being plain rude. If there were more than a couple hairs, I'd be surprised. Considering we didn't even use the drawers for shavers, it was the previous renters I'm sure.

Fantastic experience: They have been amazing landlords over the past 2 years. Every issue I have is resolved as quickly as it can be. I had to end my lease early because of COVID and they made the transition easy and quickly found someone to rent in my place. I have really appreciated feeling cared for and safe.

Fantastic experience: As a landlord I found Austin Property Management great to work with. I was a tenant for 7 years before purchasing a house. In that time I found that if I had issues with the apartment a simple email would be enough for the repairs to be done in a few days for small repairs and major repairs were handled even quicker. I found the property to be in nice condition when I moved in and was kept as such the whole time I lived there. I would highly recommend them to anyone looking to lease housing in the Eau Claire area.

Negative experience: Slum Lords! Rents to Illegal Aliens above U.S. Citizens, even if the U.S. Citizen has good references. They would rather rent to illegal's with no rental history, no way to do background checks on these people, how do you do a background check on a illegal aliens? They are in Violation of Federal Law U.S. Code 1324 Aiding & Abetting, Inducing, Harbouring, and Receiving Money from Illegal Aliens. Also won't fix anything as promised, until you call the Health Department.

Fantastic experience: I have nothing to complain about. I keep to myself, pay rent on time, and take care of my apartment, so there’s NO hassle.

Negative experience: Do not try and apply through this agency. They’re very unprofessional, do not care about calling your references and they discriminate against certain people. My significant other and I were denied a rental for absolutely no reason. They made a phone call to one of our references and they didn’t answer so they just denied us. I told them that people work and have lives but I don’t think they should be denied when they make good money, pay bills, and have great references. This company is a complete joke and they have no business being an established company. Look elsewhere or find a renter that rents our personally.

Negative experience: Would not recommend wasting your time with this rental company as they are very rude and inconsiderate. They jump to conclusions and make assumptions without even discussing the concerns with you first.

Positive experience: Not a bad landlord but not great. They refuse to fix furnace, old and outdated CO detector, poorly insulated place, poor cleaning, doesn't respond to maintenance requests in a timely manner. I would say that they do a great job snow shoveling services though.

Negative experience: My first call to this place was very upsetting. I had asked if it was possible to have a Saturday showing of a unit. I was told over the phone they would never show a unit on a weekend and they could stay late to show me on a weeknight. I was then told if I couldn't make that work I shouldn't rent from their company. First impression was already horrible. We had set up a time during the week to see the unit as they would not work with us on showing the unit to make it work. We had to take the day off. Then we were a few minutes late and Emily berated us for being late, I've worked in customer service for over 10 years, my family owns rentals they rent out and would never have treated any customer this way!!! Austin should work more with their customers to set up convenient times to see units, We have looked at many units since this one and each of the leasing companies have been wiling to help schedule around our schedules, the way it should be. Austin Management should replace Emily with someone who is not so bitter!!!! WORST EXPERIENCE EVER!!!

Fantastic experience: I have rented from Austin Property Management for a long time now ( about 3+ years. I have never had any problems with them. Almost all landlords raise the rent yearly. It is natural as the cost of living goes up each year. I see no problem with that as long as they take care of the upkeep on the property. I will continue to rent from them as long as I can. I also know that many people have gotten their security deposit back . Yes they may have had a few small things out of the deposit but if people dont take care of cleaning their apartments when they vacate I would say they need it taken out of their deposit. As far as pets don't be a pet owner if you don't know how to take care of them. Austin's is rated A+ in my book.
