Fantastic experience: Matt Lunden is a community builder, an historian, a bit of a local news reporter, a superb market analyst, a life coach, and a pal. Through his weekly YouTube videos, newsletters, and eBlasts, he shows a true generosity of spirit, sharing such intimate knowledge of the pulse of Coastal Delaware that, if you follow him, you become a ‘local’ quite quickly. We have benefitted from Matt's YouTube Videos since 2022, and reached out in 2023 to establish a conversation about retirement from New York City to Lower Slower Delaware and purchasing a home. He has always been kind and warm, knowledgeable, and so easy to talk to. Through his channel, he taught us how to think about retiring, how to think about the timing, what it feels like living in each area of Coastal Delaware. He drives us around neighborhoods to get the look and feel of streets and different home developments, and he supplements those videos with priceless explainers of who the best builders are and why, which cities have the best infrastructure, and how to get the best deal on a home. He also teaches about the real estate market generally, interest rates, market trends, both nationally and Coastal Delaware specifically. We had a five year plan in place, but then we retired rather suddenly (and happily), so we slid in to a manufactured housing situation through a friend, just as a landing pad, to see where we might want to live permanently, how much space we needed, and what our finances were going to look like. When it was time to start looking seriously for a stick-built home, I saw a few properties and emailed Matt. He wrote back just like a family member, remembering our first conversation of years ago, and picked up right where we left off. He began proactively looking for homes for us, listened to what we had found, he was gentle in guiding us away from naïve choices in the reality of what older homes might be hiding, and the quirks of certain subdivisions, and was encouraging with the best of our thoughtful choices. When you go out to appointments with Matt, it feels like he's worked with everyone in the real estate business down here, and each person we run in to has nothing but praise for him, his team, his work ethics, and his cheerful demeanor. Matt was right by our side through our decision, through the punch list and final walk-throughs of the home, and right there at settlement. He is one of the most responsive persons I’ve ever dealt with, always timely in responding to communications, and we feel like his years as a golf pro bring a calm and reassuring presence that makes you feel like you’ve got a good and trusted friend in your corner who has your back, and who just wants what’s best for you. His Executive Assistant and Transaction Coordinator Gabby then comes in to the picture as you’re reaching settlement, and she takes care of every little and all the big things, and ties the transaction up in a big beautiful bow. We can never adequately express our deep gratitude to Matt, helping us along, and standing beside us on this four year journey. We can’t recommend him or the Lunden Group more highly.

Fantastic experience: Matt worked with my wife and I for a little over a year during what has been described as a very aggressive sellers market, which only made Matt work even harder. We lost out on three different offers until we got our dream home. Matt communicated with me, almost daily, showing us countless homes, and fitting us into his schedule often on the same day we found a house to go and look at. His email platform would automatically send us listings that met our criteria and he would often send us personal emails when he found something that would be coming soon. Matt is very personable and thinks outside the box to help close the deal. We also used Matt to sell our home and let me tell you, when he said that our house would go fast, he wasn't lying. Our house was active for one day, received multiple offers, and we were under contract within 24 hours. He works hard for his clients and truly is a growing businessman in Sussex County. Fantastic experience: Matt is an excellent realtor. He brings a calm and balanced approach to homebuying. He knows the local markets incredibly well and is able to back it up with research. While I've worked in real estate and mortgage for 12+ years, I JUST bought my first house. So I went into this situation with the terrible combination of knowing every single thing that could go wrong in the process, but completely new to purchasing my own home. Matt was one of the best choices I could have made for purchasing my first home. He always responded in a timely manner, ran interference on a few sensitive last minute issues, and showed up consistently whenever we needed him. Mind you, I am writing this review in Summer 2021 - the craziest time for a home purchase with bidding wars, inflated home prices, and multiple offer situations running rampant - and we were using loan programs that were less attractive to sellers due to the time and documentation requirements. Despite all of the potential challenges, Matt helped us craft an offer that got accepted on the first try. I was shocked! The first time home purchase process with an impatient, pushy, or unresponsive realtor would have been harrowing, especially in this market and I am so grateful for him! We are happy and settling into our new home, and we have Matt Lunden to thank! Cannot recommend his services enough.

Fantastic experience: Finding a great Realtor is always difficult. As we decided to move to Delaware from another state, we actually tried 3 other realtors who were all qualified and personable but could not do the job and were less than motivated to get us what we wanted. After buying and selling at least a dozen properties over the years, we knew we needed a bright, aggressive and persistent realtor who was interested in "us" rather than a "commission" and was willing to put in "the time" to make our dreams come true. Matt Lunden filled that requirement over and over. We looked at more than 8 properties since our needs were so specific and different from most including a unique home on 3-5 acres with outbuildings and a pool. Matt amazed us with his creativity in locating properties as well as an "always there for you at a moment's notice" attitude. This included nights and weekends. This guy is driven in his desire to find the property you want and has an approach that allows him to analyze your every need and then match up the market with your budget. He even went so far as to arrange a rental for us as we moved from an out-of-state property but had not found our "dream home in Delaware" at the time. Talk about going the extra mile. Even after the closing when our attorney had left out a key detail, Matt was following up with the seller to gather the necessary documents to address this issue regarding our on-site gas tank. In summary, if your property search requires that unique agent who is different from all the rest and who can get you what you want within your budget, give Matt a call and you will not be disappointed. We were not and will use him again and again.
