Our comment from ImmoNetwork about Provident Property Management:
Dedicated Management Experts and True Rent Focus
Provident Property Management distinguishes itself by employing a specialized team of management experts rather than agents who split their time between sales and property administration. This dedicated approach allows the agency to focus on securing "True Rent" for property owners, ensuring that returns are not diminished by hidden or excessive costs. By offering a competitive 6% management fee with a low minimum, they aim to provide a cost-effective solution for landlords seeking professional oversight.
Trusted Service for Out-of-State Investors
For remote property owners, Provident has established itself as a reliable partner. Clients frequently express total trust in the team to handle rehabs, screen tenants, and manage day-to-day operations with precision. Investors highlight the company's ability to create "win-win" situations, particularly when dealing with inherited tenants or complex financial arrangements. The peace of mind provided by having a responsive "boots on the ground" team is a recurring theme among satisfied out-of-state landlords who rely on the agency’s expertise to protect their assets.
Comprehensive Property Services
The agency offers a full suite of property management services designed to maximize value and minimize owner involvement. Their core strengths include:
- Tenant Screening and Leasing: Thorough vetting processes to find high-quality tenants and secure them efficiently.
- Financial Management: Reliable rent collection and transparent financial reporting for property owners.
- Maintenance Coordination: Acting as a liaison between owners and third-party maintenance providers to resolve issues, including emergency repairs.
- Lease Administration: Comprehensive management of lease agreements, ensuring all terms and local regulations are upheld.
Professional Staff and Responsive Communication
While experiences can vary, many clients specifically praise the professionalism and dedication of individual team members such as David, Maria, Youssef Rabah, Alann, and the staff in Dubai like Nishad and Imee. These agents are noted for their ethical conduct, deep knowledge of the local market, and ability to communicate effectively across all stages of the leasing process. Long-term clients appreciate the consistency and fairness shown by the staff, describing the experience as seamless and stress-free when working with these dedicated professionals.

Negative experience: highly do not recommend… save your time and money! paid $83.00 to fill out an application for a primary applicant and a co-signer. we were told it would only take 1-2 days to hear something back and it took over a week… had to message them multiple times before even getting a response. we worked with kelley hoffman and the communication was awful. we explained our situation with her and she had said we could go about applying a certain way. she sent our application to the condo owner for application approval. that took an additional 3 days and ended up denying us because he did not agree with the way the application was presented. i kept questioning kelley on why it was rejected when she had recommended us to apply a certain way and there was only 1 word responses back. i messaged her asking if we could try to apply a different way or if we could work something out with the owner, and that was almost A WEEK AGO AND NO RESPONSE. these people do not care about you or your time as it seems like they just want your application money as it is non refundable. i read the reviews but i was trying to give them the benefit of the doubt. let’s not forget to mention that we put our move in date on a friday and we had applied on a tuesday. kelley told us since it would only take 1-2 days to approve our application that friday would seem efficient for move in. HOWEVER, we were not even told anything until the following wednesday. ALSO… we had to text MULTIPLE times asking for the status of our application. i sent her 3 different messages asking for the status update and after double texting her, she finally came back and said “ i just heard back from the owner…”. WHAT A COINCIDENCE. A BIG WASTE OF TIME, EFFORT AND MONEY!!!!! I DO NOT RECOMMEND.
Thank you for taking the time to share your thoughts. We take all feedback seriously, as it helps us improve and grow. Please be assured the application money does not go to the agent helping you, it goes to the screening company we use to check your application. Agents are paid by the owner once a unit is filled. If the agent assisted you in filling out the application in a specific way, it must have been to give your application the best chance it could get with owner. Unfortunately, the owner's have their own timeline in getting back to us, which can cause unforeseen delays, and they have final say about who gets to rent their properties and who does not. Good luck in your apartment hunting.
Negative experience: Terrible. This place makes me never want to rent again. The staff treats you like you are less than human. They force you to go with out heat, AC, or hotwater for weeks then when you get mad because you don't have these things even though you pay your rent on time they threaten to charge you a late fee for with holding or act like you're crazy cause it's freezing temps outside and you have no heat or it's 90 degrees and have no AC or you have no hotwater to shower with. If I could give negative stars I would. The literally don't care about you and treat you like garbage.
Thank you for sharing your feedback. We genuinely appreciate all reviews, as they provide us with valuable insight into areas where we can improve.
We're sorry to hear about your experience not meeting your expectations. Our goal has always been to offer high-quality service to our clients, and it's clear that we fell short in several key areas during your time with us. The delay by vendors in scheduling quickly with each other and you to resolve the issues was certainly an issue for all of us. Hopefully in the future we will have better vendors in place to service this location.
Negative experience: When this company was ran by just MDS Group, I only had a few problems coming from the office.. but now that they’ve merged with Provident Management and my property got taken over by some foreign lady who barely speaks English, I’ve been treated in the most unpleasant way by staff over in this office for the past year. Not only have I caught them on multiple times being dishonest and working against me instead of with me, they are attempting to charge me excessively for things that are NOT legitimate. It’s stemming from someone not doing their JOB. I would strongly advise anyone looking into one of their properties to continue their search. You will be treated very poorly and talked to as if you’re not human. I’ve asked to speak with a manager countless times but this request keeps being ignored. I will be writing to the BBB. L
Negative experience: very challenging communication and lack of professionalism, no attention to details, tenants needs or landlord requests
Good luck in finding your new home. We wish you well.
Negative experience: Very poor communication when repairs are concerned. Allowed Landlord to avoid repairs reported during Move-In Inspection up until time to consider renewing the lease. Repairs made only aftet threat to report to the City. Falsely charged for existing damage reported on Move-In Inspection. Completely ignored request to be present during Move-Out Inspection. Renters beware.
Unfortunately, your name does not pull up in my database search so it is hard for me to look into your review. However, we do allow tenants to dispute move out damage charges when they have proof or documentation from move in. So, if the charges were still placed on your move out report the inspector must have felt the items were justifiable. Without additional information I am unable to adequately comment on the other items or their validity.
Fantastic experience: An amazing experience with Provident Property Management, I have been dealing with Maria and Youssef Rabah for more than 3 years and I never had any issues at all, they are very ethical and amazing at what they do. Keep it up
Negative experience: If I could give no stars I would. They literally broke me as a human being. Treated me and the other tenants like garage, didn't care at all what happened to me inside their building, and are some of the greediest people I've ever dealt with. I would write out some of the details here, but it's not even worth me reliving the awful treatment I received from them. Do not be swayed by their cheap rent prices, you will end up paying the difference in other ways, financially and emotionally. I reported them to the Attorney General for business misconduct and the BBB, but they know they have all the power here, so they basically just replied with "None of that happened" and if I want to keep fighting them, it will be on my own time and own dime. They know I'm low on both time and money, so congrats. They won. These complaints are my last ditch effort to help protect someone else from suffering like I did. They can respond to the complaints on here however they want, lie or spin a story to their benefit, because there is literally no recourse to hold them accountable outside of hiring a private lawyer. Nobody renting from them can afford that, however, because we wouldn't be renting from them if we had that kind of money! We need better tenant protection laws in this country, and Provident Property is proof that corporations should never be in charge of housing because they will choose money over people every. single. day.
You asked to break your lease and you were allowed to with no penalties because Provident supported you as the tenant when the owner wanted to force you to pay for 3 months as a buy-out fee and keep the security deposit.
Fantastic experience: I am absolutely thrilled with the exceptional service provided by Provident Property Management in Dubai. From start to finish, the entire process has been seamless and stress-free, all thanks to the outstanding efforts of their team. I would like to give special recognition to Nishad and Imee, who have been instrumental in managing my property. Both Nishad and Imee demonstrated an unparalleled level of professionalism and dedication throughout our engagement. Their friendliness and approachability made communication effortless, and their reliability ensured that every task was completed efficiently and effectively. Their ability to work swiftly and with precision exceeded my expectations. Whether it was coordinating with tenants, handling maintenance issues, or managing the financial aspects, Nishad and Imee handled everything with remarkable speed and accuracy. Thanks to Provident, I have peace of mind knowing that my property is in the best hands. I wholeheartedly recommend their services to anyone seeking top-notch property management in Dubai. Thank you, Provident, and especially Nishad and Imee, for making this experience so positive and rewarding! Thank you once again Kind Regard's Ingo Zindler
Negative experience: Tldr; Difficult for me to recommend. Objectively, the worst company I've rented from. I lived in a house managed by Provident for 2 years. I felt like my rent was fair given the location and home, but that's the only positive thing I can say. Probably worth mentioning that I made all 24 rent payments on time. My largely ignored grievences: Utilities were never transitioned from my name. Not sure who's responsibility that is(property owner vs Provident), but I was clearly instructed more than once not to have them turned off and I ended up getting billed for more than one month after my lease ended. I'll toss in a picture of the instructions. I also didn't feel fairly treated with regards to security deposit. The process was slow(damages report was shared with me on 5/15 and a check wasn't mailed until June), I was never invited to the final inspection, and report shared with me felt like a price gouge. Not that I could tell definitively, because I was intentionally kept in the dark about the cost of each individual repair. Their policy is apparently to only provide a total cost. To make matters worse my phone calls were dodged and the email back and forth was painfully slow. (1 response per day) I'll toss in the damages report. Maybe I'm delusional. ♂️ Really felt like a double standard to me to be charged hundreds of dollars for touch up paint and nail holes when there were so many things wrong with the house when moved in. Such as a broken washing machine, broken refrigerator, and the garage full of trash that I had to take care off. My good faith was not reciprocated. They wouldn't even speak to me over the phone. I have some pictures of the garbage in the garage I can include. The most annoying thing was a large area rug that smelled like wet dog. For the most part maintenence was fine, but I did have a broken light/ceiling fan in my living room for the first 18 months of my lease.
Caleb unfortunately fixing the damage you left did cost money to repair, and a knowledgeable contractor was used to estimate the cost of the damage. A full list of damages was given to you after move out once it was compiled and the money returned once the payments and reports were processed. Good luck in your future renting.
Fantastic experience: Thank you David and the rest of the provident crew for being 10/10 on customer service. Heres to good business always
Negative experience: Poorly ran
Fantastic experience: Thank you Dave for helping me find a new residence with ease during this transition in my life. It is the perfect spot and thanks for being kind upbeat and professional!! You rock!
Negative experience: As the other reviews state, I would NOT rent from this company. I knew this before leasing as they showed unprofessionalism RIGHT off the bat but I had to move in a hurry now I’m catching hell. David is rude. Staff don’t know what they are doing. They told me my house didn’t need an inspection which is fine but they knew underlying plumbing issues. I signed a lease on a Wednesday paid the fee the house flooded and I had to live in a hotel until that following money and this company has no intentions of crediting the days I paid for but could not live in the house to my next months rent. Plus Now I have extra fees that was already discussed and dismissed but now they are “back” this company is so unprofessional, they don’t know how to manage a company let alone screen tenants. They never even verified anything during the screening process. they also hide the home owner so he can’t be made aware how this company is representing him. I am contacting the home owner as it’s public information. Please please PLEASE do not rent. I’m an easy going tenant but refused to be jipped out of money. They also like to argue on their reviews.. watch
Diane as our emails to you have stated the owner is the person who decided not to credit you. If you call him he will tell you no different than we have already related to you. I would also check your lease before you attempt to contact the owner.
Negative experience: Do not rent from Provident property management! Extremely unorganized and unprofessional. Maintenance request take months. Avoid the headache.
I am sorry you are having an issue, however Provident doesn't do the maintenance for your building we only do the leasing. All work order requests after being recieved are sent directly to the building's maintenance staff. We don't have any control over their staffing or scheduling. Please remove your review and find the account for your building's maintenance staff to leave a review on. Thanks!!
Positive experience: Hopefully you do not live next to one of the properties managed by this company. I have had 2 large limbs break off during storms, damaging flowerbeds and patio furniture. This last time one limb put a 3 inch hole in my roof. I paid $1600 to have one section removed last spring, but another one came down early this month. I have called and left messages and Crystal has never returned my calls. There is another large limb that hangs high above my garden shed. If that is destroyed, I am getting a lawyer. In response to your question, yes I have the right company I have left messages for Crystal which she has not bothered to return and spoke to her last summer when the first limb took out a flower bed. She assured me then that they would send someone to evaluate the tree...My next step is to call the U City government and see if they can get something done. A tree company was sent out and finally removed all the limbs that had broken. Issue is taken care of
Thank you for working with us on the resolution.
Negative experience: Awful tenant service, avoid at all costs
Fantastic experience: Jaime Dean with Provident Property Management did a thorough and comprehensive job in leasing out our condo. Especially satisfying when you live in another state.
Thanks Ed! I know Jamie enjoyed working with you as well!
Negative experience: Unprofessional.
Negative experience: Not recommended , company does not really care about tenants ( have rat ands mice since i lived here ) they refuse to come and put weather strips on the doors and patch up holes in house .. house has not even passed inspection
Destiny, as stated over the phone and on your lease it is your responsibility to take care of any trapping of rodents in the home. Repairs to the home must be approved by the owner, which he has not. The last tenant didn't have any issues and it has only been since you moved in that there is an issue. I am not sure where you got the idea the unit did not pass a city inspection, but you are free to look up the passed inspection on the city website.
Negative experience: Provident Property is by far the worst company that I have ever rented from. I have been renting from them for only four months and I deeply regret it. My home was never cleaned before I moved in as promised, the dryer stopped working a week after I moved in and they refused to fix it. They have floor tiles in the shower and outside tiles in the kitchen. My neighbor broke my window and somehow the property owner decided that I should pay for half the damage. The window has been broken for two months. They add add fees to everything! If you're looking to rent from an honest landlord who takes pride in their property DO NOT rent from these people. They are the worst!
Charlene here are some clarifications to your issues. Yes, we add fees when you are late on rent and when we have to send you to evictions like we just did when you stopped paying rent for several months. This was all listed in the lease agreement you signed. If you pay your rent each month and pay it on time there are no fees. Provident did not deny you a new washer and dryer, the owner did and you were specifically informed in an email on Wed, Jun 15, 2:08 PM that the owner made the choice and not Provident. I am sorry you don't like the materials in the house, but we did not install them and I am not really sure how that has any bearing on service or honesty. The property owner decided you should pay half of the window cost because the police officer you referred us to about the incidence reported that you told him you would pay half, so we are following what the officer told us. The window will be repaired when you pay the money to fix it. Hopefully that clears some things up for you. Thanks
Fantastic experience: David was very professional and was always there to answer my questions and/or concerns. Unfortunately I found a place but in the future I will be back to work with him. Thank you David.
Negative experience: They are full of it. Paid 80 bucks for a application fee and I would call every week. kept saying there were other applicants and they would get back to us. Never did so I just let it go. If I was denied then they could have just said that. Instead of having me wait around. Seems like they're a company of just scamming people out of application fees. Dont waste your time. Also property is still up, when I dont see how when David had so many applicants. They're scammers.
What is the name you applied under? I tried looking up Yonii Boo to help, but there is no name in the computer.
Negative experience: If I could give this company zero stars I absolutely would. I was trying to rent a property from them and I submitted my application fee which was $85 and then was pretty much ignored since I had put in my application and paid the fee. They kept telling me that my application will be ready the next day and that went on for five days. Then they told me that they were looking at other applications on top of my application without telling me if anything was wrong with mine ..so they were basically telling me that even though my application was fine that they were still going to rent it to somebody else who applied after me. I don’t know if I misunderstand leasing or something but I thought it was a first come first serve basis. No one there would return my phone calls but would only respond to me emailing them a whole bunch of times. I was blatantly ignored by David their property manager multiple times and he still to this day has not talked to me about my application at all and I paid for that. I would never want to rent a property from this company they were very rude and very unprofessional. I feel sorry for all the people that have their homes being managed by this company. Reply to comment- it’s weird that you guys have so much to say about why your behavior is okay but no one apologizes for their actions and you can clearly see that on your responses to reviews. Telling a customer that someone isn’t there and not giving any further information is not comforting for the customer OR helpful. An “I don’t know” answer is never an answer for a customer, which we would know if we practiced good customer service. Also, I only got a clear answer about my “denial” after I wanted my money back and made posts about your guys’ business. Which I got in my email on the 16th so nice try about “this being my denial”.
Caroleanne you were told when you called the office that David who is the leasing agent was busy signing leases, showing houses and completing applications and he would get back to you when he could. we wish you good luck in your house hunting.
Negative experience: Things don’t get fixed and I am on my own in an emergency. No maintenance on site and waited for months for repairs.
Michelle we don't handle the maintenance repairs. We only take them and give them to the owner. He handles everything directly. The only thing we handled directly is the leasing and rent collection. If you want to complain about the quality of the building you need to post a review somewhere else. Please remove this review as it does not actually pertain to our service and it is about the owner's maintenance performance.
Fantastic experience: Professional management company who treats the property owner with respect.
Fantastic experience: Alann and his team have always been responsive and fair.
Fantastic experience: Very professional and handles all the details with good communication.
Fantastic experience: The Provident Property Management team is professional, knowledgeable, and responsive!
Fantastic experience: Provident has been managing my rental property for years ever since I left the state. They take care all issues landlords are facing. They shared insights, solutions, and recommendations whenever decisions are to be made. I have total trust and full confidence for them to run my rental unit. In summary, I'm a really happy out of town customer.
Fantastic experience: Provident Property Management has been great to work with; I trust them to communicate well and take care of my tenant.
Fantastic experience: As an out of state real estate investor nothing is more important than being able to trust your boots on the ground. I live in CA but I have a small portfolio of 10 units in South City STL and I've been impressed with Provident's ability to manage rehabs from start to finish in a cost effective way while still creating a top of market feel, finding great tenants, and creating win-win situations when some of our inherited tenants were unable to pay rent. I look forward to continuing to scale my business with them. I've also been a tenant myself under some cut through management here in CA so I know what its like to deal with impersonable management! However, whenever a maintenance, rent, etc issue has come up it has really made me feel good to see how well Provident treats our tenants to arrive at a reasonable, timely solution. Special shout out to Alann, Becca, Mark, and Crystal (among others) who have been nothing but pros to work with.
Fantastic experience: Alan and his team will always walk the extra mile for anything! They are super responsive, professional company and always be there for you.
Fantastic experience: We have worked with Provident Property Management for 10 years and have been well served.
Fantastic experience: I am using Provident' s services since 2015. The staff is amazing! Extremely responsive and professional. Highly recommended.
Negative experience: I would not even give them one star! I wouldn’t suggest this “ so called“management co to my very worst enemy! And I wish I would’ve read the reviews! As you can see the majority of them are bad reviews They do not respond to work order requests I’m still waiting and have been waiting since October 25 for them to fix a fan that constantly bangs all day and night! I went above them to the actual owners the property (because I was getting no response) and they said because I did that they’re going to charge me $75 violation fee! The owners are very lovely people BTW! Had to wait about two weeks for them to fix the washing machine. And it’s debatable if it’s actually fixed Oh and let’s not forget about the ants and the mice! They say that’s the tenants responsibility but they don’t let you do anything pest! No spray, traps etc They suggested pest removal that I would have to pay for! It’s one thing after another with these people! They do not take personal checks for rent So therefore you have to use their “portal“ to pay and they charge you for it! Or they take money orders which also cost money Not to mention David the guy in the office hit on me and kept texting me asking me for dates! When I signed the lease he gave me a folder with paperwork in it I figured that my lease was in the paperwork so I can look it over that night Nope! David actually took it without my consent and said that I can look at it on the portal When you do get a response from them they are very curt and rude! Why should they care they don’t have to hear a fan banging all day and night when you’re trying to sleep they’re getting money! They are deceitful dishonest ingenuous and generally all around don’t care about the tenants! It’s like a mafioso racket! I wish I would’ve done my homework on this company. That’s why I’m writing this review to caution other people before they sign a lease with them Please don’t it’s just nothing but a headache! P.S i’m sure they’ll have a very rude response to my review As they have to others Who are critical of them
Brigitte,
Thank you for this opportunity to help clarify policies and procedures for people interested in reading reviews. The majority of tenant repair requests are done by a 3rd party company we use. Mostly inspections and emergency items are the only things done by our maintenance person. Since a loud exhaust fan when the wind blows is not an emergency it was tagged to go to the maintenance company we use. They were backed up like most companies are at this time and it did take longer than normal for them to get to it.
There is a $75 violation fee in your contract for contacting the owners. Most owners hire management companies because they don’t want to hear from the tenants and they appreciate that every time you contact them we will charge you $75 to get you to stop. We will be posting the fee to your ledger and it will come out of any payments received as agreed upon by you in your lease. The owners are very nice people and we talk with them almost weekly and talked with them the same day you posted your review so they are aware of the issue from both sides.
The washing machine was approved for repair by the owner the same day you put in the work order and was sent to an appliance repair company. You put the request in at 1:21pm and by 2:40pm that same day you were informed by email a repair company was contacted and you could use the other free washers and dryers in the common area while the broken one was being repaired.
As for the pests we did talk directly with the owners again and in the email we told you they did not want to spray and wanted you to uphold the terms of your lease and take care of your own unit’s pests since they were not in any other unit. The office staff even went an extra step as to help you by naming products you could use and where to get them. So while you may have wanted the owner to pay for your pest control the answer was no.
Yes, we do not accept personal checks or cash at any time for any reason. This is clearly written out in the lease on the first page and on the offering letter you were sent after you applied for the unit and before you even came in to sign the paperwork for the unit. We do this to protect owners from tenants who try to pass bad checks and apply this policy to all tenants equally. The processing system and fees on the tenant portal are controlled by Wellsfargo Bank and we do not collect any money off the processing fee system.
All the tenant documents are online in your tenant portal for your convenience; however paper copies can be requested and picked up at the office. The portal is accessible 24/7 where the office staff is not. Tenants can also post their maintenance requests, pay their rent using multiple kinds of electronic payment methods, send and receive text communication, upload additional documents and keep their personal information up to date. The portal can be accessed from a computer or smart phone.
I have read the communication between the office staff and yourself and they have been very helpful and quick to respond to you even when you threatened them multiple times with going to your lawyer starting only a few days after moving into the unit because you were told we could not help you with the ant issue. I am sorry the maintence company was slower than you would have liked and some of the answers you have received have not been what you wanted, but we have followed what the owners have told us to do each time.
Negative experience: I hate it here I want to sue my living conditions is bad crystal so unprofessional they don’t care they just want your money moving asap
I am sorry to hear that. You currently have no work oders for your unit and we have done all the owner approved repairs that we know about.
Fantastic experience: Provident personnel is awesome to work with. They have been very helpful when contacted and work to remedy any issues right away.
Negative experience: Terrible customer service, I’ve been gas lighted, ignored, put on the back burner, disregarded and pushed to still pay rent while having mold in my basement. I’ve been called a liar for my carbon monoxide detector being outdated for 19 years. When I sent crystal a photo, I was ignored. The foundation has major issues and is flooding through my basement window and it’s been left ignored. Due to my yard being so invasive, I have a major spider issue. Asking to be placed on the extermination list, it’s been months and I’ve yet to hear back. I’ve been bitten by a brown recluse counting 6 times now. When I had covid, I was still demanded rent being out of work. My house was rented on market for 625 with 2/1.5 bath. They since removed the extra and now it sits at 1 bath but raised the price to 700. I’m happy with the price of my home, considering all the issues and poor customer service, I guess it’s a good trade off. But I wouldn’t suggest this home nor who manages it. Crime is rising in my area, I’ve asked for a front fence for extra protection, especially since my neighbor is into things I can’t mention. I was ignored again. My neighbors continue to harass me, litter and trespass. There used to be a fire place but it was removed and replaced with a hollow fixture. Chipmunks and squirrels are a constant issue, thankfully, they assisted with that after some time. I can’t help but feel like they’re waiting for this house to just run it’s course. If inspectors cared more about their job, this house wouldn’t have passed inspection. But, most inspectors check for obvious damage, never more. The mold was in the house since I moved in. Took almost a year of me asking and nagging for them to fix it while I was living here while highly allergic to mold. I’m not taken seriously with this company, putting my foot down is being ignored and once I’m finished with my dues, I owe them a goodbye. I will never return and I will be informing others to stay away. I should have called BBB for their violations sooner. All the reviews are the same! No communication, no quality customer service, no responsibility and no professionalism! Nothing but gas lighting, self concerning people! If you don’t like your job, then quit! It’s clear most of the people working for this company are here for a check. Seems as though they can’t face the confrontation of their lack of responsibility, assistance, understanding, communication, professionalism and procrastination.
You are posting false information, we have never removed a bathroom from the house or a fireplace, it is the same layout as when you first rented it. I also has asked the staff about your concerns and they have accounted for everything you have brought up, but to summerize what they said I am being told you are not providing requested information that is needed for your concerns, and you are ignoring our communications when we give you an answer you don't like or tell you the lease says it is your responsibility to handle the issue.
Negative experience: I live next door to one of your properties. Your maintenance destroyed my flowers along my fence line. Your lawn sub contractor caused $700 dollars damage to my new truck. This company refused to accept responsibility for this. The property in question has multiple code violations in Florissant due to mid management . The property has been in disarray since purchase. 795 mullanphy . Now since posting this review they show how professional they are by post my personal info. They are as bad as I have posted. The city of Florissant will have this Monday morning.
As we have told you before we were not involved with the mowing company that damaged your truck. They are not affiliated with us. We had no prior knowledge of them or the incident. They were not hired by us. We don't know who they are. Once you notified us about the issue we suggested you talk to them directly since they were an indepedent company. There are no city violations against the home at this time.
Positive experience: As a property owner, Provident made renting out our home a lot easier, well worth the monthly management fee. Provident is serious about tenants paying and paying on time which is great. Communication could improve at times, but overall I'm happy with their service and would recommend them.
Negative experience: Worst people I have ever rented from. They don’t like to fix things because “they don’t work on weekends” as I was told. Rent is due by the 5th if you put in the mail box and it falls on a weekend they want to say it’s late because you didn’t call them when they give you the grace period. I took plumber money out of the rent because they didn’t come out over the weekend and I’m pregnant and they tried to evict me for $234.00. I will never rent from them again nor recommend them to no one.
Betty,
Thank you for this opportunity for us to show people that we uphold our lease terms and follow through with what we state. Rent is due by the 1st and the Grace period ends on the 5th. If your rent in not in on time by the 5th the system automatically puts a late fee on your ledger. Your rent was in on the 5th, but after the office closed, so the system automatically placed the late fee on your ledger, however the late fee was approved to be removed this morning when the assistant manager asked for approval to remove it before you did your Google rating.
To make things clear about your plumbing issue, you have 2 bathrooms and only 1 bathroom had an issue that was reported on Saturday 11:26 AM. This was not an emergency situation where there was unstoppable water flow or your only bathroom was not working. For those situations we do send out plumbing companies on Saturday if needed and we do check on emergency maintenance requests that come in over the weekend.
In regards to the plumbing bill , your lease clearly states on page 3, section 16 of the "House Rules, Maintenance & FAQs" addendum; Drain Clogs: Tenant is responsible for costs of repair, for clearing stopped up toilets, sinks and all drains due to resident negligence.... If sink/bathtub/toilet or any other Drains become clogged the tenant is responsible to clear clogs or pay someone to clear the clog" this is also stated in your lease as well on page 4 bullet point 6 which you were told in an email dated Apr 26, 2021, 9:31 AM when we told you that you would need to pay for the repair yourself.
You were taken to court because when you were told the bill was your responsibility to pay for your response in email was, "I will be taking that out of the rent and if we have to go to court than I’ll have my paperwork (Mon, Apr 26, 9:37 AM)", you also told us over the phone that you refused to pay the bill and we would have to take you to court. So because you broke the terms of your lease and told us you would not amend the situation we took you to court as you requested. However since you did decide to pay the money before court the case was dropped.
Since you state you don't want to rent from us again we will put a note in your ledger not to renew your lease at the end of the term. Thanks
Fantastic experience: The Provident Property Management team is professional, knowledgeable, and responsive. David specifically has done an amazing job managing my property; he is knowledgeable of his domain and does a great job communicating all sides of the business.
Negative experience: My boyfriend and I started renting through Provident in February. There were some minor issues with the house when we moved in that we assured would be taken care of. Months later and we are still asking for those minor problems to be fixed and new, more pressing issues are popping up every day. The siding is currently falling off of our house and the rental company has done nothing about it. They do not respond to maintenance requests, emails, or phone calls. We will be finding a new place to live as soon as our lease is up.

Fantastic experience: WE LOVE having Provident Property Management manage our properties. We went through property managers in 2 years before Provident took over. Once they took over they placed amazing tenants and took great care of our units. We highly recommend them for all of your property management needs!
Fantastic experience: Good people to work with!
Negative experience: I would have to agree with some of the other reviews around the net. I do not like the way that this company conducts business. They are very disorganized. It was three weeks after our property was sold before anyone from this company even contacted us. I had to give them my contact information four times before I was given access to their portal. There are only two aspects of my rental that involve them, and they fall short of meeting my expectations with both. First of all I always have my rent well before it is time to pay; however, they make it so difficult to pay them, they don't take Cash, PayPal, Debit etc. (They company they acquired the building from accepted all three) Second, I have discussed maintenance requests with our property manager as well as through their maintenance portal, with no response. At this point I feel sorry for the investor who chose this business. All four of the tenants in this building are fed up with this company. I am sitting here with my money in hand again and no way to give it to them and there is a pipe under the sink that has been leaking causing more damage for who knows how long. I run a business and we bend over backwards to accept every different type of payment that people offer, just like every other successful business, and when our customers come to us with problems we listen and solve them. At this point I wouldn't recommend them to manage a parking space. Funny the five star review on google is from Provident Property Management.....
