Selling a home in the Santa Cruz mountains can be very challenging as it is a unique market that often bucks the trends set by areas over the hill. Thankfully, Jayson, having grown up here, knows the area as well as anyone else. From the start, Jayson and his team were professional, responsive and informative. They know what it takes to become a top listing and they ensured every detail was captured right, even if they had to do it twice. I didn't have to lift a finger as their team took care of staging, photos and property prep. And they shared their proven selling strategy which took into account the market, my property and my goals priorities in the sale so we could align on the approach. Once we listed, ROOM gave my property plenty of marketing attention, running open houses, running feature promotions and drawing on their deep area network. Despite the market taking a turn, ROOM weathered the storm with me and showed dexterity in their ability to pivot and think out of the box. Once I started getting offers in, they used the first offer to encourage others from buyers who had previously toured or shown interest, helping ensure a fair purchase price for the home. And they coordinated all of the different project elements-- inspections, repairs, appraisals, addenda etc.--seamlessly while coaching me and drilling down on anything I wanted to move slower on. Despite having serious unexpected issues come up during the process, the team worked day and night to resolve every single one. Where other agents would have given up, Jayson and his team pushed hard to ensure the deal closed, showing their professionalism, experience and commitment to their clients, and today we closed!! They should honestly get a medal for all the work they did; so as consolation, I'm leaving them this 5-star review.

Fantastic experience: If you want the realtor who will hustle and pour sweat and fight tooth and nail for you, Jayson is your guy. It's actually bonkers how much energy and drive this guy has. We had listed our house with another realtor and it sat for months. Even though it wasn't a huge house or a big commission for Jayson he treated it like it was a $10m listing and was constantly updating us, calling us, calling buyers' realtors, and he ended up getting us a bidding war on a house that had sat for months! He also knows EVERYONE in the area and has been in the industry a long time -- he is a true local and it shows in his passion for the area. I will recommend him til I die to anyone and everyone I meet, I truly did not know a realtor could care this much. He has a great team too who are all equally obsessive about their work. Fantastic experience: Jayson Madani is an animal. I have never worked with anyone in any field, not just real estate, who worked as hard as Jayson. Our mountain home was tough to sell due to rising interest rates. It had been listed with another realtor and sat for six months. We were starting to lose hope and wonder if it would sell. We found Jayson and put it back on the market. Two days after listing, interest rates skyrocketed again with the war in Iran. But he had idea after idea to keep the listing front and center: live social media streams, cold calls, consistent follow-up with every lead until he had an answer. His energy never stopped. After 3 weeks, Jayson called us from his *family vacation* to say we had 3 offers, and that he was going to make 30 additional cold calls to solicit as many additional bids as possible. By the end, we had 7 competing offers. While we weren’t happy he was missing part of his vacation, it was a testament to Jayson’s willingness to go above and beyond for his clients. And after entering escrow, he secured 2 backup offers in-case it fell through (it didn’t, and we actually closed early). Special shoutout to his team as well, who seem to work just as hard as Jayson does. Thank you guys!!!

Fantastic experience: Our experience with Jayson Madani, Scott Pavlina and the ROOM team was very good. The team set up a group chat so we all could easily communicate. This worked great – replies from Jayson and/or the team were almost always immediate, any action was able to be coordinated, and we were included in decisions as needed. The prep for sale went smoothly, including inspections & disclosures up front so prospective buyers were fully informed and knew there weren’t any hidden issues. Jayson has been in the area a long time so many contractors and vendors were happily available, which moved the prep along quickly. Almost all of the contractors we used on Jayson’s reference did great work; we had an issue with one of them doing a poor job, and Scott followed up until they finished the job correctly and completely. We completely moved out of the house before listing so that it could be staged for the best impression. The staging was nice, light and inviting. The listing photos were good, and Jayson made a great video which really showed off the house and grounds! As promised during our initial conversations with Jayson, they held open houses every weekend while the house was listed. This was huge, as it provided easy access for people to come see for themselves what caught their eye online. Sometimes lights were inadvertently left on in the house afterwards, but when we contacted the team someone would go to the house and ensure all lights were out and doors locked. During escrow and closing, Jayson was constantly available and kept us updated on every step. Overall, we never felt out of touch or overlooked, and had confidence in the expertise of the team. We recommend Jayson and the ROOM team! UPDATE: By the way, Jayson remains available to his clients even after the transaction is complete. It's been well over a month since we closed our house sale, and Jayson was and is still available for us if we have any questions or follow-ups, plus he sent us an email with links to easily access the closing documents for our personal tax returns. We really appreciate the extra effort!

Fantastic experience: Jayson is truly the top agent — hardworking, dedicated, and always going the extra mile. Fantastic experience: I have been meaning to leave this review for a while. My daughter rented and apartment from Jayson Madani and he was a really excellent landlord. She lived there for two or so years and any time there was an issue, I would just text Jayson and he would deal with it immediately. I know its mostly a real estate business, but if you are looking to rent from Room, I can tell you, the best landlord I have ever dealt with.

Fantastic experience: I can't say enough good things about Jayson and his team. I had my home listed by another realtor that I had worked with for years. After it had been on the market for over 90 days, with no offers, I started to get discouraged. I already knew Jayson because our kids go to the same school, so I called him and he immediately went to work with his team, came to my home for a meeting and presentation of his past successes, along with a plan of what needed to be done to sell my home. I even had help from his trusted contractor, who is also amazing, because I had to have a fence installed for my dog before I could move in to my new home. He left me with a confident feeling that my home would sell and there was nothing for me to worry about. His team truly had a solution to every problem. Jayson's sales approach was very different than my previous realtor's, but it worked! We relisted my house started having open houses every weekend, tons of advertising, and had multiple offers within 3 weeks! There are so many other things that I could go on about that Jayson and his team helped me with during the entire process. Financial hurdles to jump through, helping me move so he could stage the house, repairs on both my old property and my new one, his list of contacts that I'm still using, just to name a few. I will be forever grateful to Jayson, Magdiel, Paige, Sebastien, Tyler and especially Alfredo, for helping me through this process and getting my house sold.

Fantastic experience: Room Real Estate was recommended to me by a friend.  Jayson and Magdiel were invaluable selling our house in Boulder Creek.  I chose Room Real Estate because of how prepared and knowledgeable Jayson and Magdiel are.  From our first meeting they answered my questions and gave me great advice on the best way to prepare our home for market.  Our property had four structures on ten acres with solar and a well.  There were renters and a lot of deferred maintenance.  Jayson and Magdiel had the connections with contractors to get all the work and inspections done quickly at reasonable costs.  Anytime we had questions or concerns, they were available to help guide us.  I wanted a short escrow because winter is near and if offers did not work out, I wanted to move on.  It is incredible how hard Jayson and Magdiel worked and negotiated to keep all parties informed and the sale on track.  When there were problems with inspections, they knew who to call to keep everything on schedule, even if it meant being flexible enough to try a new direction.  It is a lot of work to sell a home.  While Jayson was working with contractors and inspectors, Magdiel was keeping us current with all of the documentation and explaining what we were signing and why.  They were both always available whenever we called.  Jason and Magdiel showed up with a lot of confidence in their abilities.  In my opinion they backed that up and then some.  I would recommend them to anyone.

Fantastic experience: I rarely write reviews but in a very tough market, Jayson Madani and team sold my house in less than 2wks. In Santa Cruz many brokers are behind the times but Jayson’s quality, drive professionalism and knowing exactly how contracts should read, translates to any aggressive market in any city. I work insane hours, had to let my first broker (who I got the house with) and lost a lot of time. If you don’t have a broker with a saavy, high quality, modern marketing team, including writers, photos, video and social media presence and floor plans, you are dead in the market these days. Jayson and team didn’t waste any time and immediately recommended what I should spend $ on and what I shouldn’t and got his team to get it all done as early as possible. I am an artist so his stagers worked with my style and had incredible taste. Finally when it came time for escrow to close there were multiple issues that came up but were out of my buyer’s hands. Jayson worked his tail off to make everything close on time!! Jayson treats each of his customers no matter what their price point is as his most important. I received white glove service throughout this important but stressful process and my house is less than median market. Anyway, there is no chance I’d be on my merry way to my new home if it weren’t for this team. I wasted time and essentially $ not using them from the beginning.

Fantastic experience: Jayson Madani and his team are incredible. I would absolutely recommend them. Their timing, communication, and knowledge of the market were essential. Timing: From the day we signed to work together, to close of escrow, was less than 2 months! He recommended that we get our house on the market as soon as possible. We packed and moved out in 2 weeks. Their team did the basic improvements the house needed (paint touch up, minor landscaping, etc.) and got the house on the market in less than two weeks after we moved out. We had an offer in less than 2 days, and Jayson pushed for an early escrow so that we closed less than 30 days after going into contract. Communication and support: Throughout the entire process, the Madani team had outstanding communication. From the little details in staging to the big picture, we were consulted throughout the entire process and always informed about any changes and updates. We reviewed the house copy before it went to market, small items we requested were responded to and answered immediately. Jayson and Magdiel worked to get all disclosures and information done as part of the package so that we had everything a buyer needed to get a non contingent offer (and we did)! Marketing: The attention to detail and sense of the market were critical factors in the success of our home sale. Our property has 40 steps up to the house. Jayson remained confident and knew how to approach the sale of our special home. The marketing description included the history of the home and what we loved about it. Jayson has a knack for understanding the market. The night before we went on the market, he called me with his recommended list price. It was below what we had discussed, and significantly below our desired sale price. He patiently explained his rationale, and took my second call to walk me through it again. He would have listed at any price I wanted, but recommended the price due to the market conditions and so that we could get many people through the door. It worked! We had a fantastic offer, at my desired price, 100k over listing in less than 2 days. I strongly recommend the Madani Team: Jayson, Magdiel, Brian, and the rest were professional, supportive and made a really stressful process as easy as possible.

Fantastic experience: From our first meeting with Jayson and Evan we knew we'd made the right choice. They were very professional and have extensive knowledge of the area along with a responsive team to smooth the process. They put together an aggressive schedule to get the house to market, that we were initially apprehensive about, that yielded way more than we thought possible for our home. This was achieved through the use of the many resources that Room has, including contractors and skilled staging that really captures the strengths of the home. Negative experience: Done promises of giving a percent back after the deal is done but instead they just ran away. No response after the deal is done. Done all the work on my own and thought that it is okay they are promising so they will do that. Very unsatisfied. WOULD NOT RECOMMEND TO ANYBODY.

Fantastic experience: I have been blown away by MJ's motivation, competence and work ethic. She has been incredibly proactive selling my condo. I work 60-80 hours a week and she lined up the photographer, building inspector, house cleaners, open houses, etc around my busy schedule. She gets back to me with updates and answers queries promptly (even on weekends and evenings). I rest easy at night knowing MJ is selling my property. I wish I could leave 6 stars.

Fantastic experience: If I was able to give more stars I would because of MaryBeth and Jayson. We had a little miscommunication error in the begging with a teammate (nothing major) and Jayson jumped right in and made everything correct. He cares about his team, business, clients and customers. Being self employed myself, I admire a team leader as such, they are further and farther seen in business dealings these days. MaryBeth is hands down amazing! I have been searching for the perfect home in this area for months and have dealt with quite a few Real Estate teams in the area, making offers and viewing different properties. MaryBeth is by far the most organized, kind, quickest to respond to any and all answers my team and I had. She is in it to win it! You can tell she loves what she does, because she does it so well. If it wasn’t for her knowledge in the home I was interested in and a few of the other realtors from different teams were listing the home I most likely would not of made an offer, as I did. I'm so grateful that she is the Realtor who is representing the sellers for my dream home. I viewed a few homes that she had listed for sale and I can't tell you how great if feels to work with someone so knowledgeable about the homes she currently have listed on the market. Pete’s the most proactive, communicative, responsive, supportive, flexible, knowledgeable guy in the industry. I will admit that my husband and I aren’t easy clients to worth with, yet Pete doesn’t even flinch. We’re living in one of the most expensive places in the US but trying to buy with an unrealistically low budget. He’s found killer deals for us before anyone else knows about them. He responds to my messages quickly even when I contact him after hours. And I can’t tell you how many times he’s gone out of his way to accommodate my odd work hours. He’s been so patient with us through this process. He’s the BEST! I cannot recommend him enough!

Negative experience: Beware buying a house from them. We were cheated out of .25 and acre. They lied on the open house pamphlets and online publications. When looking at a house they represent, look up the address on the county Assessor's website to find the true lot size.
