Fantastic experience: Hidden gem. Inexpensive units with high lot rents. Great neighbors. Nice pool, pickleball courts, clubhouse.

Negative experience: Street/road are narrow and confusing

Negative experience: Nice looking park, but the land lease fees are exorbitant and are forcing seniors out of their homes. Worse yet, they are having to sell their homes at bargain basement prices since no one wants to pay well over $1,000 a month in land lease fees. It is owned by a Private Equity Firm, and they have recognized it is a cash cow and are taking advantage of senior citizens. It is a form of elder abuse.

Fantastic experience: This is a peaceful, friendly community. They have activities, a pool, a hot tub, clubhouse, bocci ball, pickle ball, a putting green, corn hole, a small lake with a fountain and walking trails. They have luncheons and brunches and exercise classes and many ways to connect. And the neighbors are a blast. Good people.

Positive experience: We were looking for the perfect place for us to retire and we found it. Pine Lakes is in the higher elevations of Arizona (our home sits at 5580 ft.). Weather is temperate, it does snow on occasion, and it does get into the 90's however usually low to no humidity. Community management must follow corporate regulations so read the rules and regs and follow them, then everything will be fine. Very quiet, beautiful. Neighbors are great. Yes lot rent (HOA) is very high, but the age old saying holds true, you get what you pay for. Bottom line, we love it here!

Positive experience: Would like to live there, but the $ 964 monthly lot lease is 3x higher than most HOA single houses in an owned home.

Fantastic experience: Loved it! Had a great tour and was hoping to purchase there but unfortunately the HOA fee is very excessive. I'd be afraid when you wanted to sell later on that that huge fee would be a problem. Too bad to because it really was a nice area.

Negative experience: Their monthly HOA is $809/month, not including utilities. I have a friend who lives here and I used to live here. Then to sell your unit they charge you $3,000. The standard selling percentage is 3 to 6% across the entire country. Once they have you under contract, someone proceeds to ignore you while lying through much of the process to seal the deal, making him/herself a nice profit. Don't take my word for it, just talk to a couple of the tenants in this community and they will tell you the same thing. Good luck selling your unit as very few people can afford their HOA. The average monthly payment for a basic trailer ends up running around $1,300 per month. You can buy and own a house for that price! To top it off the trailers in the community are all old and beat up. A formal complaint is being filed to Hometown America regarding my experience awhile back. Do not walk but RUN from this community. The salesman will bait and switch and lie, lie, lie.

Fantastic experience: I bought my home in 2012. The neighbors I have are the best! I am handicapped and can't imagine a better place to live. Lots of activities for all owners plus dinners for most occasions. You'll love it here if you enjoy peace and quiet. Very serene with lakes and hiking. Love it!

Positive experience: Gorgeous park. However, owners are ruining it by cramming in mobile homes in every spare inch of space. Won't be gorgeous for long because of greed.

Negative experience: Looking to retire here in the next 5 years. The space rent here is higher then some places in San Diego. Are you ducking kidding. Not worth the 870 dollars a month. That's close to a mortgage. Seems there are a lot of owners dropping the prices on their mobile homes just to get out of the space rent. Would have left zero stars if possible.

Positive experience: This is a lovely place, however the space rent is just too expensive for seniors. I did the math and they are raking in money at this mobile home park. There aren't the amenities to justify the high cost to live there. I was really hoping we could make it our second home.

Positive experience: We have a second home in Pine Lakes. The people are so friendly, the amenities are numerous and the location so nice!!! The " rent" does go up every year. We have been to parks where, due to good management, the "rent" has gone down!! Pine Lakes is going to be in a fix when they price themselves out of business. Seniors on fixed incomes cannot take the brunt of these increases for long. Phlamo is not very helpful that I can see. The base rent is now at 763 with an increase of 2-5% per year. I would like to see a great community spirit built up in this park. The former management was not interested in this aspect. Maybe the new one will be. When we can no longer afford it we will be forced to move out. That will be too bad.

Negative experience: This mobile park is advertised as affordable but that is a farce, The rent is 700. They advertise great views and true if you like mini-sized. The plot of land that the mobile sits on is tiny . The parking is difficult. You can forget about inviting friends to visit-they will have no where to park. The view from a deck on one mobile is the back end of another mobile so close you could touch it. Buyer beware here! Don't walk away from the salesperson Phil Stowers-run fast. He reminds me of the insurance saleman in Groundhog Day but with less charm.
