He came completely prepared to this first meeting at our home; with a printed book of surrounding home sales, market happenings, estimates, etc. Jim met with us as many times as we asked, and this was a lot as we had not sold a home in over 30 years. Each time he was on time and prepared. Any and all various questions were answered completely and knowledgeably. Every time a home sold in our neighborhood prior to our sale, he updated our info with a bound booklet explaining how he would estimate the price of our home. A huge part of that positive experience was my property manager, Brian P. He was consistently responsive, professional, and genuinely attentive whenever an issue came up. No matter the concern, Brian always made sure repairs or replacements were handled promptly and efficiently. I especially appreciated that the vendors used were knowledgeable, experienced, and reliable—quality and professionalism were clearly a priority. After a six‑year stay, I can honestly say that every interaction I had with the team was pleasant and stress‑free. Everyone I worked with was professional, courteous, and supportive, which made renting feel easy and well‑managed. Thank you Brian P. and Patterson‑Schwartz Realtors for providing such a great renting experience. I highly recommend them to anyone looking for a well‑run, responsive, and trustworthy property management company.

Negative experience: As a homeowner, I strongly recommend NOT using this company for property management. Our realtor, Aaron Marshall, was consistently nonchalant and seemed uninterested in properly managing our property or advocating for us as owners. He (Aaron) and Patterson Schwartz, repeatedly hired subpar contractors, which resulted in us spending thousands of dollars on repairs that were never properly completed, even after multiple attempts. We often had to fix the same issues over and over again. Another major concern was communication and unauthorized charges. We explicitly instructed Aaron to contact us before approving any work, yet he frequently failed to do so. We were repeatedly hit with unexpected and costly bills for repairs we had not approved. And again, for “repairs” that weren’t actually fixed. Also, Aaron consistently discouraged us from raising the rent, even though we were well within our legal rights to do so. In hindsight, this advice was questionable and ultimately cost us financially. When the tenants moved out, the condition of the property was unacceptable! There were poorly patched walls with mismatched paint throughout the house and heavily worn carpets. Despite this, Aaron claimed it was all “normal wear and tear” and refused to withhold any of the security deposit. After consulting other property management companies and doing our own research, we learned that this level of damage does NOT qualify as normal wear and tear, and we should have retained the deposit. Overall, our experience was extremely frustrating and costly. We regret not being more informed about our rights as homeowners, but we also expected our property manager to act in our best interest, which did not happen.

I am a black man applying by myself and I have everything they required but yet I was still denied….the agent Linda Blue was nice up until denial then she sends a cold message of denial also informing me she can’t show me any more Patterson Schwartz properties…then I come to the reviews and see they have been lying and cheating people for years…stay FAR away and apply anywhere else!

Fantastic experience: Review for Diane Salvatore of Patterson-Schwartz Agency I recently had the pleasure of working with Diane Salvatore to secure a 21,000 sq. ft. commercial building for my company, Elevated Remodeling, located at 1500 Casho Mill Rd, Newark, DE 19711. From the very beginning, Diane demonstrated a level of dedication and professionalism that exceeded my expectations. Initially, she emailed me a variety of potential properties and took the time to show me several along the way. However, it didn’t take long for Diane to really understand the specific needs of my business. She adjusted her approach, focusing on properties that aligned perfectly with my vision. Her tenacity and persistence truly shone through when she found the perfect property for us, which had only been listed online for 24 hours before being taken down for 45 days. Negative experience: Please do not do business with this organization. I feel very lied to, tricked. They are super friendly but then completely ignore you. We had a terrible experience. I am cutting my losses and moving on.

Negative experience: Last week I was contacted by a realtor from Patterson Schwartz. The person seemed ligit in helping me find a rental place for my mother. I explained to her the price range she needed to stay in her budget. The Realtor seemed to understand. But after my mother paid the $43.00 fee they claim they were not going to give her the place because they didn't think she could afford it. That didn't make sense. They already knew what she got per month and her budget before taking her money. They lied and said they didn't take the money but they had taken it a week before . She didn't have anything lived in her apartment for almost two decades and needed a different place. But they made everything difficult. So she didn't get the rental that was $1150 which is way cheaper than what she was paying for an old ancient unit of $1300 per month. You're better off finding a private owner without a realtor.

Negative experience: Hi my name is Tara Smith I truly loved my house myself and two young girls lived in for a year.. I truly believe we were very good tents never ever had any issues as far as police called or any unruled behavior the entire year.however the only issue I had was the old windows I seen they had replaced 3 total leaving 8 windows still not replaced I asked I requested a few times . Then the owners came out as well to look at the windows .. I was never told anything.so due to the outdated up to code windows it was very difficult to heat the house I had to put up plastic all around windows inside n out to keeep the heat in,that begin said drained me in my electric.my biggest worry was there was no safety in the bedrooms incase of a fire no screens as well.very upsetting and dangerous for the only windows upstairs to not go up n down ..that begin adressed threw myself as well as social services nothing was done.in mid summer they had to come replace upstairs window due to the aged window tryin to get it up broke wen mantiance comes out they replace the glass instead of of a new matching updated window like the rest.... They represent something they are not...truly you have no idea untille you are actually experienceing it. Also I will follow up with the exact requirements and how they betrayed I was receiving my deposit in a check ,no the only thing that was mailed was a list of off the wall unlawful reasons and estimated prices of repairs that were beyond reasonable to add up to taking every bit of my entire security deposit..I can completely understand a few of the items on the list absolutely not okay with how outrageous and untrue the outstanding list is ... I would not recommend.its all about money

Negative experience: I bought my home back in October from the bear area, going to leave the realtors name anonymous. Little flukes can always happen, things can fluctuate, and our loan closed about 3 weeks after original date. The home closed, and thats the most important thing right? Not for my relator. She was very pushy and she forgot I was the customer. Her mentality was basically protecting the other side. What’s the big deal, if its 3 weeks later? The owner of the home moved to be with his daughter, both realtors know the story and could have been much more smoother, instead they put on a show, “oh the mortgage will fail, the other realtor is already calling other buyers” - this is nothing but a classic realtor show, instead the realtor could’a been like “hey all is good, a little fluke happened in the mortgage, we just need a little more time” Everything got finished beautifully. So was it worth it to make a show? Please remember to tell your realtors to work and please your customers, and be on their side!

Negative experience: First time home buyer and I’ve had the worst experience with these people.

Negative experience: They took my 10k check deposited, and then when the contract was canceled they assigned MY check to someone else and refused to rewrite the check to me. This was after I had immediately returned the check alerting them of their error. Abhorrent and I feel illegal behavior. Now I am left without 10k.

Positive experience: Website needs work

Fantastic experience: Jim Venema gets 5 stars. He’s the best. Jim listens and finds what you’re looking for. He’s knowledgeable and knows the market. He doesn’t upsell. The next time we buy a house, Jim is who we will call.

Negative experience: Working with Patterson Schwartz has been awful, on multiple fronts. I have been ghosted twice by Tomy K and Jennifer P. We only got a hold of someone after MANY phone calls. We made an appointment to see the rental house, Linda B let us in, greeted us, then proceeded to sit on her phone and told us to look around the house ourselves (while the tenants were still living there), Linda B had little to no answers about the property and we were told to send her questions that she would then send to the property manager June O, we then left the house and sent in our $50 application fee and application online (because Linda B couldn’t find her briefcase). Luckily (or unfortunately) we were accepted as the next tenants and we were immediately told to hurry and sign the lease and send in our deposit. We asked if we could see the house once more to make sure it looked cleaned and painted before we accepted and make sure we were making the right decision, we were chastised about how normally a new tenant signs the lease and sends the deposit in within 24 hours. (Despite not yet having a move in date because the tenant had still not finished moving out, nor had we been sent a lease to look at or sign). Once she relinquished, we were allowed to look at the house once more, where I was bluntly told “if you all don’t sign the lease today, we’re moving on to the next applicants”. I still had questions so Linda B called June O on speaker phone and told her we had a few more questions to which June grumble “oh no!” with exasperation in her voice. In the end we decided not to rent the house, and believe we’ve dodged a bullet. Every interaction we have had with Patterson Schwartz’ employees has made us feel as though we are putting them out and asking too much of them. Just getting a hold of a human is a task in and of itself. We had been told by a trusted source “if you don’t like the company already, it’s not going to get better when they have your money” I refuse to give this company attention ever again. I have reached out to many departments to express our severe displeasure.

Negative experience: Applied for a townhome and although my realtor was not the original listing agent, she still was helpful and responsive. BUT when my application was being processed, I was sent an email with confusing instructions. Jaimie Miller, application processor, sent an email to my realtor requesting that I get in touch with my former landlords for referrals even though I included a referral letter from former landlord and payment ledger of current landlord. I was told by my realtor through email to get in touch with the “folks below”, which I thought referred to the Jaimie and Vince Grillo (original listing agent), because Jaimie had emailed saying for me to get in touch with landlords but they never clarified what I needed to say to them and it seemed like they didn’t see my referrals. Was I supposed to ask them to call Jaimie, or alert them that he/she was trying to get in touch with them, or respond to an email he/she sent them??? There was no clarification. Jaimie also specified for me not to contact him/her. I had to go through my realtor. So in order for me to get answers I emailed the original listing agent, Vince. I received a condescending and rude email from Jaimie this morning chastising me for reaching out to Vince, THE ORIGINAL LISTING AGENT OF PROPERTY I APPLIED FOR. So Jaimie is allowed to contact me but I cannot contact him/her for CLARITY on an email with mixed up instructions. Extremely unprofessional and rude. This is my first and last time dealing with this real estate agency. I still don’t know what I was supposed to tell my landlords!!! Incompetent and ridiculous office!

Negative experience: I can't rate this company any lower than I wish I could. I'll have to give this particular agency a 0 (zero). The company, their sales representatives and sellers they sell for, are a bunch of flippers. Everyone from the settlement attorneys, home inspectors, pest control inspectors are in on every single deal they do. I wouldn't trust or refer a single sole to these folks. They'll rip you off and have absolutely no idea what happened, until you buy from them, and the seller's they represent. Cost me and my family 30,000.00 to hire and have 7 different certified contractors, in various areas come to our property to correct (get everything up to code), because they failed me. No matter what they, their people that do business with them say, don't believe a word they say, you might find yourself in a very very expensive situation. I wish I would have not bought my property from theme and the people who work for them. If I could go back, I'd rather have bought a property that was actually upto any housing codes at all whatever. Everything was new and the property was completely renovated, however no permits, extremely poor workmanship, not professional and the added costs was and continues to be excessive to the point that you would have buyers remorse and be completely overwhelmed and Innodated with contractors and the costs of bringing property where it's supposed to be, I didn't buy a "as is property" but it sure seems like that what I got now. When customers put their trust in this company, it's a huge risk. I've spent so much more money to make the updates, that should have already been done by the seller, but this company and the people that they contract with are making their money and than, their gone and obviously have no problem with selling properties, that they in fact know are NOT what they and or their representatives claim, state and further fully in braces the properties (that they are definitely aware of that the buyers have to deal and go through) after they've made the purchase. So, I'm sure there are happy customers out there that may have purchased that perfect property from them, but not for me. DON'T work with these people and especially whoever they refer as home inspectors, Attorneys because their all in it together. Do yourself a favor and select your own professionals prior to dealing with this company and or any others, you'll spend a little up front costs that will save you financial, legal and other related future costs. When I bought what I thought was "my forever home I don't feel like my life savings would be nearly exhausted. Obviously they represent a huge volume of flippers especially where I bought and I'm also hearing it from others buyers and sellers, outside of the property I bought. So I'm not the only one. There's tons more out there. I don't personally feel they'll be in business much longer with this reputation. 20 years ago I had a great admiration and confidence in them, but after dealing with them, I truly would not do business with them. And I strongly recommend people, look elsewhere, this company has changed dramatically from many years ago. Whoever is managing their company is not in touch with people, but rather, how much money they can get and quickly hides themselves and won't ever follow up on anything whatsoever. Buyers and sellers beware. GO to your own attorneys first.

Negative experience: My husband and I filed an application for a rental on 4/6/2020. We were told would receive an answer within 3-5 days and on 4/15/2020, after daily messages to their agent, we were told the application was denied. Come to find out, the application was never fully processed as my husband’s income and job were not verified. However, they did keep the application fee. STAY AWAY FROM THESE PEOPLE!

Negative experience: So I have called this place for at least 5 rentals and never get a call back or better yet I’ll set up a time to go view the house and they don’t ever show up let alone call you to confirm or cancel ! Super annoying the worst part is I’ve spoken to 3 different agents at different times from October till last week ! I haven’t even put an app in yet since they never return calls or show up ! Maybe once they see this review they will call me back ‍♀️‍♀️‍♀️

Fantastic experience: We are in the process of selling and buying a home and are using Brian Hadley as our realtor. This will be the second time for us. Both times, he has been professional, attentive and honest. He is quick to get back to our questions and is extremely thorough with explaining details. We highly recommend our favorite realtor.

Fantastic experience: Adrian was phenomenal, from start to finish he was always there to answer questions, provide insight and guide us through the home buying process. I truly cannot say enough about the positive experience we had. All along we kept saying that “this is going too smooth” and waiting for something to go wrong, but Adrian was on top of everything...literally everything. Whether it was things we requested or things we hadn’t thought about he was there with answers or information to lead us in the right direction. By no means was this a small purchase for us yet, my wife and I felt so confident with our decision and a great deal of that confidence came from all the leg work and background checking that Adrian did for us! We can’t thank him enough!

Fantastic experience: I had a great experience with Brian, I recently rented an apartment in Delaware with his management company. Brian was professional, courteous, and responded quickly to any request or issue. Overall I would 100% recommend working with his company. I've been renting for a while and it's very hard to find companies that will follow up as quickly and efficiently as they did!

Negative experience: Very poor property management. They stole our money all year long, tenant came to us before bothering the unresponsive manager.
