Experiencia negativa: Moved into the Lofts at Cottage Hill 2 years ago almost exactly to the date. My first year was wonderful!! Had no problems with neighbors or w/ Partners. But towards the end of last year and this half of the year it has just gone way down hill. It started with the owner of the apartments deciding he was going to paint all of them by himself, so he hulled up in an apartment 2-3 doors down from mine. He was constantly walking around smoking and drinking. It got to the point where my husband and I would wait in our cars for him to go back inside so we didn't get caught in one of his ramble sessions. Unfortunately, one of our neighbors lost their life to gun violence earlier this year, and the owner was just announcing it to everyone and anyone he could that would walk up the sidewalk his way. A lot of our neighbors began moving out around the holidays last year (2024) and we started getting new ones who started trashing the parking lot and walkways. People sit outside their doors and smoke weed. Others walk their dogs around and let them poop on peoples porches or right off their porch on the sidewalk. We had an incident with a neighbor picking dog poop up out of his garden bed, bag it, and just throw it at our doorstep to get rid of it. We don't even own dogs. Partners does NOT care about any sort of rules they have in place for these apartments. They do not monitor their buildings or check in with the residents. It wasn't until after 2 vehicles got broken into, that they put security cameras up. My husband and I made multiple complaints about the parking lot (mainly people keeping disabled vehicles and work vans in the small lot- making it difficult to get parking at your building or pull out of the small spaces) and never got a response. A few months ago we had an apartment catch fire and Partners hired contractors to come out and fix it. They were constantly washing their paint supplies in the parking lot causing there to be paint everywhere and blocking the one way parking lot with their vehicles. The apartments need to be seriously updated. We had parts of our tiling downstairs missing, our front and back doors didn't fit in the doorframe properly leaving large gaps underneath. There is no insulation so be prepared to hear and smell everything single thing your neighbor is doing. You pay for pest control in your rent but they don't come every month so expect a ton of roaches coming in through the holes in those doors when it rains. Multiple apartments have broken blinds and blinds halfway put up making it look trashy. There is one picnic bench outside in the middle of the buildings but one of the benches is broken so you can't even sit there. The dumpster that we use is always overflowing and trash piled up around it to where you can't even reach the dumpster if you wanted to. Just be very careful when picking this place. The only good thing we experienced was that rent never went up ($695). That's about it.

Experiencia negativa: Avoid at all costs!! Currently renting from them and in the process of moving. They do the bare minimum to fix repairs. Nothing in my apartment is level. When I cook on my stove, I have to hold the pot to even the cooking temperature. Woke up a week ago to the ceiling coming down. Partner’s sent their 3rd party vendors of whom the worker did not speak English and the only thing he did was cut the damage out and left the ceiling open and it’s been that way for a week now

Experiencia negativa: I live next to one of the buildings they manage, and it is not pleasant . The tenants don't put the trash in the bins and toss the trash on the ground quite often. It would be wonderful if they checked on the properties they manage at least once a week. Managing a property is more than just collecting the rent, it's ensuring that the areas are kept up so the nice neighborhood around it doesn't look like the ghetto. It's unacceptable to say you manage an apartment complex when all you do is collect the rent and have to wait for someone in the city to bring to your attention the constant problem of trash.

Experiencia negativa: Update - Avoid This Apartment Complex – Mismanagement and Lack of Communication! I haven’t been consistently living in my apartment for over two months, which I notified management of in January. Despite that, I was never informed of critical updates regarding rent payments. The old management company left a letter on my door saying rent should not be paid to them, but since I don’t live there full-time, I never saw it—what happened to sending messages through the portal or EMAIL? The previous management ended their relationship with the complex on February 28th (very recent), and now I can’t even get a direct contact for the new management. I called the old management company, I’m told that new management should have reached out—well, they haven’t. I was also told to GOOGLE who owns the company!!! Like what the hell?? No one can give me a phone number, and I’m getting the runaround about my rent payment refund because apparently, I have to speak to Chase Stewart (or whatever his name is), but he’s never in the office! I have also expressed my interest in ending my lease, and if the new management sees this, consider this my notice that I no longer want to live here! The lack of communication, accountability, and overall management failure has made this an incredibly stressful experience. If you’re considering living here, do yourself a favor and look elsewhere. am very dissatisfied with the condition of my "move-in ready" apartment (79 Commerce) Upon arrival, it was clear that several obvious issues had not been addressed. There was a hole in the wall, the toilet seat was damaged, and a drawer was broken—all of which should have been fixed before I moved in. I left a voicemail expressing my concerns, and while the company did send someone to clean, the response was disappointing. The young man I spoke with insisted the apartment had been cleaned, but it clearly hadn't been to an acceptable standard. He also couldn't provide a definite answer on when further cleaning or repairs would occur. Although someone was eventually sent over to wipe things down, the more significant issues remain unresolved. Additionally, the fridge was unplugged, which is a major oversight for a so-called "move-in ready" apartment. The ceiling fan was covered in dust, which was cleaned after I mentioned it, but these things should have been taken care of before I drove all the way from Birmingham, Alabama. I do appreciate the effort made to clean the fan and the quick response to my complaint, but the apartment was far from ready upon my arrival. Thank you for the attempts to address these issues, but I expect better, especially considering the time and money I've already invested.

The administration is great everybody that I’ve actually dealt with down there was very nice and pleasant even when we was going through a little rough patch, when we first moved to Montgomery my wife and I they came up with an affordable solution for us to get back on track with the rent. If we had a problem with anything that was going on in our townhouse, they usually have somebody out within 24 hours to take care of it so awesome company.

We were told that we couldn't renew our lease (after living there for 3 years) and had to be out by the end of February when our lease ended. So we had to rush to pack and get out of there only to find out months later that they have been charging us rent despite kicking us out. Their reasoning? They say we had until MAY to get out of the house, well that is a complete lie. We have it on paper in the letter they sent us telling us we had to be out when our lease was up in February. So that was just them trying to suck some extra money out of us on the way out. The place we lived in was also absolutely horrible and shouldn't even be available for rent. It's in unlivable conditions and they are useless when it comes to having things fixed in the home. I also look through the other low reviews here and see how unprofessional these people are with their responses too. I'm glad to be out of there and far away from these realtors.

Living in another state, at first there was some initial concern over the inability to self-manage from a distance if I were not happy with their service. However, the concern quickly disappeared. Partners enabled me to stay out of property management and instead focus on growing a portfolio. Chase Stewart has been phenomenal. I will say that I am greatful not to call this company a partner. After trying to reach Reg Mantooth for DAYS on his cell phone I finally get a response through e-mail from the website that I originally responded to. I feel like anyone that considers themselves a realtor/sales person should be a people person and should atleast have the decency to return a phone call. Whether or not he had the information on the owner wanting to install a kitchen or not he could’ve simply told me he was working on it and would be in touch. Whomever the owner is to the vacant spot in the Pratt place plaza (small space in the building) should definitely look into having someone else manage their property and also was hopefully informed that someone wanted to install a kitchen on their own dollar which would increase the value of the property. With all this being said if you want some very unprofessional help or no communication at all please be my guest and proceed with attempting to conduct business with this very unprofessional company. Experiencia negativa: I was an advocate for a young, Hispanic single mother with an infant and two children when she got an eviction notice. She indeed had not paid her rent for three months, but when another advocate and I talked to the same employee at Partners Realty about her options and date of eviction so that we could help her move and whatnot, we got differing responses and none of those responses ever made it to the actual tenant. I simply would not use this company because of inconsistencies of information with pretty life-altering living situations. People do go through hard times and can't manage. I believe consequences should be enforced by business, but telling three different adults conflicting stories about an eviction and date of eviction dates indicates a larger problem with this company.

The agent that showed me the first property showed absolutely no interest in me as a potential customer and was as dry as the desert. His entire demeanor let me know I did not have a chance. Before departing the driveway of the property I called to follow up on the application process and the young lady cut me off to advise the house was rented. I can imagine it happened in the 10 minutes that I was viewing. The next day another agent from this company HAPPILY showed me a not so maintained property in a less desirable side of town. Entertaining all questions and providing house history and information about the area. This kind of put me in the frame of mind that this is where "They felt" I belonged. I'm from the absolute dead center of the US so racial under/over tones tend to be lost on me unless BLATANT. Which this company pretty much has a system for. Your doing a great job contributing to keeping Montgomery segregated and I thank you for the lesson in "Southern Hospitality" ******* FOLLOW UP ******** Thank you Partners Realty for following up with me. I really had a bad taste not only about your company but Montgomery as a whole, based on my experience. A company whose leadership has enough pride in their organization to get to the bottom of a customer's concern and takes the time to contact the customer directly, shows me that you listen and you care. What I may have taken as a racial slight was clarified and whole heartedly apologized for and I am very appreciative of this from Partners Realty. Organizations that take the time to show this kind concern and caring are of paucity in 2023. Again, I thank you for the follow up, apology and reassurance.

We are not looking for real estate to purchase , rent or anything else. Our card company is being made aware of this charge. Also will contact Commission if fraudulent charge is confirmed.

Experiencia negativa: This morning I spoke with Morris Scott about a property he has listed and he would not give me any info at first about the property. I feel it was because I am Black. I have left messages text and phone for 4 days and called on my personal cell which he did not recognize and he answered. We spent most of the conversation on him asking me who I was. I am sure if i was White we would have had a conversation about the property, The call ended with me asking for his email to send an offer and he instead asked what company Iwas with and refused to give it to me. He never gave me his email address. Classic case of calling while Black scenario....

Experiencia positiva: I am reading through the reviews to see if I want to rent from this company. 3.7 is pretty good. Some folks are bound to get grumpy. The one bit of advice that I want to give is to whomever it is that replies to these emails. It sounds like someone who does not understand that snarky replies to complaints makes the company look unprofessional. This could damage future impressions on potential renters/buyers like myself. I know it sucks but niceness and tact go a long way. Figure out a polite way to respond to the complaints so the voice of your company does not come off as uncaring. You can complain privately to your coworkers-- but you should tone down the snark in these replies-- or don't--and lose faith of good buyers/renters.

Experiencia fantástica: Top tier property management company. I have been working with Chase coming up on the better part of a decade now. Ever since joining Partners, operations have been smooth as butter. My units stay filled with QUALITY tenants, complaints are far and few between, and I receive a phone call maybe once every year or two with an issue I need to handle out of ALL my units. That's exactly how a management company should work... I receive payments in a timely manner and always have access to up-to-date reports for accounting purposes. Anytime I have a question, response time is under 24 hours. These aspects make Partners Realty an excellent property management firm that COMPLETELY blows away the others I have used in Montgomery, AL. (I went through at least 5 before I found them) However, the fact that Chase is conscious of investors' bottom-line and actually THOUGHTFULLY utilizes our funds to maximize value by carefully balancing reserves and using QUALITY contractors at FAIR prices (I have yet to top the quotes he provides without going off the commercial economy and hiring personal acquaintances)... THAT makes for one of the best property managers that I have ever used in the entire country. It is rare to find someone that handles properties and runs a quality operation this smoothly. This is an investment in a partnership you won't regret!

Experiencia negativa: I was recently shown a rental in Bridlebrook. The rental was filthy nasty It looked as if the previous tenants had just moved out and nothing was cleaned of anything. This is no way to show a how to anyone if you want business. This is very unprofessional of the company. It's not the tenants moving in a home responsibility to go in and do deep cleaning.

They rose our h.o.a. fees a month or so before we moved in and nothing has changed from what all the neighbors have said. They closed the pool for covid 2020, then kept it closed for 2021 going Into a full remodel of the pool. They harassed us for having a small trailer when we moved in our driveway, but there is someone at the end of the street we live on who has an alabama power bucket truck, and then 5 houses down there is a box truck in the grass that the owner uses for work. We have had a homicide in our neighborhood, a gentleman decide to burn his house to the ground, and when we try and contact said company to unlock our account to pay our fees and dues for services we do not receive any contact back, nothing. We have been served papers to go to civil court for 400.00 in one years fees they won't allow us to pay. I wouldn't recommend them for anything. Very unprofessional, and do not hold whatever company standards they preach to tenants.

A friend of ours recommended him, and we couldn’t be more grateful. He was honest, available, personable, and extremely knowledgeable about the local area and market. We were buying (new build) from across the country, and he consistently went above and beyond with video calls and updates. We were amazed at how quickly he got questions answered with the builder, design center, lighting company, etc. Chase made us feel like we were his only client, although, we learned that he has no shortage of customers, and for good reason – he's outstanding!

They want the rent money but don’t wanna fix anything. They lie on their tenants trying to get money from them. I would never deal with partners again especially Chase!!!

Experiencia negativa: I set up a tour with them (who are not available after 4:30PM, so you have take off of work to even do a tour since they are not available for tours on the weekend either) for this morning. My TO BE roommate, his mom, and his current roommate and I were there for the tour but Partners Realty did not show. After finally getting them on the phone, they said "Sorry, someone made a deposit on the house online yesterday". So unprofessional, complete waste of our time. Do not use this company.

Refers prospective tenants to websites with broken links - not very helpful, and why not just answer the question? Not sure how this attitude is supposed to attract tenants. Why wouldn't a tenant want info on how much rent for a unit is, instead of just a range of rents for all the units?

Overall, the management has handled our complaints well, however, it's an issue that we've had so many complaints in the 1st six months of living here. Every floor has a strong smell of marijuana, residents let their dogs pee and poop all around the building and do not clean it up, and our neighbor lets their dog out on the balcony to bark for 30 mins straight. The smell of marijuana is the worst part... it doesn't just stay in the hallway but it seeps into your apartment. Walls are also thin, you can hear almost everything! I would not recommend living here due to the current behavior of other residents.

Experiencia fantástica: I... Have been renting from Partner Realty since November 2019. Partners Realty make everything convenience to make rent payments and put in maintenance work orders. Tenants are even able to keep up with rental payments and balances. This have been the only company I have rented from that take action right away to get issues resolved and keep their word as to what need to be done. The staff is great whenever I visit the office. Customer Service is always a plus. I would recommend this company to anyone looking to rent a home.

Experiencia negativa: They rented out our house while we were in Florida. We came back because my grandson was born early and in the NICU. Garret told us that the house was immaculate and the guy took good care of our home. We pulled in at 10:45 tonight to find boards missing from our privacy fence, Appliances, fixtures and faucets broken, my expensive drapes( they told us we had to leave) stolen and replaced with cheap ones and this place is disgusting. They know I am disabled but I guess lying and cheating people with disabilities is the norm for them. UPDATE... We received a reply and were told that the repairs that needed done were from normal wear and tear. I went through several tropical storms and hurricanes in Florida and our doors never looked the way they left my screen door. Our floors that were less than a year old before we moved are lifting and peeling. We had to replace floor vents because of how disgusting they are. The following pictures will show what they consider “normal wear and tear” They also said we had to pay for them painting the bathroom and you will see what kind of job they did. We went through two large swiffer wet cloths containers in just the kitchen. This house was given to us disgusting and WE had to clean it. They keep reminding us that they put a renter in here for 3 years. All I see is they allowed someone to move in and destroy our house while they did no inspections and made money off this house. They also keep changing their story. After the tenants that destroyed our house moved out they said they had one person not qualify that wanted to move in. On a phone conversation(thank God I recorded it)it went up to one not qualifying and two interested and now they magically had a deposit from a second person. This has been a nightmare and we were assured before we signed the paperwork that this exact situation would never happen with their company.

Experiencia negativa: DISCRIMINATORY HOUSING PRACTICES!!! I was told by a representative from Partners that they were not interested in managing my properties because of the location. These are older properties that would be fully renovated/upgraded. The reason... because of the area in which these properties were in Montgomery and "the ability for a renter in that area to provide proof 3x the monthly rent and pass a credit check". This is NOT EQUAL HOUSING PRACTICE. EVERYONE should be able to apply for renting any property they like and go through an application process regardless of the area in which they live or essentially THEIR RACE. The assumption that someone WHITE would not rent in a certain area of the city, and someone NON WHITE (mainly black) would not be able to pass application process is RACIST and discriminatory! Further, the renter would not be responsible for paying Partners for management services... I would as the landlord and I have no problem with my credit or ability to pay anything (hence why I am purchasing investment properties cash). DON'T USE PARTNERS!!!

Frank Cook is great. Jenny is awesome as well. I’m currently looking to move, not because of Partners, but because I’m looking for a place in a different area and something a bit more modern. I really wish Partners currently had something in my budget or else I’d certainly stay with them. I’m nervous about dealing with other people. Most of these rental companies have poor reputations. They were able to provide and show many options to us for the house we were looking for and were flexible with and prompt with everything. We would definitely use Partners Realty again.

Experiencia negativa: ABSOLUTE WORST EXPERIENCE I HAVE EVER HAD WITH ANY COMPANY IN MY LIFE. I have been trying my best to be patient with these people, but my property manager has being the UGLIEST human being I've ever met from the beginning. He watches my house like a hawk, calling me if there has been a car he hasn't seen before at my house for more than two days suggesting we have moved someone else in. He came to my house unannounced looking for a dog, then lying about it when I called him about it, suggesting my roommate is a liar and he never even came over there. He even called the police for us parking in the grass resulting in a ticket. Today he was so ugly to me on the phone because I asked him if I could pay up the rest of the lease, to get another apartment he got loud saying I have been calling him for the same thing for 3 weeks, when I had only called him once one week before about a completely different issue. They lie and say your property manager isn't there because they are lazy and do not want to do their jobs trust me. I would not advise anybody to get any property that they have. Just KEEP IT MOVING.

Experiencia fantástica: I have been renting a property listed under Partners Realty since the middle of May. My roommate and I had other properties we were interested in, but after we had heard from friends about the reputation of the companies managing those properties, we ultimately chose our current residence because it was managed by Partners. I recently have had the pleasure of dealing with Partners Realty during a rental crisis involving Alabama Power. Ultimately, the mistake was Alabama Power's negligence, but Jenny was an absolute gem during the whole process. She made sure to check in regularly and even told me to e-mail her status updates after business hours. I have already suggested to a friend looking for housing to go with Partners, and I would do it again in a heartbeat.

Experiencia negativa: Terrible! First property I was shown was extremely old but not to terribly bad other than the age. The second however was INFESTED with fleas to the point where 3 days later I'm still being bitten by fleas in my vehicle.after viewing the property you could literally see and feel them jumping on and off your clothing and body. I'm also highly allergic to flea bites so a little discretion would have been more than appreciated. If they're willing to show a potiental cliet a flea infested property then they are also willing to rent/lease an actual client this same property or a property with similar issues. First thing fleas next thing you notice bed bugs and so on. NO THANKS. My suggestion, stay away !!
