Local knowledge Process expertise Responsiveness Negotiation skills Paul Shao sent us an email that Ashland, MA, the town where our rental house is located is hot and the values of the homes there are high. We met with him April 25, 2022 and he presented us with his RE Services Proposal with Comparative Market Analysis and listings of houses that were recently sold and photos as well as pricing our property and the Seller' Estimated Proceeds. My husband and I decided it was the time to sell. We were satisfied with the price so we decided to place the rental house in the market. We signed the exclusive right to sell with Paul. In a week's time he had a presale, and open house. Paul said that there were 55 groups in that one and only open house. In a few days we received 8 offers, the highest bidder was $35,000 above the listed price. Paul negotiated with one offer that was positive and matched the highest bidder with extra $5,000 to boot. The price was accepted by both parties. The Seller's lawyer prepared the Purchase and Sale agreement edited by the Buyer's lawyer and Seller and Buyer signed it. Closing is on June 29. We are all excited. I am sure Paul Shao worked so hard behind the scenes. An offer in only one day of open house is unbelievable.

But, we want to take some time to write a proper review for Paul and his team because this one is totally worth it. How we found Paul? (You can skip this if you like..) Me and my wife started the journey to buy our first home 2 and half years back. Back then we hardly knew anything about home buying process so we said “YES” to one of the open house seller agent when he offered to be our buyer real estate agent. He was also kind of new to the home buying world. We realized that in a couple of months. So, my wife got Paul’s number from one of her close friend. What was after offer acceptance? When the offer got accepted, it was now time to get the loan approved in time. What was big deal was that the seller wanted closing within 3 weeks. Paul lined up this people - his staff Ann-Marie to help co-ordinate everything, Brian Newman from NewFedMortgage for loan, David Camiel's for the law stuff. I did speak with multiple lenders but no one could beat Brian’s rate. Everyone in team was so easily available and flexible, sometimes even on weekend and vacation (July 4). They got it all done by the closing date. What after closing date? It’s not their job but Paul and his team are still helping us with any questions we get as first time home buyers. Experiencia fantástica: With Paul’s help we bought a house on our second offer, in one of the most competitive markets in the United States. We had moved to Massachusetts a few years ago and not too long after that the pandemic hit. We had wanted to move to a more rural area North of Boston that we really loved the first time we saw it (our first week out here from California actually – we have some friends in that area). Once things settled down, we began thinking about a house, but the market conditions were disheartening due to historically low inventory. And that area we were excited about never had listings. We were given a referral to Paul from a coworker who had just purchased her home. We didn’t hold out much hope, spoke with Paul, and decided to wait a while. Fast forward to January 2023 and we were ready to try again, but the market was even more constrained on the supply side than before. We talked to Paul again and he said that although there were a lot of challenges, it was worth it to try since there was a decent chance we could succeed. We looked at several houses; made an offer on one but lost out. We felt we were close on that one and Paul worked with us to recalibrate our strategy. And then, we saw a listing right where we wanted to live (as in ‘within about a mile’) – I couldn’t believe it. Once we threw the switch, only a month was spent actually looking at houses and making offers. I highly recommend Paul and his team.
