Experiencia negativa: if you see this company listing vacancies for rent - don’t contact them, they won’t return your emails or voicemails. I contacted them over 5 times in less than a week about a unit they manage that was newly listed (within a day of my first message) and couldn’t be bothered to return any of my messages requesting to see the property in person. they took the listing down today, 2 days after my last message left.

When I submit a maintenance request, I get prompt updates and realistic timelines. Most fixes happen within a day or two and the technicians are professional, courteous, and tidy. Customer service is where they really shine. Whether I reach out by text, phone, or email, the team is friendly, easy to talk to, and genuinely helpful. You can tell they care about cultivating a positive living experience for residents rather than just “closing tickets.” The online portal makes rent payments and maintenance tracking simple, and communications are timely. Lease renewals are straightforward too; terms are clearly explained, and any changes are communicated well in advance with reasonable, transparent rationale. Overall, this is a well-managed, resident-focused company that combines efficiency with genuine hospitality. Experiencia negativa: I am a neighbor raising a family near properties managed by this company in San Clemente. I am writing this review after years of unresolved issues and repeated attempts to contact management. I and other neighbors have reported ongoing problems including excessive noise, misuse of garage spaces for late-night gatherings, and repeated curbside trash and bulk-item dumping left for extended periods. Despite prior written communication and phone calls, meaningful or lasting action has not occurred. The lack of responsiveness and follow-through has resulted in continued disturbances and the need to involve city code enforcement. Property management plays a critical role in maintaining livable neighborhoods and ensuring tenants comply with local ordinances. Unfortunately, that responsibility has not been met here. I hope this review encourages improved oversight and responsiveness going forward, but based on my experience, I cannot recommend this company.

Experiencia negativa: If you are a tenant in one of their managed properties, you need to get everything in writing, keep records. Trust nothing they tell you verbally. Do not share any personal information with them, they do not see you as a person and do not care. Think dickensian landlord but more evil, that is this company. As soon as they began managing the complex, they only thing they seemed to do well is tow tenant's cars. The landscaping went to hell, public areas were not kept lighted. They are the worst I have ever encountered. Your security deposit, good luck with that. Love the reply they left to my review , what they fail to mention is that they failed to return our five hundred dollar pet deposit,. Ill follow up after our small claims case is heard in a few months.

Experiencia fantástica: I’ve since moved from California to another state, and as part of that goodbye to SoCal - I wanted to take a minute to highlight some of the service providers, professionals, and services that I both enjoyed and fondly remember from my time and residency there. High among them is Real Estate Establishment. I lived with them for about 2 years before moving to another OC apartment in 2023 (per the work commute at the time), and Pete and his team always treated my partner and I with utmost respect, dignity and fairness. During our residency with them, we always found that service requests and inquiries were handled and answered promptly, and though they are a for-profit entity – I never once felt maligned, gouged, over charged, or in any way treated unfairly either financially or personally. One can rent from REE with the confidence that they are living and working with a professional group that prioritizes your needs as a tenant as well. I recommend them to anyone considering one of their properties without reservation.

Currently living next to a house of drug addicts that they manage and despite multiple complaints to Pete Kashinsky, the manager, nothing has been done. They simply do not care. If you are an owner contemplating their services, I strongly suggest you consider other options.

Experiencia fantástica: We have been with REE for over 4 years and they manage a rental property for us. Pete and the team are amazing. Pete has a researched and market based approach on setting rental rates and assessing tenant charges but also a common sense, long term and fair approach to increasing rates and charges balancing well the tenant/landlord relationship. He has also been very fast and manages costs well in finding new quality tenants. Our property has never been vacant more than 2-4 weeks after a tenant leaves. As far as we know, REE is very responsive to tenant requests for fixing issues and also fairly priced as they have their own handyman who bills reasonably. We receive our financials by the 1st/ 2nd of every month and our net rental deposit by the 5th business day of the month. When we have questions or the rare correction they are quick to respond. Thank you REE, Pete and team! We picked the right place.

Experiencia negativa: Please DO NOT rent from this company and definitely don’t move to 212 S Kraemer Blvd. Placentia, CA. Real Estate Establishment was the management company used for my last place I was living at and it was the hardest year I had renting. Mike Carrol was the manager for the condo. It was challenging to reach him and it took way too long to get important things resolved. We dealt with rodents appliances not working, water ceiling Leak that stained my couch, and months of waiting for anything to be resolved. He did a walk through when we moved out and gave false claims on how and what to clean and fix to get the security deposit back and still took out about $300 from our deposit. Here is what my roommate and I went through: We moved in May of 2021 and moved out October 2022. * Neighbor Issues July 17th I reached out to inform Mike that the neighbor below us had been welding in his Patio and it was a fire hazard. The neighbor worked on the back patio late at night and early morning. Mike asked questions regarding it and acted concerned but nothing was done to stop it. *Cockroaches and Ants This place had a lot of roaches. Mike actually got us an exterminator for this problem and our issues were minimal after that. However we had swarms of Ants about 3-5 times and he said there was nothing that could be done. I had to go home to my bed, couch, rugs, bathroom, and walls covered in ants. They would go away after using bait traps but would come back within the week. *Rats October 25th I text Mike to inform him I had been hearing chewing noises under the fridge and I thought it was a mouse or rat. He asked for a video of it and if I have seen any droppings. His suggestion was to put a broom under the fridge to see if anything would come out. I told him I wasn’t comfortable with that. He brought an exterminator that covered the holes with metal mesh the rats chewed through. Eventually the rats died in the wall and after three days of awful smells the issue was gone. Mike said there was nothing else he could do after the exterminator put the mesh up. *Appliance Issues September 26th Mike set-up an appointment to install a new dishwasher. The dishwasher had been broken since we moved in. The dishwasher didn’t arrive that day and we had no communication. Two days later he checked in to see if it was delivered and then on October 12th I texted his number to ask when it was being installed. On November 17th finally we got a dishwasher installed. Almost 6 months from moving in. After it was installed the worker wouldn’t take the dishwasher back because he couldn’t guarantee there wasn’t rat poop in it. So for sanitary reasons he left it on the shared patio outside our door. Mike said he would come get it. It was there for months. We tested the dishwasher after the installer left and it still didn’t fill up with water. The handy man came by to patch up rat holes and found the water to the dishwasher had never been turned on. *Leaking ceiling There was a water leak that started November 2021. It dripped and stained my couch and seemingly got worse throughout the months it took to fix. The leak was fixed in April 2022 and the painter painted the ceiling in May of 2022. I had asked for the company to pay for cleaning services for my couch stain and it was ignored.

Experiencia fantástica: Pete was fantastic to work with during our house hunting and purchasing experience. We knew our finances and personal house needs wouldn't allow us to live where we were currently renting so Pete showed us multiple areas around Orange County that would fit our needs. He was patient as we challenged him to find our must-haves and stay within out budget, ultimately finding a gem of a home in Orange. During the house hunting process Pete worked hard to balance showing houses with our tough work schedules; often showing us homes into the late evening and over weekends. As with most first time buyers it was hard to figure out what our true costs would be for the home, insurance and taxes. Pete explained all the details and has continued to help us in making smart decisions when called upon. His support didn't just stop at the sale of the house. We are forever grateful for Pete and his team's help in finding us our first family home and look forward to working with him again in the future!

Experiencia negativa: NIGHTMARE: AVOID REAL ESTATE ESTABLISHMENT AT ALL COSTS Landlords as a group (or "property management companies," as they call themselves) already have a bad reputation. Real Estate Establishment (REE) takes that to the next level. REE is bad, even by landlord standards. I rented a property from Real Estate Establishment from 2019 to 2022. Before I moved in, the property was a complete mess. There was literal garbage strewn everywhere, and loose dirt covering the carpets. Before I physically moved in, I notified REE about the condition of the premises. They dismissed my concerns, saying that the carpets had just been replaced. It turned out the carpets had been replaced BEFORE the previous tenants moved out. Apparently the previous tenants had trashed the place on their way out, even going so far as to take loose dirt and throw it all over the new carpets. Even so, REE refused to do anything about it, and forced me to clean the apartment at my expense before I could even move in. Even after shampooing the carpet more than three times, the carpet was still dirty, to the point that the bottoms of my socks actually turned black. During my tenancy, getting REE to fix anything was like pulling teeth. Every time I submitted a maintenance request, they waited 1 or 2 weeks before even acknowledging the issue. For example, at one point, the refrigerator (which was included in the lease) died, and because it took REE over a week to even see the request, all of my perishable food went bad. It wasn't cheap, either, because I was preparing to throw a birthday party when the refrigerator died, and all of the food I had purchased for the party was ruined along with my everyday meals. I hoped that move-out would go without a hitch. I was wrong. Before I moved out, I made sure to give the place a deep clean. I didn't want the next tenants to deal with what I went through with when I moved in. I am not exaggerating when I say that the place was cleaner when I moved out than it was when I took possession, and I suspect it was cleaner when I moved out than it had ever been since the building was constructed. But, in a petty and apparently deliberate bid to add insult to injury, REE deducted the cost of "professional" cleaning from my security deposit. It is important to note that professional cleaning was NOT listed as a line item under "Release of the Security Deposit is subject to the following provisions" in the lease. Again, even though the place was cleaner when I moved out than when I took possession, and even though I reminded them of that, REE still insisted on deducting from my security deposit. Like I said: low even by landlord standards. My advice would be to avoid Real Estate Establishment at all costs. You have been warned.

Experiencia negativa: So let me start to say, they are so unprofessional and rude with no heart I wish this company have 0in stars . Why me and my parents where renters or tenants on there 1842 maple apartment in orange, we lived there for more than 21 years. My parents always pay on time. We where the kind of tenants where if the apartment needed paint we painted or fix stuff. They rarely fix stuff. At the end we even put floors because the carpet was so old and bad it was harming our health. (Mike* ) was incharge and in 2017 they told us we had to leave apartment it was during Holliday season and with children, They told us in office that they where so old that we had to leave because they where fixing roof and stuff. Another tenant left they where great as well no problem and always Pay on time. They never fix apartment the next door neighbor to this day her apartment bad and carpet horrible. As well as the others. In that section. Luckily we found a place. But this place is the worst. They gave us less than month to move. If you guys read this message please help others take away there old carpet. On all and fix there kitchen and restroom. There health is important.

Experiencia fantástica: After 40 years in this building, we now have retired. We saw this building during its construction and fell in love with it. We love the easy entry and exit from the building to the parking area. Experiencia negativa: Worst real estate property management group I have ever had the displeasure to deal with. If you specifically have PETE KASHINSKY managing your property you better watch out- he does not care for the tenants or upkeep the property in good shape WHATSOEVER! It’s literally pulling teeth to get him to service anything- as if he lives there. My garage door was rotting and he told me that it would have to come out from my own pocket…!?! What? That soulless creature, Pete, only cares about the bottom line. He does and will raise your rent to the maximum each and ever year possible and there’s no room for negotiation. If you need things repaired, prepare for an argument and for him to try to get you to pay. He loves to threaten you for illegal made up things so make sure you know the law before entering into an agreement with this company. His manager is MIA so you won’t get a response there either.

Experiencia positiva: 1 star review turned 4. Most aspects of renting with this group are good. I also can appreciate the follow-up by them to the issues of my prior review. I don't like the tones of condescension given off while communicating issues. However, as long as they are resolved. It's all good Previous review: "Im open to changing this rating If justified. However, I've had a number of unfortunate events at my rental with plumbing and maintenance, etc.. That's not this groups fault. How they communicate to fix these issue's though is very poor.... "

Experiencia fantástica: Looking over previous reviews I am wondering how much of these have to do with unrealistic expectations. Please be advised in this industry, your going to find bad reviews for any management company. That being said, my partner and I had a great experience with REE and Pete specifically. The only issues we had were with our gardener but everything else we needed assistance with Pete and the team were on top of. When we moved out we spent two whole days cleaning and prepping the house and we were given almost all of our security deposit back. With the exception of a few things we did not mind paying for. I would 100% rent from them again, but request a different gardener if so lol Thank you guys for everything! We are happy to share our experience with others since it seems more bad experiences are shared than good ones.

Experiencia negativa: We’ve had nothing but issues with this property management company, specifically with Pete. He is dismissive of issues and is extremely unprofessional. I would never recommend their services to anyone.
Experiencia negativa: This company has a careless attitude towards their tenants. They have the worst gardeners ever with a rude attitude. I have to do their job because they refuse to do theirs. Their maintenance team are the least reliable in the market and they take forever to do the job, and Mike Carrol could careless if the tenants are happy or not. At the moment of renting a house, real state companies play a very important roll, you don’t won’t to deal with a company like this ever. Rent is terrible high and we deserve an outstanding service, when that is not happening means that you choose the wrong company to rent from. I strongly recommend to check the reviews of who are you renting from and please, stay away from this one.
Experiencia negativa: Please do not do business with this organization. They are extremely unprofessional, do not care for their clients and tenants, extremely hard to get a hold of, and very unresponsive. I had a very poor experience just applying for a property with this company. I made several calls and texts to their office, the listing agent and the listing coordinator with no responses. I received automated emails from them inviting me to apply for the property but no one wanted to answer my questions. A week later I finally got a hold of one of the listing coordinators only to find out the property was now unavailable. Extremely unprofessional!

Experiencia positiva: I had a pretty average experience with Real Estate Establishment in the 3 years I rented an apartment in Old Towne Orange. I mostly communicated with Mike. He was always pleasant, but not always the fastest to reply or respond. I had a roach problem on and off - tends to come with old buildings. They sometimes lagged on sending pest control out my way, I eventually just kept baits out at all times and that seemed to solve the problem. My rent was raised after the first year after I was told it "usually doesn't get raised in the first year." It wasn't in writing, I get it - probably not the best thing to say when someone is signing a lease though. The landlord at least worked with me a and brought it down a bit. My bathroom sink was faulty the entire time I lived there. It was replaced at least twice and the water pressure would eventually fade and I'd have to call maintenance out again. Again, old building - I get it, but it was an ongoing issue. I don't think the landlord wanted to pay to get the issue completely fixed which I guess isn't a reflection on REE. The whole building probably could have used a little more TLC and renovations. Overall, not a bad experience, per se. Fairly middle of the road for renting in Southern California in an older property.

Experiencia negativa: Had a rat infestation in the house that was handled poorly and never resolved. Had to live with rats running in the ceiling and occasionally in the house for over 4 months before lease ended.
Experiencia fantástica: Recently moved in and Pete was a pleasure to work with. We had tons of questions before and during move in and he responded to all of them in a timely manner. We also like the modern approach of autopay rent through the website!

Experiencia fantástica: I found the place I'm currently renting over two years ago and Real Estate Establishment has done an incredible job managing it. We ran into a pretty serious leak issue at one point that was a nightmare and our manager, Pete, did everything he could to accommodate us and be patient with us as we were stressed out and lacking sleep! The issue was eventually resolved and it was incredibly helpful to have Pete in our corner, especially when dealing with the HOA Property Management company as well as the company contracted to fix the issue. Whenever we have something go wrong at our place, their system for requesting maintenance is simple and we almost always get a response fairly quickly. The workers they contract with have always been courteous and professional and typically call within 24 hours for standard maintenance or within the hour for more serious issues.They also offer online auto-pay for rent so we never have to worry about forgetting to pay our rent on time. I've never had a better experience working with a Property Management company than I have with REE!
Experiencia fantástica: Pete went out of his way to find solutions to my unusual needs; I don't know what I would have done without him! I've leased two properties with Pete, (managed by Real Estate Establishment) and have had great experiences with both places. Every time I've had to contact them with an issue, it was handled immediately and professionally. Their online portal makes it really easy to send a repair request and to set up auto-pay. Most people don't realize, they manage FOR property owners; each owner may have their own requirements and restrictions. I feel they do a tremendous job balancing tenant needs and requirements with property owner needs and requirements. Unfortunately, you can't please everyone. I'm coming from decades of multiple state homeownership and know the headaches that come with maintaining a single, let alone multiple properties. They do this on a much larger scale and do it very well; that's not an easy task.
