When we were looking for a condo on Lake Norman in North Carolina in 2019, we got in touch with Brian Fisher. He did a great job of showing us a number of condos on the lake and we settled on one at Admirals Quarters in Cornelius. When we decided to sell the condo we contacted Brian again. He advised us as to how best prepare the condo for selling. We had multiple offers to buy, and after a few weeks accepted one. Experiencia fantástica: Great Service, Expertise and Savvy in a tough market for buyers. Having retired a few years ago, I was happily renting in Davidson. Mark, however, advised me that, with inflation on the rise, rents were going to go up and the housing shortage was going to drive up housing prices. He suggested that I buy while interest rates were at historic lows (thereby locking in my housing costs with a fixed rate mortgage), but I put that decision off-- to my detriment! Early this year, we began to look at condos and I was shocked at their rising prices and how quickly they got snapped up. Mark cautioned me that time was NOT on my side. The longer I waited, the higher the sales prices (along with higher interest rates). I found a first floor condo( important to protect my gimpy knees) that came available in early April. He suggested I not wait for an Open House the next day, but look at it right away and, if I liked it, make an offer. He also said that I needed to be prepared to pay over asking price. We made a good offer and found out that there were already 6 (SIX!) offers , all over the asking price. I was prepared to up my bid, but Mark made some innovative suggestions (like increasing the due diligence amount) that would show I was a solid buyer--without having to rise the price. Mark had a feeling that the seller wanted to get the sale done-- without risking problems with inspection issues or trouble with the buyer getting a mortgage. (I was in a position to put 50% on the property.) There was a deadline for the bidders to make their "best and final offer"-- 24 hours within listing! Mark waited to within 15 minutes of the deadline to make the offer--and we were successful! I would recommend Mark to anyone looking to buy in this tough market. Having bought my first house in 1985 and my second house in 1999, i was totally unaware of how crazy the real estate market has become. I suppose the beginning makes perfect sense so here goes! I reached out to Kay on behalf of my father ,and recently deceased mother, who were in desperate need to sell their home in Mooresville, NC. To frame the scenario so that you can comprehend what an impeccable job the Fisher team did I am going to share some pretty specific details. I have known both Kay and Brian for over 20 years yet I must admit they were not initially top of mind. Life was lifing and with so many friends in the business it became a task deciding who to use. Through immense grief I felt spirit lead to reach out to the Fisher’s to assist in a complicated & sensitive situation. Complications A. There were currently renters in the home which made EVERYTHING more challenging. B. TLC/Renovations were needed in a major way to maximize return on investment. C. Finances were very tight. There was equity in the home yet it was not accessible. D. Dad was now living hundreds of miles away, in Maryland, with me so he was unable to insure maintenance was followed through on. Solutions: A. They navigated around the renters engaging on occasion to ensure a smooth transition. B. They researched a program that would allow renovations to be made on the front end which allowed the process to move forward without a financial investment. C. They coordinated with the vendors to ensure all of the work was completed from a quality standpoint & in a timely manner. D. Lastly, Brian showed our family his entire heart by physically doing some of the maintenance work that was slated for contractors that simply didn’t show up.
