When I asked about homeowners insurance and how to obtain a specific type of deed, he provided reliable contacts for both. I am now in a beautiful home thanks to Brant’s guidance and expertise. Experiencia negativa: First documented negative review and I wouldn't waste anyone's time with reviewing fast food or a retail store, but when there's substantial money involved, I find that posting a PSA is necessary. Here's a subjective but honest review of my experience. If you want sheepish or timid representation from a real estate agent than you go with Brant Preacher, if you want to be talked into conceding on nearly every negotiable item you go with Brant Preacher. It might be that he moonlights as a realtor, but I don't feel that I received his full attention and it almost felt like I was negotiating against the buyer's agent and my own agent. I found no value in having him represent me and I was taught a pricey lesson, and that is you got to trust but verify. You have to prompt him to advocate on your behalf for nearly everything, because it seems like your best interest is not automatic with him. The kind of real estate "work" that he displayed will surely accelerate AI into real estate transactions, because what do you get with going with a traditional brokerage and agent? I wouldn't know because I didn't go with a good one! ⭐⭐ I ended up getting the house and had to overcome his representation, but the deal closed. **Update** I have left the original review untouched, this update just serves to respond to any inaccuracies presented by the business owner. I understand that a business would be in SPIN mode after my review, but the review was left in good faith. Here's some key points that I would like to point out regarding my experience and their response. 1) The claim of the closing costs and that I was comfortable with them. The closing costs were always presented as estimates and it was stated that they would vary. When it became apparent that almost ZERO concessions were being made by the seller, is what prompted me to state what I wanted in closing concessions. What bothered me most is that it seemed that they werent even requested. If I would have had a stronger advocate than they would not have been requested at the "stage" of the transaction as mentioned. The amount of time that the house was sitting on the market and the lack of any other significant offers, is what made any seller's concessions as a reasonable ask. 2) The claim that Brant and the listing agent contributed a "significant portion" of their concessions towards the deal. I have the itemized closing costs and their compensation is well within industry standards. So, at best that is an exaggeration and at its worst is an attempt to gain some sympathy. Futhurmore, I spent less than 4 hours with Brant and my wife was the one that found the listing and a decision was made within 48 hours. Any of his time that was invested was not wasted I appreciate any 'significant portion; of concessions that him and the listing agent contributed to reaching an agreement. The seller's wanted to move up the closing date by nearly two weeks at the 9th hour of negotiations and I agreed to it, because I don't mind helping someone out. But, the issue of who would be responsible for the additional daily interest had to be brought up by me. Do we notice a pattern? 3) Final takeaways. I was not present at the final walk through. I should have been there, but I may have relied too much on my representation. When I first saw the house, the washer and dryer were there. After the final walk through, it was stated by Brant that the house was left exactly on how I saw it. Well, there's no washer and dryer, and that's about another 2K in incurred costs. I assumed that they would be there, thats where the "trust but verify" comment stems from my original review.I am grateful that the mailbox was left behind, so I guess you gotta take your wins, whenever you can. Finally, the lockbox was left behind on the property's door and no intention has been made to retrieve it. I am guessing they would like it delivered, I don't know. With all that being said, I am glad they were able to assist me in purchasing my home and I also wish them all the best moving forward.

Experiencia negativa: I don't know about the other agents, but don't choose JP-Birdwell. I was looking for a buying agent and was referred by zillow to him. He didn't answer the first call set up by zillow, I can understand people are busy. Then it took 2 emails days apart for him to finally reply to me. I asked for a virtual showing of a condo, and he agreed to a time and date on Friday, then 2 minutes before our appointment told me that the condo was unavailable for showing until the following Monday. I asked for a time on Monday, but he never replied again. The condo is now pending. Don't waste your time with this agent. You are not his priority.

Experiencia fantástica: This was our first home purchase and We had the pleasure of working with Shelby Patrick and Kacee Bidnick. They made the whole process seamless and easy…almost too easy! The amount of effort and time they put into walking us through the process was unbelievable. They spent so much time walking us through the “big picture.” From there on out, they were always available to provide us with the information that we needed (or didn’t need, but needed for the sake of our sanity) – every decision that we made, small or big, mattered to them. Not only did we feel like we had all the information we need to make those decisions, but we also felt like we were in good hands. Especially because, as a first-time buyer, We didn’t know all of the questions we should be asking (or do’s and don’ts, for example) and they would proactively provide this information, which made us feel like we were walking through this process with eyes wide open. And on a related note, as a first-time home buyer, we weren’t sure what to expect, what’s good/bad, etc., and they were always so candid and provided their own perspective of different aspects of each home that they thought would be relevant to our decision making based on what they had learned about us.
