She is awesome in her job. She took her time in preparing us to face the market conditions, multiple offer situations. This is not our first home, but this is the first time we are buying a house on a hot seller's market. Every home we looked at, she took time in reviewing the disclosures, discussing the pros, and cons with us. Her zoom calls are very efficient. Her experience helped us to foresee a lot of things that we wouldn't be able to do as a buyer. Based on her suggestions, we can make a call on whether to write an offer or not. She did not disappoint. We were first-time sellers, and Rumana was very careful to walk us through every step of the process, including advising us on what work we should do on our property before listing and what was not worth doing. Experiencia negativa: We hired Rumana when we decided to buy a single family home. We had worked with her before and also recommended her to almost all our friends - one of who hired her. Just before we put in our offer on a house we loved, Rumana told us that she had another client who was also interested in the house but since she is working with us she recommended another real estate agent to her clients. And she was ONLY working with us for this house. We lost the house to a higher bid ( we were the second highest bidder)- Almost a month later we found out that the house that we had bid on and lost was bought by our friends, and the agent on the record? RUMANA JABEEN! We spoke to our friends before confronting Rumana. They were also told that that since she already is working with another client (us) she will hand them another agent (her husband) to our friends. She conveniently left out the part that the OTHER AGENT was her HUSBAND. She never mentioned this to our friends or to us. How can we be sure that she didn't discuss our bid with her husband and influenced our friends to bid higher? We do know that by law agents are supposed to get a waiver signed by clients if more than one parties represented by the agent are bidding on the same house. Rumana's excuse to this - "I was not the agent for your friends". But the agency on record? Rumana Jabeen! who did the commission go to? RUMANA JABEEN! This is a blatant conflict of interest. Is this legal? Maybe, but she clearly has done this before and will probably do it again which is both an ethical and moral issue. Would you want an agent representing competing parties and who still got the commission on an inflated higher bid over yours? In the Bay Area market there are usually a dozen bids on a single family home which often go for more than 100-200K over asking. Rumana put her commission over her client's interests and betrayed our trust, what a crook! She deserves zero stars - but unfortunately I cannot post a review selecting zero stars.
