Experiencia negativa: Terrible management company. Worst ever. Negative 10 star if it was available.
This review is unfortunate. You serve on the board and can’t get along with any other Board Member. As a management company we follow the directives of the Board. I’m sorry if you don’t agree with your fellow board members but you don’t outvote them as one member.
Experiencia negativa: This property management company was not great. We had 3 other companies at our condo that we just sold that were so much better. They are horrible at communication, Left numerous messages for Jen k and would never get call backs, they will literally answer questions for anyone even if you don’t live in the community. The owners do not seem to have any idea what their staff is a part of. They will send email after email for HOA board members but will not respond to emails or communication of HOA board members harassing other people in the community. Even Mike himself (supposedly) will send emails demanding responses and then never call or email back regarding concerns. They charge $250 a month for nothing to be done to the buildings, they use cheap company’s for the little upkeep they do to the out side and trees that have been knocked down by wind/storms stay there for weeks. Garbage doesn’t get picked up, snow removal company blocks cars from backing out of the garage, and you have to salt your own area because they don’t ensure anything is being done correctly.
Experiencia negativa: Every time I call with a concern or question, I am met with an attitude and a lack of professionalism. As a resident, I should be able to contact management without feeling dismissed or spoken to rudely. The way concerns are handled often comes across as unhelpful and disrespectful. What is especially frustrating is that there seems to be a strong focus on minor issues, such as the screened garage enclosure used to help keep bugs and bees out, while more important maintenance concerns are not being addressed. For example, during the winter there have been times when the driveway was not properly cleared of snow, forcing me to go outside and shovel it myself. I understand that rules and regulations need to be enforced, but I believe the same level of attention should be given to resident safety, property maintenance, and customer service. Residents deserve to be treated with respect, and concerns should be handled in a professional and courteous manner.
Experiencia fantástica: I am a member of a condominium association in Macomb County. Last year myself and the rest of the board hired O’Brien Association Management to manage our complex. I cannot say enough good things about this management company. They are very knowledgeable and easy to get a hold of when issues arise. Between the owner and our account manager Jeannette, they make managing the day to day operations a whole lot easier. If you are considering hiring a management company, you won’t regret hiring O’Brien.

Experiencia fantástica: I’ve in an O’Brien managed community for seven years and worked with them as a board member for the past two. They’re professional, easy to work with, and communication is always clear and repairs are always timely. Overall, a great experience and I wouldn’t change a thing.
Experiencia negativa: It’s getting out of control with O’Brian HOA! Almost every month, there is new fees with new rules and regulations. This month was annual fee for $300. For what? “Administrative fee for communication” is what is says in the letter. They’re making me want to sell my property and go somewhere else!
Hi John, I understand your frustration but we don't make the rules and regulations for the association. This is from the elected Board of Directors. You don't mention which community you live in, but the $300 fee is probably a lease registration fee your association is charging, not O'Brien Association Management.
Experiencia negativa: I am very disappointed with the service provided this winter. The snow in front of my garage was not properly cleared, and despite paying $315 per month, I still had to shovel the area myself and purchase salt to melt the ice. This defeats the purpose of paying for snow removal services. I expect reliable and thorough maintenance for the fees charged, and unfortunately the service did not meet reasonable expectations.
Hi Sandy, I’m sorry the snow removal hasn’t been satisfactory. We solicit multiple bids and review the services every year. We do check on the snow removal and follow up with the contractor regularly. If the service isn’t up to the standard we can switch companies next year.
Experiencia negativa: Terrible service, unresponsive. Multiple voicemail upwards of 6 and 8 emails without responses. These people will get your Association in trouble dont use them, waste of money for no service.
Hi, I spoke to Mik about this. We were actually very quick about acting on the issues you had with the condo you lease out. Due to the high expense of the repair multiple quotes were needed. As soon as a competitive bid was received we communicated with the Board of Directors and recommended immediate approval. We have been in communication with the contractor, you and your tenant throughout the process. A voice message was left with you on February 3 to let you know the estimate was approved. The contractor then communicated with your tenant to schedule. I would hope you could remove this review based on everything that occurred to get this work approved.

Experiencia negativa: We pay $335 per month, in addition to special assessments at times like ($1500 a year), yet many basic maintenance tasks are not handled properly. Residents are forced to remove snow in front of their own units and to paint and maintain the wooden back fences themselves. Strangers also come into the property and dump garbage around the dumpsters with no response or action taken, which makes the complex look unsafe and neglected. What is truly disappointing is the holiday decoration. Only two trees were decorated, each with a single light strip, which is honestly embarrassing. When we visit other complexes with much lower fees, their entrances and appearance are far better maintained. It makes us question whether the management company running this community is qualified to do so. Where is our money going? Costs continue to rise while the quality of service continues to decline. The management and its director show poor leadership and lack of accountability. The current management company should be replaced, or the manager should be removed. High fees are being justified without delivering better results. There should be proper oversight, especially since they consistently hire very expensive contractors without making the effort to look for comparable services at lower cost. This community deserves better management and real maintenance that reflects what residents are paying
Hi Alex, I believe we have been managing your Association for three years now. There are certainly issue we are trying to improve. When we started with your Association there was a loan in place for replacing your roofs. That accounts for almost $50.00 of your monthly dues. Your Association also includes water, which is $77.00 of your dues. You also have a pool and clubhouse as well as aging infrastructure.
We did send out a budget outlining all of this. We also publish your financials on the Association's website, so I believe there is full transparency.
The Association would like to do a larger holiday display, but since funds are limited the Board opted for a smaller display.

Experiencia negativa: Had horrible service with Vicki she is a very rude person and should not be in the profession of answering or speaking to the public I’m a new homeowner in Timbermill condominiums and I had questions as her tone was rude to me I got rude back and told her not to yell at me and she hung up on me this is the second time she has done this to me another time was back in August I would advise anybody not to speak to VICKI!! Very rude woman I finally had to speak to Mike and explain everything and to put in my complaint in about her!!! If that was my employee I’d have fired her!! If she did that to me who else does she treat bad with her horrible service!! Like I told Mike this is my home, I’m not talking to an apartment manager you work for me I don’t work for you!! Especially paying $219.00 a month for association dues!! Stay away from this rude and unprofessional woman Vicki!! There was no reason for me to be treated this way especially with my hard earned money I pay a month for Timbermill Condominiums!! I hope they really reprimand her and earn her any more complaints like that and your fired I don’t care who she is!!!!!
Experiencia fantástica: Making the switch to O’Brien Association Management (OAM) in late 2023 was the best decision for our community. The entire staff, including Mike O’Brien, Dolores, and Cari Kelly, are exceptionally reliable and professional. They are knowledgeable on condo law, and foster a cohesive and respectful environment, ensuring our community operates efficiently and effortlessly. Our community association manager, Cari Kelly, is truly outstanding. She is attentive, responsive via phone and email, and a genuine pleasure to work with. In 2024, Cari hit the ground running, tackling the necessary maintenance and updates that our aging community required after a neglectful pandemic including roof replacements, concrete work, new building signs, tree and bush plantings, dryer vent cleanings, mulch, tree and retaining wall trimmings, detention basin dredging, gutter cleaning, rain sensors, mosquito treatments, and more. OAM’s vendors have been equally impressive-helpful, knowledgeable, friendly, and had excellent solutions for community maintenance and improvements. Under OAMs leadership our community finally obtained a much-needed reserve study to develop a strategic funding plan for maintenance and long-term improvement projects. Cari’s efficiency, organization, and dedication—including holding prepared monthly board meetings with an agenda and follow-through on all actionable items—have transformed our community. We have drainage issues specific to Boulder Ridge Condos and OAM and Cari reached out to multiple vendors. Each visited on site, and with various expertise helped develop a comprehensive community drainage plan. Our large community is a quirky handful but Cari and OAM have more than risen to the challenge.

She is fantastic to work with, is regularly in the neighborhood inspecting and following up on issues, is attentive and responsive, and has a great rapport with our Board and residents. Most importantly, Cari has helped us prioritize and budget for necessary maintenance and repairs that had been deferred for too long. Our community is approximately 25 years old, but looks tidy and maintained instead of showing its age. I highly recommend Cari and O’Brien for your property management needs.

Experiencia negativa: If I could give zero stars, I would. My experience with O'Brien Association Management has been beyond frustrating - it's been abusive, unethical, and completely out of line with their legal authority. This company is completely unprofessional, inconsistent, and plays favorites in our community. They bend or reinterpret HOA bylaws to suit their own agenda - harassing some homeowners while turning a blind eye to others doing the same thing. In our case, we were threatened with a violation and fine for briefly parking our camper on the public street which is not even under HOA authority. We had previously received written confirmation from them (via their attorney!) that they do not control public roads and have no right to enforce street parking rules for RVs or campers. We even notified the Township and police ahead of time. None of that mattered. Their communication is poor, inconsistent, and untrustworthy. They tell you one thing, then fine you for it later. This company does not follow its own rules and targets homeowners unfairly. If you’re moving into a neighborhood managed by them, be prepared to document everything and deal with constant stress over made-up or selectively enforced violations. Avoid at all costs. **UPDATED since I cant respond to O'Brien's comment with AGAIN FALSE INFORMATION** See the attached image, with FACTS and PROOF:
Tara, as you are aware it is not up to management to decide what violations are sent out. If you have a problem with the Association’s rules or enforcement thereof you should address them with the Board of Directors. We do not decide who is sent violation letters.
Experiencia fantástica: I wanted to thank O'Brien Management for allowing Cari to manage the Cobblestone I account while I was on the board. She took over our account with the gusto of an old pro, and she constantly impressed me with her strong business acumen and "out of the box" approach to providing us with fresh ideas. She accomplished all of this with accurate accounting and saved us money when and where applicable with her hard-nosed negotiating skills. I would say she's a rising star, but she is already there. This lady took over a community that was taken advantage of by our other 2 an has in 6mths done more work an has gotten more done then them. We are now back on track an starting to really get it together

Contacted them several times about the same issues and no resolution. At least 6 other owners also affected but apparently we're paying them for doing nothing.

Hi, I would ask that you remove this review. If you disagree with the association rules you should address that to the Board of Directors. The Board is responsible to interpret and enforce the Bylaws. We assist and send letters on their behalf. You have a right to be heard if you disagree with a violation and we can help with that.
No response was removed. I don't know what you are referring to. Again, if you wish to dispute a violation you have the right to do so. The Board has the final say in any violation dispute.
Experiencia fantástica: As a board member, we too switched property management company back in March 2022 and could not be more happy with The O'Brien's management team! From Candance, to Julie, to Vicki, Delores and Mike, they are respectful and easy to work with. They do not deserve the harassing calls, name calling and negative reviews from non-owner family members who do not live on properties they manage. It usually comes down to money for legitimate late fees or assessments, they just immediately attack the messenger. The two negative reviews on here come from our property and neither one of the reviewers live on the property. Keep up the fantastic work O'Brien! It has not gone unnoticed by those who work with you on a regular basis. We love your team!

Experiencia fantástica: As a board member, we made the switch to O'Brien January of this year. Our experience has been excellent. They are very responsive to phone calls, emails & are present in the community. They receive quotes from contractors quickly & assist with direction. They handle complaints professionally & follow by-laws as written. This is very important to ensure a cohesive condo community, where people live in close quarters & consideration of your neighbors is of the utmost importance. Jeannette is our Manager & has helped to ease the burden of the thankless job of being a board member.

Experiencia negativa: Horrible Association they yell and scream at ppl and they do not even offer trash dumpsters for condo community. The condo grounds are trashy and they constantly charge you unethical late fees. I have never in my life dealt with an association that is greedy and unreasonable on charges. RUN!

I’m sorry but we don’t make the rules for the Associations. We are responsible for sending violations on behalf of the Association.
Experiencia negativa: Unprofessional and if you ask them to do literally anything from enforcing their own policies to fixing things their contractors broke good luck! It’s not happening! They will however make up all sorts of things to charge you a fee for such as wrong color trash bags, not moving your car twice in a morning for their snow plow, and more!

Experiencia negativa: With whom I should start Julie or mike or another person? I think the five star they get the last few weeks. It's their friends or somebody they knows because they never be helpful or respond the phone at all. Whenever you call them, they you and you leave a message and you call them like hundred times. They never never respond or call you back.

Experiencia negativa: This is by far the worst company ever. They have been the new management company at my condo complex. I have lived here since 1990, we own our condo. Until the management company became O’Brien, it used to be heaven. They have not kept up on the lawn, my gutters still never got taken care of. I made a complaint and they sent out some kid. (Nothing against the young man, I just think he got roped into the O’Brien madmess). Naturally, there was no repair. This is beyond my own self. We were supposed to have our street fixed. This seems to be where all of the money from our monthly fees are going, but the repairs are not done properly. Or when they said they would be done. Instead of sending a notice, they just came in and put down the black top, many people were trapped in their driveway, it being a weekend, no one could get in contact with anyone from O’Brien of course. I finally got in contact with Vicki, she told me that since someone drove over it, all of us will have to pay to have this pointless repair done again. Please leave our condo complex, we don’t want any further problems and false promises. The residents here are mostly elderly people who have been here since the place was built. I feel that this company is taking advantage of them.

Experiencia negativa: The most unprofessional property management ever.
Experiencia negativa: Management Company wont post every day by laws in utility rooms to detour police and neighbor issues. Have ongoing trouble getting the association replace old parking signs, fix road, work with community to create a non hostile environment. The company replaced a contact person that that person is lazy, lacks communication outside of email and doesnt deal with conflict amoung buildings utility rooms. They don't hellp enforce rules the condo complex put out. RESONSE TO OBRIEN: There is a lack of communication going on though the management company to the residents. They managed the utility room improvements, with out replaceing the contact info, utility room rules, and new complex rules they typically post in there. There are miss-communications going on that are not being resolved. The Association management is ignoring issues that they can help fix. Replacing signs, updating facilities, and posting utility room rules is the associations job. As a 20 year plus resident, I know they are not doing their job recently. In past, if residents do not follow rules to complex they get fined, or loose their ability to use the utility room. That has not been happening.
Hi Melanie, I’m sorry but we can’t do anything about people who are rude in the building. This is not a violation that we can enforce. We work with the Board of Directors for the Association and take direction from them.
Experiencia fantástica: Mike is a great guy to deal with…..although I’ve never really met him. You can e-mail him (which is what I usually do) with any issue or concern and he responds quickly. The association keeps our area looking absolutely beautiful year round. There is only one issue everyone in our area is not happy with. We have “one bad apple” here which is a great concern for everyone! It appears there’s nothing that can be done which is a shame.

Experiencia negativa: They are a terrible management company. We have had an ongoing issue for over 5 months with a claim for restoration and they just keep giving excuses why it’s not getting done. My neighbor is homeless due to water damage and they will not help her to get her condo repaired. They owe us both money for repairs and refuse to give it to us. Just excuse after excuse. I’m selling my condo and moving on.
Unfortunately we are waiting on the insurance and restoration company to work this out. It is definitely a slower process than any of us would like.

Unfortunately its very hard to see any improvement at our condominium complex. All you can see are concrete slabs they pour for garbage disposal that aren't been used anymore...

O’Brien Property Management came into our community when it was a mess, an extremely volatile situation, a board that had been allowed to become out of control!!! We've been here six years and in that time, I think O’Brien is our third or fourth management company!!! Colleen, of O’Brien has been absolutely wonderful!!! She has stepped in to this insanity and was able to sort everything out and reach a resolution!! We now have a new management company and an entire new board!!! Experiencia negativa: Worst association ever since they started taking over for our condo management, received multiple letters since last year, and every time just asking for more money. We paid additional $4000 on association as soon as they took over, now they asked for another $700 and increased our HOA from $190 to $360 a month within the last 4 years, because they didn’t do a good job that caused some lawsuit. There’s no pool nor a gym for all that association fee we are paying. With every year tax cost $4000, HOA $4320, plus monthly mortgage, and additional fees they keep asking, it’s just ridiculous. We never received so many letters from our association until this management took over, every letter you get is asking for money! Pls stay away from this management, I hope the board can look into this. They are way too greedy!

Unfortunately when we took over management of the Association a little over a year ago we had to work with a property that was suffering from years of neglect. Because of the neglect there were so many repairs that were needed immediately and could wait no longer. Rotted wood was leading to water leaks in units. Porches have also been falling apart and the City is requiring replacement. These items
and many others should have been maintained for the past two decades but unfortunately were not. For communities we have been managing for years we don't see these problems because we value preventative maintenance and planning.
The lawsuit had nothing to do with management and all stemmed from issues before we began management.
Finally, we do not make more money because the dues go up or an additional assessment is charged. It adds a lot of time and work but is not going to management. These increases are voted on by Board Members who are owners in the Association and have to pay them as well. These are difficult decisions that have to be made. Management advises but it is up to the Board to make the final decision.

Experiencia fantástica: Could not be more pleased with this management company! This is the 4th company we’ve had since I lived there & by far the best. Work orders are completed promptly, unlike previous companies who seemed unable to keep up with them at all. We are a 112 unit complex & have 0 to occasionally up to 4 units in collections each month for usually minimal amounts. We averaged 10 with the previous 2 companies & were told 10% in collections is good?! Dolores is extremely knowledgeable of all Michigan condo laws. She is also careful with our funds. She may disappoint owners sometimes but she knows who is responsible for what repairs. Previous companies were completing work orders that were the owners responsibility, showing no respect for our funds & budget. I would strongly recommend this management company!

Experiencia negativa: My experience with this group has not been the most beneficial. It started when I was charged $50 without notice. I didn’t receive a letter or a call informing me I had a so called violation. When I go to get in contact with the managing group, I was pulled in all different directions. The number posted on our office bulletin was no longer the existing management group. I had to call three different management groups before I got the number to the correct one. And I had never received a notification our managing group was changing. You would think as a managing entity you would update bulletins at the office and inform your tenants of new management coming in. When I finally spoke with someone regarding my fee, I was told it would be waived. Before I know it, I was charged a late fee for the $50 I was told would be credited. Overall, I am not pleased to say the least Top of that I got charge late fee too $30 this is crazy City of Sterling Heights they never do that to the residents they will give wrong first but this company it’s not professional .
I’m sorry to hear this. Unfortunately we can not make the decision to remove the fines. It is up the the Association Board of Directors. They did not agree to remove any fees. We also do not have access to the bulletin board. This is managed by the Association. You can submit a request in writing to the Board to have fees removed but the decision is not up to management.

Experiencia negativa: Lived in an area that O’Brien came in and managed after they were voted in by the condo association. They are by far the worst people I have had to deal with when it comes to housing. On par with apartment managers. They constantly ignored my requests and evaded responsibility for simple things that they are obligated to take care of. They will send letters to refrain from certain activity but take a stroll through the condos and there were multiple violations present that, when I asked if the owners had received a letter as well, they said no. They bend the rules in their favor. The landscaping company they hired used riding mowers on any patch of grass, causing the tires to tear it all up and leave nothing but dirt that I was responsible for fixing, even though I pay hefty monthly dues for them to take care of it. It is clear that O’Brien has only one objective as a company, and that is profit. Nothing they do betters the HOA, prices rose yearly but there was no change in service or satisfaction. If you are considering a home that O’Brien manages, I highly urge you to reconsider. The owners are just not decent human beings.
I’m sorry to hear you feel this way. As a management company we help assist the Board of Directors with keeping violations under control. It is up to the Board to decide how to enforce the Bylaws and we do our best to help.
We have worked hard to keep the dues at a reasonable level despite costs for the Association increasing yearly, such as the cost of trash removal which is outside of our control.
Our fees have remained low for management and we have not increased this at all.
As for the lawn care all lawn companies use riding lawn mowers. Your property has a high water table so there are occasionally issues with the tires which they should fix. This was the first year we hired this company and will be reviewing their service when considering lawn services for 2021. Cost and service are both considered by the Board when choosing a contractor.

I tried to explain to you when you stopped cussing me out for a moment that the management company is responsible for enforcing the rules as directed by the Board of Directors. The Association has guidelines that they apply equally and fairly to all of the residents. It may not seem fair to you but we have seen vast improvements in the Association since the Board began enforcing the policies. Thank you and have a nice day.

I have very little contact with anyone at O'brien other than Mike, but he has always been extremely responsive and professional in all his dealing with our board and co-owners. O'Brien is our third management company and I think we have found a winner this time with O'Brien Association Management.

Experiencia negativa: They are SCAM , RUDE, and highly unprofessional, I am currently a tenant at they're property, they ILLEGALLY had my car towed stating that my car didn't have a plate , my car is a brand new car with a temporary tag in the window that expired the same day they had it towed! I thought someone stole my new car I found out it was towed because I called the police , in they stated they didn't know who the car belonged to because of the VIN , when I got to the tow company they had the wrong vin for my car ! They owner of the tow company stated "DELORIS O'BRIEN" ordered it to be towed ! When they towed my car it was night time in my truck has tinted windows so they couldn't see my temp in my window until they got to their parking lot ! I had to pay 150$ to get my truck back. When I called the OBRIEN ASSOCIATION to inform them they were in the wrong, DELORIS was extremely rude to me , she had never came to see my truck herself she went off of what a complaint said , the guys who work there hung up the phones in my face , she lied in said I was not a registered tenant but yet knew exactly who I to my management company But yet they knew my other vehicle belonged to me , in didn't tow that !! My new truck temp tag had my full name and address on it in the window ! She told me even though I have proof that she was wrong for towing my truck she's not reimbursing me any fees , my front lawn grass was also destroyed from the tow truck tires when they took my truck , the parking lot has unbelievable amounts of pot holes throughout, they parking spaces don't have numbers so even if you mistakenly parked in the wrong spot you wouldn't know ! Deloris was extremely rude and , in the wrong she doesn't know who her tenants are in stated she is not going to talk to me because I'm a renter not a owner ! I have never had a issue with anyone of my neighbors, I've never met any of them personally.. I keep to myself I've lived at the GARFIELD COMMONS for over a year ! I feel extremely violated and robbed by this association because they had random (complaining tenant) people looking into my truck giving them wrong information having my car illegally towed! Plus they are refusing to reimburse me for the 150$ that I had to pay ! If my truck was tag was expired that day the tow truck company wouldn't have allowed me to drive off the lot it's state law ! They took my car from the home its registered too with all the proper information needed in refuse to pay back ! DELORIS HERSELF TOLD ME " even though I'm in the wrong I will not give you money back" after my lease is up I refuse to live here any longer !
I am sorry you had a bad experience but we do not make the rules for the Association. We work at the direction of the Board of Directors. This car had temporary tags that had expired many weeks prior. It is the policy of the Association to remove vehicles without proper tags. We were directed to have the vehicle towed and did as directed. It is the owner of the unit's responsibility to supply their tenants with all of the rules. If you were unaware of the rules because you did not receive them I suggest you contact your landlord. We would be happy to discuss this further with the owner of the unit.

Experiencia fantástica: O'Brien Association Management is a fairly new company, however, the owners have been in the management business for years with another company. Mike, was our property manager previously and when he branched out on his own, our condo association readily switched to him. Previously, we as board members always felt that it was Mike that was the heart and soul of managing our complex, not necessarily the company he worked for. As a result, with the change we have been more than happy again with Mike as our manager, and as owner of his own company. He is professional, more than attentive and offers more services than any other management company over the years we researched. He readily responds to our contacts whether be it by phone or email. His recommended choice of contractors has always been excellent. I would highly recommend O'Brien Association Management as property managers.
