Experiencia fantástica: I've been really pleased with the service from Level Property Management, and especially from Kelly Moore. When my property needed a plumbing repair billed correctly to my tenant, Kelly stayed on top of every detail, got the proper invoice from my contractor, caught a discrepancy in the total before it was processed, and made sure everything was accurate before moving forward. It's clear she pays close attention and genuinely looks out for her clients rather than just pushing things through. Between her responsiveness and the rest of the team's support since I started renting out my property, I've felt well taken care of. I'd recommend Level PMG to any property owner looking for a management company that actually communicates and follows through.

The service and communications were always great. When we needed to do work to the house, Level had a great network of contractors. Their service is outstanding and the fees are very reasonable.

Their attention to detail and making sure our home was clean and comfortable, has been extremely helpful! They have vendors who respond to issues quickly and they have all been very responsive and friendly. I would recommend them for your next move! As we have not had to rent in over 30 years a lot of the process has changed so much, Kelly has been so understanding and answers all my questions, even when they may seem silly. Experiencia fantástica: My experience with Level PMG has been 1 year. In that time, I'v had questions, very few "problems", and a bunch of requests. For all of my contact with Level, they have been unvaryingly prompt, courteous, patient (they never let me feel like the idiot I must have sounded), and *Professional*. As a renter, I have been more than satisfied with Level PMG, and I would recommend Level PMG to any property owner. Property management is not an easy job: Demands from both the tenant and property owner, and the PM has to find a way to satisfy both. Level Property Management Group performs this job admirably! Based on the many houses/apartments I have rented in my life, I can comfortably say that Level PMG is the quintessential property managing agent.

Experiencia negativa: They don't return all your deposit. And they charge for stupid things when you leave, not replacing filters, changing the key, and mowing the lawn (even though it was mowed 2 days before move out). Don't lease anything from this company.

For clarity, our move-out process includes thorough checklist that we provide prior to move out so that the resident has plenty of time to make sure that everything is taken care of according to the lease. We also document both move-in and move-out inspections to ensure fairness and transparency for all residents.
Any charges assessed after move-out are specifically based on lease terms and documented property condition, not arbitrary decisions.

Experiencia negativa: My husband and I scheduled a tour for a house in Fairhope. The pictures on Zillow looked nice and clean, and the house was built in 2023. Upon arrival, it looked really nice on the outside, however, upon entry we were immediately overwhelmed by the smell of mold. The bedroom and bathroom ceilings had mold everywhere. It was shocking. The house was very dirty. There was left over food residue in the sink that was molded as well. There was left over food, substances smeared on the walls. The washing machine and dryer were rusted. I’m also pregnant and was exposed to mold. I called several times to notify them. Whoever is going to consider living there needs to know it’s not safe. MOLD WILL KILL YOU. It’s very unacceptable and there’s really no excuse to not check your properties and keep them habitable. No one from Level Property residential has reached out to me to apologize or even address the situation. It’s been almost a week. We definitely will not be renting from this reality group and I would advise others not to as well.

Thank you for taking the time to share your experience. We are very sorry that the condition of the home during your tour was not what you expected.
The property had a deep cleaning scheduled prior to showings, including a note to address the mildew that can occur quickly in our humid coastal climate. Unfortunately, the water service to the home was temporarily disrupted before the cleaning crew arrived, which prevented them from completing the work as planned. Because the home had been placed on a self-tour lockbox system so the cleaners could enter, the listing was active before the cleaning could be finished. Normally, the cleaning crew quickly finishes the day the system goes active, and we have not run into this type of situation. That should not have happened, and we regret that you encountered the home in that condition.
We appreciate you calling to notify our team. The information was relayed internally so the residential property manager responsible for the home could address the situation. We were not aware at the time that you were requesting a personal follow-up call, but we certainly understand how frustrating that experience must have been.
The home has since been addressed and will be brought to the high standard we expect before tours take place.
We take the condition and safety of our homes seriously, and we appreciate feedback when something does not meet expectations. We wish you the best in your home search and appreciate you bringing this to our attention.

Experiencia negativa: I’ve rate my experience with Level Property Management 3.5/5 because during winter ( the water heater stopped working and it took them around 2 weeks to fix it. Not to mentioned that we have kids and I was pregnant (everyone got sick). I understand it was also the property owner’s responsibility. Next time I submitted an emergency request they responded within 2 hours and fixed the issue the next day during the morning. Other than that, I’ve had a pleasant experience.

Experiencia fantástica: I have lived at this apartment, formerly a condo, since 2010 and for the last c. 8 years under Level Property Mgmt. Their responses to maintenance issues is the fastest with the most qualified people I have ever experienced in a rented property. Even though the costs of their properties is not cheap, I would recommend them as a landlord without hesitation. I must add this: Jen Satriano is an outstanding property manager for Level Properties, always returns phone calls promptly and is always fast to solve problems that arise.

Experiencia fantástica: Level Poperty Management has offered a good experience as my Landlord at Sea Cliff North. The option for texting & the option through the Portal allowed for inquiries on weekends & holidays and also offered immediate filing of maintenance needs. The office staff was kind & upbeat, and for me personally they really helped with a bit of a tricky situation at the end of my lease. If a property is listed as managed by Level, you can rent with confidence!

Experiencia negativa: A friend of mine does work through some of their properties. LVL managements do not want to pay modern day prices. They won't top of the line work for under the line prices

Experiencia fantástica: Our experience has been exceptional with Level Management. Everyone in their office and HOA management teams has been amazing! Serving on an HOA board can be an exhausting job, as many people may know. Managing all of the books, bill payment, dues collection, etc. Level Management has been able to seamlessly take this over and handle these operations. This makes our life so much better for the HOA. Level helps with everything. They respond to emails and calls in a matter of minutes. I just wish we would have started working with them sooner.

Experiencia fantástica: I’ve been renting from Level for 18 months. I moved from the Midwest. They let my daughter-in-law do the walk-through with a live video so that I could see the place. And I wasn’t disappointed. They also made sure that any changes were done before I got here. I have a number to text if there’s an emergency or a need. There are things that are beyond the company’s control but everything else has worked out well. I’m Happy with their management.

They were very professional and courteous including easing our transition and move to a new area (which was a bit last minute), communicating effectively and frequently about inspections and any work that needed to take place, and assisting us at the end of our lease. I highly recommend renting through this company instead of directly from a property owner as you gain numerous protections as a tenant that could be a pain otherwise. I would definitely use Level again and recommend others to do so as well, thank you!

Experiencia negativa: I work in communications, I am a journalist, and a reporter. I have rented with quite a few agencies all over the world, but this one surprised me with their lack of common sense. Their policy is harmful in the long term for their image. I do not recommend that you rent with this agency. Nothing more.

Experiencia negativa: This company charged excessive fees initially, didn't truly prep the place for a rental, didn't follow thru on necessary repairs or still haven't rectified repairs after a month of them being submitted, didn't send any communication as it relates to invoicing or billing. Took weeks for them to remove a lock box off the front door. Very unethical and not a good company to work with.
Mr. Messick, as a new tenant we understand your frustrations on getting adjusted to a new home and the management process. We apologize if there was any miscommunication on our behalf that caused you to feel that our company is unethical, but we do have to charge a fee when rent is late. We greatly appreciate your feed back and we look forward to resolving any other issues you may have so you can enjoy your new home.
