Experiencia negativa: Worst property manager I’ve ever dealt with. First they rented my house to an unqualified tenant. Then they fail to inspect the house on any kind of regular basis. Then they failed to gain access to the house for routine furnace maintenance, which cost me a new furnace (to replace a 10 year old furnace that was completely plugged with dirt). Tenant left the house in shambles. Big $$$ for repairs and lost income. NEVER use Lassen again.

Experiencia negativa: Charlie would not even show a vacant home with a lock box unless we sent him our bank statement proving we had cash funds. Very off putting. We didn’t feel comfortable giving out our financial information so he wouldn’t show us the house. No other agent has required that and he may have cost his client a sale.

Experiencia negativa: Charles (who it appears is one of the owners) refuses to answer any questions about a listing we were interested in. I had a question about the wording on their listing and they basically said to submit an offer or check comps. How does that at all answer the question I have in this case? They clearly don’t want to sell this house to anyone. Maybe put someone as a contact for a listing who is actually wanting to sell the house and answer questions from potential buyers. ETA: I am pre approved. I was not looking to low ball. YOUR listing says because it’s a buyout, a buyer gets instant equity. I was asking how that would work if using a standard loan because the only equity I would be instantly having would be my down payment amount, unless you are selling the property below market value. If you can’t answer a question on your own write up, that feels like a scam. Sellers- please BEWARE if you are selling with this group. They won’t even answer basic questions which is a turn off for potential buyers. The house in question has been listed for well over a month and if I was the seller I would be so upset. Also- please look at how this company responds to negative reviews (rudely) to get the impression that you need.

Experiencia negativa: Blatantly violated Fair Housing laws. My wife and I applied to a rental they were managing. Received an email to call them and we spoke on Sunday. They said our applications were approved based on credit check, income, backround check, etc. I disclosed we had 4 ESA dogs and all of the sudden they were going to call back later on Sunday to schedule a Monday showing. Never heard back and followed up many times and spoke to numerous people. 4 days later and still nothing. As a landlord for 14 years managing up to 5 properties at one time, it is sad to see that this is what renters have to deal with, being treated as unimportant and that their living situation isn't critical to their life. I always made the rule that I would rent to the first qualified applicant that was ready to move forward and sign the lease and leave a security deposit. That way I didn't waste people's time, get their hopes up, or discriminate. If you can and it is not always possibly, try to deal directly with the owner of the property. Also, every single rental community we explored followed fair housing and were more than happy to rent to us, so if you don't need a single family home with a yard, that is another great option.

Experiencia fantástica: Charlie and his team did an amazing job with the sale of our condo. It was pretty much all in their hands, and very stress free. They were great at communicating with us and we got everything taken care of promptly when paperwork was needed. We sold our home in one week with Team Lassen. Other homes for sale around us were taking months to sell. I highly recommend Charlie as a realtor and we can’t wait to buy our new build home with him later this year!

Experiencia negativa: Team Lassen is a terrible business. People should avoid renting a house they manage. We went to them and told them we wanted to buy a house. They assured us multiple times we would get a full refund of all deposits as long as we complied with their requests. Not only did we do everything they asked, they rented the house right away and didn’t miss any rent. Also, the house was filthy when we moved in and we left it far better than we found it. We had to sign a termination agreement under duress to be able to buy our house. They took advantage of that to steal part of our deposit. Warning DO NOT RENT FROM THIS CROOKED COMPANY!!!!!

This team provides extremely quality service. We barely had to lift a finger throughout the entire process. Experiencia fantástica: We’ve rented off and on in various cities and states over the years. We have been renting a house from Team Lassen for the last 7 years. Never have we had as positive an experience as we have had with Team Lassen. Rarely do we have problems or issues and when we do, they have been resolved in a timely manner. A couple of years ago in the middle of a winter cold snap (0 degrees), we noticed our furnace not working and called Team Lassen at 8:00 pm on a Friday night. Natalie had a contractor out that evening and because the parts weren’t available until the next morning, the contractor brought us electric heaters to help keep us warm. I also feel the rent has been very reasonable for the Denver metro area. Thank you Team Lassen!

Experiencia negativa: We recently moved out of a property that was managed by Team Lassen and was surprised to see charge backs to our security deposit because of "weeds" in the yard. Keep in mind that we moved out in mid-April before things had even started to grow. During the entirety of our tenancy, my husband maintained the yard to the point of it being one of the best maintained lawns in the neighborhood. He was diligent about mowing, watering and weed control. He even repaired the non-working front irrigation system, at our cost and with no reimbursement. The Office Manager presented photos of the yard, but refuses to tell me when the photos were taken or by whom. I am not convinced that the photos are related to our tenancy at all! I've questioned the back charges via email, but have received the response of "you're being held accountable in accordance with Section ... of your lease". I asked to be present during the final walk-through, which is my right, also in accordance with the lease. I was never given a date that the walk-through was going to be done, so was denied that right. I have asked why I was not notified of the date, but never received an answer. I have asked for the date of when the photos were taken that were presented to me, but the question remains unanswered. I have asked who took the photos, but that information will not be provided either. I have repeatedly asked for a response to my questions and am being ignored. In addition to the "weeds" in the yard, I was charged back for new furnace filters, even though we left a box of brand new filters next to the furnace in the crawl space. I was also charged back for a refrigerator water filter, even though we had no indication that a new filter was needed. Keep in mind that we noted several security sensitive defective items on our move-in list that were never addressed by Team Lassen and that we paid to correct ourselves. Those items included broken windows, windows that wouldn't lock and a sliding glass door that wouldn't lock. I have been told by the Office Manager, that we will receive a check for the furnace filters and water filter, but have yet to receive it. I would never recommend leasing a property from Team Lassen and have determined that referring my family and friends to them would be a disservice at best. Team Lassen has not responded to my last email. Their refusal to answer my questions makes me feel even more that they know the charge back for the "weeds" is not legitimate. Small claims court is sounding like my only option.

They are always there to answer questions and with each sale, we have received over asking price. We could not recommend them any higher. They stand tall in the Mile High City and surrounding areas. Experiencia fantástica: There isn't another real estate group that holds a candle to this team. Nothing about their level of service and commitment is stereotypical. This group can and DOES move mountains for their clients. Our purchase was completed at the height of the frenzy this year, and throughout the hunt, the advice, guidance and support we received not only from our realtor and lender, but their entire team, was literally flawless. The experience and negotiations throughout saved us tons of money and heartache. They referred us to several contractors to take care of what was needed post-closing; all have been incredibly professional and competitive. I could go on and on. We are so grateful for Team Lassen!

Experiencia negativa: My issue with this business is their method of processing applications for properties they represent. The agent was very friendly and communicated well, So no issue there. The problem arose when attempting to submit an application which they do on “ first come first serve” type basis. Their attempt to be fair in the accepting and processing of applications is to process them in the order they are received after showing a property. I believe this is a reasonable way accomplish the goal. However, my experience did not follow with this policy as I see it. I had arranged to be, what I thought, was the first to see the property on a Sunday morning. As a charter pilot my schedule changes quickly and I got called out for flight so I made alternate arrangements to view the property at the scheduled time via video chat, and the agent was very helpful in getting that done. So I assumed I was first to view the property. I told him I was interested in moving forward with the leasing process and wanted to submit an application. This should have made me the first for consideration. The problem is the agent was not able to get me a PDF of the application until he returned to his office at the end of that Sunday. I thought I made it clear I was interested in the property and wanted my application submitted for review immediately. Once I received the PDF Sunday evening, I filled out the app and emailed it in that evening. I was later informed another app was in process ahead of mine as it was received first. If they had been prepared with a simple PDF to email. I would have had them a completed Application before the next showing even arrived. I am not saying this company is unfair or attempting to be unfair. They just did not Handle this situation in a professional Manner. In this situation, I do not feel it was inappropriate for me to be given the first claim to the property or application processing since they were unable to provide the documents at the time of the showing. My warning to any other folks looking to do business with this company. Have all your info on your person when viewing a property. And try to be the first one to see it. You need to ready to fill out the application on the spot if it is a place you really like. Maybe even try to convince them to let you fill out the application before you even show up. In dealing with this company it could literally come down to how fast you can write down information on their forms as to weather your application will be accepted.

Experiencia fantástica: Selling a home when the pandemic started was not only a safety concern, but also overwhelming if you’re trying to manage work and a family. Team Lassen honestly took care of EVERYTHING for us....we felt safe, respected, and not stressed. Home viewings lasted a weekend and we had several offers. In order to make your life easier and stress free you should absolutely work with Team Lassen!! We loved working with Charlie!!

The quote he gave us for refinancing was spot on. He got us a great rate. I re-financed about a year ago with American financing. What a joke those guys were. Tim and his team kept you informed along the way and really took care of the customer. I would highly recommend tim and his team to anyone looking to refi. They treat you like a person not a number.

Experiencia negativa: Looked up a property listed at 12560 Fairfax Street Thornton, CO 80241 from this team and was blown away at the misleading photos. Whatever agent from this crackerjack outfit listed this is falsely showing pictures of giant parks and community pools that are associated with an entirely different neighborhood. There are no pools, there are no green belts tied to this property. Guess what I am getting at is if they’re willing to mislead right out of the gate, who knows what else they’re hiding. Don’t be a coward and honor your seller with integrity!

We clicked immediately and signed a contract to sell our house. She told us everything we needed to change/ fix in order to get the most out of our property. We started working with Brian (who happened to be as awesome) and based on our specifications we were able to find a home. We had ups and downs with the homes we picked, but we eventually found our dream home. Constant flow of people and cars, loud parties, drug use and the yard is unkept and full of weeds. I have notified the management company with little to no results. If you are looking for a property management company LOOK ELSEWARE!

Experiencia fantástica: Sarah and Team Lassen listed my property and had an interested buyer with a reasonable offer within a week. I think it was on the market 3 days. This fact alone exceeded my expectations. In my eager anticipation to sell the property, I overlooked an important fact, signed the offer, and then later discovered I'd put myself in a legal situation that could be very costly. Sarah told me to try not to lose sleep over it, to let her do her job and see if she could fix the situation, and then she did -- she fixed it. When the buyer started to make requests that I simply could not afford, Sarah agreed that it was time to find another buyer. Because Sarah knew the market, she was able to say with confidence that we'd find another offer relatively quickly. Then the original buyer stopped making cost prohibitive demands, and the deal went thorough. The closing was convenient and easy (even though I live out of state), thanks to Team Lassen's online-form review and signature system and because of Sarah's excellent judgment regarding various services (like a mobile notary who came to my house with all the papers I needed then shipped them back in time for an early closing). Overall a very positive experience, and I would recommend Sarah and Team Lassen as listing agents who are capable of getting the deal done.

They were absolutely awesome, and I can sum up why in two reasons that I think will give you a taste of whether you'd want to go with them. 1) When going through comps and helping us set a list price, our agent Sarah told us how much we should start at, but had a very specific plan to get the most value for our home. It worked. We ended up walking away with $15,000 above asking price. 2) Through this process we made friends with a lady on the team named Natalie. We made friends because Natalie handled, well, all of it. When we began this process my wife was working full-time and I was in the midst of finishing grad school, so we both had ample outside commitments. Natalie made things great because you'd get an e-mail from her saying, "This form needs signed. Click this box, hit save, and you're done", or "You guys agreed to this repair following the inspection. The contractor is scheduled for this time on this day, and can get in with the key if needed." Natalie, and the rest of the team, took the odd and end things that aren't complicated but eat time and handled them all. It was beautiful. These guys did amazing for us. I'm pretty sure that's how they do business across the board.
