We were very fortunate to find Craig though a Google search for a realtor in the Wylie, TX area. The match was perfect for us in that he was extremely knowledgeable and resided in this area. We initially met through phone calls, and he shared his background and started evaluating our needs as to the type of homes we were searching for. Through a shared website, Craig started sharing homes with the desired size, location and prices since we lived 5 hours away. Experiencia negativa: We used the services of Craig Griffith to sell our home in Plano, Texas in April and May 2024. We found his home brokerage firm on Google. Our first impressions coming from the first contacts over the phone and his first visit with us (before signing the contract to hire him) were excellent. Shortly after we signed to use Craig Griffith's firm services for the sale things started to change negatively slowly but very noticeably. In the terms of our contract with him we elected that he be a non-representative broker, i.e. without dual agency, that is only to represent us, the seller, not the buyer at the same time. When the listing price for the property needed to be determined Craig showed a very stable rigidity and a consistent resistance to take into consideration our input, insisting on a price that he has deemed adequate. His grounds were the realtor market analysis that he made and which was claimed accurate. However, our own observations, preceding our working with him, were showing higher recent and current sale prices for similar properties in the same location. Noteworthy the fact that Craig Griffith also holds a parallel house flipping business, i.e. buying houses and reselling them. Fair to state that he and his wife did a good job in staging and photographing the property – that process was smooth and relatively easy to work on. The showings took place on only one weekend and that was Craig’s chosen “strategy”. Our house was on a very competitive between buyers’ local market, a very well-known fact. The property itself was only 9 years old and in an excellent condition according to Craig himself. Multiple offers were expected to reach us. About 10 prospect buyers saw the house during that weekend. On Sunday late evening Craig called us to inform that he received only 3 offers, of which only two were “good”, with priority given to one of these two. The way he presented the results, the absence of more information to share with us made us unconvinced in the presence of the alleged only 3 offers. On that same evening, he insisted that we accept the offer that he was promoting and that we sign the preliminary agreement with that buyer, without any thinking on our end, without at least a day for reflection. He also briefly added that the buyer behind the offer he was pushing for, was herself a licensed realtor and that he knew her, having worked with her in the past. On that late Sunday evening we declined to sign the rushed deal as it would be extremely unwise to skip a small amount of time of pondering. Nonetheless, later, we ended up with accepting the above offer, mostly due to the fact that our broker was trying hard to convince us there were no other good offers. Craig could not, or did not want, or did not put much effort in it, negotiate with the buyer (his colleague in fact) what is a common practice and courtesy in real estate deals – a free month of reversed lease for us. That’s what we needed before moving out of the property. We paid the entire rent for that month at a market price. During the rest of the process our broker failed to inform us accordingly of each step and turn, in the light of our interests. We had to learn on the Internet, performing our own research, our rights – such as the right to decline wanted by the buyer minor cosmetic repairs before closing, etc, etc. One positive that wouldn’t be fair not to mention – he likely managed to cool down the desire of the buyer for unnecessary visitations at the property after closing and before our moving out. However, overall, he definitely failed to deliver an undoubted and unequivocal impression of transparency while working with us as clients who gave him our trust. His behavior could not send a message other than the one of unprofessionally committing a conflict of interests and promoting the interests of the buyer while he was supposed and legally expected to only work for us. Considering our experience and the facts we cannot recommend the Griffith’s Group to potential buyers and sellers.

Once the house was selected, we sat down and had a long chat about all of the steps involved in the offer and ultimately, the purchase of a new home. He mentioned often in that discussion that although there would be many steps, he would walk me through each one. Since I hadn’t purchased a home since 1982, I really needed the help. As always, there were issues along the way. As promised, he explained each one and walked me through my options so that I thoroughly understood each issue and the implication of each one. As I received requests for information, he was always quick to let me know who was asking and why they needed the information.
