He is one message away and finds a resolution in less than 24 hours. He quickly gets the right people for each job right. I have never had issue left unattended, all is addressed and fixed. Even just as simple as a question over a water valve over the weekend and he still manages to communicate back! He is like a big brother ready to help at any time. High Tide has been the best property manager I’ve ever had. They are not only kind, friendly and responsive, they show that that truly care and support all a parties involved. My residence went through a complicated sale and transfer of ownership. As a tenant, this had been super stressful. But ultimately High Tide went above and beyond to navigate the situation at the highest level of professionalism, expertise and care. They were also super responsive and effective with mantainence requests and any other issues. They are what every property manage should be. 10/10. Highly recommend them.

Experiencia negativa: High Tide Property Management exemplifies many of the issues contributing to the housing challenges in Santa Cruz County. After our long-time property manager retired, our landlord signed on with High Tide. Despite our many years as responsible tenants, we were immediately required to sign new paperwork—and shortly after, our rent was increased by 30%. Two years later, it was raised again by another 10%, with the justification of “going market rate.” There was no effort to retain good tenants or consider the broader impact on housing affordability in the community. When we gave notice, we encountered unnecessary runaround regarding the pre-move-out inspection—even though the home was set to be gutted and sold. While we did ultimately receive our full security deposit back, I suspect that was only because we understood our rights and pushed for it. Based on our experience, I would strongly advise others to think twice before working with this company.

I have a small rental in Santa Cruz that became vacant on December 4th 2024. I contacted Kaicie and High Tide for guidance in preparing the house for a new tenant. She was immediately available for a walk-through, made suggestions for a few minor updates and advised me what the current monthly rent should be based on renter's comps for the area. Marley was available to meet people for showings and began the application process for any prospective tenants immediately. Once the new tenants were approved, a new lease was prepared, executed and the deposit with first month's rent was collected. Everything was completed within days and the new tenants took possession on January 1st 2025! All that in less than 30 days!!! The process was quick, and very positive! Kaicie and Marley took care of every detail. They are extremely knowledgeable, friendly and quick to respond to any questions. High Tide Property Management fees are extremely reasonable and well worth it! I highly recommend using them and can't thank them enough for handling the entire process for me!
