Experiencia negativa: Warning to Future Renters: Document Everything We had three gas leaks while living in this rental, and there was little to no urgency from either the rental company or the property owner. When it comes to tenant safety, we expected much better communication and action. Because of the ongoing issues, we decided to save up and purchase a home. When we moved out, we broke the lease, but we also made sure the property was thoroughly cleaned before leaving. Despite that, we were charged $363 for a window, even though the property already had older windows. We were also charged a $263 cleaning fee and a $260 deodorizing fee, even though we had no pets and no smokers in the home. These charges felt excessive and unjustified. In total, they kept over $1,500 of our security deposit. My advice to anyone considering renting from this company: take pictures, videos, and keep records of everything from day one. Save emails, maintenance requests, and move-in/move-out photos. Don't assume that cleaning the property yourself will prevent additional charges because that was not our experience. We left feeling that the company was more interested in finding reasons to charge tenants than fairly evaluating the condition of the property.

Experiencia fantástica: The short version: Working with Emad was a blessing! If you are trying to find a house to rent, you should try to work with him! The longer version: I did not realize how difficult renting a house in the DFW area could be until two months ago. We had been disappointed several times by realtors who would gladly accept an application (and the fee!) only to turn around and let us know that other applications were already submitted and someone else had received the lease. However, when we started working with Emad, he made it clear upfront that he follows through...and did he ever! Emad made the challenging process easy and streamlined. Additionally, he really was someone who was good to his word! It had been a long search to find our rental home, and we could not be more grateful for Emad's kindness, professionalism, and hard work. Side note: We are just beginning to become familiar with Emerald Creek, and it sounds really exciting. It's the first time I've experienced a management company in the rental home process. They take care of a lot of the headaches that go along with renting, and so we're excited about that as well.

I have had one property with them for over 5 years and have just recently added another property to their manage. Houses can be complicated and need constant maintenance, so I’m so happy to have such a great team of people, especially Amberly Dossett, to help keep me informed and deal with any items that come up. As an owner, it’s very important that the tenants are happy but that I am also using my money wisely. Amberly has been invaluable in researching and executing projects to maintain the home but also make sure we are using the right contractors for the job. If you need peace of mind, the team at Emerald Creek has your back. I’m so happy that I’m working with them.

Experiencia negativa: I sure learned firsthand why Emerald Creek Management has such a low rating and reputation. I applied for a home listed by this company, and the BEST thing that happened afterward was that they declined my application. No reason was given, even though I pointedly asked, despite my 800+ credit score, complete absence of any negative rental history, and more than enough income. In fact, I found it funny that they pretended to process my application but never even checked my credit! How do I know? Because my credit files STAY frozen. I keep them frozen at all times and have to unfreeze for anybody to pull a report. They never even answered my question as to which bureau they used. For two weeks they left me hanging, claiming they couldn't find my application, then couldn't get rental history--excuse after excuse even though I gave them full contact info for every rental I've had in the past five years. These people act like they don't even know what they're doing. I disputed the processing fee with my bank for the NOTHING they did and got my money back. And guess what else...they even blamed the owner for the decline, but that was such an obvious lie that I tracked down and emailed the owner to let him know his property management company is playing him. 30 days later, the house was STILL on the market and they've dropped the rent. Hahaha I hope it stayed vacant for three more months. That's what they get. Anyway, Emerald Residential did me a huge favor! I found a bigger and better house in a nicer neighborhood, closer to my new office. Applied Monday and was approved on Tuesday. Just goes to show what God has for you is for you, so you can't worry about clowns being in your way. Just keep it moving!

Experiencia negativa: Would not recommend leasing with this company. I added stars because Emad, the agent showing the houses, deserves credit—he was so pleasant and kind and helpful. We also had a guy come promptly to fix the AC the week we moved in. There’s one woman at this company who was so kind and helpful in the beginning when the others weren’t, I wish I noted her name, we haven’t gotten to speak with her since. However, the reason for removing stars—since moving in to this house we have learned most of management is just absolutely not helpful, attentive, or caring about their residents and issues that present. We usually get communication from Amberly. We will submit requests for maintenance and she makes it difficult to get someone out there to fix anything. (We have waited a month and a half for a door to be fixed so it shuts properly. The first request we made about it, 1.5 months ago, Amberly cancelled because she didn’t see it as an issue). I’m sorry, if something is not working right on a property you manage, you help fix it. Our flooring (weak laminate) on a step has been badly cracked since before we moved in, no one ever fixed it like we were told it would be, the laminate finally fell off that part and 6 months later we may finally have someone coming after submitting a new request. They lack in communication and will constantly ask us to re-send information several times that we’ve already sent whether it be pay stubs and credit scores, time availability for maintenance, literally anything. It seems they just really do not care about the properties they manage or tenants they are helping. We also pay an extra monthly fee for air filters to be delivered on schedule. We’ve lived here 6 months and haven’t received ONE delivery of them. They asked US to know which ones are needed for the property—You’d think they would have that documented. Nope. A competent management company keeps records of: * HVAC system details * Filter sizes * Maintenance schedules That’s literally part of what we are paying them for. I shouldn’t have to guess or research specs for a property I don’t own. My roommate inquired about why the pet fee was so high. Their reasoning?? Potential carpet damage. The fee is the fee, that’s okay, but we don’t even have carpet in this house! They do not pay attention to detail, obviously don’t know anything about the property they are managing, and make renting a bit frustrating for how much we are paying them each month. I have rented from 4 places prior to this over the years and have NEVER had such issues. We are quiet tenants, take great care of the home, abide by the rules, do not cause issues to the neighborhood or for the owners. The least emerald can do is make sure simple needs are met and “managed” as is their job.

Experiencia negativa: Caution !! After reading the reviews I was skeptical but they was the only one offering a one year lease . I’ve had communication issues day one after moving in . I called maintenance for a lockout and they didn’t call back for days It was always an issue with them coming out and the people in the office never return phone calls. It was always issues. I’m so glad that I’m out of my lease. Then when I get ready to leave, they kept my refund for touchup paint.. They make you pay a Professional to clean the carpet after you move, they charge to do anything even coming out with the dryers they wanted me to pay for them coming out. I wouldn’t advise no one to move into none of their properties..

If you choose to do business with them just expect dishonesty and to be taken advantage of. From their home listings to how they handle move out, it is a complete disaster set up for them to get any money from you they possibly can with absolutely no reasoning for additional fees or lease violations. Their communication is non existent. Steer clear!

Experiencia negativa: Very disheartened and saddened with my experience with them. Issues from start to finish. I moved from out of state to a property managed by Emerald Creek. The property was inacurately described as brand new and was shocked that when arriving in-state and opening the door that the home was poorly kept, and filthy. We paid $100's of our own money to clean the home (pet damage, filthy floors/grout, holes in doors and walls, blinds damaged, carpet sticky and stained, poorly repaired patches in walls, etc). Emerald creek required us to pay monthly fees for air filters to be delivered. But we never received a single one. Upon move-out they double-charged us for fees and even with receipts they refused to correct the mistake. There's many instances I'm not listing in this review, but to sum it up, Emerald Creek does not do quality work to manage properties or tennants.

As a landloard myself, i'm grateful my tennats dont receive the quality of care that Emerald Creek provides. From the very beginning communication has been an issue. Slow to get help, answers, and anything accomplished. From charging us extra fees and refusing to reimburse, to difficulty getting simple tasks/requests completed.

Experiencia negativa: I would give 0 stars if I could. Emerald Creek was an absolute nightmare to deal with from day one. Communication was consistently terrible. We had to chase them down repeatedly, even for urgent issues, and were often ignored until we followed up multiple times. We were charged monthly for air filters and never received a single one the entire year. We also didn’t receive a mail key or HOA access at move-in, which is basic property management. After moving out, they wrongfully charged us over $200 for carpet cleaning despite us following the lease, having the carpets professionally cleaned, and providing receipts. It then took over two months and seven follow-ups just to get a response, only for them to refuse a refund with no real explanation. Their excuse? They no longer manage the property, so apparently they can just keep money that doesn’t belong to them. This company is disorganized, unresponsive, and takes zero accountability. Renters beware.

Experiencia negativa: I had a great experience with Emad he made looking at a property very positive and you did not feel rushed he answered all your questions sounded very willing to help but i dont agree with having to have a high credit score just to be considered a good person and able to rent a property having a higj credit score doesnt mean that you are going to get high class tenants there are people with good credit scores that dont take care of properties just because someone has a low credit score does not make them a low down person that is going to treat your property bad maybe they were just going though a rough patch and is building themselves back up this company wants you to have a high credit score so you can have everything else good but if you score not high they wont rent to you basically to me its like looking at you like your low down like companies like this make it hard for people to obtain housing for their families because they think they gunna get high class clientele through asking for high credit scores i think as long as their is no evictions you have good rental history and make 3 times the rent it should not matter so for the landlords going through them requiring someone going to show you even though they had a high credit score they still didnt take care pf your property its sad yall are doing this epecially to decent single mothers and decent parents and their family just trying to put a roof over their kids heads its already hard not being able to find housing in the areas you need and budgets can afford and then you have companies and landlords like these making it harder emerald creek said landlords pick the tenents they make you take selfies and everything. just support property management companies that are willing to help you actual get a place and not bias companies like these but Emad was really good though.

Most notably, we experienced a gas leak that Emerald Creek’s management team and their technician inspected and claimed did not exist. After we independently contacted Atmos Energy, they confirmed an active gas leak, and my fiancée was taken to the hospital as a result. Emerald Creek offered no compensation or accountability for this incident. In general, response times for maintenance requests were slow, often taking a day or longer even for serious issues. Communication was unreliable, and problems routinely required repeated follow-ups. After a lightning storm severely damaged a tree on the property, we decided to move out early due to the ongoing safety and maintenance concerns. Emerald Creek then charged approximately $15,000 and sent the balance to collections, despite the history of unresolved issues during the lease term. I now live in a different home with none of these problems. I also own and rent multiple properties myself and would never handle tenant safety, maintenance, or communication the way this situation was managed. Based on my experience, I would not recommend leasing through Emerald Creek Management. They said they are sorry but have not resolved the issue.
