I was excited to work with her again because she did such a great job the first time. Once again, Lucia was nothing short of outstanding in every way. -Response time was consistently excellent (again!). -Followed up with a seller's agent for a property we didn't get, to gain intel (# of offers, general idea of top bids) that helped us craft a successful offer the next time. My goal was to be aggressive and get something under contract quickly to minimize my time spent looking for properties, and we achieved this. -Did an onsite video walkthrough with me of two properties I was considering. I knew I wanted to offer on one of them, and Lucia helped me pick the right one. I trust her judgment from working with her in the past. This is especially valuable as an out of state investor. -Once we had the property under contract, did another onsite video walkthrough with herself and my property manager, with whom she works closely. This allowed us to make a list of make-ready work ahead of time, so we could schedule the job for right after closing. This minimized downtime holding cost and helped me list it for rent ASAP.
