Advice to others: do not allow this company to manage any of your properties!!! They don’t care who they allow to rent your home, allow tenants to do whatever they please. Adam who is the “manager” is essentially useless.

Stacy has been amazing with keeping up with us and guiding us through the rental process. Adam assisted me one day when Stacy was out of office, but he was very helpful and informed me about anything I needed to know. We originally applied for one home and unfortunately were not able to get that one due to another applicant getting it before us. Stacy instantly helped my husband with finding us a new home. She gave him a list of upcoming listings and they instantly got us in a new home. Experiencia negativa: Well I just called about viewing a property and they are not very accommodating to potential new tenants. I work 40 miles away and can’t make it till 5pm. So far I haven’t had an issues viewing properties at that time. Apparently with Gate City it’s an issue.
Our business hours are 9:30 AM–5:00 PM, and all showings are conducted during these hours. We make every reasonable effort to accommodate requests within this timeframe. For those unable to attend during business hours, a virtual tour is available. As a small firm, we do not offer on-site management as larger apartment complexes do.

My son & I have been tenants of Gate City Property Management for a few years now and we are so happy with our home. Gate City Property Management is such an amazing rental company and it is a pleasure doing business with them! I can't thank Stacy and the entire GCPM team enough for their kindness and would highly recommend anyone looking for a rental home in the Triad area to check them out! Experiencia negativa: My friend is currently staying at one of their properties in which her lease will soon be up (Thank God) she’s complained about so much and have proof of so much PRIOR to moving in (that she was informed would be taking care of and well she’s almost a year in and its been excuse after excuse) she did a complete walk through BEFORE moving any of her items in (got the move in paper work that’s shows she informed them…. It’s in the stash which I have a copy in the event they try to take her to court for prior damages ) so she could have paper trail proof just in the event they try to hold a portion of her deposit. After a while I started doing my research on this company because I’m like no way all these people in the reviews are having similar issues and saying this company is money hungry and haven’t reported it…. Welllllllll come to find out this company isn’t BBB accredited ( across the board) not saying it’s a bad thing but based off these reviews their NOT trustworthy at all because being non-accredited means a company hasn't met the BBB's standards for accreditation, and they haven't made a commitment to adhere to certain ethical and customer service practices, although they are still subject to BBB ratings and complaint reporting. So I’m going say this loud and clear never RENT from any company that’s not BBB accredited.
Since you are not a resident and are hiding the resident's name, I will not be able to respond accordingly. Our firm has decided not to be BBB-accredited, as it is an antiquated system. I will be happy to reply further if you can provide proper information.
Experiencia negativa: Horrible. Rude, unhelpful, dishonest. Took over management duties property previously owned by someone else. Refused to give me credit for payments made directly to the property owner. Electricity and water were disconnected atleast three times since they took over the property late last year. Had to file a complaint with the department of Justice which did nothing to help my situation. The phone number provided on the website is one they rarely ever answer. They also aren't good about returning phone calls even if you have one if their agents direct numbers. One agent refused to address ongoing concerns with discrimination on their property. Exorbitant fees to make rent payments on their website. I can't think of anything positive to say about this management company. All I can say is avoid them at all costs. You'll regret it if you decide to rent from them. I can safely assume they must be Republicans if they have any political political affiliation at all because they're crooked as the day is long. This criminal enterprise dba a property management company is as corrupt as Trump. Let's use the example of my friend's rent at one of their properties, which is 650.00, per the lease agreement. When the 650.00 is paid, you find that you're already behind, because you incur a fee of an additional 10.00, a fee that is undisclosed in the lease agreement, a fee that is never mentioned. Rent is due on the 5th. On the 6th, because of being behind by 10.00 from the aforementioned undisclosed fee, you are then charged a late fee of 29.75. All along you're thinking, I'm all caught up. Well, on the 15th, 10days after the rent payment due date you are assessed a court filing fee. Of 125.00. Nobody tells you about these fees, no person from this Cosa Nostra property management syndicate informs you of these fees or their intention to file an eviction with the courts, so you take no action because you assume everything is caught up and you're in complete compliance with the lease. Then you receive a notice in the mail, informing you of a notice of quit. Pay immediately what is owed or vacate the premises. The notice that comes in the mail causes an additional fee for sheriff's delivery, although no sheriff makes the delivery, of 126.25.
We repeatedly tried to get in touch with you, and you didn't answer any messages. Once we had to file for the eviction, that's when you claimed discrimination (completely unfounded), since we have hired several LGBTQ + employees. The complaint to the Justice Department was dismissed due to no wrongdoing by Gate City. We only asked for you to sign a lease and to pay your rent, which seemed a difficult task for you. You were sent a notice on how rent was to be paid, and you ignored all instructions provided to you. You would not provide an email, which you clearly have, and you would not answer text messages or phone calls. Our political affiliation is none of your concern, we have respect for all humans regardless of their political standing, sexual preference, or ethnic background. For you to imply otherwise speaks highly to your sense of entitlement. The conditions you left the property in are another reason why it was our pleasure to see you vacate the property.

I applied for a property in the same building with another agency that was higher than their listing and got approved no problem. Honestly glad I am not renting from them after I saw how nasty they are responding to people’s reviews.i feel bad for the people who trust them to rent their properties because they are turning away people who are good candidates. Obviously can’t read paystubs.

We make every effort to notify the residents when the eviction process begins. We email and text in hopes that we can avoid filing for the eviction. We charge a late fee at 6 pm on the 5th of the month, and file for the eviction on the 11th of the month, if this helps in the future.
Experiencia negativa: Went to an open house on one of their rental properties today and walked out as quickly as I could. The smell of mold and animal urine was unbelievable. The realtor, Stacy, deferred accountability to the property owner, despite Gate City managing/profiting from the rental. Red flags all over the place.

Went to see the house and was approved just in 2 days (way faster than expected ) . There were a little bumps getting moved in but Stacy made sure to prorate my rent to even less than what was initially due for the issues .Gary actually mowed my lawn just because after I already moved in that was so nice I’m super happy I love where I live it’s so spacious with a great yard for my son looking to stay for a few years ! Experiencia positiva: I originally rented from a private owner before Gate City acquired their properties about 4 years ago. When they came onboard they informed us about quarterly inspections. Although I wasn’t truly open to the idea of them inspecting my living space, the gentleman that comes out is always friendly and fast. Fortunately for myself, Gate City has been graceful with our rental price increase. When they acquired our properties we were paying a really nice price for our space, but they have gradually increased the rent each year with our lease renewal- to reach market value. They are fair communicators and are pretty straightforward with their processes. I’ve been at my address for 9.5 years and I don’t have any complaints. If there is a maintenance issue they’re usually pretty efficient with getting it resolved.

Experiencia fantástica: I have rented from Gate City Property Mgmt for eight years and counting, and this has been, by far, my best renting experience. The team is always courteous and respectful. When things go wrong, as they sometimes do, my concerns are addressed promptly, and I am always notified if any delays prevent an immediate response. When I signed my lease and was notified of quarterly home inspections, I thought they would be annoying and time-consuming. As it turns out, they are a good opportunity for them to check in with me and see if everything is working as it should be. They have my best interest in mind as well as the property owner's, and it never takes more than 10 minutes. I appreciate that they take good care of me. Of course, I pay rent, but the service I receive goes above and beyond.

Experiencia negativa: They emailed me few weeks before the inspection and I never confirmed the email because I never seen it then they call me because there at my door but I’m not home because I’m working they ask me to come let them in but I can’t or I would lose my job and then come to find out they will fine you 50 dollars because you missed the inspection date that they set on there convenience gotta love people that just love to make money I thought they were nice they seemed super caring but I guess I should I known because they wanted to charge 60 dollars per adult for just the application Edit after they left there review 1st lie you never sent me it via message or through nothing other than email 2nd why would he specify to only see my house?? 3rd lie you didn’t call me day of inspection you called me on my porch while my dogs were barking at you I had cameras I could see y’all at my door… 4th I’m not wrong everything I said was truth… We got our full deposit cause we take care of our place I didn’t feel comfy when I was leaving work one day to find the landlord on my porch trying to peek through my windows or something :( glad to be out of there felt like I was being stalked I mean they even had 2 signs put on the trees in our back yard that said 24/7 surveillance Gets better to we were paying 925 a month for 19 curry street and now they got it up for 995 and it’s the same house!!!! Like what!?!?!!! If you see this DONT RENT FROM THESE PEOPLE THEY ARE A SCAM AND THEY WANT YOUR MONEY!!!
We sent the notice of the inspection via text, email and a phone call. The owner was in from out of state and wanted to specifically to see the property you live in. We called you the day of the inspection in hopes you could make it to the home and let us inside, to avoid the missed inspection fee. I hate to hear that you were unable to leave work. We do try very hard to not charge unnecessary fees when we can.
Experiencia negativa: They’ll be nice until it’s time to return your deposit & fix things, they rent you an unlivable place then blame/charge you for the damages. BE AWARE! I moved last min so I took what I could find but to charge for damages that were caused due to old age of the home or normal ware & tear is inhumane. This is the same home they just went a whole $100 up on rent as well & NOTHING was renovated! & even thou I constantly asked for them to provide PICTURES FROM THE OWNER showing the damages, I never received them. Also the owner or leasing office was stalking me after moving in for DAYS, the same black truck would drive around the house & park up at night for the first week.

First, no one from our firm drives or owns a black truck, so the intent to say this is us, is simply false. The pictures you provided, simply back up our reason for the deduction from your security deposit. This was this condition your unauthorized occupant left the property, not the condition when "you" moved in. We wish you the best, in your future rental endeavors.

We attempted to delivery a stove to you 7 times. We called you and informed you when the stove was to be delivered. The 6th time we attempted the delivery we need to speak to you and you would not answer the text or calls. I personally sat down with you and talked this through. We also removed the missed service call fee after the meeting we had. Even though you were not available for 7 delivery attempts.

Experiencia fantástica: My wife and I moved here from Arizona about a week ago. It was stressful trying to find a rental from so far away without being able to see it (we were very nervous about scammers) but everyone from this company was so helpful and patient with us. Our rental is just as, if not better, than we expected and we already feel right at home. We have had nothing but great interactions with everyone from this company, including the maintenance team.

Experiencia fantástica: I needed a place to move, quickly. I spoke with Stacy and she made a call to the owner of the property. They were able to offer me a very fair price and had it ready for me to sign the lease the following day. The day I moved in, there was a little water dripping under the sink in the bathroom. Stacy had someone out to tighten it up within an hour. The house is beautiful and communication has been outstanding. I’m glad took a chance and was able tell the difference between the reviews that sounded like personal retaliation reviews and the honest ones (even if they weren’t 5 stars). Great experience so far.

Experiencia positiva: Gary Todd the maintenance guy is great. A true lifesaver. The property owners could have assured we had less problems upon move in though, the plumbing was my biggest issue. Toilets, Tub & sink would all fill with water no matter which you were using. The appliances like the fridge had an odd odor even after cleaning once. The racks in the oven werent a perfect fit so taking them in and out was a problem. Needs insects repellent because we constantly ran into tiny roaches & spiders and mosquitoes inside the home upon move in. Everything is pretty manageable.
We appreciate the feed back, and we are thankful maintenance was responsive. We do have the property under contract with pest services. If you need additional treatments please call the office. Thanks again for the feed back.

Experiencia negativa: I rented from them for 2 years. When we moved in they hadn't changed the locks and back door was kicked in from a raid from the police but they changed the locks and door and everything seemed ok until it was time to get our deposit back. According to them one of our fans came with a remote but we never received a remote or had knowledge there was a remote and was charged $175 to replace the entire fan. I have never heard of replacing an entire fan for an accessory. I'm sure a remote was way cheaper than replacing a fan but the homeowner and management decided that a new fan was the best option. The staff is friendly until they are not. I have rented from a lot of places and this has been the worse experience with a deposit I have ever encountered. I wouldn't recommend renting from people who will call you a liar when they need things to go there way.
Sorry you feel this way. You had ample time to send in a move inspection report and failed to do so. You damaged the bathroom floor and we showed you proof of the damage you caused after you claimed you did not damage the floor. No one ever called you a liar, but we have pictures proofing otherwise.

You have every right to be frustrated, there have been multiple complications since you moved in. I assure you this is not due to a lack of communication, we are trying our best to get the answers you are looking for. Late today we did get an answer from the owner, things should be resolved very soon.
Experiencia positiva: Bringing this down from a 5 to a 3 for poor communication and customer service. We were told we had a well when we moved in. You're not even able to move in without putting the utilities in your name, which is what I'm used to. I specifically asked again about the water bill/utility and was told we have a well. The Thursday before Christmas my water was cut off at 4:45 PM. Was told by the utility worker that I had 2 hours to get them a deposit before they closed at 7pm and didn't reopen until the following Tuesday; they had received a move out order. Not only that, but this was right before the arctic blast that came through. Surprise $170 deposit a few days before Christmas. I have never paid a bill late in my adult life and this was jarring. Gate City seemed surprised by this. Apparently it was Gate City that put in the move out order WHILE we are living in this rental. I have no issue paying a water bill. I was expecting one when we first moved in. Now they are back charging me for the 5 months we have lived here LOL. Considering i was misinformed from the get go AND they turned off our water with absolutely no communication to us just days before Christmas meaning had I not moved fast we would have not had water for 4-5 days.... I am so disappointed. Glad to have a home. But I didn't appreciate the way this was handled and certainly wouldn't be able to make a recommendation if this is how it goes when they make a mistake. ..... Gate City Property Management has provided the most pleasant experience I've ever had with a rental company. We applied with *several* companies recently and out of all of them, GCPM were the only ones who made me feel seen and heard during a time when the rental market in this area has been on fire. Properties go so fast, there's scams, there's companies who aren't fully transparent with their requirements, will take your money, then request additional information that isn't applicable to your situation, and then avoid your calls and not answer your emails. I have never been more frustrated with finding a rental than I was the last few months. I'm SO grateful we found GCPM, McKenna and Gary (I hope I got these names right) were quick to respond, answered all my questions, and took awesome care of us throughout our application process. I am looking forward to the year to come with them, and maybe more after that. Thanks so much for being amazing!

Experiencia negativa: This owner is acting like a victim this woman was over talking me, tried to tell me i wasn't given the wrong information without hearing what the wrong information was instead of trying to talk to me she was talking at me and started yelling out all of the accounts i previously owed for , everything she said i paid it off matter of fact i paid 10,000 of bad debt off employees can be wrong her employee was wrong and she can't own it. No adult is going to talk over me this is the worse customer service i have ever seen and another employee that work there told me she dont know why Gary told me he was sending me actedit report becaise they dont send them so lied just to get me off the phone i wanted to see what he claim he didnt know was showing up and thay is my right!and he claim this stuff go back 10 years and agin all that stuff had veen paid off!
Most people would find it extremly difficult to be polite when they are being cussed and yelled at. If you would like to disuss your reason for denial in a more appropriate manor we would be happy to do so.

Experiencia fantástica: Travis is the best! He's efficient, responsive (after hours) even when I told him it could wait until he got to work the next day. He's professional and gives top notch customer service as well. Travis escalated my maintenance issue that resulted in action. Even though the maintenance issue will take boots on the ground and couldn't be handled today, the maintenance team provided a temporary solution while assuring me that the maintenance issue will be resolved. The maintenance team were both nice, friendly and helpful too.

You viewed the property and put your security deposit down a month ago. The home was professionally cleaned several weeks ago. You picked up keys yesterday and Gate City had someone prepared to clean again for you first thing this morning. It is not uncommon for an empty unit to be dusty and have spider webs. There has been no deception. We even offered to send pest service to the property as well. There is no fight to be had. You are in a year lease and we are abiding by the lease.

I am sorry you are frustrated. Gate City is very aware that your issue is not with maintenance and also that all calls have been handled with respect and professionalism. The lease renewal was sent to you 60 days in advance and rental increases are not always an change tenants like to hear. There was plenty of opportunity for you to make a decision if you would like to renew the lease or not.

Instead of worrying about my properties and always having to follow up multiple times for every issue, I now get timely and responsive feedback. I am not sure who you are or what property you reside? We do not brush off any maintenance issues nor ignore them. We do have a current issue at Lionchase Apartments that has been an ongoing concern. There is a water leak under the concrete slab that has taken time to identify the source of the leak. We have hired many professionals to identify the issue and through trials and errors we have now successfully found the root cause. The tenants have been informed weekly of the updates and as of yesterday we had appointments scheduled for the repairs. We did have a tenant deny the appointment. If in fact this was you, if you would kindly reach out with your schedule, we can get this addressed for you.
Experiencia negativa: Absolutely horrible customer service. Called and then told multiple times they will call back.... No return call and no answer for hours. Multiple times they finally answer and then the property was "just taken a few minutes ago". Dont waste your time they clearly don't really care, once there isn't more renters than properties they'll be right back in the gutter. Wish I could leave zero stars. They even are rude in responding to reviews. I did need (and have) a co signer due to a notice to vacate after my business had to close when the pandemic hit last year. Im sure everyone employed at this company has never had any unfortunate luck in life. If they responded to phone calls as quickly as reviews maybe they wouldn't have such a poor rating (*even with clearly b.s. good reviews). Don't rent from them, as horrible as they are to prospective renters I can only imagine how being a current tennant would be. They hours upon hours of calling with no answer, I can only guess how horrible a maintenance issue would be.
I would highly recommend you provide all pertinent information before applying for a rental property. Your application had been denied based on the information provided however we gave you the opportunity to get a co-signer, so we did not just deny your application. Homes are not lasting long when listed into marketing, and we even went as far as to give you a list of off market homes coming up, in attempts to help you. I believe we went above and beyond to assist you. Good luck finding your home.
Experiencia negativa: Do not waste your time! Called for over 4 hours after not having them "call us back" only to have them answer the phone finally and tell us we missed out by 30 minutes. They're very rude (*check owner responses to reviews to see for yourself) and then they try to act like they "went above and beyond". Do yourself a favor and save yourself the time and headache. Too bad you can't use a negative rating.

Experiencia negativa: Worst company to ever rent from. Always trying to hit you with fees for every little thing. Went on a month to month lease now they are charging me a extra $50. Since I came out positive for covid and had an inspection scheduled the same day I had gotten tested. Told the guy my results were pending. He couldn't do the inspection so I got hit with another fee. The place I'm renting now has a mice infestation and they are not willing to do anything. I've been trying to move and they keep telling everyone that I'm on a lease and can't release any information. I have always paid my rent way before is due and never complained about anything. DO NOT RENT FROM THIS COMPANY!! The people that work there are awful and rude.
Being a good tenant is more than paying rent. Harassment, vulgarity and abuse to any business is unconscionable. Property Managers are not required to bend to the will of their tenants by the above mentioned treatment. Gate City is very willing to work with our tenants, like rescheduling the 90 day inspection three different times to accommodate a requested schedule. To find out upon arrival, the staff was in jeopardy of being exposed to COVID-19. The expense for this missed inspection was only charged when proper notice was not given to the office, the date in which was specifically requested by the tenant. Gate City also was accommodating in a request for a month to month lease, in which all month to month leases have a rental increase. All Gate City Property Management leases contain all applicable charges for tenants review. Many false statements are in this review, so separation in the tenancy seems to be the best for all parties involved. We sincerely wish you the best in the future.

Experiencia negativa: One of the worst companies I’ve ever dealt with. I’ve sent emails for them to fix things in the house numerous times but they never fix them. I was out of town and came back to them cutting my grass without calling or emailing or sending out a letter and they ended up charging me 100+ dollars without notifying me. When I put in my 30 day notice to get my deposit back they tried to charge me almost $200 because the stove on the bottom wasn’t clean and two blinds for the windows. I wilvlNever rent from them again nor will I recommend anyone. Then they will lie and say they send documentation and they didn’t I kept proof of everything that was sent to my mailbox from tracking it online through the postal service. I turned in my keys and the next day the had a for rent sign out and it was rented out that week. So please tell me what work they had to do to that house... they are money hungry

I am truly sorry you feel this way. We do have work orders that you submitted and they were addressed and closed. We did mail you a letter notifying you that the yard needed attention and that we would have it mowed at your expense. When we reinspected the yard, it had not been cut. We hired a lawn company and charged you for the service. When we conducted our move out inspection, we charged you according to the condition of the home. We sent you an email with the move out guidelines with pricing we would charge for cleaning if not completed. Our firm did not charge you for anything that you were not already made aware of. Again, we are sorry you feel you had a bad experience, we appreciate the feedback.

Experiencia negativa: Gate city tried to evict me my girl and my 18 month old baby claiming we had a cat dog and a extra person living in our home, which was a blatant lie with only 1 person claiming to have seen a dog which was the neighbor's dog and no actual proof of anything. I wouldnt want anyone to have to deal with this horrible place no maintenance gets done, house was supposedly move in ready but has had nonstop issues for a few months and they harass and watch all the apartments nonstop while not even doing anything about people trying to break in to the apartments on top of everything else! Worst place ever. Also this review was edited to the comment from below I have all the emails yall did not give us a chance to do anything or offer to work with us because there is no additional occupant or pet living here that's a straight lie from gate city!!!
Trevor as previously stated, we have offered for you to add the additional occupants to your existing lease and at this time you have not. Your lease does allow you pets but there are addendums and pet fees that need to addressed. The only alternative to get you to adhere to the lease is to file for the eviction for breach of contract. I have emailed you and stated we can handle this out of court, and have had no further communication with you. As always we are open to further discussion with you.

When I sent an email to confirm that we were still meeting at 4:00 today.I was sent a reply saying the property had already been rented. I was under the impression it wasn't being showed until Friday. Also couldn't they have sent an email stating it was rented. Very unprofessional.

Experiencia negativa: In response to the owner I full well understand what I signed but if I do what is mentioned in the addendum and it doesn’t work then what am I suppose to do. I did as asked did not work so I reported that back to you staff. Those pictures actually are not old you are more than welcome to send someone out today to confirm that all those are quite current but only if you aren’t going to charge me another “coming out fee” as yes you have responded to issues I’ve had but not all have been completed since that mold is still in the bathroom. On my previous post I am bringing to the attention of all possible peers that these are the things they might look forward when coming into the properties you manage. Since the mold call happened first in April and still dealing with it the a.c unit not working also was the 2nd time it stopped working along with other things I have mentioned and shown pictures of. If someone wants to call me to talk your more than welcome but as I said before with my up to date pictures and all the issues I’ve been having since I’ve been here I’m not willing to pay something that I shouldn’t be, since the fix was so “simple”. I just added another picture of when that mold picture was taken which was two days ago as see as no one has been here I’d say that’s unfinished work. But feel free to keep claiming that’s it’s done.
Experiencia negativa: Well I rent my apartment from them. Have had a horrible experiance. Would not recomend them to anyone. My central air went out. The owners husband called me and said " its not in the budget to fix it until next March" after living here 2 months with no air outrageous power bills due to the broken unit they brought me 2 window units. One for each floor. They run 24/7 to keep it tolerable. Each one is too small for the window and unsecured so it lets bugs in the gaps.. Anyone can remove the unit and climb through my window. All while driving my power bill up again.. Do not rent from them unless you enjoy tossing your money in the trash!
Brandon I am truly sorry for your experience. However, Gate City did not rent you this unit. We have managed this property a month and have made many improvements to your unit in those 30 days. We installed a new dishwasher last week and corrected an issue you had with your refrigerator. New blinds were installed last week as well. We are trying to accommodate the air conditioning based on the owners' request. Installing two window units was our hope to make you comfortable while arranging for a brand new AC unit installed.

She was very knowledgable in how to make a home more marketable, offering the slightest suggestions that made the biggest difference to presentation. As a result, we were able to sell our home within just a few weeks time - even while being at the beach for one of those weeks! Finding a new home was more challenging for us, but Stacy guided us through the process with patience and experienced advice. We must have looked at two dozen homes, and she was there to point out the things that we should consider in both the short term and long term. We made offers on three different homes, and Stacy expertly navigated and negotiated the process on our behalf. With her help, we found the ideal house for our family in the neighborhood and school district we desired. We would recommend Gate City Property Management to anyone buying or selling a home in this area. Stacy was invaluable throughout the entire process, and we are grateful to have worked with her.

Experiencia negativa: Do NOT use Stacy as a property manager. She will promise you high rents and then be so "surprised" when the rents she enticed you with to sign a management contract turn out to be juuuuussst a bit too high. So she will "have" to lower your rent... several times to get tenants in there. I had 5 properties I listed with Stacy that she didn't get one person into for 2 full months. Six months later I have only seen $1,000 (out of an expected $18,000) and she cannot account for where it went other than to say I should have put nicer finishes in. I asked out of the contract because it was apparent that she has very little skills or local knowledge in my area and she threatened to hold me to the full contract's term of a year, even though she had 100% vacancy at the time. I am an out of state landlord and I continually get notices from the city and actual fines because of exterior neglect (grass, weeds, bushes) because Gate City Listings does not maintain or work with the tenants to ensure that the home is maintained. I am sure if you have a $250k recently built home that has nothing to update, Stacy might be ok for you. However, if you have an older home it better be 100% renovated and NEVER have anything go wrong with it, or Stacy will tell you that it is your fault somehow. Somehow you are not a "slumload" when she want to get you under contract and inspects the place. But she certainly throws that around pretty easily when you actually ask her to place tenants and mow a lawn of one of your (always) vacant properties. I became so fed up with Stacy and Gate City and never seeing any of my money that I eventually sold the 5 units, mostly so I didn't have to deal with Stacy incompetence, laziness and threats anymore.
It is clear that Jonathan Godes not only has incredibly unrealistic expectations as a property owner, but also has a malfunctioning moral compass which needs to be repaired along with his dilapidated properties.
Gate City Management never promised you (or anyone else) a rental rate. We assess a property and market factors in that particular property’s surrounding area, and then provide our clients with a rental rate estimate based on our assessment. Our estimate of the rental rate for your properties included a punch list of needed repairs in order to attract and keep renters, but Jonathan Godes only approved a fraction of the recommended repairs.
As an example, Gate City was able to procure a tenant within 8 days of being under contact with Janac Financing and Mr. Godes, for one of the first properties they put under contract with Gate City. However, due to the lack of follow-through on approved repairs by Mr. Godes, the tenant was finally forced to break the lease and move. The same circumstances apply for the following 3 tenants that were procured for his homes.
Repairs that were never addressed:
• Windows would not open on 98 degree summer days.
• Promised A/C window units. 4 properties that need AC units, 2 AC units were approved.
• Window screens to be installed
• Plumbing – several homes have major plumbing issues, backing up sewer and clogged drains
• Foundation and crawl space cracks allowing moisture/mildew and rodents to enter home
• Electrical inspection by the City found home to be a fire hazard
• Secure the locks and deadbolts for tenants safety
The sale of these homes is in the best interest of this inept business man.

Experiencia negativa: I hate when people dont have the full story of our situation and stereotype us as dead beat beat tenants trying to evade our responsibilities for paying rent we where lat because of our death benefits being re adjusted but no one realized we've been here for over five 5 years and faithfully did our best not to complain and maintain the maintenance on this house our selves because of the good neighbors and safe area.but someone from gate city went to court and made it her priority to express that we have not been paying rent as if we are typical dead beat tenants without morals and values.First of all this house was never accurately inspected.and further more this was built in 1971 and in its original condition with no repairs being modified or updated.".Im appalleld"at the professionalism of gate city management for being advantageous toward the opportunity of getting a client without the surveying aspects of the property thoroughly.....From the grade of the foundation sloaping down hill. does it flood? was it waterproofed.? or how many courses of shingles do you have on the roof.? and will you be able to pay to have the priority concerns addressed.? NO she seen dollar signs and plans for us to expect a rent increase when our lease is up .Please who ever reads this letter dont rent this house unless you get a contractor to inspect it in entirely.because because the house needs major repaires and gate city will have you in court like your ghetto and irresponsible. All we ask is that you submit a work order. As of date since we took over management 3 months ago, we have taken care of 3 work orders You currently have one open work order and we have it assigned to be
addressed. I have only one authorized occupant for this home and Arnold Benbow is not an authorized tenant. Ms. Muhammad agreed to sign the lease, she certainly had the right not to renew the lease. We worked out an arrangement with Ms. Muhammad to settle her account which was past due. If Ms. Muhammad needs to discuss her account further we will be open to schedule a time to do so.
