Experiencia fantástica: This is my full review after all settlements. Regarding starting the rent and while being there, everything was ok. I talk in particular about Salem St. The staff are helpful, responsive and supportive. Unlike other property management companies with horrible reputation in Lafayette and West Lafayette, e.g. (you know them), Sorola and O’Neil (now no longer active) are transparent. Last, for the deposit, unlike other companies who just take it( may them burn with it) I got my deposit from Sorola with some deductions directed to professional cleaning for the next resident. In general, my experience was good. Do I recommend them to you? yes!

Experiencia negativa: I won’t be fair if I generalize the entire company based on a rotten tomato. I had been a renter since 2021 and the people I dealt with Zach and Guido were nice and compassionate. However, recently the introduction of someone named Tiffany ruined a good relationship. I hope Sorola Management hires the right people that best represents its interests and reputation.

Experiencia negativa: I have waited 3 months to write this review because I want to compare this office with other management offices in the area. In this review I am offencing the way of managing the property. As a property owner, I signed a contract with them to manege my property on July-2023. Unfortunatelly they didnt do a good job at all due to many reasons after I have faced so many issues with them. (1)They will charge 10% fee while the market is charging 8% fee. (2) When there is any maintenance required at the property, they will never ever inform you because they have a clouse at the aggrement called (Maintenance Reserve of 1000$). While other company is not doing that. (3) The maintenance reserve is a trap and they will do their best to get the whole amount if they can under what so called "Maintenance" to get the most benifit out of you . then , they will cover the spent amount "Maintenance Reserved" from the monthly income rental and they will repeat it monthly." Before I cancel the contract, they told me that Clause can be eliminated "Maintenance Reserved of 1000$", really. After they suck my blood. (4) When I was living at the house , there were a tree that hit the side of the house. The logic is to trim the branches and the issue solved. What SOROLA did, they cuted down the whole tree which is a 30 years old tree because they want to get cash from 'Maintenance Reserved of 1000$" (4) Do you believe that they have earned more money$ than me (the owner) when I calculated the amount recieved from them , they took alot more than me, so they were my partners. There are alot more , So be carful when dealing with them. Now they will responde and they will say "The home is Old" :) But it was well maintained before I leave the house.
It saddens me that you were not satisfied with our property management services, as evident from your review. Ironically, your tenant gave us a glowing 5-star review, which underscores our commitment to providing the best management services possible. It's also worth noting that your friend, who referred you to us, did so because he was impressed with the quality of care we provided to him and his family as our tenant.

Management Fee: We currently charge a 10% fee to all our clients because they understand that our priority is saving and making more money for them than other companies can, all while meticulously caring for their properties and thoroughly screening applicants. We believe our services justify the rate and lead to better long-term results.
Maintenance Reserve: The $1,000 maintenance reserve is a voluntary option we offer to help manage unforeseen major emergency expenses, like fixing an HVAC system or repairing a roof after a storm. Since you were overseas, we recommended this reserve to ensure prompt handling of any emergencies. However, it seems we failed to clearly communicate that this reserve was not mandatory. Once you expressed your objections, we immediately returned the funds in that reserve.
Use of Maintenance Funds: Contrary to your comments, we do not aim to profit from maintenance. The reserve is simply a safeguard for unexpected expenses. Many of our clients choose to have this reserve, and in some cases, it remains untouched for years. We always prioritize transparency and fairness in how these funds are used.
Tree Removal: The tree in question was causing damage to the property and disturbing the tenant. While we initially received a bid for $2,200 to remove it, we opted to do it in-house for $600 and further discounted the charge to $490, saving you $1,710. When you expressed your disapproval, we even offered, at our expense, to plant a new tree further from the house.
Property Condition: Your property is indeed beautiful, but there were some deferred maintenance issues that needed addressing before a tenant could occupy the house. These were necessary to ensure the safety, health, and welfare of the occupants.
I'm genuinely saddened that our standards and your expectations were not aligned. I wish you the best with your new property manager and hope they meet your needs. They will undoubtedly benefit from the improvements we made and the quality tenant we placed.

The septic tank overflowed into are living room…from never being pumped out…and then he kept our $2,000 deposit and said it was are fault that it happened… A tree fell on the backyard fence and then he charged us to have it fixed…Gilbert is only here to take advantage of his clients! Regarding the issues you mentioned:
Septic Tank Overflow: The septic tank did not overflow into your living room. Although it was indeed a distressing incident. However, it's important to note that the cause of the overflow was a combination of factors, primarily misuse of the system. The tire tracks in the snow provided clear evidence of heavy vehicle damage to the septic sewer line, leading to a dip in the line that exacerbated the problem. Additionally, flushing non-flushable items further contributed to the clogging. We understand this was a difficult situation for you, and we sympathize with the inconvenience it caused.
Tree Damage: The incident involving the tree falling on the backyard fence was an unreported and unrecorded event. We have no records and no work orders of this incident. The damage seemed to have been caused by force from the side and not from the top. As per the terms of the lease agreement, tenants are responsible for any damage caused by their actions or negligence.
Lease Violations: It's crucial for tenants to adhere to the terms outlined in the lease agreement, including maintaining renters’ insurance. Failure to comply with these terms not only puts the tenant at risk but also poses potential liabilities for the property owner. We appreciate your understanding of these obligations.
Despite the challenges we encountered, we made every effort to address the issues in a timely and professional manner. This included providing temporary accommodations for your family, something that should have been covered by renter’s insurance, and undertaking extensive repairs and renovations to restore the property, and communicating openly about the lease status.
While we regret any misunderstandings or inconveniences you experienced by not renewing your tenancy, we want to assure you that our actions were guided by a commitment to fairness and accountability. Our goal is always to foster positive relationships with our tenants and ensure their well-being while upholding our responsibilities to the property owner.

Experiencia fantástica: I lived in a townhouse managed by Sorola for 5 years during my PhD. at Purdue, and they always treated their tenants with respect, and the rent was always reasonable. Maintenance is fast as well. My contract ended this July, and I just received my security deposit back with minimal deduction for room repair and cleaning. Considering the fact that I lived in the house for 5 years, this is fantastic.

Experiencia negativa: The new agents are super unprofessional and awful. We lived at their house for two years. We used to worked with Joe who was really responsive and helpful. The second year, Joe left and another new agent, John came. That was a disaster. He never respond for our issue report and knew nothing about the moving out instructions. That's not even the worst. Before moving out, we found carpet cleaning company to clean to whole house and we were sure everything including toilets were nice and clean. On the final check day, Jeff went through the house with us, recorded and said there wasn't any issue. However, they took away 100% of our deposits after two months. We asked for proof and detail but they never response.

Experiencia negativa: We viewed a house that was not cleaned, had holes all over the walls, dirty carpet. We weren’t going to go with the house until the property manager assures us we wouldn’t be held responsible for the disarray of the house or charged for the lack of cleaning and damage that was there. We made of list of issues upon move in, as did maintenance. They came in while we lived there to cover some of the holes in the walls. When the lease was almost done, I contacted them because I hadn’t heard from them to ask if we’d be staying or about any rent raising. After going into the office, Come to find out, they had new employees who knew nothing about our lease. We say we’d like to renew. We leave and days later they send us A new lease saying They would raise the rent, but if we signed in the next couple days the rent would only raise by $25. That’s not efficient time to think about it so we decide not to renew. We cleaned and did a walk through, where the property manager said everything looked good. Fast forward, they finally send our deposit and it’s like $800 deducted from it. So I find the previous manager and message him to get proof (no reply), then email telling them what the previous manager told us when we moved in. They said they would look into it and have not replied since. So they took our deposit to pay for the previous tenants. I would not recommend this place. I gave it a 1 because maintenance was responsive and they didn’t bother us (Come in and out of the home) while we lived there, but they wrongly took our deposit.

I love the house and have had great experiences with them. The repair companies that they contract with are always good too, nice people who call in advance and work with you about appointment times. Thats important to me because you don't just want anyone coming in to fix things. Recommend. I work with Joe primarily.
